hen it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field—the one to go to. O’Connor opened this branch of American Nationwide Home Mortgage in 2011 and specializes in reverse mortgages for senior citizens. “With my experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says. Reverse mortgages are a special type of federally insured loan that allows seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage a homeowner must be 62 years old or older and have equity in their home. Credit scores are not looked at, and job and income verifications are not necessary, he adds. Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,” O’Connor adds. O’Connor helped his parents find the correct reverse mortgage about 15 years ago, researching the products to find the right kind—even before he started in this industry. At first I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says. O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The borrower remains on the deed just like with a regular, conventional mortgage.” American Nationwide Mortgage Company is a lender who funds, underwrites and closes in its own name. “We are not a broker or middle man in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds. Clients deal with O’Connor from start to finish—ready to answer any questions that
arise during the process. “I will take the time to meet with you in your home or at my office, review the appraisal and will even attend the closing with you,” he notes. “Most of my work is done in Central Virginia and most of that business comes from greater Charlottesville area, although I have helped people from all over the country.” But one thing he won’t do is pressure interested clients. “I am there with my clients from start to finish, meaning I will be there to go over information, take the application, answer all questions along the way and will even attend the closing with them,” he says. “People can feel secure in knowing that they will be dealing with a mortgage professional who understands what it means to provide customer service.”

Community News & Happenings Dunlora Forest Named First EasyLiving Home Community in Virginia As an advocate for the inclusion of universal design features in its homes businesses and communities, Livable for a Lifetime (L4L) is pleased to recognize Dunlora Forest by Southern Development as the first EasyLiving Home Community in Virginia. EasyLiving Home certification standards require three basic features: • Stepless entrance • Easy passage inside with ample hallway space and door widths • A first floor that includes the master bedroom, kitchen, entertainment area and bathroom with ample maneuvering space Linda Broadbent, Senior Real Estate Specialist (SRES), met with the L4L Steering Committee, telling the group
“Seniors need homes that are one level, not three-story townhomes, with access to services and amenities. Dunlora Forest has a focus on one level living and its location makes it easy to access a wide array of services in the region.” Scott and Sarah Pruett of Universal Design Partners in Harrisonburg are members of the L4L Steering Committee, and added their perspective on the three features included in an EasyLiving Home. “Homes with the EasyLiving certification provide flexibility and eliminate the primary barriers that make so many homes unusable or difficult for basic activities of daily living. Owners with specific health issues may require some additional adaptations to meet their individual needs, and an EasyLiving home should be much easier and cost-effective to adapt than a home that’s not built with the same kind of user-friendliness in mind.” Dunlora Forest is a 22-acre residential development project of Charlottesville based Southern Development Homes. The project is located on Rio Road in Albemarle County, just outside the Charlottesville City limits. Of the 99 homes being built, 36 will be certified EasyLiving Home. Charlie Armstrong, Vice President of Land Development with Southern Development, said “Our customers are telling us that they didn’t realize they were looking for a home that would be livable for a lifetime. When they come inside, they find these homes feel very comfortable and user-friendly.” The Livable for a Lifetime (L4L) initiative grew out of the “2020 Plan: Aging in Community.” L4L’s purpose is to promote change in the practice, policy, design, and construction of homes and communities, as well as the community involvement necessary to achieve this change. L4L promotes the application of Universal Design in homes and communities. EasyLiving Home is voluntary certification program designed to encourage builders of single-family homes, duplexes and triplexes to include EasyLiving Home features in home design and construction. Today all the conveniences like groceries, gas, restaurants, and Lowes are all nearby, and this makes living in Greene a lot more attractive, Woodson said. Greene County borders Shenandoah National Park (created by a bill passed in Congress in 1926) and offers beautiful mountain scenery with access to Skyline Drive via Route 33. Construction on the Park began in 1933 bringing much-needed jobs to the area during the Great Depression. Today it is enjoyed by local residents and tourists who seek out the stunning views, the rivers, and the hiking, camping, and fishing available there.

GREENE COUNTY LIES NORTH of Charlottesville across the Albemarle County line. It is a relatively small county that was once part of Orange, and became a separate entity when early settlers complained about the distance they had to travel to reach the county seat. Today’s county seat is Stanardsville, which recently got a facelift thanks to Federal funds awarded by the Virginia Department of Transportation and matching funds from the local community. Founded in 1838, Greene County was named for Nathaneal Greene, a Revolutionary War hero. The official County seal has a picture of a golden horseshoe commemorating a famous expedition through the area to Swift Run Gap by then Lieutenant Governor Alexander Spottswood in August of 1716. According to the Greene County Historical Society, local legends report he gave golden horseshoes to followers in commemoration of this trip.
Today Greene is largely a bedroom community of Charlottesville, offering beautiful mountain views, and more square footage and larger lots for the money than are available closer in. In recent years, the growth of NGIC and affiliated contractors brought lots of buyers to the area, many who chose Greene because of the easy commute away from the traffic of Charlottesville. While homes are still selling in Greene, that particular market slowed somewhat after the sequestration gave rise to fears of layoffs. Nevertheless, Greene continues to be a popular place to live. Its many outdoor activities, rich history and beautiful scenery attract buyers ranging from first timers to empty nesters who come from a variety of geographic locations.
Greene’s Amenities A big plus for Greene is its central location. Not only is Charlottesville an easy commute, but it also offers quick and easy access to Harrionsburg, west
on Route 33. Culpeper is also a short drive away to the north and Fredericksburg and NOVA are both accessible. The central location works well for couples that have jobs in two different cities, such as Harrisonburg and Charlottesville, said Ginny Barefoot with Roy Wheeler Realty, Co. While the location makes resources, like the theaters or cultural activities in Charlottesville, easily accessible, today there are also many conveniences available locally. “Most people were thrilled to have a Lowes move here,” Barefoot said. Other popular spots are the growing numbers of local restaurants including Mexican, Chinese and Italian, along with stores like Food Lion and WalMart, which make it possible to do most basic shopping without leaving the area, Barefoot said. Contrast that to the way it was before the growth in this county really took off, said Matthew Woodson with Roy Wheeler Realty, Co. who grew up in Greene County. Woodson explained
For home buyers, a big appeal of Greene is the deals in home prices, which are less than in surrounding areas, allowing people to buy more home for the same money it would cost for a smaller residence and lot in Charlottesville or Albemarle. For people who work in Charlottesville, Greene County is “very commutable,” Barefoot said and depending on the desire for privacy and the individual’s job location, it can be a great alternative to popular subdivisions west of town where land costs are higher and lots often smaller. “It’s still possible to get a decent single family home under $200,000 in this area,” said Anthony McGhee, Broker/ Owner of Assist2Sell-First Rate Realty, Inc., in Ruckersville. He described a recent sale of a four-bedroom home with some updated features like granite counter tops, that was on the market for $150,000. Not only are the homes priced right, McGhee said, but he added that the commute south on Route 29 is easier than that from some of the other nearby counties. The market in Greene is a little different from other parts of our area. Many of the recent homebuyers are people who moved here for jobs at NGIC, one of the biggest employers in the area, or with an associated contractor, McGhee said. All of that was great until the sequester hit, resulting in a hiring freeze at NGIC. “That freeze took buyers from the market,” McGhee continued. While the market in Greene has not picked up to the extent of other places in our region, McGhee described it as “still decent.” He explained that homes are still selling, but they stay on the market longer than they might elsewhere.

Angie Woodson, with Better Homes and Gardens, Real Estate III, said that the homes in the lower price ranges are moving and she believes the market has picked up some. “I’ve seen an increase,” she said, adding that land is popular right now. Greene County has something for everyone, she continued, describing it as not overly commercialized, offering a private setting, but still with a lot of conveniences. Richard Herring, with Herring Auction and Realty, offered that he has seen some good activity in Ruckersville lately, and that the foreclosures are getting sold. There also have been some farms that have sold lately to people from out of the area, Herring said.
Who is moving to Greene? With its lower prices, Greene County is a great place for first time buyers to find a house. “There’s a great selection of homes in this price range,” said Angie Woodson, adding that it is also a popular choice for downsizers. New construction is also doing well in Greene, said Barefoot, who described two Ryan Homes subdivisions with mostly two story homes in the $250K to $350K price range that appeal to young, growing families. One of Barefoot’s sons, who has a wife and a baby, just bought a home in Greene and is one of many young families who are moving to this area.

Another plus for young families is the local schools, McGhee, said stating that the local elementary school “has a great reputation.” Barefoot, who raised three children in Greene County, also expressed satisfaction with the schools there saying her kids were challenged throughout their time in this system. She described a cooperative program between the local high school and PVCC, which now has a branch in Greene County. With this program two of her children graduated from high school with a substantial number of college credits. Greene County also appeals to retirees who will find options in one level living, Barefoot said. There is a 55+ community in Stanardsville, plus the Renaissance Center offers assisted living and Alzheimer’s care for those who need it. Barefoot has helped a number of people relocate here from NOVA for jobs at NGIC or the UVA Research Park, who are also close to retirement. Greene is a “good transitioning place,” she said. Lowes is a big draw for people transitioning into retirement, especially if they enjoy gardening or other projects around their house, she added.
Open for Business People who drive into Greene are greeted by a sign that says, “Open for Business,” a slogan that dates back several years. Michele Wallace, with the Greene County Economic Development and Tourism Office, explained that Greene does more than just talk about being business friendly. For example, they work with the Central Virginia Small Business Center based in Charlottesville, which supports new businesses by assisting them with marketing, finding loans, and creating business plans. Matthew Woodson explained that the county is proactive in looking towards the future. He cited the installation of a new sewer system along the Route 29 corridor and west a ways down Route 33. The promotion of business and job growth were big reasons for this infrastructure investment, he said. Today the county is evaluating a water improvement project that involves the creation of a 100-acre lake to assure sufficient water for county businesses and residents 20 years into the future.
Recent investments in Stanardsville are further examples of this county’s commitment to creating a business friendly environment, which also benefits residents and tourists. The project included improved streetlights, sidewalks, benches, landscaping and crosswalks on Main Street. Crosswalks were also added between the shopping area and the schools. Matthew Woodson described this revitalization effort as “gorgeous.” Others also expressed excitement about these much needed improvements to the Greene County seat.
Greene is for Tourists For information about local tourist attractions, a good place to stop is the local tourism office. For people passing through or who come from out of town to attend local events, there is “a wonderful selection of B & B’s,” Wallace said some with special offerings. For example, Lydia Mountain Lodge has outdoor activities including a zip-line, ATV trails and tubing as well as a pavilion for special events like weddings. Wallace held her own wedding reception there and described the views as “phenomenal.” Many tourists also enjoy a stay at the Yurt B & B taking advantage of the adjacent pool and hot tub. Information about all of the B & Bs is available at the Blue Ridge Inns of Greene County website. Greene also offers several special events that attract both residents and tourists. In May, look for the 9th Annual Discover Virginia Town and Tasting Festival, formerly called the Food and Wine Festival, which takes place in downtown Stanardsville. This festival features music food and Virginia wines from nearby wineries. This is a family friendly event with special activities for children. Tickets are available online and from the Greene County Visitor’s Center. Another annual event is the Chili Cook Off, which takes place in October. Like the Town and Tasting Festival, it is a family event with food, vendors and children’s activities. Watch for an announcement of the exact date. This year’s festival will be the 4th annual such event. Other events include a July 4th parade, a Strawberry Festival in May, and a Parade of Lights Festival in early December. Tourists with an interest in the Civil War can look for a local marker commemorating the Battle of Stanardsville, an engagement between the Confederate Cavalry of J.E.B. ou see the OPEN HOUSE!! signs every week. Sellers leave their homes for a few hours while REALTORS® entertain prospective buyers. But are Open Houses effective in finding buyers or simply an invitation for curious neighbors and complete strangers to walk through your home? There are definitely benefits, so here are some tips for preparing your house for this one-day stream of visitors. First, there are two sorts of open houses. One is for brokers and agents. These are often weekly rituals for individual real estate companies to spotlight their fellow agents’ new listings so all their agents are fully aware of what their agency is offering, including each property’s strong points and potential problems. Then there are the traditional weekend Open Houses held by REALTORS® who are the listing agents for a specific property. These have a number of benefits. “I have an open house every weekend,” declares Francesca San Giorgio, broker/owner of Four Seasons Realty in Nelson County. “First, it’s a way of branding yourself as a hard worker and
it shows your sellers you are making every effort to sell their house.” She promises to hold an open house once a month until the house is sold. “Secondly, I send an email invitation to the REALTORS® in our MLS system to remind them about the property because that keeps the listing in front of them. Third, I search for all the homes for sale in the area around the Open House. Then I can say, ‘This house I’m showing may not be the one for you, but maybe you’d like to look at this other house in this neighborhood.’” Finally, she says, she loves the free Open House advertising in REAL ESTATE WEEKLY. “A lot of agents don’t take advantage of that, but I always do,” she concludes enthusiastically.
Who visits an Open House? Open Houses generally attract people interested in buying or maybe just starting to think about it. The Internet often provides video tours of listed homes, but serious buyers want to experience the houses they are considering. They may prefer to shop on their own and take their time. Perhaps they aren’t yet ready to be represented by a REALTOR®. Or they want to “get a feel” for the neighborhood. Or see how popular a particular property is.
Preparing for an Open House Usually the house is already on the market and most likely available for showings, so there should not be a lot of things to do. Probably the property has already been “staged” to present an up-to-date image with neutral colors and plenty of space. Walls of family portraits have been replaced with an attractive but generic painting or picture so that visitors can visualize themselves in the living room rather than feeling they are in someone else’s place. Clutter is gone, windows sparkle, kitchen counters are tidy and there’s no evidence—sight, sound, or odor—of pets. Owners often set the dining room table with a pretty centerpiece and the good china as if expecting company. People are going to be opening closets and medicine chests and cupboards and drawers, so be sure they are perfectly tidy. If there are things you absolutely want kept secure or private, remove them. Ideally, the REALTOR® will accompany visitors all the time, but if several people arrive at the same time, some may be wandering around alone. Valuables and medicines should be securely stored away from visitors. Even in winter, when lawns are
brown and gardens at their saddest, ensure the yard and entry are inviting. Small evergreens can fill planters in place of summer flowers and a wreath of dried flowers and vines can grace the front door. Fresh flowers are inviting and all the lights should be on. In short, you want visitors to be able to pictures themselves living in the house. Or they could have friends or family who love the neighborhood and could be potential buyers. Or their friends have friends who are house hunting and the word can get around.” In fact, some people may really love their neighborhood and be thinking of downsizing or moving to a larger house so they are also potential buyers. This is exactly why some REALTORS® make it a point to specifically invite neighbors to an open house with post cards or flyers.
