here is a something about water that calls to people. Some are attracted to the feeling of tranquility that it brings. These are the people who want to leave their stressful lives behind when they come home every evening or on weekends, or who long for a relaxing place to retire. They may also be the people who enjoy vacations on the water a couple of weeks a year until they finally buy themselves a second home so they can visit more often and for longer periods of time. Then there are the people who seek out the water for easy access to recreational activities like boating, fishing, canoeing or kayaking, and depending on their location, jet or water skiing. Spectacular views, access to swimming beaches and public boat ramps (for those who don’t have their own dock) as well as hike and bike trails can also be part of the allure of a waterfront lifestyle. For many of us, the water is something we only enjoy occasionally on a vacation or when we visit a friend

Waterfront Communities Want to live on the water? You have many options. 1969. Today it has five miles of shoreline, and features fishing, water skiing, tubing and boating. Swimming is also popular there and the community maintains three beaches. However, if you love to jet ski you need to look elsewhere as their use is prohibited at Lake Louisa. Like Blue Ridge Shores, Lake Monticello is a gated community that is commuting distance from Charlottesville, a big part of the attraction. “Buyers are attracted to Lake Monticello because of the quality of life offered by the community and the entire Charlottesville area,” said Patsy Strong, Principal Broker with Strong Team REALTORS®. “Whether people are looking for the fun and relaxing waterfront lifestyle or the world-class experiences in Charlottesville, Lake Monticello offers an opportunity for people to have both,” she added. Lake Monticello is much larger than Lake Louisa with 22 miles of shoreline. Another popular waterfront community is Lake Anna located in Louisa and Spotsylvania Counties with a small piece extending into Orange County.

One of the largest lakes in Virginia, it boasts over 200 miles of shoreline with multiple communities and housing styles to choose from. Lake Anna is a public lake with lots of boat traffic, and safety considerations in this busy place mean authorities require strict adherence to state boating laws, while boaters who also enjoy fishing need to be prepared to produce a current license. “The Lake Monticello market is up slightly over last year with 114 sales to date,” Strong reported. “Waterfront sales have been down this year, with three sales to date, compared to eleven during the same time frame last year. We do have an additional five waterfront homes waiting to close with prices ranging from $380,000 to $658,500.” The other good news about the Lake Monticello market is that of the 114 sales there, 80 were sold for $200,000 and under Strong said. That makes it a great market for first-time buyers. Beran reported that 2016 has been a good year at Smith Mountain Lake, as well. The year 2015 was the best since the slowdown and the number of units sold this year are keeping pace with that. In spite of that there is lots of inventory to pick from, which is good news for buyers. Just about a year ago, the Huffington Post came out with yet another list, this time the “Twelve Cutest Small Towns in America.” Debate if you will whether we’re a small town or a small city, but there we are on another “top” list! Huffington states: “Cities are great for so many reasons (the convenience, the culture, the 127 different kinds of Thai delivery). But there’s also something to be said for small towns (quaint Main Streets, kooky annual festivals, charm out the wazoo).” And there, in the #4 position: Charlottesville! The article praises our pretty wooded mountains, the abundance of live music, and being a college town. Here are the top five because we knew you’d want to know: • Leavenworth, Washington • Stowe, Vermont • Carmel-By-The-Sea, California • Charlottesville • Estes Park, Colorado Pretty heady company, right? But really, are we cute? You bet, according to REALTOR ® Janet Matthews, owner of Charlottesville Town & Country. “Our town has a certain sleepy Southern charm,” she declares. “The brick-lined pedestrian Downtown Mall has a plethora of small, locally owned boutiques that lend themselves to relaxed afternoons spent browsing everything from custom greeting cards to handmade pottery. People meet at friendly Farmer’s Markets and Fridays After Five all summer long. In addition, the Charlottesville Newcomers Club offers a wide variety of activities for men and women, while numerous other organizations welcome new members, some at specific times of year and others at any time at all.

For example, many organizations make music in town, from the Charlottesville Municipal Band (in continuous operation serving the community since 1922), to the Charlottesville Oratorio Society (which presents choral masterpieces with musical excellence), to the Charlottesville Women’s Choir (which sings for peace, justice, and fun), to the Charlottesville Jazz Society, and many other music-making groups. Recreational organizations include the Charlottesville Hiking Group, the Piedmont Cycling Club, the Rivanna Rowing Club, the Charlottesville Track Club, the Charlottesville Tennis League, the Monticello Bird Club, and many others. USA Dance of Charlottesville is another possible interest for people. Many organizations welcome volunteers from The Paramount Theater to Literacy Volunteers of Charlottesville/ Albemarle, and the Charlottesville-Albemarle SPCA which can always use another volunteer dog walker. With so many options for community activities and volunteering, it’s no wonder that Charlottesville is a lot more than just cute for its residents. As McArtor concludes, “When people look for a place to live, they want great healthcare, good schools and career opportunities, and an environment for their families to prosper.
