There will also be an opportunity to meet and learn more about Charlottesville’s working dogs. Albemarle County’s bomb detection dog and the City of Charlottesville’s arson investigation dog will give special demonstrations. Certified therapy pets will also be there to meet and greet guests. Activities will be FREE and suitable for all ages. According to The Family Dog, 50 percent of children 12 years old or younger have been bitten by a dog. Seventy-seven percent of those bites come from their family dog or a dog belonging to a friend. Studies show that educating kids on how to interact with pets significantly decreases the risk of dog bites. “Having a pet comes with great responsibility,” says Pampered Pets owner Jim Brown. “Part of keeping them safe, healthy and happy is understanding how they communicate. Another key component is learning how to keep them safe in an emergency, just as you would with any beloved family member. Pet behavior education is a top priority at Pampered Pets. Teaching children how to respect and interact with dogs is an important first step. This event will give pet owners and children the tools and knowledge to build a stronger, safer relationship with their pet.”

Albemarle County surrounds the City of Charlottesville and offers both rural and urban lifestyles to suit the needs of just about every homebuyer.

lthough it is 95 percent rural, Albemarle has a comprehensive plan that designates the other five percent of the county as growth and development areas where residents can enjoy a lifestyle that encourages the growth of essential amenities and conveniences in one place. Today their respective estates, particularly Jefferson’s Monticello, bring thousands of visitors to Albemarle County from all over the world. Monticello, a designated National Historic Landmark, is also a United Nations World Heritage site and attracts over 450,000 people a year. health care costs. Albemarle also enjoys a healthy economy with low unemployment and a growing high tech sector helped along by zoning code changes that make it a welcoming place for R & D, communications and IT equipment-manufacturing facilities.
Albemarle’s Real Estate Market While the real estate market has seen a lot of improvement over the last several years, in 2016 there is a heightened level of excitement about the activity countywide. Jim Duncan, a broker and partner with Nest Realty, said that the market is “picking up.” The agents are seeing new listings as the spring market kicks in, and he has also noticed what appears to be more activity on homes earlier in their time on the market than previously, with more popular listings receiving multiple offers. “New construction has really picked up this year,” Duncan continued, adding that there are more housing starts and that “the builders are hopping now.” He has noticed lots of buyers are expressing a desire for a new home, preferring them to dealing with issues that come with older resales. “We are off to a big spring start,” said Barbara McMurry, Managing Broker with Montague Miller and Co. She described the agents in her office as “very busy” and “going as fast as they can go.” She added that there are lots of buyers and properties coming on the market. She described this as “very good indeed,” and indicated she is enthusiastic for both sellers and buyers. As evidence of the market activity McMurry described the Out of Bounds subdivision, a Craig Builders community of high-end luxury townhomes off of Barracks Road that is very popular and selling fast. Projects like this appeal to retirees and others who, McMurry explained, are already in the area and don’t necessarily want less square footage, but are looking for a situation with less maintenance. Another part of Albemarle that is active this year is Keswick. Tom Pace, with Long and Foster Real Estate in Glenmore, reported that this year sales there are “very strong.” He described the buyers as mostly middle aged and/ or retirees purchasing homes in the $500,000 to $1 million range. Similar to other parts of the county, new construction sales are also doing very well at Glenmore. Albemarle County year-end market statistics from the 2015 Nest Realty Annual Market Report were also positive, showing an increase of 8.51 percent in year over year total sales while months of inventory dropped from
8.52 percent to 6.29 percent. County wide, the median price remained the same in 2014 and 2015 at $325,000. Regionally total year over year sales increased 17.35 percent in the Barracks Road area, 13.51 percent on 29North and 11.6 percent in Crozet. All good news for Albemarle’s real estate market, sellers ready to list homes, and buyers able to buy more by taking advantage of today’s low, low interest rates.

Our area’s impressive natural beauty is usually the first thing people mention when describing why Albemarle is an attractive place to live. McMurry is part of the active local running community and explained how much they love having “so many great places to run.” These include the county’s 12 parks with over 4,100 acres that are available for year around outdoor activities. Horse people are welcome to ride the trails at two of Albemarle’s parks, Preddy Creek and Patricia Ann Byrom Forest Preserve Park. Walkability Available in Albemarle Walkable communities with gathering places that facilitate socializing amongst neighbors are increasingly popular nation wide. Three of these communities are available in Albemarle. Home buyers can choose from Old Trail in Crozet, Belvedere on East Rio Road, and Riverside Village in Pantops, a brand new mixed use development that will include a nearby 36,000 square foot commercial area on Route 20. Families like the solid reputation of the Albemarle schools rated in the top 10 percent of all school districts in the state according to the system’s website. Also, nearly 82 percent of Albemarle high school grads go on to college and 99.9 percent of teachers are ranked Highly Qualified per standards set by the No Child Left Behind Act. Dent explained that another reason families like Albemarle is that their children can grow up in an amenity rich place without having to deal with the congestion so common in large urban areas. Another big benefit for people moving to Albemarle from out of the area is the tax rates which “are very affordable compared to what people are used to paying in the north east,” McMurry said. Whether you’re a stayingoff-hard-concrete person, or whether you want an inner city meandering, the loops can be taken in different segments. You can easily park and pick up a segment. If you really wanted to, you could follow the entire circle.” Maps of eleven suggested running routes are listed on the CTC website.

t’s the region’s oldest footrace, an annual event since 1976 on what many consider the most scenic urban course in the state. Starting out on Massie Road, runners head for the University of Virginia grounds, follow Rugby and Preston onto the Downtown Mall, wind through Court Square into the Park Street, then sprint (if they still can) down Main Street to the Corner. Twenty-one hundred people will begin this year’s Charlottesville Ten Miler on Saturday, March 19, and it’s just one of more than 50 races hosted this year by the Charlottesville Track Club (CTC), which also runs five different training programs. The Club counts about 400 members, but thousands of people take part in its races and training programs. And interest has been rising. Recent Ten Milers have had 2,100 runners, and the 2016 race will too – but only because that’s all the medals the club purchased back in December. “We had no idea we’d reach that number three weeks before the race,” says Leah Connor, the club’s Digital Media Coordina-

Only 10 percent of this year’s registrants are CTC members, and 42 percent have not previously run the race. Many first-timers have been availing themselves of the 27th Charlottesville Ten Miler Training Program. Broken into six different program levels, and based on each participant’s personal training regimen, the five-month program has drawn more than 5000 participants over the years. The goal of the program, the Club says, “is to guide each individual to a safe and successful completion of the area’s oldest footrace and to make exercise a permanent part of each participant’s lifestyle.” With its natural beauty, its nearly six miles of paved trails, and its roughly thirty miles of nature trails, Charlottesville “is a phenomenal place for anyone who wants to move,” says Club member and REALTOR® Pam Whorley. “A lot of the new communities incorporate running and walking

“To get to running, oftentimes you have to start by getting off the couch and that can involve just walking,” Whorley says. And she should know. Whorley was in fact “fresh off the couch” when she signed up for the Club’s training program for another of its popular races, its Charlottesville Women’s Four-Miler. “I never exercised,” she says. That was six years ago. Today she not only runs local races but also marathons and half-marathons around the U.S., and coaches the Women’s Four Miler Training Program, the same program (“for women eight to eighty-eight”) that got her going back in 2010. The Charlottesville Women’s Four Miler, now in its 23rd year, is held each Labor Day Saturday, and Whorley expects about 1,500 women and girls for this year’s race on Saturday, September 3. The largest women’s race on the East Coast, it’s a benefit for the UVa Cancer Center. Sponsored by the CTC, it’s held in conjunction with the University of Virginia, and UVa Track and Field Director Brian Fetzer “has his own athletes come and help out” with the training, Whorley says. “He gets blown away when he sees 1,500 women going up into their 80s and 90s going out onto the track and moving. A non-profit agency serving the City of Charlottesville and the Counties of Albemarle, Fluvanna, Greene, Louisa, and Nelson, SARA works to eliminate sexual violence and its impact, providing a 24-hour hotline to victims of sexual violence, counseling and legal advocacy, and prevention education in the schools. The race will start at 7:15 a.m. on March 19. “We’ve had four or five men finish under 50 minutes, but typically the male winner is between 50:00-55:00 and female is between 1:01-1:04, says CTC Volunteer Digital Media Coordinator Leah Connor. “Average time is about 1:30.” But time isn’t really the point. “Running is one of those sports that you’re only against yourself,” Whorley says. “I’m not fast, but it’s not about the speed. It’s about getting out and enjoying the community.” n

Unity Provides Over 10,000 Meals Unity of Charlottesville has joined forces with Stop Hunger Now to provide over 10,000 meals to children and families in Nicaragua. On Saturday, March 12, volunteers from Unity packaged high protein meals that combined rice, soy and dehydrated vegetables, plus a flavoring mix of 23 essential vitamins and minerals. The meals were then distributed by Stop Hunger Now through ORPHANetwork, a Virginia Beachbased non-profit. The cost of the meals is paid for by Unity and its congregation. Stop Hunger Now has been fulfilling its mission to end hunger since 1998. The non-profit organization coordinates the distribution of food and other life-saving aid to crisis-burdened areas around the world. To date, Stop Hunger Now has packaged and distributed more
