efferson, Madison, Monroe and Jouett. Monticello, Montpelier, Highlands and Michie Tavern. The names roll off the tongue around here, the names of early American heroes, scenes and sites. We remember that history with awe and gratitude, and we commemorate it every July 4, on the date, or so it was originally believed, of the signing of our Declaration of Independence. Central Virginia’s rich early American history makes it an especially fine setting for Independence Day festivities. Here are a few of the best.

anniversary of the adoption of the Declaration of Independence and welcome more than 70 new American citizens at its 57th Independence Day Celebration and Naturalization Ceremony, from 9:00 a.m. to 12:00 p.m. Constitutional rights and national unity advocate and Gold Star parent, Khizr Khan, will deliver the keynote address. Born in rural Pakistan, Khan cites his first readings of U.S. founding documents—most notably, the Declaration of Independence—as the inspiration for pursuing American citizenship. He and his wife, Ghazala, migrated to the United States in 1980, and became citizens six years later. His 2017 book, An American Family: A Memoir of Hope and Sacrifice, is a timeless immigrant story, which reveals his deep admiration for the U.S. founding documents. Khan’s middle son, University of Virginia graduate and United States Army Captain, Humayun Khan, died in Iraq in 2004 while trying to stop a suicide bomber. He was posthumously awarded a Purple Heart and the Bronze

from the attentions that come with honor and fame. The public is invited to this beautiful home and estate to celebrate the Fourth from 10:00 a.m. to 4:00 p.m. Visitors will enjoy colonial-style entertainment, artisan and craftsman demonstrations, colonial militia recruiting, archaeology displays, old-fashioned children’s activities, a dramatic reading of the Declaration of Independence, and more. Admission is $10 for adults and free for kids 15 and under.

Independence Day Concert and Celebration—James Monroe’s Highland

The Albemarle County hamlet of Free Union is a fitting place to remember American history and celebrate American freedom. First settled in the mid-18th century, first named Nicksville (in the early 19th century) after a freed black slave named Nick who operated a blacksmith shop, it took its name in 1847 from the Free Union Church, a “union” of four Christian denominations, and of worshippers of any and all races. Free Union will hold its annual Independence Day Parade, beginning and ending at the Church of the Brethren on Free Union Road, on Sunday June 30 at 4:00 p.m. All are welcome to participate. Parade with bikes and convertibles, horses and lawn mowers, kids and dogs—choose your companions and choose your conveyance for this free country, free spirit, true-to-American-form celebration.

Scottsville Independence Day Celebration The town of Scottsville has been officially celebrating Independence Day since 1913. Walkable Neighborhoods

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

T

hese days, people shopping for a new abode often have “walkability” close to the top of their list of wants. For one thing, walking is beneficial exercise. For another, the thought of not having to get out the car keys to go where you want to go (and do what you want to do) is appealing. While not all “walkable” neighborhoods in our region have all these amenities, walkability basically means an area has safe pedestrian routes to shopping, schools, entertainment, and reliable public transportation. It’s also come to represent knowing your neighbors. Leaving cars at home reduces air pollution and some studies reveal decreased incidence of obesity and diabetes in highly walkable neighborhoods. Both homeowners and small businesses find walkable communities desirable and this is often reflected in higher property values and a larger tax base. Being “downtown” or in much of the Belmont area is, of course, a prime example of walkability, with sidewalks,

Increasingly Popular BY MARILYN PRIBUS

CAT bus stops, shopping and eateries. But some outlying areas also rate high on the scale since many mixed-use developments factor in walkability. Take, for example, Old Trail in Crozet, a walkable urban village in the country that’s nevertheless close to I-64. Kids can walk to school. Folks can stroll to visit friends. Amenities include restaurants, healthcare, a golf course and swim club as well as the Lodge at Old Trail which serves seniors with independent, assisted and memory-care living. Old Trail’s neighborhoods are connected by a combination of sidewalks, interior parks and open trails for hiking, biking, running or—yes—just walking. Another example of a walkable/bikeable neighborhood is Riverside Village on Stoney Point Road, bordered by the

Rivanna River and Darden Towe Park. This new area has a variety of dwelling styles from single-family homes to upscale condos anchored by a pedestrian walkway or mews. The Shops at Riverside are slated to open later this year and will include eateries plus fitness facilities and retail shopping for the 24 upscale apartment homes on the upper level as well as other Riverside Village residents.

Forest Lakes is a well-established planned residential community in the Hollymead area with a variety of properties from townhouses to large single-family homes. There are two main sections, each with smaller neighborhoods. Amenities include two swimming pools, tennis/pickle ball facilities, community gardens, swim/tennis teams for youths, a weekly farmers market in summer, and miles of walking/biking trails. Some neighborhoods have sidewalks and are within walking distance of shopping Then there’s Lochlyn Hill Green, a still-building, mixed-income community that is walkable within itself with a playground, community gardens, a central park area, and sidewalks. Having CAT bus service available is a big plus. There are also specific connections to Charlottesville’s greenway system with walking/biking trails leading not only to Charlottesville High School and the nearby Meadowcreek Parkway Trail, but also the extensive Rivanna Trails System. Belvedere is yet another development with walkability high on its list of amenities. Special features will include a walkable town center with shops and restaurants, the Village Green with a future farmer’s market, pocket parks, athletic fields, and a dog park. It’s a development for all ages. A future pre-school is in the plans and construction is progressing well for The Center (formerly The Senior Center) which serves the region’s residents 50 years of age and better. It will relocate to Belvedere from Hillsdale Drive when complete.

Charlottesville Has Been Planning Now walkability certainly isn’t news to Charlottesville. The city has been aiming for better walking and biking for quite a while. In fact, city planners have worked for more than 15 years

and bike. Currently, for instance, there are plans to greatly expand the North Research Park. One potential idea is to add mixed-use residential facilities on the property offering employees the possibility of walking to work. Walkable communities are very “now,” and their popularity is predicted to increase as more Millennials move into the real estate market. That’s why there are many plans afoot (sorry, couldn’t resist the pun) for greater walkability in new neighborhoods. Marilyn Pribus and her husband live in Albemarle County near Charlottesville. They enjoy strolling through their neighborhood and know the names of most of the dogs out walking their owners.

to reduce reliance on vehicles and expensive parking lots by coordinating walkable neighborhoods with bicycle facilities and trail efforts and protecting and completing the Rivanna Trails Foundation system. Charlottesville’s overall trail systems include loops for walking and biking in city parks as well as longer connections between neighborhoods, parks, schools, and other public spaces. There are about 30 miles of nature trails. Approximately six miles are paved providing accessibility for persons using mobility devices. Visit charlottesville.org for more trail information including Riverview Park, Meade Park, McIntire Park, Meadowcreek Parkway and others. A trail map can be downloaded from the website. This planning is guided by the Bicycle and Pedestrian Master Plan—the overall document for bicycle, pedestrian, and multi-use trail connections in the City. Example: Berkmar Drive Extended now parallels the very busy Route 29 with a leisurely speed limit, no stoplights plus a wide (and well-travelled) paved pedestrian and biking path. The University of Virginia also has a master plan goal of making it easier and safer for students and staff to walk

Chesapeake street ridge location offers a wonderful view of Monticello as 1507 enjoys one of the highest viewpoints in all of Woolen Mills! The neighborhood continues to get richer and more convenient with the soon to be renovated Woolen Mills featuring a restaurant, cafe and event center only 5 blocks away. Neighborhood parks remain community gems offering swimming, boating, picnicking, all within an easy walk. The fenced yard allows for deer-free gardening in the established raised organic beds.
