Roy Wheeler honors agents for Excellence in Real Estate

Virginia Folklife Program Partners with Google Cultural Institute to Bring One-of-a-Kind Eastern Virginia Gospel Recordings Online

On Thursday, February 28, Roy Wheeler Realty Co. held their Annual Awards Reception at their corporate office located at Ednam Hall. CEO and Broker, Michael Guthrie had the pleasure of recognizing many of the company’s REALTORS® for their outstanding success in 2015. Byrd Abbott was named “Roy Wheeler’s Outstanding Associate” for 2015. Susan Stewart was recognized as the company’s “Outstanding Residential Associate” of the year. The “Outstanding Farm and Estate Associate” award went to Duke and Sharon Merrick and the “Realtors Realtor” award went to Yonna Smith. In presenting the awards to the recipients, Guthrie shared, “These award winners are great examples of why our company had another very successful year in 2015. I am so proud of the way our associates provide quality service in a professional way on each and every transaction. For more information about Roy Wheeler Realty Co., please visit roywheeler.com.

More than 180 artifacts from the Virginia Folklife Program at Virginia Foundation for the Humanities (VFH) can be viewed online by people around the world thanks to a new partnership with the Google Cultural Institute. The project is part of Google’s work to preserve and celebrate Black history, arts, and culture, making these important archives publicly accessible. Online visitors can now discover more than 80 interactive exhibits, curated by experts at the Virginia Folklife Program, the Smithsonian National Museum of African American History and Culture, the Studio Museum in Harlem, and other organizations. The Virginia Folklife Program’s virtual exhibit entitled Eastern Virginia Gospel connects viewers worldwide with some of the Commonwealth’s most unique gospel treasures in just a few clicks. Key elements of the exhibit include: • National Heritage Fellows The Paschall Brothers’ legacy explored

through twenty years of photographs and recordings featuring never-before-seen concert footage of the Tidewater quartet. • Selections from the late “Gospel Queen of Richmond” Maggie Ingram’s family audio archive, including “I Come to the Garden,” a unique recording that strays from the better-known and more raucous gospel tunes of Maggie Ingram and the Ingramettes. • “Put Me Down Easy: The Charlie McClendon Story,” a 30-minute documentary feature exploring racial relations in the Tidewater region of Virginia through R&B music of the 1960s. In the exhibit, rare recordings from the archives of the late evangelist Rev. Maggie Ingram are paired with a family history by Richmond-based journalist Don Harrison and photo and video assets from the Virginia Folklife Program archive. “Maggie is a national treasure, not just in her interpretations of gospel standards and spirituals, but also in her own compositions. She’s one of the great writers of gospel music,” said Jon Lohman, Virginia State Folklorist and director of the Virginia Folklife Program at VFH. “Through Maggie’s story and others, this exhibit will shed light on the largely unknown significance of Richmond, Hampton Roads, and Norfolk to the development of the gospel music tradition. The Google Cultural Institute’s recognition of these individuals as great American artists is an exciting opportunity and invitation for further exploration.” About the Virginia Folklife Program: The Virginia Folklife Program, a public program of Virginia Foundation for the Humanities, is dedicated to the documentation, presentation, and support of Virginia’s rich cultural heritage. Sung or told, handcrafted or performed, Virginia’s folklife refers to those “arts of everyday life” that reflect a sense of traditional knowledge and connection to community. For more information, visit VirginiaFolklife.org.

Tom Tom Announces Music Lineup for Founders Festival Block Parties Massive Outdoor Free Concerts Feature Diverse Genres in Downtown Charlottesville, April 15-17 The 5th Annual Tom Tom Founders Festival returns to Charlottesville this April for a downtown music festival with dozens of free, outdoor concerts. Genres range from r&b to bluegrass, jazz to funk, indie rock, blues, reggae, and everything in between. In 2015, the block parties drew over 15,000 attendees.

“April is my favorite time to be in Charlottesville. As the Spring begins, everyone’s ready to get outside. What better way to bring the community together than a Festival? By activating under-utilized sections of town, closing down streets, and filling them with eclectic creativity, residents not only see our City in a new way, but they also get to know one another. And for tourists, they are left with an incredible impression of Charlottesville,” commented Festival Director, Paul Beyer. “At Tom Tom’s core are the ideas of community and creative placemaking—and we showcase that in all of our events.” FRIDAY NIGHT BLOCK PARTY Lee Park, 5-11pm, April 15th Tom Tom’s signature Friday Block Party returns to Lee Park this April. Following the Founders Summit—a day of talks from the nation’s most innovative founders—the Block Party kicks off a weekend of celebrations in the heart of Downtown. This free, outdoor bash will feature funk, r&b, dance rock, and soul, a craft beer garden, and children’s activities, alongside a technology mixer with 100+ regional startups. • Gang of Thieves are nationally touring Vermont funk-rockers fresh off Vans Warped Tour. • The Deems are Richmond stalwarts for improvisational rock, funk, and reggae. • Sam Reed is a Richmond soultress blazing the trail for female funk, soul, R&B artists. • What Up English is a Nashville 4-piece playing high energy dance rock with catchy hooks. SATURDAY PICNIC DAY Lee Park, 12-6pm, April 16th The Fourth Annual Picnic Day is a free, all-day throwdown in Lee Park. Activities extend along Charlottesville’s pedestrian mall and throughout the Farmers Market, including iron chef competitions, business showcases, pitch competitions, art performances, and a mid-atlantic arts and crafts fair. • Major and the Monbacks are a Norfolk 8-piece ensemble that deftly merges retro 60’s rock n roll, psychedelic twang, and horn-laden southern soul. • Murphy’s Kids is a Richmond based outfit pumping out memorable rock anthems with reggae, punk, and ska grooves. • The Dawn Drapes are an alternative indie rock trio based in Harrisonburg. • New Boss is a Charlottesville based tweeboogie and power-pop quartet. • Gina Sobel and the Mighty Fine play a high-energy mix of jazz rock and rock and roll.

PORCHELLA Various Locations, 6 - 8pm, April 17th Charlottesville’s historic Belmont neighborhood hosts acoustic concerts on front porches throughout Graves St, Monticello Rd, and Goodman Ave. ABOUT TOM TOM FOUNDERS FESTIVAL The 5th Annual Founders Festival is a week of concerts, talks, competitions and public art that connect hundreds of bands, startups, and visionaries,

The UVA Jazz Ensemble, directed by trumpeter/composer John D’earth, will present their Winter Concert on Saturday, February 27th, at 8:00 p.m. in Old Cabell Auditorium. The concert will feature classic jazz and new works that showcase the large jazz ensemble as a vehicle for jazz composition. Music by trendsetters Thad Jones, Count Basie, Frank Foster, and John Coltrane will appear alongside well known standards like Mean To Me and Angel Eyes. Filling out the program will be original music from within the band supplied by ensemble director D’earth and by community band member, and trombonist extraordinaire, Doug Bethel. By naming their concert, “The Year of the Jazz Composer,” the Jazz Ensemble and D’earth are looking forward to this year, the first of a new era for UVA’s McIntire Department of Music. D’earth explains: “We begin 2016 with a new chair for our music department, Matthew Burtner, who is a celebrated composer and one of the architects of our cutting-edge composition program. Years ago, when Matthew first arrived at UVA, he and I collaborated in several ways. He was a guest artist with the Jazz Ensemble, playing his self-invented meta-saxophone, which functioned both acoustically and electronically. And the Jazz Ensemble also performed an entire concert of Matthew’s students’ compositions. Professor Burtner has called for a synergistic approach to our musical activities and this is reflected across the University in calls for inter-disciplinary action, community engagement, and self-created curriculae. I have always shamelessly written for this band and have unconsciously treated it as my own personal Jazz Composer’s Orchestra. But with a composer leading our department and calling for synergy I want to think of it, now, as the UVA Jazz Composer’s Collective, and invite other composers to submit works for the band to play. Augusta County

ugusta County is a short drive west of Albemarle and Charlottesville across Afton Mountain, an easy commute full of spectacular scenery and panoramic mountain views. Life on the Augusta side of Afton Mountain offers a slower pace with many amenities, including a rapidly growing commercial sector that assures the conveniences of life in a big city. Augusta is also known for its easy access to outdoor activities and its active arts scene featuring music and theatre with plenty of variety. Augusta got its start in the early 1700s when settlers began arriving from Pennsylvania, Maryland and eastern parts of Virginia. Once part of Orange County, Augusta became its own entity in 1738, and while initially it stretched indefinitely to the west and the north, the boundaries it enjoys today were finalized in 1790. Today Augusta’s residents appreciate its location at the crossroads of Interstates 64 and 81 that offer easy access to jobs and easy drives to amenities as close as Charlottesville and UVA

and as far away as DC. Augusta’s convenient location is also one of many reasons major employers like Hershey, McKee Foods, FedEx, Hollister and AAF-McQuay do business there, and contribute to a consistently low unemployment rate. When it comes to real estate, Augusta County attracts homebuyers who appreciate its laid-back lifestyle and spectacular natural beauty. The county also appeals to people who work from home or commute elsewhere for jobs, thanks to a variety of housing options and lower home prices than are available elsewhere. Others choose to retire there because of the countryside or the small town atmosphere in the cities of Waynesboro and Staunton. In a recent article about small southern towns, Southern Living Magazine called Staunton “one of the prettiest and most progressive in the South.”

Life in Augusta Today Augusta continues to attract a broad demographic of homebuyers from first timers to families to retirees, who come after researching the options and reading the positive reviews.

“It’s a diverse and welcoming place,” said Allen Persinger with RE/ MAX Advantage in Staunton. He tells prospective homeowners they can look forward to a friendly, welcoming community, but adds that privacy is also available if that is their preference. In other words, everyone can feel at home there, one of many reasons Smithsonian Magazine recently called Staunton one of the 20 Best Small Towns in America. “I can’t imagine living anywhere else. The peaceful quality of life is hard to beat,” said Minnie Stevenson with KlineMay Realty has lived in the area for many years. She described Augusta as a place that is large enough for important

ence and is known for being the one and only re-creation of Shakespeare’s original indoor theater. “It really brings Shakespeare to life,” Davis said. In Waynesboro, residents eagerly await the opening of the newly renovated Wayne Theater Ross Performing Arts Center. The first performance will be Friday, March 4 and feature the local singer-songwriter team of Robin and Linda Williams.

Augusta’s Real Estate Market Agents spoke positively about progress in the local market. Delene Adams is the Principal Broker at Key Real Estate and current Board President of the Greater Augusta Association of REALTORS®. She

In a recent article about small southern towns, Southern Living Magazine called Staunton “one of the prettiest and most progressive in the South.” amenities, yet small enough to be community oriented. Over 30 years ago, Ed Davis with KlineMay Realty relocated to Staunton from Richmond. At that time, he and his wife thought about moving to the shore, but realized they could only admire the water looking in one direction, and only people living on the beach actually have a view. On the other hand, the panoramic mountains can be enjoyed from all directions and from anywhere in the area. Years later he still enjoys what he calls their “fantastic house” on the mountain. “I wouldn’t be anywhere else,” he said. The many cultural activities are a big part of what makes this area attractive including the local arts scene. Regardless of your taste in music, you will find what you like in August—from classical to bluegrass. An annual high point for many classical music lovers is the Heifetz International Music Institute, where promising young string players between the ages of 14 and 25 enjoy a world-class six-week summer program at the Mary Baldwin campus. The Staunton Music Festival, another annual event, will bring 20 concerts in 10 days during August, some of which are free. Other options are available thanks to The Staunton Music Guild that supports a variety of different kinds of music in venues throughout the area while CenterStage!, a performing arts center, brings music as diverse as bands, string quartets and Dixieland. Of course, the Blackfriars Playhouse in Staunton draws a worldwide audi-

said that there was an increase in sales in 2015 and a concurrent decrease in the average days on the market, while average prices rose. She added that the market is “steadily improving” compared to the way things were during the recession. The KlineMay Realty Augusta Market Report, published at the end of November 2015, showed an increase of 2.08 percent in the 12-month average market price countywide. It also reported a 4.25 percent increase in year to date units sold, reflecting an impressive 29 percent increase over three years ago. Adams is also encouraged by the fact that sales in the $300,000 to $400,000 range have picked up over prior years. At the same time, there are opportunities for first timers and even a few 100 percent financing programs still available. The USDA offers one of these programs to eligible buyers, and a few of the local lenders have 100 percent in house programs for first timers as well as others, she explained. Betty Aguilar with Long and Foster Real Estate, Inc. also had positive things to say about the local market. “We seem to be off to a strong start in home sales here in the valley, including Waynesboro, Staunton and Augusta County,” she said, adding that “while most of the sales have been resale of single family homes, we are seeing an uptick in new construction as well.” Clark also mentioned the improving market for new homes. “New construction is doing very well and the builders are feeling encouraged,” she said.

First time buyers are some of the many who can benefit from the favorable prices in Augusta. Investors are also taking advantages of the opportunities available there. “There are fewer ‘distressed properties’ on the market there today, and they seem to be selling to investors who make improvements and put them back on the market,” Aguilar said. “This creates opportunities for first time home buyers, since typically their financing is contingent on property condition,” she continued. Others moving to Augusta include, “retirees, young families and professionals who are being priced out of Charlottesville,” Aguilar said. She stressed that the price difference between the two areas can be as much as $100,000 for a similar house, making a move to Augusta very cost effective. She recently has worked with some buyers who had been living in Western Albemarle and accustomed to crossing over Afton Mountain to shop rather than brave the traffic on 29 North in Charlottesville. For them relocating to Augusta, was the next logical step. Davis specializes in working with seniors, including retirees and empty nesters. “Lots of these people move here for the climate,” he said, along with “the tremendous music and theater scene.” He described a couple he worked with who had moved from

Visitors Love Augusta Augusta has a rich history with much to offer modern visitors. The county was formed in 1738 and a courthouse built at Staunton, the county seat, in 1745. By 1854 railroads connected Staunton with the state capitol, Richmond, and also made Staunton a good choice for a Confederate supply center during the Civil War. Eventually, though, it was occupied and much of it destroyed by fire. Trinity Episcopal Church, one of several Civil War era landmarks, is one that many of today’s visitors can enjoy during a trip to Staunton’s historic district. Another popular tourist stop is the Frontier Culture Museum that highlights the life of some of the earliest colonists from England, Germany, Ireland and Africa. Special exhibits contrast these colonists’ lives in their respective homelands compared to their experience in the Shenandoah Valley. Augusta also boasts some famous native sons including Cyrus McCormick who helped revolutionize farming when he invented the reaper at his home in Steele’s Tavern. The most famous, though, is Woodrow Wilson, our 28th President. Today Staunton is well known as the location of Wilson’s Presidential Library and Museum. If you are in the market for a home and want a beautiful place where you can be part of a vital community’s life, give your agent a call about Augusta County. You will be amazed at the lifestyle and what your money n will buy there. Celeste Smucker is a writer, blogger and author who lives near Charlottesville.

Augusta’s Buyers

Maine to Florida to get away from the cold. After a time, though, they moved back north to Staunton in part because they missed having four seasons. Davis’ work with seniors has led him to form a group called Augusta Senior Resources, which has in it professionals from different specialties that serve this age group. These include an estate attorney, CPA, an agent that specializes in long-term care insurance, movers, a declutterer, and others with special services to offer seniors. Augusta’s popularity with buyers comes from a combination of factors. Its natural beauty, cultural attributes and strong economy attract people of all ages. When they arrive, newcomers looking for community find a friendly, welcoming place with lots of activities and ways to meet people and make new friends. Ultimately, though, Davis explained that what people really enjoy about living in Augusta is that it feels like home.

JANUARY 11 - JANUARY 17, 2016 ISSUE 2605

A big incentive for people to move to Augusta is the much lower housing prices than are available in Albemarle and Charlottesville. Aguilar was pleased to note an increase in home sales in the $250,000+ range and explained that people who have been house hunting closer to Charlottesville will be pleasantly surprised when they cross the mountain and see what their money will buy in Augusta. “Keep in mind,” Aguilar said, “that a $300,000 home on this side of the mountain would be $450,00 in Albemarle County.” She suggested that “if anyone is considering buying and needing to be in close proximity to Charlottesville, they should be thinking about heading west!” Commuting to jobs in Charlottesville is not unusual for people who want to take advantage of Augusta’s favorable home prices. Many settle there and commute to work via the interstate, which is fast and convenient, and of course, Route 250 is a good alternative when needed. While the potential for fog on Afton Mountain is a concern for some, in reality this is an issue less than 30 days throughout the year.

Albemarle Housing Improvement Program:

ot many of us can claim to live in the house we grew up in like Arnell Carter can. “My grandfather built this house when my father was six years old,” Carter says today. It’s been in her family ever since. Carter’s two-story cinderblock home in Charlottesville’s 10th and Page neighborhood is 90 years old, however, and a few years back it seemed it. For one thing, the house was settling. “It kind of went wherever it wanted to go,” as Carter puts it. “The bathroom floor was really unlevel. Anything you set there fell over.” Then there was the fact that some of her doors wouldn’t shut and lock properly. There was mold in the basement. The walls needed insulation, the air-conditioning was non-existent, and the back porch, where she had her washer and dryer, wasn’t heated. “I’d always known it needed repairs,” Carter says. “I had done little minor things myself.“ But what was an elderly woman on a fixed income to do about

the major ones? Call Albemarle Housing Improvement Program (AHIP), that’s what. An outgrowth of student efforts on behalf of Hurricane Camille victims back in 1968, AHIP’s mission is “to strengthen families, neighborhoods and the greater Charlottesville community by improving the affordable housing stock.” “Affordable housing in the city has been a problem for awhile,” says AHIP Executive Director Jen Jacobs. “AHIP seeks to preserve the existing affordable units. There are other organizations that are working to build more units, but what AHIP focuses on is rehab and repair.” In fiscal year 2014-15 alone, AHIP provided 130 Charlottesville and Albemarle County families with 246 emergency repairs, small to large rehabs, and energy upgrades. “We have more than 400 households on our waiting list right now,” Jacobs says. “About half of those are in the city and about half are in Albemarle County. A furnace went out, or a roof is starting to leak, or a plumbing issue is happening – on up to more comprehensive rehabs where whole systems in their houses are breaking down. In the city we have a lot of older housing stock. Some houses were built at the

turn of the last century and haven’t been modernized. It’s our job to go in and make sure they’re up to par in terms of health and safety and energy efficiency.” In retrofitting and refurbishing old homes, AHIP strengthens more than just physical structures; it helps conserve neighborhood history and continuity, preserving the fabric of neighborhoods by preserving family property. “One of the trends of the city, especially in the last 10 years, is that fewer younger low-income people are able to afford a new house,” Jacobs notes. “So more and more of the homeowners tend to be older. These houses are oftentimes passed down to them, and they will pass them down to their family members, so we have a lot of intergenerational housing here that we feel needs to stay in those families, because the moment they’re released they’re likely, in an increasingly sought after neighborhood like 10th and Page, to get out of the affordable housing stock. For the elderly people, we focus on trying to maintain that housing for them and making sure they can pass it to down to their heirs.” AHIP receives funding from a variety of public and private sources, but

to houses, built decks so that people can go outside in their homes – those types of things.” “I’ve met some very kind people in the 10th and Page neighborhood,” Burns says. “AHIP not only impacts the people who need it most, but it’s good for everyone. It’s good for the all neighborhoods, it’s good for the REALTORS®. It’s good for the community.” Certainly Arnell Carter thinks so. When Carter called AHIP last year, its response was swift and thorough. “Some of the things they found, I didn’t even know were wrong,” Carter says. “What they have done for me has made me a lot more comfortable. I’m much better off now than I was.” “When we get to know the clients and how long they’ve been in these houses, the stories are pretty amazing,” Jacobs says. “Their whole lives have been invested. What we’re doing is not complicated work, it’s not rarified or very sexy. But we’re preserving a house for somebody whose family has lived there since the turn of the last century, and now family members who are five years old now can still be living in that house. It’s a pretty humbling experience to be able to do that.” n

for elbow grease relies on more than 300 volunteers and dozens of groups including the Charlottesville Area Association of REALTORS® (CAAR). “We’ve had just incredible support from the county and the city,” Jacobs says. “The elected officials and staff really believe in the kinds of affordable work we’re doing. And the realtors have been a big pusher in securing volunteers and donors for us.” Volunteers take on such tasks as building handicap ramps and decks, painting and installing flooring – “there is plenty of work to go around,” Jacobs says. “We buy all our supply material locally. So we like that we’re a local economic engine, that we can contribute.” REALTOR® Rachel Burns of RE/MAX Realty Specialists showed up for a CAAR workday in 2013 and quickly became one of AHIP’s most active volunteers, both on the job sites and behind the scenes planning annual fundraising events. “I really enjoy the physical tasks,” Burns says. “I don’t mind the highest height on the ladder, so I end up painting a lot of second stories. There have been some really incredible projects where we’ve added day care rooms

FOR WEEK ENDING JANUARY 29, 2016

There were 40 homes sold in the seven-county area

That’s why we are playing a beautiful piece from my old and dear friend, Doug Bethel, who has been so generous to us in volunteering to be our lead trombonist. I am very pleased that he will be the first this year to accept my invitation to write for the band. And I plan to take full advantage of that invitation, myself!” Bethel’s composition, Ensenada Getaway, appeared on his first CD, Ten Worlds, which features his own writing. He is currently finishing his third CD and is recognized by all who know him as a true master of jazz music and his instrument. The Jazz Ensemble is extremely grateful to have a person of his caliber contribute, so generously, of his time and expertise. Jazz Ensemble Director John D’earth has been engaged in writing an opera called Sacred Profanity. (He hopes to perform opera excerpts with the Jazz Ensemble and numerous guest singers from the opera’s just completed workshop presentation at Live Arts Theater; that Jazz Ensemble Concert will be a matinee performance on Sunday, April 24th.) For this winter concert the band will play several D’earth compositions including Beyond Belief, Ngoni, (from Natural Bridge) and two pieces from D’earth’s song cycle Ephemera: A Girl at Dawn, and A Blade of Dune Grass. The songs, which are settings of poems by D’earth’s brother, Paul Smyth, will be sung by guest vocalist and violinist Julia Kwolyk. “We are thrilled to have Julia with us!” exclaims D’earth She sang a role in my opera and will sing in our April

concert, as well. It has always been my belief that composition and improvisation should be an intrinsic part of every musician’s education, as they were in Bach’s time, and Mozart’s. Our beliefs are very important to us and I am grateful that Julia exemplifies this belief of mine since she, herself, composes and improvises beautifully. But we are playing my tune Beyond Belief so I will also say that Julia’s abilities as a singer and instrumentalist demonstrate the condition of being beyond belief quite admirably!” This winter’s Jazz Ensemble concert marks the beginning of an exciting new enterprise for the band as it offers itself to the wide community of composers and aspiring composers that is fostered here at UVA. Watch, and listen to where this idea goes over the course of the year. Tickets are $10 for the general public, $5 for students and free for U.Va Students who reserve in advance. Tickets can be purchased at the Arts Box Office by calling 434.924.3376 or visiting www.artsboxoffice.virginia.edu. Old Cabell Hall is located on the south end of UVA’s historic lawn, directly opposite the Rotunda. Parking is available in the central grounds parking garage on Emmet Street, in the C1 parking lot off McCormick Rd, and in the parking lots at the UVA Corner. Handicap parking is available in the small parking lot adjacent to Bryan Hall. All programs are subject to change. For more information please call the McIntire Department of Music at 434. 924.3052. n
