CAAR Publishes 2018 Second Quarter Home Sales Louisa County The median sales price decreased 8.1 percent to $228,950 for detached homes but increased 4.7 percent to $335,000 for attached homes. Median days on market decreased 13.0 percent for detached homes but increased 290.9 percent (11-days in Q2 2017 vs. 43-days in Q2 2018) for attached homes.

Nelson County The median sales price decreased 17.4 percent to $289,000 for detached homes but increased 77.6 percent to $196,250 for attached homes. Median

Greater Charlottesville Area 2018 Second Quarter Highlights: • Home sales climbed 7.5% (1,290) compared to Q2 2017 (1,200), led by an increase (23.6%) in attached homes. • Greater Charlottesville median sales price rose slightly to $314,500 (1.6%) compared to this time last year ($309,500). • The median days on the market in the 2nd Quarter was 45, 10-days lower than in Q2 2017. • New listings increased 7.5% (1,691) compared to Q2 2017 (1,573), as pending sales also improved by 12.8% (1,238) compared to this time last year (1,098). • Inventory of homes for sale declined -8.6%, resulting in 4.0 months supply of inventory compared to 4.8 months supply in Q2 2017.

National Outlook Inventory continues to be lower in year-over-year comparisons, and home prices are predicted to rise than not, but sales and new listings are forecast to finish the summer on an upswing. The housing supply outlook in several markets is beginning to show an increase in new construction and builders are moving away from overstocked rental units to new developments for sale.

Greater Charlottesville The median sales price increased 2.1 percent to $348,200 for detached homes and 6.5 percent to $256,741 for attached homes. Median days on market decreased 15.5 percent for detached homes and 29.8 percent for attached homes. “The Greater Charlottesville market continues to deliver strong numbers year-over-year for the second quarter,” said CAAR President Arleen Yobs.

“While the median sales price increased slightly compared to this time last year, we showed a significant growth in both closed sales and pending sales, which bodes well as we move into the third quarter.” “Buyers entering the market are reacting quickly to the limited inventory of homes for sale,” said President-Elect Tele Jenifer. “That is evident considering five out of six localities showed a 12% drop or more in median days on the market.”

Albemarle County The median sales price increased 0.8 percent to $450,000 for detached homes and 0.9 percent to $254,718 for attached homes. Median days on market decreased 12.7 percent for detached homes but remained flat for attached homes.

City of Charlottesville The median sales price increased 1.3 percent to $357,000 for detached homes and 10.6 percent to $276,500 for attached homes. Median days on market remained flat for detached homes but decreased 37.0 percent for attached homes.

Fluvanna County The median sales price increased 1.6 percent to $222,500 for detached homes and 5.6 percent to $232,000 for attached homes. Median days on market decreased 19.3 percent for detached homes. Median days on market was at 8-days for attached homes.

Greene County The median sales price decreased 2.1 percent to $259,000 for detached homes but remained flat for attached homes. Median days on market increased 3.3 percent for detached homes and remained flat for attached homes.

New Construction New construction options have been limited in Greene for some time, much to the dismay of agents and their buyers. This year they are delighted about a Ryan Homes subdivision called Oxford Hills that just opened and offers both one and two level floor plans at modest prices. “They are swamped,” Barefoot said stating that in the first three days the neighborhood was open for business they sold 33 homes. Prices for a one story floor plan with a two car garage start at the upper $230 thousands, while a four bedroom two story model starts at the low $260 thousands. Woodson echoed her sentiments when he described the large number of contracts in Oxford Hills in the first two months. He added that they are already selling lots in the neighborhood’s second and third phases. “There is an unbelievable amount of interest,” he concluded. He expressed optimism that the success of this new neighborhood will offer proof to other developers that there

It’s a good time to be a REALTOR® in Greene County as sales are brisk. Sellers are happy as well as not only are their homes selling, but they are moving more quickly than a year ago. The Charlottesville Area Association of REALTORS® reports that at the end of the first quarter of 2018 sales of single family homes in Greene were up 2.2 percent compared to last year at the same time, while inventory was down 17.2 percent. REALTOR® Ginny Barefoot with Roy Wheeler Realty Co. describes a market that is “quite busy” with inventory shortages. In fact it is so busy they are starting to see multiple offers. She had competing offers on two of her listings just recently. Barefoot stated that, in most cases, if a home is on the market it will sell unless there’s something wrong with it. She indicated there is a particular

shortage of one story homes to meet the demand from retirees and others tired of climbing stairs, adding that if one goes on the market, and is less than 20 years old, it will sell quickly. “Overall this is one of the better years our office has had,” Woodson said. He described the early spring market as “hot,” suggesting that rising interest rates may have encouraged some buyers to get moving. This was followed by a bit of a slowdown, but “all of a sudden” things picked up again at the end of June, he added. Woodson has a note of caution for sellers, however, stating that while the current market offers good news, they still need to consult with their REALTOR® and be realistic about pricing their homes to sell them in a reasonable amount of time.

Greene’s Buyers Greene appeals to a wide range of buyers from first timers to growing families, retirees and down sizers and returning UVA grads. With its easy commute to nearby urban centers, Greene attracts people that work at NGIC, UVA Research Park and elsewhere in Charlottesville, Harrisonburg and Culpeper. The local school system is a big plus, with its highly qualified teaching and professional staff, 51 percent of whom have advanced (Masters or Doctorate) degrees. Barefoot’s three children grew up in Greene County and she gives the school system high marks. A big benefit is the cooperative program between the local high school and PVCC at the Eugene Giuseppe Center in Stanardsville, where two of her children joined other area youngsters and graduated from high school with a substantial number of college credits. used to ask my students where their food came from,” says North Garden Farmers Market Manager Kathy Zentgraf. “‘The grocery store,’ they’d reply, so I’d explain to them about where their meat and produce came from before it got to the grocery store.” Farmers markets, she notes, are a great show-and-tell place to demonstrate food sources. Often the growers themselves are there and happy to talk with young people about raising fruit and vegetables, flowers and livestock. They see people can actually make candles or soap or cheese, not just buy it at a store People really welcome access to food and other items that are home-grown, home-raised and home-made. Farmers markets are also a natural meeting place for a community in this time when so many adults and children seem “tech-stuck” instead of enjoying things that are live. Clearly, BUY FRESH, BUY LOCAL is more than a bumper sticker, it’s a

grand idea. When we shop locally, we support our community as a whole. In fact, a Virginia Cooperative Extension study revealed that if each Virginia household spent $10 a week on local products, an additional $1.65 billion—that’s billion with a B—would be invested back into the Commonwealth’s local economy. In addition, many related businesses such as orchards, berry patches, and restaurants benefit from our increasing appetite for locally grown food. Vibrant farmers markets not only add to the economic health of our area, they enhance both our physical health and that elusive concept called quality of life.

Area Farmers Markets Flourish “Charlottesville scores as one of the top places to live, over and over,” declares REALTOR® Kelly Ceppa of Nest Realty in Charlottesville. “We are one of the few small cities in the nation that has big-city cultural amenities like art, theater, and education. We also have small-town features like ‘community.’” “Community” is definitely reflected in Charlottesville’s City Market where

This market, while the largest in the region, is typical of most others. You’ll find them throughout Albemarle, Fluvanna, Greene, Louisa, Madison, Nelson, and Orange Counties. Markets sprout in a variety of venues including subdivisions, school and church parking lots, and community parks. Many are on Saturdays, but some are on other days. One of the newest is the former Red Hill Farmers Market, now renamed the North Garden Farmers Market and relocated to the Albemarle Ciderworks at 2545 Rural Ridge Lane in North Garden. “We’re open Thursdays from 3:00 to 7:00 p.m. and it’s a great location,” declares market manager Zentgraf. “The Ciderworks usually closes at 5:00 p.m., but they are keeping their Cider Room open until 7:00 p.m. on Thursdays for us so there is shelter for people. We have typical farmer vendors and also some artists including a textile artist and a woman who paints little portraits—she hands your finished portrait to you on the spot—and we’re looking for more.” Each market has its own personality. Some are shaded by big old trees while others are protected by tents, shelters, or individual vendors’ canopies. Much of the charm of visiting markets is

discovering what makes each one different. Will you find a wonderful new bread for your table or an unusual plant for your garden? What else might you find? Here’s a short list: fresh seasonal produce, honey, preserves of all sorts, flavored vinegars, chutney, eggs, meat, cheese, baked goods. Beyond edibles you’ll often find candles, jewelry, sewn or knitted items, pottery, woodcrafts, furniture, soap, organic pet snacks, children’s clothes, flowers in bouquets or pots, vegetable and flower seedlings, and ceramics from mugs to casseroles and vases. In addition, some artists work right at the market. It might be a weaver with a small loom, a jewelry maker, or a face painter. An especially appealing feature of a typical market is the chance to visit face-to-face with the growers, bakers, cooks, and artists. A number of markets have beverages and ready-to-eat foods with tables and seating so you can enjoy food on the spot. Others have regular musical performances—from youth musicians to singing groups and old-timey fiddlers. Frequently Master Gardeners are available to answer questions about enhancing your green thumb. Not all items are available at all markets all the time and many shoppers visit different markets on different days. Some vendors participate at only one market, others miss a time now and then, and a number of items are seasonal. Most markets typically have a waiting list for spaces so some vendors fill in whenever they can until a permanent slot opens up. The City Market also offers sidewalk space for tables and exhibits about various causes to let shoppers know what the advocates are passionate about. Various groups seek to garner support for their missions—everything from supporting a high school sports team or a group teaching home canning skills to environmental and political groups.
