What Clients Are Saying About Us:

My home was for sale for two years. Prior to Patsy, I had three other Realtors at two different agencies. I NEVER had a showing and all they did was put my home on the internet, which, by the way, I could have done myself. Patsy, on the other had, very aggressively marketed my home and was informed of multiple showings which led to the sale of my home. I couldn’t say enough about her talent as a Realtor! I HIGHLY recommend her. I also believe that since this is her own realty business that this contributed to her high sales energy! I give all MY clients rave reviews about Patsy!!! KUDOS Pat T.

Ash Lawn Opera and The Oratorio Society of Virginia Present La traviata

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

NEWS & VIEWS

Live On Stage, May 13 & 15 at The Paramount Theater

The Paramount Theater is thrilled to welcome Ash Lawn Opera and The Oratorio Society of Virginia for the May performances of La traviata. Tickets for the performances are on sale now and can be purchased in The Paramount Theater’s Box Office, by phone (434-979-1333) and online at www.theparamount.net. La traviata, with performances on May 13 and 15, is the tale of Violetta, a doomed courtesan who falls in love with the devoted young Alfredo. An enthralling and heartbreaking masterpiece combining stunning music with wrenching drama, Giuseppe Verdi’s work has become one of the cornerstones of the operatic canon. Ash Lawn Opera presents this semi-staged production in collaboration with The Oratorio Society of Virginia, their second partnership after the success of their 2014 co-production of Candide. Cecilia Violetta Lopez (Metropolitan Opera, Virginia Opera), recently hailed by Opera News as one of the “25 Rising Stars” of opera, sings Violetta, a role for which the Washington Post praised her as “compelling” and “convincingly radiant.” She is joined by Rolando Sanz (Metropolitan Opera, Virginia Opera) as the love-struck Alfredo. Audience favorite Hyung Yun (Metropolitan Opera, LA Opera) returns to Ash Lawn Opera, where he appeared as Sharpless in Madama Butterfly (2014), as Alfredo’s concerned father, Germont. Emerging artists from the prestigious Maryland Opera Studio will round out the cast in sup-

porting roles, and the members of the Oratorio Society of Virginia, which has presented outstanding choral works in Charlottesville since 1968, will make up its ensemble. La traviata will be directed by Mary Birnbaum (Santa Fe Opera, Juilliard School) and conducted by Michael Slon, Music Director of the Oratorio Society and Director of Choral Music at the University of Virginia. Ticket holders are invited to join Michelle Krisel, Ash Lawn Opera’s Artistic Director, 45 minutes before each La traviata performance for an enlightening and engaging lecture. She will be joined in conversation by Stage Director Mary Birnbaum and The Oratorio Society’s Music Director Michael Slon. Tickets On Sale Now! $25.00, $35.00, $49.00 Online: www.theparamount.net/2016/ ash-lawn-opera-the-oratorio-society-of-virginia-present-la-traviata/ Phone: 434-979-1333 In Person: Paramount Box Office, 215 East Main Street, Charlottesville, VA 22902, Monday-Friday 10AM-2PM

Charlottesville Symphony At UVA Explores “Pictures” In Final 2015-16 Concerts The Charlottesville Symphony at the University of Virginia concludes its 2015-16 Masterworks season on Saturday, April 30, 8:00 p.m., at Old Cabell Hall on UVA Grounds, and Sunday, May 1, 3:30 p.m,. at Charlottesville High School’s Martin Luther King, Jr. Performing Arts Center. Music Director Kate Tamarkin conducts a program that explores connections between music and great paintings. Trittico Botticelliano (known as Three Botticelli Pictures) by Ottorino Respighi pays homage to three works by Sandro Botticelli that hang in the famed Uffizi Gallery in Florence, Italy. Modest Mussorgsky’s “Pictures at an Exhibition” is a self-portrait of the composer as he wanders through an exhibition of paintings by a close friend, Victor Hartmann, who had died recently at a young age. Between them falls Variations on a Rococo Theme for cello and orchestra by Tchaikosvky. The guest soloist is Canadian cellist Denise Djokic. She burst on to the international music scene when millions of television view-

ers watched her performance of Bach at the 2002 Grammy Awards following the lauded release of her self-titled recording on SONY Classical. Since then, she has accrued numerous distinctions: named one of the top “25 Canadians Who Are Changing Our World” by McClean’s Magazine; one of “Canada’s Most Powerful Women” by Elle Magazine; and had her life and career chronicled by a special TV documentary entitled “Seven Days, Seven Nights.” Both concerts are sponsored by the Board of Directors of the Charlottesville Symphony Society in honor of Kate Tamarkin’s 10th anniversary as Music Director with additional support from the Office of the Provost and the Vice Provost for the Arts at the University of Virginia. The orchestra’s 2015-16 season has been made possible in part by major gifts from Frances Massey Dulaney and the Joseph and Robert Cornell Memorial Foundation. For those who want to “Know the Score,” a pre-concert lecture will be presented 45 minutes prior to the Saturday night concert at nearby Minor Hall. Free of charge, this popular lecture by UVA Associate Professor of Music Richard Will, offers a lively and informative behind-the-scenes look at the program. Free parking is available in the UVA Central Grounds Parking Garage, located on Emmet Street, on Saturday nights and at Charlottesville High School on Sunday afternoons. The Charlottesville Free Trolley stops at

McCormick Road near the UVA Amphitheater, in close proximity to Old Cabell Hall. Both venues are wheelchair accessible. Single tickets for all concerts are priced at $10-$45 for adults, and $10 for students. UVA students may request one complimentary ticket in advance. Single tickets may be purchased at The University of Virginia Arts Box Office, (434) 924-3376, 12:00-5:00 p.m. Monday through Friday in the lobby of the Drama Building at 109 Culbreth Road, or online at www.artsboxoffice. virginia.edu. All University of Virginia employees (faculty and staff of all UVA departments and professional schools) are entitled to a 20-percent discount on tickets to individual performances. This offer does not apply to subscriptions or previously purchased tickets. Holders of Public Broadcasting (WVPT Virginia Public Television and WMRA and WEMC Public Radio) MemberCards are eligible for two-forone admission on either concert date. In-depth program notes are posted on the orchestra’s website, www. cvillesymphony.org two weeks prior to each masterworks concert.

Time Lapse Dance performance of “Ice Cycle” as part of the Climate Cultures Symposium

Symposium on Wednesday, May 4, at 8:00 p.m. in Old Cabell Hall at the University of Virginia. Expressing the fragility and dynamism of the Arctic icescape, Ice Cycle was inspired by choreographer Jody Sperling’s journey to the Chukchi Sea and her experience dancing on polar sea ice. Alaskan-born composer Matthew Burtner, a specialist in the music of snow and ice, collaborated to create an original score for Sperling’s choreography. Sea ice is endangered by anthropogenic climate change. The Arctic has already lost 80 percent of its mass, and models predict that by 2040 the Arctic Ocean will be largely ice-free during the summer months. Ice Cycle transports the dynamism and fragility of sea ice to the stage as a multimedia artwork for dance, music, costume, video and light. The porous structure of sea ice, mathematically resembling human bone, undergoes radical transformations throughout the year. The expansive and austere sea ice environment also contains dramatic floes that fracture and collide creating fierce dynamism. The dance and music draw on this energy, mapping environmental cycles into human art. In 2014 Jody Sperling accompanied a 43-day scientific expedition to the Chukchi Sea, north of the Bering Strait. During the journey, she had the opportunity to dance at a dozen ice deployments. Her trip is the subject of an award-winning film, “Ice Floe”. Alaskan-born composer Matthew Burtner lived in the arctic as a child and his award-winning compositions often feature sounds and sonifications of climate change. A pioneer in the field of eco-acoustics, Burtner has done extensive field recordings in the Arctic. Free tickets are available at the Arts Box Office by calling 434.924.3376 or visiting www.artsboxoffice.virginia.edu. Tickets will also be available at the door.

has only one desire -- to dance on the popular Corny Collins Show. When her dream comes true, Tracy is transformed from social outcast to sudden star. Horses have been popular here since the 1600s when the first colonists arrived bringing English stock with them to this country. Historians tell us it was the bloodlines from these early animals that resulted in the American Quarter Horse. All Virginians benefit from its horse economy that brings in revenues from events like the biannual Foxfield Races and from the sale of goods and services such as feed, tack, or riding lessons. According to the 2011 Weldon Cooper study of Virginia’s horse economy, the annual revenue from these popular animals exceeded $1 billion and provided 16,000 jobs in 2010. Horse activities also served us by generating $65.3 million in state and local taxes. Horses and their owners have a significant impact on the local real estate market as well. There is continuing demand for properties that can accommodate horses and the market for farms suited to the care and feeding of these animals is active as are residential areas with easy access to boarding and other equine related services. And while the total number of farms in the state is declining the number of horse farms continues to grow.

in the spring market and are optimistic that 2016 will be a profitable year. “There is a lot of activity in the market right now,” said Pam Dent with Gayle Harvey Real Estate, Inc. “Things have definitely picked up and we have been crazy busy showing property,” she said, adding that when there is a big uptick in buyer interest, the sales soon follow. Dent explained that these buyers are a little different from those looking for a more conventional home. Often horse owners are looking for “just the right property,” and making a purchase isn’t urgent like it might be for a typical buyer moving here for a job or to find a bigger house for a growing family and needing to be settled before school starts. Jim Dickerson with Charlottesville Solutions also expressed optimism about this year’s market. He recently listed two horse properties, one a 120acre farm in Fluvanna that quickly went under contract. “Horse properties are moving as long as they are priced well,” said Bunny French with Loring Woodriff Real Estate Associates. She has one such listing, a horse farm with 24 acres, under contract to a buyer moving to this area from the northeast. Some parts of the market are more active than others. For example, Gerri Russell with Roy Wheeler Realty, Co. finds that the bigger farms, appropriate for someone who is a professional in the horse business, are slower to

move. However, smaller farms, 15 acres or less will sell, she said. Several of the agents indicated that inventory, especially of smaller horse properties, is low, presenting a challenge. There are some smaller horse farm listings out there, explained Donna Patton with Better Homes and Gardens Real Estate III, but not a lot of them. She described smaller farms as the ones with 10 to 20 acres or less listed for under $500,000. Dent agrees adding that there aren’t a lot of what she called “truly horse ready” properties available. That would be those with amenities like “really nice three board fencing, a center aisle barn, or an inner riding ring.”

Horse Property Buyers Horse properties attract a wide range of buyers, everyone from professional breeders and trainers to retirees who want to keep a couple of horses on their own property. Dent worked recently with some buyers relocating here from out of the country. They are in the horse business, boarding, training and selling, and want to raise their children in the United States. They chose our area because they want to be where there is a lot of equestrian activity. She has also worked with retirees who have always boarded their horses but dreamed of one day owning a property where they could keep them at home. These buyers typically want a 20, 30 or 40-acre property with ame-

Not just any rural acreage is suitable for horses. If you are a buyer in this market it is essential to work with an agent who not only understands horses and their needs but also is familiar with the associated disciplines such as dressage or racing. Most of these agents also own their own horses and are very familiar with their requirements. Horse agents understand their buyers’ priorities. Dent explained that “a serious horse person” would first want to be satisfied that the land works for their animals before even looking at the house. Common concerns include the quality of the pasture and whether or not there is enough of it for the number of horses they have. Without sufficient pasture horses can “wear out a property,” French said which means they eat all the grass and leave a lot of mud behind. In addition, “the topography of the land is important,” she said, adding that horse buyers want rolling rather than steep hills with flat and open areas that have lots of grass. It’s best to have sufficient pasture so the animals can be rotated from one area to another, Russell explained adding that they need at least two acres per animal. While property can be cleared for horse use, it takes at least two years before it can be used for grazing. Lots of pine on a property means the soil

How to Recognize a Good Horse Property

is acid and will also need to be treated with lime. Good water is an essential asset and high on the list of desirable features for a horse property. One way to assure horses always have something to drink is to use automatic waterers, Russell said. These work even in the winter, which makes them a great asset for the owner and something any buyer would look for when evaluating which property to purchase. Another area of concern is a property’s fencing. “Horses are very delicate,” French said, which means barbed wire fencing is not the best since the animals can get caught in it. She explained the type of horse could also impact the owner’s choice of fencing noting that “high strung thoroughbreds” are more likely to get in trouble than draft horses which she described as “gentle giants.” Horse lovers also want access to quality equine support services such as good farriers and feed and tack stores. And of course they recognize the importance of and availability of excellent veterinarians along with convenient emergency services. The right barn is also important and the owner’s needs depend in part on the type of activities they participate in. A run in shed may be sufficient for someone who is a fox hunter, French said, however if you have show horses or participate in dressage you may prefer individual stalls with a central aisle. The number of stalls and their size may be of interest to buyers as well as whether there is sufficient space for hay storage and how close the barn is to the pasture, Dent explained. People who have show horses will want a ring as well which, Dent said, “is big enough for jumps and appropriate for dressage.” The footing is critical and needs to be soft enough to protect the horses’ feet. The kind of activities people participate in will also determine where they will look for property. Fox hunters will want to be near hunt country while trail riders will want access to nearby trails and/or farms that allow others to ride there. Dent explained that most rural property owners are generous about giving permission to equestrians who want to ride across their property.

nities for horses. Many appreciate our area because they can live near Charlottesville with all that it has to offer, and of course the availability of good quality medical care is often high on their list. It is also not uncommon for pre-retirement buyers to look for rural properties. Some of Russell’s recent clients are in this age group and want 25 acres where they can keep horses and let their dogs run free. This is a new experience for them, but one they want to try while they are still young enough to enjoy it. Still another reason people choose to settle in a rural area is to have a nice place for their children and grandchildren to visit. French currently has clients who are retired and looking for a small five-acre farm where they can keep horses. They are relocating here to be near their children. While many horse buyers looking for acreage are retirees or pre-retirees, they may discover they have much younger neighbors. Russell is working with a couple buying their first house that also want enough property to be able to enjoy their horses at home.

Dent was there and helped paint the fence for the first race. Foxfield is a steeplechase course, a sport that started in Ireland in 1752 when, according to legend, two friends settled a bet about who had the best horse by racing to and through a local church where a funeral was in progress. The sport became popular in that area and eventually spread to England and the United States. Participants and their horses demonstrate “strategy, speed and stamina,” Dent said. “I always tell people it’s a lot of fun,” Russell said adding that in addition to the race, there are activities for families and children such as pony rides and games. This year’s spring race is on Saturday April 30th. Visit the Foxfield Races website for more information and to purchase tickets. If you and your horses are looking for a place to call home the Charlottesville area has what you need including great properties, equine related goods and services, and events like the Foxfield Races. GOT Pets?

BY MARILYN PRIBUS

Folks in Central Virginia do indeed have pets. Many are alumni of the Charlottesville-Albemarle, Fluvanna County, or Nelson County SPCAs, the Madison-Greene Humane Society or various local rescue groups. To some extent, having a pet affects the available housing options, but many rentals—both apartments and houses—are pet friendly. And for pet owners with their own homes, of course, this is not a limitation. Still, living with pets can raise some problems. How can pets be kept safe? How can pets be kept happy? Is there a way to decorate with pets in mind? Here are some suggestions that may spark ideas of your own.

Keeping Pets Safe Just as small children must be protected from poisoning, pets can fall victim to the usual household cleaners, carelessly stored prescriptions or over-the-counter drugs, and even some edibles. For dogs, for example, certain foods such as chocolate and raisins are risks. In fact, there are even Pet Poison Control Centers listed on the Internet. Additional hazards can include the open door of a nice warm clothes dryer, and dangling (strangling) electrical cords or the cords from blinds or draperies. One way to lessen risks from the latter for pets and children alike is to ensure the cords are as short as possible and are not knotted. When pets have their own secure spaces, they are less likely to get stepped on or to trip people in the home. For example, Nancy Morgan Roche, a REALTOR ® with Charlottesville’s McLean Faulconer Inc., shares her home with two Weimaraners named Murphy and Lucy. “I’m going to be doing some remodeling,” she says, “and I’m going to convert that space under the stairs to an out-of-traffic ‘den’ for my dogs and their beds.”

Keeping Pets Happy Cats, of course, love to keep an eye on things from lofty perches where

they are safe from dogs, children, and general household activity. Some cat owners play to this preference with easy-to-access eyries atop shelves. Check the Internet for wall-mounted, carpeted steps that are decorative while provide cat ramps to happy heights. And consider a snug “penthouse” where your cat can have privacy and warmth. Consider putting it where the cat will have a view of the outdoors. For folks with fenced yards, doggie doors can save the daily schedule of let-the-dog-out, let-the-dog-in. Repeat. Repeat. Repeat. But be prudent. Just ask the woman who encountered a skunk in her laundry and was promptly “bombed.” The family ended up having to replace all the sheetrock to eliminate the reminders of that encounter. Other people report uninvited guests in the form of opossums, raccoons, and cats.

Practical Decorating With Pets In Mind

are tough enough to resist pet problems and inexpensive to replace when they get soiled or stained. Flooring options (approximate prices are per square foot) include vinyl which starts as low as $1, although toenails from larger pets may scratch the surface. Painted or stained concrete is trendy, very durable and starts around $2 for staining, sealing and polishing. Laminates are sturdy and start around $3, although like vinyl, they can be scratched or dented. Good old linoleum runs from around $4 and is considered “green” since it’s made from tree bark and linseed oil. It doesn’t scratch or dent easily, but is generally less durable than vinyl. Ceramic tile is probably the best choice since more porous materials like stone or marble can be damaged by animal accidents. Tile runs from $4 to $8 or more, and comes in nearly endless choices of shapes, colors, and prices. Some tile, in fact, looks just like wood. It’s always a good idea to have a spot near your entryway to clean muddy paws. Some pet owners continue the floor tile for several feet up the walls for protection. n

Perhaps flooring is the most important consideration for pet owners. For example, many pet owners avoid wallto-wall carpeting in favor of rugs over durable flooring. Seagrass or sisal mats

Marilyn Pribus and her husband live near Charlottesville. When getting new carpets in a former home, they plucked bits of fur from their dog to see which carpet sample best camouflaged her inevitable shedding.

Safe strategies include having as small a door as possible for your dog to use. Having the door through a wall rather than through a door prevents criminals from reaching in to unlock the larger door. Although somewhat expensive, an electronic lock is ideal. The dog wears a small device on its collar which unlocks the door to provide exclusive access. Many people choose to “crate” their dogs, and there are attractive options these days. Use your imagination to create a snug den in a wall of drawers or a cubby in the laundry. It should be large enough for the animal to stand up and turn around easily. In many cases, a door is included for times when the pet should be confined. Some furniture is now designed to include a sleeping area for pets. These may be in end tables or other items of furniture. Cats’ litter boxes may also be concealed in furniture-like items. Since the boxes are often in a bathroom or laundry area, the furniture often serves as shelving or might even have towels racks.

Building partnerships in the community has always been a part of the mission at Habitat for Humanity of Greater Charlottesville. For the past three years, The Habitat Store has been fostering a unique relationship with the Blue Ridge Juvenile Detention Center. The Detention Center is a secure facility serving males and females ages 10-17, who have been placed by the court system. BRJD also serves a separate male population, ages 14-20, who have been placed by the Department of Juvenile Justice. Detention Center focuses on providing leadership and growth opportunities through a structured education program. As part of the partnership, the Habitat Store offers eligible Blue Ridge Juvenile Detention Center students the opportunity to volunteer and experience the rewards of getting involved in a local charity. In order to be considered for volunteer positions, a resident must be in good academic and behavioral standing, express a desire to give back to the community and gain approval from the Court and/or the Department of Juvenile Justice. During their volunteer time at the Store, residents gain valuable employment and soft skills including working in a team environment, taking feedback, effective communication, and building relationships. The volunteer work helps prepare them for returning to life outside the Detention Center. The Habitat Store also sells plants grown by Blue Ridge residents as part of their Greenhouse Project. This program started to take shape back in 2004 as a therapeutic outlet for students.

What was once just a strip of dirt has grown to include two greenhouses and twelve raised beds. The residents grow everything from watermelon and cucumbers to a variety of herbs. For the third year in a row, over 2,000 plants are scheduled to arrive at the Habitat Store mid-April. Proceeds from plant sales support the Blue Ridge Juvenile Detention Center’s Greenhouse Project and Habitat for Humanity of Greater Charlottesville. “There is nothing more enjoyable than to watch a youth who thinks he is a weed (unwanted plant) grow into a service provider and to witness the pride they take in themselves when they realize they are viewed as wanted and valuable,” said Blue Ridge Juvenile Detention Center’s Clinical Supervisor Joshua Foskett. “Habitat for Humanity is the container in which this grand transformation happens and we, and our residents, are extremely grateful for this partnership.”

Literacy Volunteers Seek Tutors Literacy Volunteers is seeking compassionate and enthusiastic volunteers to tutor adults in reading, writing, or speaking English. Students come from a variety of backgrounds, and they are hoping to acquire the skills they need to independently pursue life goals, support their families, and contribute to their communities. Help them achieve their goals by calling 434-977-3838 to register for an upcoming New Tutor Training on Saturday, May 21, 9:30 a.m. - 4:00 p.m. No teaching experience is necessary—only a desire to make a difference in someone else’s life.
