A First Fridays exhibit of hundreds of individually crafted banners aimed to send the message that no one is alone in struggles with mental health and substance use. Recently, the Community Mental Health and Wellness Coalition presented “The Art of Resilience and Recovery,” showcasing journeys to wellness in our community. Throughout Fall 2018, hundreds of local residents participated in banner-making workshops. Then all of their artworks were hung together to send a powerful message that healing and recovery are possible. Telling stories of resilience and recovery helps break the stigma related to mental health and substance use challenges. Individually and collectively, these banners aim to foster greater
understanding of these challenges and highlight many different kinds of support that help people on their journeys to wellness. This is the first time that the Community Mental Health and Wellness Coalition, a collaboration between 20 different local behavioral health organizations, exhibited at First Fridays. “The Art of Resilience and Recovery” was made possible through a generous grant from UVA Health System. t’s cold outside, the holidays are approaching and your neighbors are decorating their homes with festive lights. You want to join them but just received a terrific job offer in another city, or maybe you’ve had it with winter and want to move where it never snows. Or perhaps your family is too big for your present home or you just found the perfect place for retirement.
Whatever the reason, you are ready to move, but wonder if your present house can possibly sell during the winter months, especially when the holiday season is in full swing. Fortunately for you, this month and the dreary ones that follow are actually great times to sell. Your seasonally decorated home shows especially well, and buyers who come to look are serious. Viewing homes to pick up decorating ideas is definitely not a priority for most buyers this time of year. Houses on the market now also
have very little competition. Not only do some sellers choose to wait until spring, but inventories of houses for sale are already unusually low thanks to our hot market. And the potential for a quick sale may be better than you think as market stats show the average number of days homes stay on the market (DOM) continues to decline. Local REALTORS® confirm that demand for homes remains high and chances are good there are buyers already waiting for one just like yours to
come on the market. You may rightfully have some worries about the inconvenience of listing your home during this time, especially if you expect holiday visitors. The downtime during the winter months was when Debi Dotson with Real Estate III - East used to start on her taxes. This year she doesn’t have time. “The market is very busy” she says. “Buyers are out and listings are being shown.” And homes are selling. She was looking forward to two closings just a week ago. If you have a rural property or want to sell a piece of land, the winter months are an especially good time to be on the market, Dotson explains. It is a lot easier to see the boundaries of a lot when the trees don’t have leaves, and there is also less concern about running into hazards like snakes, she adds. She just sold a farm property to two young professionals who look forward to getting away from it all and raising goats.

Less Competition The current low inventory of homes for sale makes house hunting particularly challenging right now, definitely good news for sellers. When they wait for spring, they face more competition as their home will be one of many new listings for buyers to choose from. “This is not the easiest market to find something,” says Len Mailloux with Real Estate III - West. He advises buyers to be ready to go whenever something appropriate shows up, holidays or not. He adds that in his experience the December and January time frame can be “very rewarding.” And the buyers are out right now. Dotson says one of the biggest complaints she hears from buyer clients is not enough houses for them to look at. Mailleaux has a similar report stating that among his active clients he has more buyers than sellers. Many are downsizers looking for a house or condo where they can age gracefully in place, which makes it even more difficult to find the right one. New construction has been a hot topic lately and its popularity has kept builders very busy the last couple of years. However, their success has been a challenge for sellers. Competing against new homes is difficult because they have so much to offer in the way of functional floor plans, energy savings and new technology. Since building is often difficult during the winter months new construction slows for a time. This temporarily eliminates an important source of competition for sellers until the
weather warms up again, another good reason to get your home on the market now rather than wait for spring.
Serious Buyers Only Holiday buyers aren’t “tire kickers,” said Byrd Abbott with Roy Wheeler Realty Co., and they may be out this time of year for many reasons. Tax concerns may be an issue for some, while others may have recently been transferred and forced to relocate for their job. Still others are concerned about the high likelihood that interest rates will continue to rise in 2019 increasing their mortgage payments or even keeping them out of the market all together. Whatever the reason, a buyer who needs to buy now is a good prospect for making an offer on the first house they find that meets their needs regardless of the season. Certain types of buyers may be especially likely to be holiday shoppers. Many jobs at the University start early in the year like January or February, Mailloux says. For these folks spring is too late. To be settled in by the time their job starts they must buy during the fall and winter months, including the holidays. Then there are people who anticipate buying a home in the near future. Often they take advantage of time off for holiday vacations and challenging weather to start searching for a home online. Expect them to review pictures and videos of listed homes and eliminate the ones that don’t appeal before they call their agents with their top choices.
If your home is not listed, you will miss these online shoppers. And finally there are buyers who come home for the holidays, remember the good old days and decide to return permanently to be near aging parents, children or grandchildren. Often this means they buy a house.
Holiday Decor Attracts Buyers Everything is decorated and brightly lit during the holidays from homes to the neighborhood clubhouse to your subdivision entrance. If your house is on the market don’t pack away your holiday decorations. Instead, get in the swing of things and use greenery, candles, lights and even fragrances of the season to help heighten your home’s appeal for visitors. Abbott is one of many agents who encourages her clients to list during the holidays suggesting they tastefully decorate right after Thanksgiving. “Most
homes look so welcoming during this time,” she says and for many buyers that is very appealing. Mailloux agrees stating that a home’s ambiance is definitely enhanced by “cozy and welcoming.” A burning fireplace contributes to that feeling as does a tasteful wreath or tree if that is part of a seller’s holiday tradition, he adds. He believes a home needs to feel lived in, because that “conveys a lot about the house and shows that it is loved,” and for many folks that means taking out the treasured holiday decorations. Aguilar also advises that sellers continue to do what they normally do this time of year, including decorating the house. She cautions, though, that if it doesn’t sell right away you will need to take new pictures once the holidays are over. Scott Ward with First Dominion Realty, Inc. in Scottsville suggests sellers take their cue from Colonial Williamsburg where holiday decorating features natural elements. He advises sellers to continue to “live in their house,” when it is on the market, but “live a little neater.” Ask your REALTOR® for advice about how to make the best use of decorations at your house. Some examples may be to highlight your home’s best features by outlining a bay window, porch or a walkway with lights or to welcome prospective buyers with greenery and candles on the mantle. Candles in the windows are common this time of year and beckon to visitors to enter. Dotson advises keeping them on even after the holidays are over, as is common in New England. She also emphasizes the importance of assuring your home is safely accessible by shoveling snow and keeping walkways, steps and decks free of ice. If selling your home is a priority, call your agent today. And while you’re at it, enjoy this opportunity to clean up, clear out and decorate for the season while you dream about your next home. nviting friends, family or business acquaintances to your home during the holidays can be special. You may not have the biggest place on the block, but whether you have an open floor plan or a more traditional layout, there are handy tricks for creating a perfect party. Whatever your plans—an elegant sitdown dinner or a musical jam session potluck—don’t wait until the last minute to prepare.
Have a Plan Most successful party hosts have a master list to tweak for various entertaining occasions. It might include getting fresh flowers the day before, ensuring some veg-

an and gluten-free appetizers and main course options, and a reminder to buy or make name tags if your guests at a particular get-together don’t know each other. Dispatch your invitations for holiday parties about three weeks ahead of time. An easy RSVP option is a good idea so you’ll have an idea of how many to expect. Obviously this is more important for a sit-down dinner than a casual evening of games and snacks.
When hosting a potluck, use an online app for people to see what others are bringing and plan accordingly. Even if it’s not a potluck, people often offer to bring something. Just say “yes” and have a list of what would be most helpful if they ask. A bottle of wine? A green salad? Chips and dip? Do as much as possible ahead of time. Set the table. Know where you’ll stash the pets. Move furniture such as that shin-bruising coffee table to another room, especially if you have a large guest list. Decide where people will park their coats. Clean the powder room. Speaking of that little room, be sure it has good lighting and plenty of TP in an easily found location. Provide towels people feel comfortable using rath-
Your front door sets the mood for holiday entertaining. A simple wreath, either classic or mod, offers an ideal holiday hello. Some people “gift-wrap” their entire front door with festive patterns. You might consider an inexpensive holiday floor mat as well. It’s always nice to greet guests in an entryway. Even without a formal foyer, you can create a “transitional” area. A low shelf or even the back of a large piece of furniture can define your greeting area. In one case, a couple created a “wall” by suspending a handsome batik by a local artist over a small bookcase. Another family defined a “foyer” with dramatic ceramic tile and a sturdy antique clothes-tree since they had no front-hall closet. Actually any flooring different from the main room would serve well. Even the ceiling can help define the entry with paint, molding or a contrasting material such as recycled wood or press-on tin tiles.
Conversation Areas Somehow it seems that company always congregates in the kitchen. Well, no surprise because that’s usually where the food and beverages are. To encourage guests to gather in other places, set up drink stations and appetizers in several locations. Create inviting conversation areas where guests can sit and chat while still being part of the main group. Ideal seating would be for four or five people. Have all the seats in a single area at the same level keeping folks face to face. If you entertain frequently, invest in some attractive chairs that can be folded or stacked for storage. Nothing is more anti-conversation than a TV screen. While some people loop a background program of drifting fish or peaceful forests, it’s better to have the screen completely concealed behind a painting or moved to another room. That way no one can make a hard-torefuse request for a quick check on a football or basketball game.
Holiday Lighting The right level of illumination is key to setting the mood, from exterior holiday lighting to inside rooms. For instance, you might add tiny colored lights for festive party punctuation. Be sure also to have multiple light sources to provide relatively soft lighting in every room. If you have dimmer switches, you can have brighter lighting when guests first arrive, then lower
