Bank Of America To Provide Funds For Piedmont Housing Alliance Housing And Financial Counseling Services Piedmont Housing Alliance announced today the receipt of $9,000 from Bank of America to provide free housing and financial counseling services. The funds will support the nonprofit’s Housing Counseling and Asset-Building programming for low-income families in the Thomas Jefferson Planning District. “Members of the Bank of America team know what a difference good housing counseling makes in a community,” said Karen Reifenberger, chief operating officer at Piedmont Housing Alliance. “We appreciate their investment in our work and in the community in which we all live. Their $9,000 grant will enable us to work with clients to improve credit scores, purchase a home, and avoid foreclosure. We will also be able to connect clients with asset-building resources such as down payment assistance for home ownership and the Virginia Individual Development Account (VIDA) matched savings program.” “We’re proud to partner with an organization that empowers hundreds of community members by providing them with the tools that they need to achieve financial stability,” said Linda Stanley, Charlottesville market president, Bank of America. “We look forward to continuing our relationship with Piedmont Housing Alliance to build an even stronger Charlottesville economy.” Bank of America is one of several financial partners that support Piedmont Housing Alliance’s Housing Counseling program to help clients with very low to moderate incomes maintain or improve their housing situation. What’s Happening Around Town? Virginia Folklife Area to Present “Tasty Licks: Virginia’s Food Traditions” at Richmond Folk Festival, October 7-9, 2016 Virginia Foundation for the Humanities (VFH)’s Virginia Folklife Area and Stage announces its theme for the 2016 Richmond Folk Festival: “Tasty Licks: Virginia’s Food Traditions,” showcasing the diverse foodways of Virginia along with Virginia Folklife musical pairings. Instead of famous chefs and restaurateurs, the spotlight will be on “home cooks” revered in their own communities. From October 7-9, festival attendees will learn family-held recipes, share in closely guarded kitchen secrets, and taste the results. “The popular expression ‘you are what you eat’ is often interpreted literally, but the saying also holds true in the greater cultural sense,” says Virginia state folklorist and Virginia Folklife Program director Jon Lohman. “It is through our food that we consciously and unconsciously express to ourselves and others our most deeply felt sense of who we are.” Lohman has curated and produced the Virginia Folklife Area and Stage at the Richmond Folk Festival since the festival’s inception in 2005 as the National Folk Festival. While the Festival’s other six stages feature performers from around the country and the world, the Virginia Folklife Stage and Area focus on Virginia’s finest tradi-
tion-bearers, each year with a unifying theme to showcase particular art forms of significance in the Commonwealth. Some think of the Virginia Folklife Stage and Area as “a festival within the festival,” and past themes have included Virginia’s instrument makers, contest traditions, National Heritage Award winners, family bands, and sacred music and crafts. In describing how he picked this year’s theme, Lohman explains, “The foods we eat not only sustain our bodies, but also our communities and cultures. Like other forms of folklife—our music, stories, crafts, celebrations, and rituals—our foodways create a sense of communal belonging and identity, be it ethnic, regional, occupational, or familial.” Reflecting the rich diversity of Virginia, the Virginia Folklife Area will explore how foodways also play a critical role in our experience of different ways of life. New Homes Market Going Strong Builders and agents describe a strong new construction market and expect it is just getting started. All the
more reason for new home buyers to jump in now before prices go higher. “The new homes market has picked up significantly,” said Michael Guthrie, CEO and Managing Broker for Roy Wheeler Realty Co. He added that he
expects 2016 and 2017 to be “the years of new construction,” thanks in part to all the new communities that have been approved recently and where the ground is cleared and new homes are going up. “The new construction market is still excelling,” Stewart said. “I think one of the reasons for that is the resale market inventory is low right now.” She added that people often choose new construction over resale because they want to avoid the work that comes with renovating and updating an existing home to suit their needs. This belief was confirmed recently when eight different couples walked into a model where she is the site agent, each of them telling the same story. In every case they had been looking at resales for some time, and not having found one they liked, were now considering new construction. She added that two extra incentives for these buyers is that new construction prices are often “about in-line with resales” and new homes come with warranties on many items. Of course new construction buyers can also customize their homes,

Greg Slater with Nest Realty, representing Bramante Homes’ Parade entry, described the new construction market as “strong,” although the number of new home sales as a percentage of the total market has declined some in recent years. He believes this is due in part to increased numbers of sales in the under $400,000 range which, given the cost of new construction, is primarily resales. Also builders are so busy right now it takes longer for new homes to be built reducing the total number of contracts. However, at the same time, the total value of new home sales contracts has grown substantially since 2014. “The new construction market is slowly returning to what many would call a ‘healthy’ level,” said Ben Davis, Vice President of Sales for Craig Builders. “We’ve seen gradual improvements in the number of homes sold and closed over the past forty-eight months,” he continued. He believes the new construction market would be even stronger were it not for a both a “shortage of land in the most desirable locations” and an inadequate supply of labor.

He was at a tailgating party prior to a UVA football game recently and was happy to see a group of REALTOR® friends from competing companies enjoying a similar gathering nearby.
