hen it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field—the one to go to. O’Connor opened this branch of American Nationwide Home Mortgage in 2011 and specializes in reverse mortgages for senior citizens. “With my experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says. Reverse mortgages are a special type of federally insured loan that allows seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage a homeowner must be 62 years old or older and have equity in their home. Credit scores are not looked at, and job and income verifications are not necessary, he adds. Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,” O’Connor adds. O’Connor helped his parents find the correct reverse mortgage about 15 years ago, researching the products to find the right kind—even before he started in this industry. At first I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says. O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The borrower remains on the deed just like with a regular, conventional mortgage.” American Nationwide Mortgage Company is a lender who funds, underwrites and closes in its own name. “We are not a broker or middle man in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds. Clients deal with O’Connor from start to finish—ready to answer any questions that

ment venues use volunteers. For example, volunteers at Live Arts—a community theater—serve as performers, create sets and costumes, usher at performances and more. The Paramount, Charlottesville’s beautifully restored former movie house, also needs unpaid help. “We have approximately 250 volunteers,” says Jason Williams, Facilities Manager at The Paramount. “I’d guess that at least 60 percent are over the age of 65.”

Housing Options Abound “I’d say a third of my buyers are retirees,” says Pam Dent, a REALTOR® with Gayle Harvey Real Estate, “and most are still very active.” Retirees have a wide range of what they’re looking for in housing and our area can fulfill most needs. Here are some examples from completely independent living to options for assisted, nursing and memory care. Mixed Generation Community. This is the classic American community. It could be a long-time intown neighborhood or a brand new development encompassing townhouses, apartments and detached homes. A good example, says Dent, is Lake Monticello in Fluvanna County, home to retirees and young families alike. The community offers several beaches with picnic facilities, a marina, golf, tennis, and a clubhouse with a pool. Glenmore is another case of a community with multiple options and includes a fitness and swim complex, tennis, golf and an equestrian center. “The Glenmore cottages section is mostly one-level living with a first-floor master,” Dent explains. “Owners enjoy all the amenities of Glenmore, but the yards are smaller and lawn maintenance is included.” “Old Trail in Crozet also offers a range of housing choices with both existing properties and new construction,” she continues. Selections include golf course homes, townhouses, one-level new construction, and even Senior Living at The Lodge. Old Trail also has a swim club and a golf club. “Still another good option,” she suggests, “is Spring Creek, a golf community at Zion Crossroads with one-level living in attached or single family detached homes. ” Active Adult Communities “Many seniors are interested in active adult neighborhoods or an age-restricted community,” Dent points out. They appreciate the social interaction with other seniors and are often interested in purchasing a smaller, one-level home.

VILLAGES AT NAHOR

Typical options include cottage-style single-family homes, attached one-level villa-style home with first-floor master suites and townhouses. Generally these developments require that at least one person in the family be 50 or 55. In some cases, children visiting may be limited to a certain number of days each year. Other child-related restrictions may include specific hours of use at common facilities such as pools or clubhouses. One of the first such communities in Charlottesville was University Village, which requires most buyers to be 55+, although a portion of the units are for persons of any age. “There’s a fitness center” itemizes Dent, “a 75foot heated indoor pool, conference rooms, guest suites, a dining room where you can have all your meals, library, chauffeur service, underground parking—lots of amenities.” Branchlands is another community catering to 55+ homeowners looking for low-maintenance living and convenience. Branchlands includes condominiums and attached homes and is an easy walk from the Senior Center. A newer development is Four Seasons of Charlottesville. Located in Ruckersville, it provides several floor plans in “senior-friendly” detached homes as well as a Clubhouse with a fitness center, cyber café, billiards room, library, sports TV area, tennis courts, indoor and outdoor pools and spa, a putting green and five miles of paved walking trails. Another example is the Villages at Nahor, Fluvanna County’s first active adult community. Amenities include exterior maintenance, a swimming pool, fitness center, tennis courts, a fitness track, picnic pavilion, and community gardens. On the other hand, some seniors no longer wish to be homeowners. The Independence in the Pantops area of Charlottesville is an example of rental apartments for seniors. This was the choice of Jane Holbrook, who moved from Minneapolis a few years ago to be closer to her daughter. “That’s me on their website holding the little dog,” Holbrook says with a grin. Apartments have full kitchens and there’s a fitness center, scheduled transportation, personal garden plots and even a fenced “bark park” for residents’ pets. Branchlands (which is adjacent to, but entirely separate from, the owner-occupied properties also called Branchlands) is another 55+ Charlottesville senior apartment community combining independent living with some of the amenities of assisted living. vided in the refurbished 1860 Manor House and other amenities include housekeeping, laundry, transportation, local outings, and visits by lecturers and musicians. “Although we don’t offer health care,” Branchlands executive director Jennifer Koeniger explains, “we can help our residents arrange for extra help on a private basis. Many of them are in their 80s and 90s.” Jefferson Heights, also in the Pantops area, is a sort of bridge between independent and assisted living with rental apartments termed “as care-free as you would like.” There is a fitness center, as well as an indoor therapy pool, business center, lending library, regular social events and outings. Optional personal extras include meals, in-home health care, housekeeping, and laundry service.

For A Little More Help Assisted Living Communities typically offer meals; medication management; assistance with dressing, medications, bathing and other daily needs; and transportation to personal appointments. Often an activities director arranges for pastimes such as exercise classes, outside entertainment, bridge and outings. Staff is available around the clock. Heritage Inn in the Pantops area of Charlottesville is an example of such a place and also has a memory care facility. Each unit has an activities director and central dining room. Skilled Nursing Communities offer assisted living plus medical care. Some offer temporary rehab for persons recovering from surgery or an injury. Meals may be offered in a central dining room or in a person’s room which may be private or shared. Many have activity directors. Charlottesville’s Westminster-Canterbury of the Blue Ridge is a “buy-in” CCRC with accommodations from cottages to apartments. It has a Fitness and Aquatic Center with exercise classes and a heated indoor pool and hot tub. An important feature of this “Life Care” community is that monthly fees do not increase when a resident must move to catered (assisted) living, nursing or memory care. The type of credit you have also affects your score. An account with a finance company can work against you as people often turn to these institutions in times of financial stress, or when other sources are not available. Department store credit cards are easier to get, Domenic said, but national cards like Visa or Mastercard are a better choice. If you do open a department store card, it is important to use it to keep it active. Just keep the balances low and pay the amount due monthly and on time. As you build your credit, avoid the temptation to close some of your accounts. Longevity of good credit can increase your credit score, while closing cards can reduce it because the total you owe will be a larger percentage of the total credit available to you. Credit scores range from a low of 300 to a high of 850. A score of 760 and above is considered excellent, 700 is good, 660 to 680 fair. Your score needs to be at least 620 to have a realistic shot of obtaining a mortgage, Domenic said.

If you have credit lapses, you can increase your score by paying down balances, establishing a track record of paying on time, and resolving serious problems like collections or judgments. Avoid companies that promise to fix your credit. Most are scams, Domenic said. Increasing your score is definitely worth the effort. Not only does it make home ownership possible, but your mortgage rate is closely tied to your credit score with substantial savings associated with higher scores. Your score also impacts the rate you pay for your mortgage insurance, adding to your savings. Before moving forward on fixing or establishing credit, ask your lender for advice. However, if you are a first time buyer and you have limited or no credit history, then obtaining a mortgage could pose a problem.
