Home sales declined -2.4% (997) compared to Q3 2016 (1,021). Greater Charlottesville median sales price rose to $296,300 (8.5%) compared to this time last year ($273,100). The median days on the market in the 3rd Quarter was 24, 5-days lower than in Q3 2016. New listings increased 2.0% (1,133) compared to this time last year (1,111), as pending sales also improved (8.9%). Inventory of homes for sale declined -13.2%, resulting in 4.2 months supply of inventory compared to 5.1 months supply in Q3 2016.

Closed Sales decreased 23.8 percent for Single-Family Detached homes and 30.0 percent for Single-Family Attached homes. Pending Sales decreased 29.5 percent for Single-Family Detached homes but increased 14.7 percent for Single-Family Attached homes. Inventory decreased 13.2 percent for Single-Family Detached homes and 26.8 percent for Single-Family Attached homes. Closed Sales increased 2.4 percent for Single-Family Detached homes but decreased 80.0 percent (1 sold in Q3 2017 vs. 5 sold in Q3 2016) for Single-Family Attached homes. Pending Sales increased 32.0 percent for Single-Family Detached homes and there was one Pending Sale for Single-Family Attached homes. Inventory decreased 29.1 percent for Single-Family Detached homes and 100.0 percent for Single-Family Attached homes.

Greene County Closed Sales decreased 14.7 percent for Single-Family Detached homes and 100.0 percent for Single-Family Attached homes. Pending Sales decreased 27.0 percent for Single-Family Detached homes but there were no Pending Sales for Single-Family Attached homes. Inventory decreased 18.9 percent for Single-Family Detached homes but there were no Inventory for Single-Family Attached homes.

Every market is unique, yet the national sentiment has given rise to the notion that housing markets are stalling. Although desirous buyers are out on an increasing number of showings, there remains a limited number of desirable listings. And although mortgage rates have remained enticingly low, home prices have reached unaffordable levels for many new entrants into the housing pool while established owners are proving to be less interested in moving.

Inventory decreased 13.2 percent for Single-Family Detached homes and 13.1 percent for Single-Family Attached homes. “The Greater Charlottesville market continues to show higher median sales price, lower median days on the market, and extremely low supply of inventory,” said CAAR President Anthony McGhee. “Three out of six localities showed a higher median sales price compared to this time last year – most prominently in Nelson County (23.3%). In addition, Albemarle, Greene, and Nelson saw a 36% decrease or more in median days on the market.”

ou can take a drive, take a hike, walk out in the yard or just look out of the window. Any way or anywhere you look, you can’t miss them. Come autumn, when their leaves quit producing chlorophyll, the green fades, the latent pigments come forward, and deciduous trees turn into nature’s most spectacular glory. Too much rain, too many cloudy days, or too much or too little warmth will mute the color palette of course. But the right amount of rainfall, on the other hand, while delaying the process, will produce the most brilliant colors in the long run. No matter what kind of weather year it is, by mid-October the show has usually begun. “If we get the right combination of warm temperatures and good moisture and cooling off gradually, we’ll get a long, extended, beautiful fall,” says Doug Coleman, a

botanist by training, and the executive director of the Nature Foundation at Wintergreen Resort, which encourages the understanding, appreciation, and conservation of the natural and cultural resources of Virginia’s Blue Ridge Mountains. If those three factors conjoin, peeper season will extend through the end of November. “The conveyor belt that takes the whole process along is the shortening length of day,” Coleman adds. As the days gradually shorten, “the photosynthesis period is shorter, and that’s what starts the slowdown of the chlorophyll process.” Moisture and temperature determine the duration and the intensity of color. “If you have an extremely dry period of weather, that will hasten the leaf fall, and if you have a warm, moist fall, the color will linger.” “The colors are always there,” says Melanie Perl, a hiking guide and a volunteer in Shenandoah National Park who’s been exploring the Blue Ridge

Mountains for 40 years. “But in fall, the leaf stops photosynthesizing, then it stops producing the chlorophyll, and so it no longer produces what is green, and so the true colors come through. Even the poison ivy turns a pretty red, and has a red berry.” According to the Virginia Department of Forestry, colors in Virginia peak first in the mountains in the southwestern corner of the state, then move to the eastern shore along the Chesapeake Bay and Atlantic coast lines. Higher elevations and northern slopes usually change first. Typically the dogwoods and black gum display their colors first: brilliant reds, followed by the yellow of the maples. Next the white ash trees turn yellow and light purple. Sweet gum leaves turn orange, red and purple, and the oaks and hickories show warm muted colors. The sassafras turns orange while the sourwood turns red. Sumac leaves sport both red leaves and deep red

fruit clusters. Scarlet and red oaks turn crimson, and hickories turn yellow. As all these leaves drop and begin to decompose, they fertilize the soil, mulching the roots of their trees. Meanwhile, Virginia creeper is turning multiple shades of scarlet.

Shenandoah National Park Shenandoah National Park is long and skinny and runs for 105 miles, north to south. One of Perl’s favorite spots to see the brilliant display in the park is Jones Mountain in Madison County. “There is a spot on Jones Mountain called Bear Church Rock,” she says. “It’s a 7.8-mile hike roundtrip, an out-and-back.” The reward? “Lots of yellow”—mostly tulip trees (also known as yellow or tulip poplar) and oaks. Perl calls Hawksville Mountain, the highest mountain in the park at 4,050 feet, “another great hike. It’s a great place for fall colors; it has probably a 360-degree view looking to the west and north. You can do a quick out-andback, a mile up and a mile back down, or you can incorporate the Appalachian Trail and do a three-mile loop. There are many options for hikes on Hawksville.” Along the way, hikers will see “lots of poplar, lots of oak, maples, sassafras, and mountain ash with a red berry on them.” Old Rag Loop along Old Rag Mountain is the park’s most well-known trail, and one of the most popular and spectacular in the Mid-Atlantic Region. For that reason it’s also one of the busiest, and is best begun in early morning. But don’t start before daylight. Old Rag is a demanding trail requiring serious caution and adequate preparation—sturdy shoes, food and water—and light. Expect to take seven or eight hours to complete it, and keep the kids close and within sight. Perl loves Humpback Rock, south of Shenandoah National Park on the Blue Ridge Parkway “It’s a beautiful place to get to a high point and look out over the mountains,” she says. “Even just taking a drive on Skyline Drive—oh my God—there is lookout after lookout where you’re driving along the ridgeline for 105 miles and just see beautiful views and great fall colors.” Driving the Blue Ridge Parkway is an easy way to enjoy fall colors, but to beat the traffic, midweek is best. Traffic can be an issue getting into the park as well. Its northern end is the busiest, and backups before the northern entrance on Route 340 are not unheard of.

Volunteers are always at the heart of any community from folks giving time to their church or children’s activities to those helping persons escape domestic violence to the musicians who mounted the Concert for Charlottesville last month. In fact, the catalog of local volunteer efforts is nearly endless from working with Little League, Boys and Girls Clubs, soup kitchens and food banks, serving the homeless, and spending time (or writing checks) on fund-raising events like the Alzheimer’s Walk, the annual Charlottesville Women’s Four-Miler, and golf tournaments.

What Can I Do?

Groups Volunteer In the aftermath of the August protests in Charlottesville, members of the Dave Matthews Band weren’t the only musicians making statements for peace, often through healing music. For example, the Charlottesville Women’s Choir appeared at the annual Gay Pride Festival singing, “We are a gentle angry people, we are a land of many colors, we are gay and straight together and we are singing for our lives.” Other groups, such as the Love Army Ukulele Brigade, recently led singing at the Peace Prayer Celebration at the Haven. Another was the Charlottesville Threshold Choir which sang, “Peace, Salaam, Shalom” and “May peace be with you now and always.”

do not know their struggles.” AHIP has its own crews as well as local subcontractors and volunteers who make repairs through the Emergency Home Repair Program. Unfortunately there is often a lengthy waiting list for people needing critical repairs—sometimes as many as a couple hundred households. The average cost of an emergency repair runs close to $2,000 and projects can involve roofs, wells, septic systems, plumbing, electrical, heating, windows, handicap access retrofits and other needs.

People of all ages give many hours to worthy organizations. Take Ronna Gray, for instance. A retired occupational therapist, she’s a volunteer tutor for Literacy Volunteers of Charlottesville/ Albemarle (LVCA). LVCA estimates there are more than 9,000 citizens and at least 5,000 foreign nationals with low literacy skills in our immediate area. Tutors work with them, mostly on a oneto-one basis. “I’ve been connected with Literacy Volunteers since 2012,” explains Gray. “I have my own individual students, I do short term subbing for other tutors, and help with occasional trainings of new volunteers. I’m also co-tutoring a group of refugees from mostly Burma/ Myanmar. I have laughed and cried and met wonderful, interesting people from all over the world and heard sometimes heart-breaking stories.”

Charlottesville REALTORS® Help Bob Hughes of Nest Realty in Charlottesville is one of many real estate folks who serve in the region. He’s been honored by the Charlottesville Area Association of Realtors (CAAR) for “his dedication and fundraising efforts for the Blue Ridge Area Food Bank.” Joining with others, he has helped raise money to feed hungry families. Not surprisingly, many volunteer efforts by REALTORS® have a real-estate slant. “Charlottesville REALTORS® do anything we can to help with affordable housing” declares CAAR President Anthony McGhee of Assist2Sell First Rate Realty. “Our overarching wish is that everyone have a home. It’s just part of our belief system.” Kay Sands of Roy Wheeler Realty Co. echoes McGhee’s words. “Many

people think REALTORS® are all about buying and selling homes,” she notes, “but we are really about home ownership and helping people stay in their homes.” Sands has been recognized by CAAR for her involvement with the Seniors Safe at Home program which benefits older people who cannot afford critical home repairs. The program has joined forces with the Blue Ridge Home Builders Association and the Albemarle Home Improvement Program (AHIP) to help low-income senior citizens stay safe in their dwellings. “As REALTORS® we see parts of our community that other people do not see,” Sands says. “Poor housing is a secret that needs to be told. It is truly about the lady at the cleaners, at the florist, the delivery people from restaurants. We know these people, but we

When you read about a local organization such as the Threshold Choir, AHIP or LVCA, check out its website for details about opportunities and possible training sessions for volunteers. The internet is an excellent source for information. A recent visit to volunteermatch.org showed listings for more than 100 specific volunteer placements in our region. Causes range from animals to veterans including raising a guide dog, being a computer mentor for children, serving in hospitals, working with scouting or the Red Cross, volunteering at Monticello, and more. In addition, the website lists more than 6,000 virtual opportunities—that is, ways to serve remotely or online. This can be ideal for folks with difficult schedules or travel limitations. Volunteer requests include positions for graphic designers, website maintenance or translation, grant-writing, online counseling for teens who have suffered violence, and many other opportunities.

Personal Returns On Volunteering “I believe in giving back to the community,” Hughes says. “It helps foster team spirit and helps people out at the same time.” Perhaps Gray, the LVCA volunteer, says it best. “I love it all. When I am a part of helping people gain citizenship or just gain confidence to have a conversation with a neighbor, it is a wonderful feeling.” n Marilyn Pribus lives in Albemarle County. She has a long volunteer resume from being a Cub Scout Den Mother to working for blood banks in several different states and being a Friend of the Library wherever she lives.
