CAAR Member Quinton Beckham Honored with Second 2018 Good Neighbor Award The Charlottesville Area Association of REALTORS® (CAAR) announced that Quinton Beckham, Broker at Keller Williams Alliance – Charlottesville, is the second 2018 Good Neighbor Award recipient. The Good Neighbor Award program highlights local REALTORS® who dedicate significant time and interest to projects that make a lasting impact on our communities. Beckham was nominated by his colleague Donna Patton for his long-standing commitment and fundraising efforts to Charity Treks, Inc., whose mission is to raise seed money to benefit the Emory Vaccine Center and UCLA AIDS Institute and their research to find a vaccine for HIV/AIDS. Beckham has been volunteering since the organization’s inception in 2002 and is currently serving as the Senior Vice-President. “I know there is plenty of treatment for HIV, but until you find a cure it will never be gone,” said Mark Stanis, President of Charity Treks, Inc. “Quinton has been instrumental in getting a matching donor each year for many thousands of dollars.” A $500 donation was made to Charity Treks, Inc. in Beckham’s name.

St. Anne’s-Belfield School Builds Homes with Habitat for Humanity of Greater Charlottesville This month St. Anne’s-Belfield high school students will work with Habitat for Humanity of Greater Charlottesville staff, partner families, and volunteers to build homes in the Lochlyn Hill neighborhood. For the past three years, the two organizations have partnered together around the holiday season to provide students with the opportunity to engage with the local community and gain hands-on experience with construction work. “This is the largest youth group build we have each year,” said Amy Allamong, Habitat’s Volunteer Manager. “It’s wonderful to have a wide range of volunteer ages on the build site and the students always get a lot of work completed!” The school’s partnership with Habitat is part of their Winter Intensive Program, where students have the opportunity to spend the three weeks between Thanksgiving and winter break in interactive classes that provide meaningful experiences with their classmates. On the build site, youth work closely with Habitat staff to install drywall, paint new construction, and mix concrete. About Habitat: Habitat for Humanity of Greater Charlottesville brings people together to build and rebuild homes and communities while catalyzing new pathways to safe, decent affordable housing. H

ow would you like a home on some nice acreage where you have privacy, great scenery and a pleasant commute to town? All of this can be yours when you live in historic Orange County, which has homes for everyone from first timers to move up families and buyers for farms or estates. And there is more. Thanks to lower county taxes Orange County residents have more money to spend on decks, furniture for en suite guest rooms (no more making up that old hide-a-bed, or sharing a bathroom), and that essential mud room shower to wash their favorite hound dog when she’s done chasing rabbits through the woods. Orange County is predominantly rural and known for being one of Vir-

The Orange County real estate market is flourishing, helped by depleted inventories of homes and rising prices in Charlottesville and Albemarle that push home buyers further out in their search for a suitable place to live. And when they arrive they will be delighted by Orange County’s favorable home prices. But don’t wait. Interest rates are predicted to rise next year and as more buyers discover the advantages of living in Orange, agents report inventory shortages, which are pushing up prices and making home ownership more costly.

Orange County’s Real Estate Market Home buyers may become acquainted with Orange County when they visit as tourists drawn to the quaint shops, the Montpelier races and what John Ince with Wiley Real Estate calls the “surprisingly upscale restaurants.” Local vineyards, where wine tastings are a fun way to find new favorites, are also a big draw. Long and Foster’s online market summary for the month of October reports that the inventory of homes for sale in Orange County decreased three percent compared to the same time a year ago, while the year-over-year median price increased six percent. Buyer demand is also reflected in a three percent decrease in the average DOM (Days on the Market), all great news for sellers. “Homes are selling,” agrees Donna Waugh-Robinson with Jack Samuels Realty in the town of Orange. Keller William’s Tom Woolfolk is pleased with the Orange market as well. He adds you may expect to pay as much as $100 thousand less for a home there compared to Albemarle. Low prices combined with modest property taxes are a combination that works for lots of buyers from first timers to retirees on fixed incomes, he says.

Many Orange County buyers are drawn to the small town atmosphere in communities like Gordonsville and the Town of Orange. They also appreciate the privacy and views available when they live on acreage. Woolfolk believes that while the market continues to improve in Orange, it still slightly favors buyers, which means it’s a great time to shop there for your next home. This includes first timers who can still find affordable houses there, although the inventory is low says Missy Garrison with Montague Miller & Co. - Orange. She cautions that a low price may reflect a home that needs too much work to qualify for a mortgage. On the other hand, Woolfolk reports that for homes that qualify, lenders now offer mortgage programs for first timers through VHDA or USDA that are more flexible than in the past, making it easier for them to buy a house. Justin Wiley, with Wiley Real Estate - Orange, describes a market that “overall is very strong with lots of good sales.” He notes that his company was involved in the sale of two large estates this year, Marsh Run and Mount Athos. He is also pleased to have several other closings in the works It’s not just the large estates that are selling. “We have also seen some good activity in small farms in the $400,000 to $700,000 range with quick sales when the properties were priced right.

sible to have the best of both,” Ince continues. Wiley moved to Orange some years ago and, while he has observed a lot change in his time, “it still feels like it used to.” He describes the lifestyle there as “wonderful without the sprawl and traffic. It’s close enough to Charlottesville, but you can still have a rural life.” He is also fond of the tax savings compared to when he lived closer in and finds the overall cost of living lower. Some other benefits of Orange include its easy access to shopping and medical care and its location to the north, which takes the stress out of getting to the main airports. And for two-career couples working in different urban locations such as Charlottesville, Richmond, Fredericksburg or Culpeper, Orange County’s central location has much to offer. Phil Geer, the Orange County Director of Economic Development says that his county offers a “nice mix of rural life with commercial activity.” This allows residents to live on a choice three acre parcel, away from the stress of living in town, but still have access to a good job. And there is good news for employment seekers. “Companies are looking for people to work for them and there is no shortage of jobs,” Geer says adding that the eastern end of the county near Fredericksburg is especially active. He is impressed that Orange is one of just a few rural counties in the state that is experiencing growth in its population, with slightly more people moving in than leaving. These days, high speed internet is essential for just about everyone regardless of where they live. “It’s the main thing buyers ask for,” Garrison says. Fortunately, Geer reports the County is partnering with the school system

as part of a rural broadband initiative to extend internet services. Paid for in part by a Federal grant, the effort will connect the schools with a 33-mile fiber optic network. Once in place the infrastructure will also be leased to the private sector.

Some other benefits of Orange include its easy access to shopping and medical care and its location to the north, which takes the stress out of getting to the main airports. Orange County Home Buyers Most buyers who move to Orange County love it for its rural lifestyle. “Its rural nature has remained relatively unchanged over the recent decades due to a relatively conservative county government along with being just beyond the growth pressure of Charlottesville or Washington DC,” Ince says. There are also some subdivisions, however, including a gated community called Lake of the Woods located on

the far eastern end of the county. This neighborhood appeals to retirees from Northern Virginia and people who work in D.C. or Fredericksburg, Woolfolk says. On the west end of the County there are two relatively new neighborhoods, Coniston Manor and Gordonsville Gates, which are now entirely built out and seeing some resale homes go on the market. Woolfolk sold a home in one of these neighborhoods to a professional couple who work in Charlottesville. One of Waugh-Robinson’s clients, a retiree, purchased one recently as well and will be moving in this month. She already lives in Orange and is relocating there to have a one level home and to be closer to Charlottesville. Another Gordonsville neighborhood called Cameron Estates is much older. Some of those people have lived there for decades, Woolfolk said. Two homes he listed there sold this year to younger, working age people. Farming or agritourism are also popular pursuits in Orange, Wiley explains. Examples are wineries, pick

your own pumpkins farms and vegetable growing for distribution to restaurants that want to source local produce. Wedding venues are an increasingly popular choice as is maintaining property for vacation and other short term rental through Airbnb. Lots of buyers move locally within Orange either downsizing or acquiring more property. However others come from Northern Virginia looking for a second home or a place to retire, Wiley says. Gift Swaps Instead of struggling to buy presents for everyone in your office, social organization, or family, establish an annual gift swap. This is usually more entertainment than actual gifting. The basic rules (with endless variations) are: • Everyone brings a wrapped gift. Some groups specify white elephants or have a price limit on new items. • Each person draws a number and sits where everyone can see every gift that is opened. • Person #1 opens any gift. Then the next person may either appropriate the just-opened gift or choose another one to open. Subsequent players may choose any previous gift or select an unopened one (but not one just stolen from you).

id you find yourself happily scoring gifts for the family (and some friends) on Black Friday and Cyber Monday this year, blithely overlooking last January’s shocking credit card bills? Well, here’s a budget—and stress-saving—checklist for next year. (And maybe some last-minute ideas for this season.)

Plan Ahead • Recycle gift boxes, holiday ribbons, bows, and wrapping paper. Saves money and it’s good for the planet. • It’s a given to shop post-holiday clearances. But be sure to remember where you store the items. (Hint: Make a list. Check it twice.) • Pay attention. When someone comments, “I wish I had [fill in the blank],” write it down right then. It could be a wish for a box of thank you notes, a pair of warm gloves or a bird feeder. You think you’ll remember, but it’s smart to make a list—maybe on your phone so you can check it when you spot a great sale or are on vacation.

• Personalize. The “perfect” gift is always the most welcome. One woman found some flying pig earrings for a friend who constantly tackles “impossible” tasks. Another couple always gives Aunt Margaret a new African Violet for her window sill at her assisted living apartment. • People have mixed feelings on re-gifting, but if something you received would be perfect for someone else—a person who will never EVER see the original gifter—why not. Caution: Be utterly, totally, absolutely certain to remove any gift tags to you. • DIY. There’s nothing like a homemade or home-baked gift. And they

are usually less expensive than making a purchase which might be the wrong color or size. • The internet is a great source for holiday recipes including variations for vegetarian or gluten-free friends. Assemble mixes and preparation instructions—with everything blended except the liquids—for muffins, cookies, hot chocolate or any number of other recipes. If you have never made jams or preserves, you’ll be surprised how simple they can be to prepare using frozen fruits and even wine. • Hit the web. Googling “low-cost Christmas craft ideas” yielded—no kidding—1,380,000,000 hits. One quick visit had ideas on making paper snowflakes and angels, Advent calendars, fire starters and holiday feasts for birds using pine cones, and tote bags from old T-shirts. (We confess we’re lukewarm on that last one.) Also on the internet: a variety of free printables such as templates for gift tags, greeting cards, party invitations, and holiday pictures for children to color. • Construction projects. If you have youngsters in your life, recruit them to make holiday cards for you from sturdy paper stock and last year’s cards. Provide glue sticks, scissors, and colored felt pens plus a supply of ribbons. • Float votive candles in water-filled jars. We’ve found wine glasses and other pretty glass containers in local thrift shops for as little as 20 cents and you can color the water for extra cheer. • Collect a variety of candlesticks at garage sales or thrift stores, then unify them with matching spray paint—sil-

(The next year get the females outside and the males in the kitchen.) Other annual (and inexpensive) traditions: • Spend an afternoon with each person making a tree ornament, adding the date to remember in years to come. • Save your incoming holiday cards to open on the last night of Hanukkah or Christmas Eve. • Go caroling in your neighborhood or at a nursing home. • Involve the kids in donating to a food bank or a “wishing” tree for those in need. • Walk or drive to see Christmas lights. • Watch a holiday movie with popcorn, hot chocolate, and perhaps mulled wine for the adults. n Marilyn Pribus and her husband live in Albemarle County.
