Junior League Partners With Habitat To Support Southwood Redevelopment Habitat for Humanity is pleased to announce that we have been selected to receive a $2,450 Community Grant from Junior League of Charlottesville in support of redevelopment at Southwood Mobile Home Park. The funds will be used to purchase an interactive computer station and software to provide a hands-on educational experience for residents during the planning and redevelopment of the Southwood community. “The opportunity to support Habitat for Humanity’s efforts in Southwood, a community Junior League members are connected to through our decade-old mentoring program with the Boys and Girls Club, both energizes and humbles us,” said Siri Russell of Junior League. “We are proud to stand with Habitat as advocates for the well-being and development of our local community.” As part of Habitat’s Early Adopter’s Program at Southwood, residents will participate in interactive, educational brainstorming sessions to design the first model village for the community’s redevelopment. Study Concludes that Dominion Understates Pipeline’s Landslide Potential in Nelson County A study of the potential for slope failures and landslides in Nelson County from the proposed Atlantic Coast Pipeline, coupled with a review of Dominion’s in-house analysis, has concluded that “Dominion has not adequately identified those soils and landforms that are prone to debris flows (and) landslides.” The report also states that “the potential for debris flows in the very steep mountainous portions of Nelson County is underestimated by the reports submitted to FERC by Dominion.” The author of the report, Blackburn Consulting Services, LLC, was contracted to review, assess, and comment on information submitted by Dominion to the Federal Energy Regulatory Commission (FERC), as related to the construction and operation of the proposed Atlantic Coast Pipeline (ACP) through Nelson County. The review was limited to information pertaining to soils/soil structure and slope stability, as well as the associated geohazards and erosion/water quality concerns the ACP project raises for Nelson County. As part of their work, Blackburn developed a series of predictive maps to better identify the areas with high debris flow potentials and spent three full days in Nelson County traveling to 17 pre-determined sites along the

pipeline route to ground-truth their model. In addition to their visual assessments of the terrain in those areas, four hand-auger borings were performed, and full soil descriptions were completed from 14 soil pits dug using a mechanical excavator. Three of the sites were located near the Wintergreen entry on Rt. 664—proposed as the exit point for a 4500-foot tunnel through the Blue Ridge—where they found evidence of a history of numerous debris flows. Blackburn also reviewed documents submitted by Dominion to FERC through December 1, 2016. Soil scientists looked at the information Dominion was using to determine the pipeline route, soil types along that route, slope stability and erodibility. The scientists found that Dominion has been using inadequate and inappropriate data sets to assess the soils and identify the landslide risk potential along the pipeline route in Nelson. The report states: “(The) review has discovered that, due to the reliance on this regional-based and publicly available information, many of the statements made in Dominion’s FERC filings represent gross generalities. Dominion has not adequately identified those soils and landforms that are prone to debris flows/landslides, nor have they adequately addressed how they plan to mitigate those site-specific hazards that can put people, property and water quality at extreme risk.” “Given the types of soils that the soil/scientists observed during their site work on Nelson’s steep slopes (loose uncompacted soils on slopes that measured as steep as 83%), it is obvious that the erosion potential of these slopes is much higher than Dominion is reporting,” said Randy Whiting of Friends of Nelson. “Considering the anticipated difficulties Dominion is expected to have with re-vegetating the pipeline right-of-way—both during and after construction—it becomes apparent that combining Nelson’s soils and slopes and this proposed pipeline is a recipe for disaster.” Blackburn Consulting Services, LLC has over 50 years of experience in mapping and evaluating soil characteristics for a variety of purposes—ranging from agriculture and forestry to land development, environmental and wastewater disposal. They are licensed Professional Soil Scientists and On-site Soil Evaluators in the State of Virginia and nationally certified through the Soil Science Society of America. The report was a joint project of Friends of Nelson, Friends of Wintergreen and Wintergreen Property Own-

He was in the country with Building Goodness Foundation (BGF), the Charlottesville non-profit with a mission to build community and improve lives by connecting skilled volunteers from the design and construction industries with high-impact non-profits in need of new or renovated space. “We’d spent a couple days down there inspecting some of the buildings we’d already built,” Horn remembers, “to make sure they weren’t damaged.” Now it was time to check on a church built by the father of Leon Pamphile, their Haitian-born guide. It was late afternoon and Horn’s party had struggled up a road torn up by the earthquake, walking the last part of the way. On top of the slope, Horn says, with a sunset gilding the sky, “we had this unbelievable view of Port-au-Prince. This church had been totally destroyed. Leon had helped build it when he was a little kid, and this was the first time he’d seen it since the earthquake, and he was pretty emotional. We stood around in a circle, and I’m not a religious person at all, but we held hands and we said a prayer and sang a little Creole hymn that he taught us. It was one of those things that you sort of say to yourself, ‘One day maybe I’ll get a chance to come back and build this church back.’ And then we did, and it was pretty cool.” That moment in Haiti is one of Horn’s favorites from his trips with Building Goodness, and he has a satchel full of them. Horn made 25 trips to Mississippi alone over a two-year period, shepherding his first BGF project, a community center, to completion after Katrina blew through in 2005. It’s that sort of dedication on the part of numerous volunteers—350 to 400 annually—that has made possible projects with 42 non-profits in Central Virginia, and the construction of more than 20 schools, medical clinics, and community centers in six developing countries in the Caribbean, Central America, and Africa. It has built the Camille Voltaire Women’s Health Clinic & Birthing Center, significantly reducing maternal and infant mortality in the mountains


facilities such as women’s clinics, health clinics, and birthing centers for nonprofits in vulnerable and underserved communities. Believing with the UN that “obtaining a quality education is the foundation to improving people’s lives,” it builds critically-needed schools and centers to educate children and adults and prepare community members for leadership. Desiring, like the U.N., “to build the resilience of the poor and those in vulnerable situations, and reduce their vulnerability to climate-related events and other economic, social, and environmental shocks and disasters,” it constructs

“The construction industry in the Charlottesville area is known for quality home and commercial construction,” says BGF Executive Director Kelly Eplee. “Building Goodness Foundation has grown out of this community of builders into a remarkable non-profit, which channels the design and construction skill of professional volunteers into high-quality non-profit building and renovation work. This is a unique aspect of BGF—over 80 percent of the volunteers on BGF sites are trade professionals, translating to an extremely high quality product.”

Goals “We are committed to building with non-profit organizations which provide safety-net services like education, healthcare, and shelter, whether that’s in Central Virginia or in a developing country like Haiti or Nicaragua. When we help a partner non-profit expand their capacity to serve others, we are indirectly serving every single person they help. We’re proud to help other non-profits expand their reach and better fulfill their mission by building with and for them.” Sharing, as it does, the UN goal of “ensuring healthy lives and promoting well-being for all,” BGF builds healthcare

and repairs housing for low-income individuals in the U.S. and Haiti. Agreeing with the U.N., “that sustainable economic growth will require jobs that stimulate the economy while not harming the environment, and that job opportunities and decent working conditions are required for the whole working age population,” BGF is strongly committed to “operating thoughtfully and responsibly.” That entails employing local workers for projects outside the U.S. (their wages have a ripple effect throughout their communities), providing lunch for those workers, using local materials whenever possible, and choosing projects which explicitly support economic growth, like a reforestation program in Haiti to make subsistence farming more productive and profitable.

It has built the Osaverde Green Classroom on the Osa Peninsula in Costa Rica, assisting students and researchers from around the world in their study of agro-ecology, biodiversity conservation and sustainable agriculture. And it is constructing much of the Playscape—a children’s play area with imaginative features like a log obstacle course, a giant oak salamander for climbing, and an art house—set on 28 acres of undeveloped land in Crozet, giving families and other community members in this techno-distracted age a lovely park in which to play, bond and experience the natural world.

It has to be something that’s volunteer friendly and accessible, so you can fly from Charlottesville to there in a day and work for a week and fly back.” “The thing that gets in the way a lot of times Is funding. A lot of people want to do a lot of things, and we have a lot of projects that we really like, but finding funding for these types of projects is challenging. So oftentimes we’ll have a bunch of them cued up and I’ll be working on funding, and the one that either we or they can raise money for is the one that we will move ahead next.” Two projects currently waiting on full funding are Bridges to Community Hormiguero Clinic, which provides medical care in remote notheastern Nicaragua, and the English in Mind Institute in Haiti, a non-profit, adult English program in Port-auPrince. Ti Kays All Building Goodness structures are eco-friendly and eco-sustainable. A good example are the earthquake-resistant ti kays (Creole for small houses) built to permanently house Haitians left homeless by Hurricane Matthew in 2016. Because it was already working in the eastern part of the country, BGF was well placed to identify and aid the neediest families in Destra, Gressier, Leogane, and Croix de Bouquets and other hard hit communities, supplying them with 12’ x 16’ structures, with 4’ porches out front, looking much like traditional Haitian homes. Some 600 ti kays have been built already, at a pace of about 150 a year now, often replacing flimsy woodframed structures with only tarps for walls and metal sheets for roofs. “All of our designs, not just the ti kays, incorporate instructions from structural engineers that make them hurricaneand earthquake-resistant,” says BGF Director of Projects Ethan Tate. “Technically speaking, the plywood walls and high-quality fasteners provide shear strength that allow the structure to wiggle but not collapse. This, coupled with a wood truss roof (as opposed to the more common concrete slab roof), makes the house quite stable when the earth moves. We looked at what design elements contributed to so many failures after the 2010 earthquake and tried to avoid those whenever possible.” In another Haitian project called Incentive Kays, residents earn 12’ x 20’ kays by taking such environmentally beneficial and community strengthening measures as planting trees, gardens,

and erosion-controlling hedgerows, installing water cisterns and tending fish hatcheries, and sending their kids to school. Each family plants an average of 50,000 trees—yes, 50,000 trees!—to earn a kay; thirty-two have received them so far.

Building Goodness in April and Autumn Here at home, the Building Goodness in April and Autumn (BGiA) offers home repairs to low-income, elderly, and disabled homeowners in

Charlottesville, as well as renovations to qualified local non-profits. This bi-annual one-day building blitz is a partnership with students of UVA’s Darden Graduate School of Business, who manage it along with BGF staff, selecting the projects, raising the necessary funds, and coordinating with suppliers, agencies and construction volunteers. The first autumn project took place in September 2008, when BGF partnered with Camp Holiday Trails (a caring community for children with special medical needs and autism/ social-communicative challenges) to renovate ten cabin bathrooms, making them handicapped accessible. Since then BGiA volunteers have built lodges, bathrooms, a pole barn, and a fully accessible treehouse area, and have replaced decking and siding. “Building Goodness is one of our strongest partners,” says camp executive Director Tina LaRoche. “We have great mutual admiration for each other’s work and we try to help them when we can as well, so it’s really not just that we’re a recipient. We really try to be a true partner with them. They’ve just been great to work with.” The next BGiA Build Day is April 8th, 2017, and will take place at eight sites around Charlottesville. Work to be done includes small kitchen and bathroom renovations, landscaping, painting, and drywall work. BGF’s

skilled volunteer contractors will help determine each site’s needs, and will lead the work. Darden students will do the bulk of the fundraising, and will provide volunteers to do much of the heavy lifting on each work site.

Giving Back “We’re very fortunate to live in Charlottesville,” Horn says. “It’s a great community with a very robust economy. Our business has been very lucky to have all the things we have here; so then to take your skills somewhere else where people are in need of things feels like the right thing to do.” It is more blessed to give than to receive, it has been said, and to hear Horn tell it, it’s life changing too. “The whole thing about my experience,” Horn reflects, remembering that moving scene above Port-au-Prince, “is that every time you get to go down there people have what we call transformational experiences. People who have been in the States and been carpenters their whole life and have taken their skills for granted have gone down there and gotten to work and realized how much it means to be in a situation where you can give back. A lot of people come back from those trips changed in some way. That’s pretty typical we find, and one of the things that we value the most about our organization is providing that.” n

t’s always important to plan for the future when landscaping your yard. You want it to be nice for you today and you also want to keep an eye on the resale potential because a well-landscaped yard adds to that all-important curb appeal.

How Much Landscaping Should I Have? “It’s very much a personal preference what you want,” observes REALTOR® Brian McCauley, with Montague Miller & Company in Charlottesville. Still, he points out, an overgrown jungle of a yard is not only unattractive, it could hinder a sale in the future. “Some people have extensive landscaping,” he continues. “Always remember, though, that it may be a passion for you, but a burden for the next person. In addition, it’s always important to remember that you want to fit into today’s trends and your neighborhood environment. You don’t want your yard sticking out.”

How Can a Landscape Designer Help? When people buy a new place, whether it’s new construction or just new to them, they often want to put their imprint on the property. New yards in particular offer a blank page so it’s tempting to go overboard. “It’s so easy to get caught up in the excitement of choosing plants at the local nursery,” cautions local Horticulturist Karyn Smith. She and her husband are currently building in Stanardsville and will have one of those blank pages. “It’s easy to forget that the pretty little shrub in a one-gallon nursery pot can eventually grow to 20 or 30 feet high.” This is where a landscape designer can help. “Designers not only have knowledge of the types of plants that grow best in our area,” she says, “they

also know the eventual size of each plant as well as its potential pitfalls.” A plant can have pitfalls? Well, take buddleia. Also called butterfly bushes, they are popular for deer resistance and

their colorful blossoms which attract butterflies all summer long. However, they shouldn’t be planted near swimming pools or children’s play equipment because they are also enticing to bees. Another example is certain trees including maples, poplars, and willows, which can cause major problems when planted too near a building’s foundation, sidewalks, driveways, water or sewer pipes, or septic field. Their water-hungry roots can buckle cement or clog water lines.

How to Decide What’s Right for Your Yard. Homeowners must determine what they want their yard to look like in the end. “That typically means laying out on paper a design of shrubs, trees, and flowerbeds,” Smith explains. “The plan should reflect how they will appear at full maturity.”

Here are four good tips from Charlottesville landscape contractor Graham Howe of The Great Outdoors: • Plan (and plant) for the big picture. “A common mistake is planting trees too close to buildings or walkways,” Howe cautions. “Consider overhead power-lines, walkways, buildings, and lawn areas and be sure to space trees and shrubs in a place where they can grow to their full potential. If space is limited, look to dwarf varieties or another selection.” • Always consider hardiness. “Nurseries will sell beautiful plants,” he says, “but they may be only marginally hardy for our area and after the first winter, they are dead.” An internet visit can show the best plants for our region. • Maintain seasonal interest all year long. Right now, for example, daffodils and early flowering trees are in their spring glory. “You want flowers in spring,” he suggests, “fruits in summer, fall colors in autumn, evergreens and subtle bark beauty in winter. Don’t forget to include each one.” • Put the right plants in the right places. “Plants’ requirements for climate, soil, and weather conditions can be crucial to their development,” Howe says, “Sun and shadow, wet and dry, humidity and aridity can influence a plant’s condition and appearance.” He says the most happy and healthy plants grow where their needs are satisfied.


It’s crucial, says Smith, to consider how the plantings can all come together to create an overall mood or theme through the growing season. “Sometimes,” she says, “as we search for the perfect plants for an area of the yard, we can forget how we want them to work together.” A designer, however, will consider the same elements of design used by artists—composition, color, texture, and relationships of size and space—to bring the yard together as a whole. “Aesthetics are really important,” she concludes. “Your yard can be a work of art with the property as the canvas and the trees and shrubs the palette.” n

Of course, most plants are green, but we’re talking ecology here and these days there is increasing interest in maximizing native trees, shrubs, and plants. This is wise for several reasons. Already adapted to our climate, native plants are usually less susceptible to pests and require less water and feeding than non-native species. Non-native plantings, on the other hand, often require extra watering, pesticides, and fertilizer which can result in weak plants with increased susceptibility to pest attacks. Even worse, some fertilizers can destroy useful microbes in the soil, and run off into waterways.
