National Association of REALTORS’® REach® Accelerator Program Welcomes Pearl Certification into Prestigious 2017 Class The National Association of REALTORS® (NAR) just announced that Virginia-based Pearl Certification will be participating in the prestigious REach® technology accelerator program. The 2017 REach selection process was particularly competitive, as Pearl was one of only seven firms to be chosen from hundreds of innovative companies that applied. Pearl offers a high-performing home certification that enables homeowners to recoup the value of investments in energy efficient features when they sell their home. The company also works with builders to certify new home construction. “The REach® program will provide a tremendous boost to Pearl, enhancing our ability to bring our home certification benefits to homeowners and helping us to engage real estate agents from across the U.S.,” said Pearl CEO and co-founder Cynthia Adams. 2016 home sales were 5.5 million strong, with consumer demand for energy-efficient, high-performing homes continuing to grow. Pearl hopes to capture 20 percent of those transactions through certification of the homes’ high-performing features. Each year, the National Association of REALTORS® strategic investment arm, Second Century Ventures (SCV), selects a small number of applicants to participate in its REach® program. REach® companies receive extensive mentorship and support as well as access to new channels to engage NAR’s million-plus members. “SCV is unique in its ability to leverage NAR’s industry connections and insights, which position REach® companies for ultimate success. Local home sellers are already experiencing the benefits of Pearl certifica-

March Surge Contributes to Significant Growth in First Quarter Residential Market Sales volume up 12.2 percent from prior year The first quarter Virginia residential real estate market jumped notably over prior year performance according to the First Quarter 2017 Home Sales Report released by the Virginia REALTORS® association. With a particularly strong end to the quarter, key metrics outperformed their prior year benchmarks. In particular, the number of sales, value of all transactions, and average length of time on the market illustrated impressive year-over-year gains. The first quarter of 2017 saw 22,859 residential transactions closed, a 7.8 percent increase over the 21,213 units sold in the first three months of 2016. The value of those transactions was amplified by a higher median price, and totaled $7.287 billion, an increase of 12.2 percent from 2016’s first quarter volume of $6.492 billion. Relative to the first quarter of 2015, volume rose 16.6 percent (from $6.247 billion). According to 2017 Virginia REALTORS® President Claire Forcier-Rowe, “The start of 2017 has underscored the sustained strength of Virginia’s housing market and also illustrated the effects of evolving economic factors. Prices have inclined steadily as eager buyers enter the market and, with greater inventory in March, sales surged with their pent up demand.” Annualized residential sales, a rolling sum of the home sales closed in the preceding twelve months, rose for

the tenth consecutive period. Relative to the previous quarter, annualized sales rose 1.4 percent (to 118,325 from 116,679). Serial improvement in annualized sales illustrates sustained strengthening in the market. The rise in the first quarter 2017 sales pace was largely attributed to a rise in March activity. As with the November 2016 surge, loosened inventory intersected with rising consumer confidence and a growing sense of urgency regarding interest rate movement to escalate late-quarter sales. Each month of the first quarter outperformed its prior year benchmark. Aggregate median sales price for the fourth quarter was $260,000, an increase of 4 percent from the first quarter of 2016 ($249,900). Year-overyear median sales price increased in all regions, with the most significant gains in the Southwest and Eastern regions. Compared to the first quarter of last year, 2017 first quarter home sales increased in all price bands except the lowest ($0 to $100,000), where low levels of inventory affect the number of sales possible. Sales increased especially in the $200,000 to $400,000 range. Increasing sales across broad price categories illustrate overall market improvement, as buyers enter the market at varied price points. The average number of days on the market dropped from prior year benchmarks to an average of 74 for the 2017 first quarter, 10.8 percent lower than last year’s first quarter average (83 days). Expected with industry seasonality, the average length of time on the market increased from the fourth quarter to the first, where January and February represent the most sluggish time of the year. The year-over-year decrease in days on the market reflects strong buyer motivation, compelled by still limited inventory and increasing urgency to take advantage of relatively low-cost financing. Virginia’s unemployment rate fell from its fourth quarter 2016 mark to 3.9 percent in February 2017. State unemployment continues to outperform the national rate (4.7 percent). Despite continued rises in interest rates in the first quarter, the average cost of borrowing remains low, aiding market accessibility for buyers in all price brackets. Both 30-year and 15-year averages for fixed mortgage interest rates rose in the first quarter, to 4.17 percent and 3.39 percent, respectively. Increasing but still enticing rates should continue to bolster consumer urgency and contribute to a strongly motivated buyer population as 2017 continues. The Virginia Home Sales Report

Finding Its Own Identity BY KEN WILSON

t’s no novelty anymore, no curiosity, no fledgling with promise. Virginia wine—more than 6.6 million bottles in 2016—has found its identity and found its fans. It may have taken a few decades—or a couple of centuries counting Jefferson’s aborted attempts— but the local vino is making us proud, and making the state a destination spot for wine lovers eager for new vistas and new tastes. California wannabes? Swirl and sniff and guess again. “Virginia wines have their own merit,” says Matthew Brown of Wine Warehouse in Charlottesville. No longer striving to mimic what’s been perfected elsewhere, area wineries “are planting varietals that will do well in their area, not necessarily what will be the most popular.” “Planting the right grape variety for the climate is part of it,” says Richard Leahy, author of Beyond Jefferson’s Vines, a complete history of Virginia wine focusing especially on the most recent decade, during which Jefferson’s dream of making world-class wine has come true. “Cabernet Sauvignon doesn’t like clay soils for example.” Even more importantly, in his view, viticulturists now “understand the science of viticulture attuned to our growing conditions, especially planting on a well-drained site and spraying fungicides to protect the plants. Also, Virginia winemakers have learned how to make wine in a style that best suits the fruit we grow.” Some of what we grow best and most distinctively here are Petit Verdot, Cabernet Franc and Viognier, along with Merlot, a well known grape widely planted in Bordeaux. Viognier, a white grape, has what Leahy describes as “distinctive floral/honeysuckle aromas and tropical fruit flavors; it’s dry but gentle on the palate.” Cabernet Franc, considered Virginia’s best red wine grape along with Merlot, “makes a smooth wine with cherry flavors and aromas. Petit Verdot is more of a newcomer, and is very dark, with floral and garden herb aromas, very smooth with black fruit and spice notes. The top Virginia reds today are actually blends of the red Bordeaux varieties like Merlot, Cabernet Franc and Petit Verdot, and have a more Bordeaux-like finesse and balance than what we see from the West Coast. “Virginia has a ‘Goldilocks’ climate for these grapes,” Leahy says: “warm enough to ripen them, but not so hot that it burns away the delicate fruit flavors which happens in warmer climates. Renowned British wine writer and taster Steven Spurrier even calls Virginia his favorite North American wine region, for its elegant, balanced—with moderate alcohol—wines, with food-friendly acidity. ing new wines made from hitherto underused grapes garner critical acclaim and word of mouth interest and admiration. “Virginia’s burgeoning wine industry contributes more than $1.37 billion annually to Virginia’s economy, an increase of 82 percent from the last economic impact study conducted in 2010,” according to a study commissioned by the Virginia Wine Board and released this January. Between 2010 and 2017 the number of state wineries increased from 193 to 280, while the number of acres planted in grapes increased by 22 percent. Three thousand acres are planted today. Virginia now ranks in 5th place in the U.S. by volume of wine grapes grown, produces over a half million cases of wine, and contributes roughly $750 million a year to the state economy. Tourism has grown dramatically as well. The number of people visiting wineries rose by 39 percent in just five years, from 1.6 million visitors in 2010 to 2.25 million visitors in 2015. Those wine tourists spent $131 million, an increase of 43 percent over the five year period. “This growth is being driven by small wineries,” said Governor Terry McAuliffe, in a statement announcing these impressive economic figures. “I commend our Virginia wineries and grape growers for their hard work in making world-class wines that are driving this success and building the new Virginia economy.” Right here in the Monticello American Viticultural Area, Leahy says, “we have many of the best wineries in the state, from Barboursville (large and well-established) to King Family and Michael Shaps. One of the newest and smallest is Loving Cup, Virginia’s only organic winery.” Warm weather heralds an abundance of activity at Virginia wineries: festivals, fundraisers, open houses . . . even polo matches. Here is a look just at some of what’s coming up.

Horton Vineyards Soon after Dennis Horton planted his first vineyard in Madison in 1983, he began searching for grape varieties best suited to Virginia’s warm and humid summers. In the Rhone Valley in southern France Horton discovered the Viognier, whose thick skin and loose clusters made it perfect for the Virginia climate. Leahy credits Horton with “single-handedly” bringing Virginia Viognier to national attention in the early 1990s. Today, he says, “we still have the reputation of being the most consistent Viognier producer in the U.S.” Horton currently bottles two varieties of Viognier, along with a full array of red, white, fruit (pear, peach, etc.) and dessert wines. Thursday, May 4 is “May The Fourth Be With You Day” at Horton, with free tastings for anyone wearing Star Wars memorabilia. Nurses get their own free tastings on Saturday, May 6, National Nurses Day. Two Brother’s Food Truck will be on hand from 11 a.m. to 4 p.m. with nachos, tacos and more. Saturday, May 13 is Mother’s Day Tea, with savory and sweet delights accompanied by Horton wine and individual pots of tea at 11:30 a.m. and 2:30 p.m. Tickets are $35 for adults and $25 for guests under 21. Friday, May 19 from 5:30 to 8:00 p.m. is Wine and Paint Night. Tickets are $45 a person and include painting supplies and a glass of wine. Veterans and their spouses enjoy free wine tastings and 10 percent discounts on artisan melts from Gourmeltz, a veteran owned food truck, on Memorial Day weekend, May 27-29. Horton holds its first ever Food Truck Battle with as many as ten food trucks offering $3 sampler plates, Saturday, June 3 from 12 noon to 4:00 p.m. Guests, staff, and a local food critic will vote for their favorite dishes. Admission is free.

I

t was a staple of the Colonial diet, the most common drink in 18th and early 19th century America. Thomas Jefferson grew two varieties of apples, Hewes’ Crab and Taliaferro, especially suited for making it, and served it with the main course. And then, on American shores, it all but disappeared. Cider—not the sweet and simple stuff on the supermarket shelf, but the alcoholic, artisanal drink with tannins and acidity and suitably adult complexity to leaven the sweetness—is newly popular again, and it’s no wonder. We buy local now, and cook international. We drink microbrew beer, and wine matched to the food and the season. Cider is back because we’re ready for it, and now that we’re ready, we make plenty of it, especially here in Virginia, the sixth-largest apple producing state by acreage in the country. Apples are a traditional Virginia fruit. Nowadays we grow more than 30 different varieties specifically for the sake of cider. Seventeen cideries are in operation here now, more than half of which have opened since 2006. A half a dozen more are in the works, and several wineries produce cider as well. This Old Dominion activity reflects a nationwide rise in the production of hard cider, accompanied by sales growth averaging 73 percent each year over the past five years. Making artisanal cider starts with choosing the right varieties of apples— generally not the ones most popular for eating—then grinding, pressing and extracting them when their acidity and sugar content are just right. The resulting juice—as much as three gallons per bushel—is most commonly, though not always, blended. Fermentation is the final step. In Virginia, cider can be up to 10 percent alcohol by volume.

One Bold Rock partner grew up in Virginia and the Carolinas, and owned farmland in Nelson County. The other grew up farming in New Zealand, bought an apple orchard, and after a devastating cyclone gathered his fallen fruit for what would become an award-winning cider. Southerner reached out to New Zealander, and the two sold their first bottle of Bold Rock cider, fermented in a timber frame barn in Nellysford, in 2012. Bold Rock is

Albemarle CiderWorks “There is nothing in our cider except apples,” says Charlotte Shelton of Albemarle CiderWorks in North Garden, which offers 12 different varieties of this popular drink. “No flavorings, no water. With one or two of them we add a tiny bit of sugar right at the end in order to modulate the acidity, but other than that there is nothing added.” “Crabapples make excellent cider; they have a lot of skin contact, which is where you find tannins,” Shelton says. “The very best cider we’ve made was a Virginia Hewes Crab cider several years ago. Winesap is a classic American apple—the name tells you what it was originally used for—but it was also a culinary apple and you still see that in commercial orchards. We use those

too.” Shelton praises the Albemarle Pippin, the York, a 19th century cultivar called Arkansas Black, and a late 20th century cultivar called Goldrush as well. “Harrison is probably the finest American cider apple ever grown,” she says. “It was believed to be extinct but was discovered in the late 20th century and we’re planting a lot of those. In fact we’ll have our first Harrison, a very small batch of it, this year.” For their flagship cider, Jupiter’s Legacy, Albemarle CiderWorks chooses a blend of apples that changes in accordance with each year’s harvest. “We put into that all our best cider apples,” Shelton says. What they get is a drink with bright acidity with notes of citrus.
