Year-to-date volume exceeds $15 billion, rising nearly 11 percent from same period last year According to the May 2017 Home Sales Report released by the Virginia REALTORS®, the residential real estate market continues its steady strengthening. Year-to-date sales for the period January through May were up 6.3

in May, limited supply persists and is applying pressure to both price and the speed of transactions. Statewide median sales price for May 2017 was $285,000, 2.9 percent higher than the median price last May ($277,000). Typical of seasonal trends, May’s median price rose from April’s $277,838 (2.6 percent). Further indicating the high motivation of buyers, the average number of days on the market dropped to its lowest point in more than 48 months. The average number of days on the market in May was 52, quickening 16.1 percent from May 2016 (62 days).

Volume (the sum of all sales), median price, and days on the market all indicated an outperformance of last year’s market. According to Claire Forcier-Rowe, 2017 President of the Virginia REALTORS®, “We are continuing to see high demand across Virginia’s housing market. With inventory loosening in May, eager buyers drove sales up significantly with quick purchases.” Month-over-month, the number of transactions in May rose by 18 percent (from 10,496 in April). Steep inclines are typical as the industry reaches its summer peak. Last year’s sales from April to May rose by 15.5 percent. Though inventory constraints eased

May 2017 volume (the sum of all transactions) was $4.360 billion, soaring 10.1 percent over last May’s volume of $3.961 billion. As a multiplier of pace and price, the gain in volume was boosted by increasing sales and higher prices. On the month, volume rose 23 percent (from $3.544 billion). Year-todate, residential sales volume has exceeded $15.252 billion, an increase of 10.7 percent from the same period in 2016. The average 30-year fixed mortgage interest rate fell slightly in May to 4.01 percent. Virginia unemployment remained at a seasonally-adjusted rate of 3.8 percent in May, continuing to track well below the national rate. What’s Happening in Town? JABA and Mountainside Senior Living Soon to Offer Memory Care As our senior population continues to grow, so too will the need for specialized services to treat Alzheimer’s and other forms of dementia. During National Alzheimer’s & Brain Awareness Month, JABA is proud to announce that the third floor of Mountainside Senior Living, our assisted living community in Crozet, is being renovated to provide 20 beds of memory care for current and new residents. “Mountainside Senior Living is excited to create a memory unit,” says Marta Keane, CEO of JABA. “There is a large unmet need in our community for assisted living dementia care, which we have seen with our own residents. It will be wonderful to offer assisted living, along with levels of dementia care for those who need a quieter space with more supervision and specialized activities, all in one facility so that residents won’t have to change where they call home.” The new floor is being completely renovated to serve residents in need of memory care, providing a safe and secure environment, special common rooms, separate dining and activity centers, and living quarters that meet the design standards for memory care units. And, of course, the floor will be staffed with those specially trained in caring for people with memory care needs. The new floor is being designed by Charlottesville-based Johnson, Craven, & Gibson Architects, who, for nearly 70 years, have been renovating and restoring some our area’s finest properties. The new memory care floor is scheduled to open in November 2017.

He will be a great inspiration to our nation’s newest citizens, and to all present at Monticello this Independence Day.” The event starts at 9:00 a.m. and will be followed by an Open House offering free first floor walk-through tours of the house. As they do each year, the Municipal Band of Charlottesville will play patriotic music, along with the Lewis and Clark Fife and Drum Corps, the U.S. Army Chorus and a singer from Charlottesville Opera. Children will enjoy activities on the West Lawn. The event concludes at 12 noon. James Monroe’s Highland is open from 9:00 a.m. to 6:00 p.m. on July 4th and admission is free.

CHARLOTTESVILLE’S IX PROJECT:

ack in 1928, Frank Ix, Jr. came to Charlottesville from New Jersey to build a silk mill, the largest of six owned and operated by his family. The plant was in business 70 years, and for much of that time, until foreign competition forced it to shut its doors, it was the largest employer in the area. Today this former textile factory has new life as the IX Project, a seventeen-acre, mixed-use business center featuring seven acres of space under roof for office, retail, restaurants, arts, crafts and non-profits. And it is also a place where everyone is invited to come together, enjoy events at the IX Art Park and participate in the creation of a new kind of community, one which IX Art Park Executive Director, Brian

Wimer calls “an experiment in possibility.”

Construction is currently underway, Hill said, and they hope to be up and running in time for this year’s Virginia Craft Brewers Fest on Saturday, August 19 at the IX Art Park. Visitors can also check out fireplaces and wood stoves at Wooden Sun or enjoy a workout at MADabolic, a fitness center and specialty gym that Pritzlaff said has “a very loyal following.” Another workout option is the B-core Exercise studio, “a multi-concept niche fitness studio designed to support the demand for complimentary fitness methods.” Alternatively, if you want a new bike or associated accessories, Blue Wheel Bicycles, that has served the Charlottesville community for over 40 years, is conveniently located at IX as well.

Art Park Board Member Susan Krischel sees the Park as an opportunity to “create energy, activity and community,” to “look at neighborhood” in a different way. “We do what we can to make the Art Park a place where people enjoy spending time. It’s there for everybody, irrespective of their financial condition offering free and low cost events,” Krischel continued. The Art Park also attracts artists and the resources they need to do their work such as Tinkersmiths Makerspace, an IX tenant. Artists and others involved with crafts or hobbies that are noisy or require industrial grade tools can reserve space at Tinkersmiths for workshops, or, if they need it, studio space for themselves. More and more the IX Art Park is also known as a place of choice for festivals. The Virginia Craft Brewers Fest will be held there this year on Saturday, August 19. Hosted by Three Notch’d Brewing Company, representatives from more than 100 of Virginia’s craft breweries will be on hand to answer questions and offer samples of their best beers. Buy tickets now before they sell out. Another upcoming event is the Freefall Music & Art Festival Saturday afternoons in September and October, beginning September 2 with a performance by DC Band Black Masala.
