What’s Happening Around Town? International Rescue Committee Sponsored Annual Benefit to Highlight Stories from New Americans The International Rescue Committee (IRC) in Charlottesville recently hosted its annual benefit, Refugee Voices: New American Stories. All proceeds benefitted the IRC’s work in Charlottesville. This year’s event highlighted stories of the resettlement experience through a variety of voices, including photos, illustrations, video, and live testimonial. The keynote speaker was Delegate Kathy Tran. Tran came to the United States as a refugee when she was a young child. “Each refugee that arrives in Charlottesville has a powerful story to tell, but they are often unable to share that story because of a language barrier. By using other storytelling tools, we hope to share a few of these stories with the Charlottesville community,” IRC in Charlottesville Development Coordinator Diana Cole Connolly said. Included in this year’s program was a short video featuring IRC in Charlottesville Caseworker Geeta Ghimirey, a refugee from Bhutan, who arrived in Charlottesville nine years ago. One of his first jobs was as an interpreter for the IRC. Now, as a Caseworker, he helps refugees who are just arriving to rebuild their lives in our community. Last summer, Ghimirey and his wife became naturalized citizens. Also on display at this year’s event were images from the IRC New Roots’

The Charlottesville Area Association of REALTORS® (CAAR) has announced that Kate Faulconer, REALTOR® with Loring Woodriff Real Estate Associates, is the recipient of the CAAR First 2019 Good Neighbor Award sponsored by UVA Community Credit Union & Member Options. The Good Neighbor Award program highlights local REALTORS® who dedicate significant time and interest to projects that make a lasting impact on our communities. Faulconer has been volunteering with Piedmont Court Appointed Special Advocates (CASA), an organization that provides trained volunteers to advocate for the best interests of abused and neglected children and youth, since the spring of 2016. “In the last two years, Kate has logged in over 520 hours,” said Lindsay Milby of Loring Woodriff Real Estate Associates. “That includes meeting with the children, traveling to and visiting the children, meeting with the court system, a lot of paperwork, working with her supervisor, and just really being the children’s advocate to help get them out of a neglected and abused situation.” A $500 donation was made to Piedmont CASA in Faulconer’s name.

For buyers who want a quieter, gated community, nearby Blue Ridge Shores in Louisa County with its five miles of shoreline is an option. Water enthusiasts who love horses, should consider another Louisa community, Shenandoah Crossing, that features a 60-acre lake plus an equine center and stables. Smith Mountain Lake is the largest lake contained entirely within the Commonwealth. Located west of Charlottesville near Roanoke it has over 500 miles of shoreline and multiple communities in three counties. The central location of this scenic lake is a big draw, explains Penny Hodges with RE/MAX Lakefront Realty. Just four hours from NOVA, it is also in demand from people living in Richmond, Raleigh, Maryland and New Jersey. A long-time resident of the area, she describes Smith Mountain Lake as a “great place to live, work and play. I love living here,” she says. Lots of out-of-towners move to the lake, agrees Phyllis Johnson with RE/MAX Lakefront Realty. When she first got into real estate back in 1986 most of them came from New York and New Jersey. But the word got out and now she sees even more coming from NOVA, Richmond and North Carolina.

“Sales have been strong year to date,” Guna says about Lake Anna. Fifty-six waterfront homes have sold so far this year compared to 31 during the same time period last year, which means inventory of these houses is low. Water access homes (those in the community but not directly on the water) are also in demand with 44 sold so far this year. However, due to low inventory since the winter months, this figure is less than last year’s when 62 had sold by this time. Inventory shortages no doubt contribute to the increased building activity currently noticeable at Lake Anna. “Construction is on the rise,” Guna says, along with active sales of waterfront lots. Sandridge agrees stating that “new home sales are growing.” She has observed lots of building activity in the area, including new homes and renovation of existing structures. The market is also impressive at Lake Monticello where there are 62 homes under contract compared to 53 in June of last year. New construction is an active option there as well. If you plan to build a new home on or near the water, there are plenty of lots to choose from, Wilson says. She adds that prices for the 33 lot listings currently on the market range from $18,000 to $334,900. The “market is phenomenal,” Johnson says about Smith Mountain Lake. As in the other lake communities, a noticeable

change is the recent increase in new construction. Since the recession in 2008, lake lots just haven’t been much in demand, she says. Then suddenly in 2018 more lots sold than in the previous 10 years. She is also seeing an increase in waterfront home sales. “The market is wonderful,” Hodges says, adding that she sees a real “upswing in interest” among buyers. As a result, the inventory of homes for sale is down and she needs listings. Which means, if you are ready to put your home on the market, now is a great time as eager buyers await.

First-Time Buyers

Lake Anna is another community where first-time buyers can live a resort lifestyle near the water. Guna notes as well that “several lenders we use have special programs for first time buyers.”

More Waterfront Buyers Traditionally it was retirees, people anticipating retirement, and second home buyers who purchased waterfront and water access property. Guna reports that 60 percent of the homes he sold last year were to second home buyers while so far this year, 80 percent of his buyers are looking for a place to retire. Sometimes individuals buy a vacation home to start, Hodges says, but once they get a feel for the lake and decide to stay permanently, they move up to a bigger house. More and more though, these buyers are joined by telecommuters and freelancers. For them, the flexibility that allows them to work from home, means they can choose to live with a lakeside view from their office followed by a walk around the lake or time in their boat at the end of the day. The availability of high-speed internet makes it easy to work from home at Lake Monticello Wilson says. The Lake is “a great stress reliever” offering amenities from boating, fishing and swimming, to “star gazing, playing a round of golf, tennis or enjoying the playgrounds with your kids or grand kids.” Johnson agrees joking that remote workers and entrepreneurs with a lake

The area also attracts investors who purchase property for rental. Those who live in the area may choose to manage their properties themselves, however, most out of town buyers employ a property management firm to keep an eye on things, Hodges explains.

re you planning to sell your home? If so, it is critical to make it a place where buyers feel comfortable and can imagine settling in with a minimum of stress. Your REALTOR® will advise you about the basics of getting prepared such as putting away personal items like photos or kids’ artwork and fixing dripping faucets or closet doors that stick. You will also want to go for a clean, uncluttered look so your buyers can imagine their books and mementos on the shelves and their cannisters and appliances on the kitchen counters. While some buyers can see beyond what is there to what is possible, most of us need help and clearing out excess is an essential first step. Of course, you will want everything to be spotless, from ceiling fan blades to carpets and draperies to grout. And if you have four-legged family members it’s important to minimize their presence, which includes dealing with odors. In addition to the basics, your agent may also suggest hiring a professional stager to help make your home stand out from the competition. Some agents—28 percent according to a February 2019 survey by the National Association of REALTORS® (NAR)—get all their clients’ homes staged prior to putting them on the market. Another 13 percent stage them if they don’t sell quickly, while a handful (7 percent) stage just their higher priced listings. If your agent recommends staging, and you wonder if it is worth the cost, here are some considerations.

It’s About the Buyers Unlike when you hire an interior designer to create a décor that is unique to you, you hire a stager to give your home broad appeal. This means re-

ducing distractions, going for a neutral look and highlighting your home’s best features with carefully selected eye-catching accents. A Google search of “home staging before and after pictures” will give you some ideas of what that looks like. You will notice that rooms in the after pictures look lighter and brighter, cleaner and more spacious. Something as simple as moving plants away from the windows or shifting furniture to better display a view and show off interesting windows or special trim can make a huge difference. As can removing beloved objects to better showcase your fireplace mantle, putting some of your much-loved furniture in storage to help make your living room feel spacious and welcoming and choosing neutral paint colors. Now the buyers can focus on how well their color choices or art objects would fit into your home rather than being distracted by your great taste, which nevertheless may be very different from theirs. And while you may be able to accomplish some of this stag-

ing on your own, most homeowners aren’t objective enough about their own house to do an effective job.

The Value of Staging According to the NAR survey, 38 percent of buyers’ agents report that their clients were more inclined to walk through a house they first viewed online if it was staged. Since the vast majority of buyers start their home search with Google, this is a critical statistic. Significantly, as well, 83 percent of these agents said their buyers were better able to visualize living in a home if it had been staged. Of course, buyers who can visualize themselves living in a home are more likely to buy it.

Staged Homes Sell for More Research suggests that well-staged homes sell for more than the competition. Of agents who participated in the NAR survey, 44 percent estimate that a staged home increases the amount of the buyers’ offer on a sales contract. Estimated amounts range from one to as much as ten percent more than offers made on similar homes that were not staged. In other words, on a $350,000 home a seller could net an additional $3,500 to $35,000 at closing. In 2018, Home Staging Resources, an organization that trains home stagers, conducted a study of 4,200 professionally staged homes. Eighty-five percent of them sold for 6 to 25 percent more than homes that were not staged.

These results are not surprising. Most buyers prefer a move-in ready home. One that is nicely staged to show off the home’s best features calms their fears and helps them feel good about their decision to buy. This is especially true if the last house they looked at was messy, cluttered and had dripping faucets. “Buyers are savvier now,” says Candice Van Der Linde with RE/MAX Realty Specialists. She adds that they will expect to see houses that are in good condition having been updated and renovated. And there is more good news. The NAR survey reports that 53 percent of agents representing sellers say a staged home sells more quickly, excellent for all concerned. Ask your REALTOR® about whether hiring a stager would be a good investment for you. The answer will depend on a variety of factors from the popularity of your neighborhood, to the current state of the market, your price range and the extent of the competition. You might also want to save money by staging just a few key rooms. NAR survey results suggest that 93 percent of agents staged the living room, while the kitchen was next at 84 percent, the master bedroom followed at 78 percent and the dining room at 72 percent.
