with high pressure air to throw water particles into the air to freeze and produce machine-made snow.” Cited in Washingtonian magazine as the “Best Snow Tubing” resort in the Washington D.C. area, Massanutten’s 900-foot-long, 125-foot-high tubing hill features three jumps and as many as 16 lanes dropping 120 vertical feet, for sliding solo and, when conditions allow, with friends. Snow Moon Fest 2019, March 1-3, will feature a Polar Plunge, live music, tap takeovers and samples, fireworks, Torchlight Parade and more. While there are fees for participation in some events, there is no separate admission charge for watching the Torch Light parade or the fireworks. “Strictly by the numbers, skiing and snowboarding are Massanutten’s most popular winter sports,” Andrick says, followed by snow tubing and ice skating. “While Massanutten is great during all four seasons, the place really comes alive in the winter. From snow sports and the Indoor WaterPark, to dining events and a world-class day spa; you can really tailor your entire vacation around your interests. There truly is something for everyone here. “Personally for me, it’s skiing,” she says, when asked to name her favorite winter activity. “I love being outdoors in the snow covered mountains and watching the sunrise or sunset and everything in between. Another is its state-of-the-art computerized snow system, which makes it the East Coast’s only resort with an automated snow making system covering all its slopes, guaranteeing that every day is a snow day, all season long. Dubbed “Snowpower,” the system is one of the world’s most sophisticated, employing 40,000 linear feet of pipeline, more than 400 snow guns, and 45 weather stations. Theoretically with optimal conditions, the resort boasts, Snowpower could cover a football field with 37 feet of snow in just 24 hours. This makes Wintergreen the only ski area in the United States with 100 percent of its terrain covered by automated snowmaking. It also gives Wintergreen’s snow sports surfaces a uniform depth and consistency of snow quality from the top of the slopes to the bottom. The system also allows the resort to recover more quickly from rain or unseasonably warm periods, making possible an extended snow sports season. Refrigerated by a 125 ton chiller, it accommodates up to 60 people at a time. “We are just wrapping up a couple million dollars’ worth of resort improvements for the winter season,” says Wintergreen spokesman Mark Fischer, “including the resort’s first Day Lodge space, the new Terrace Cafe, a new Members locker room, a new Grab and Go, new ski patrol facilities, a new boutique, and a new ski shop. “We’re in the midst of a pretty major renovation to the whole facility. We have a new indoor tennis bubble that’s just been completed, all the courts are being resurfaced, and both fitness centers have been completely renovated and expanded. The Wintergarden Pool and Spa has more than doubled in size. There is more work scheduled to be done this summer.”

Another local favorite, the Wintergreen Summer Music Festival and Academy, features a range of music and performers in July and August.

Real Estate Market Associate Broker Marlo Allen with Mountain Area Realty in Nellysford says that the market is “definitely improving.” This applies to all three sections of the county, she adds, Wintergreen, Stoney Creek and everywhere else. The biggest improvement is in Stoney Creek, Allen continues with an impressive 40 percent increase in sales compared to last year at this time. She invites homebuyers to come to Nelson where they can still find a surprising number of great deals. One especially good option is the condos at Wintergreen, which Allen calls “a great point of entry” into the market because they are so affordable. Hall sees the market as “mixed.” He describes lots of sales, and adds it is still more of a buyers’ market with some “great values.” He has seen a considerable improvement in land sales, and a shortage of rental and commercial properties. as Maryland, Pennsylvania and North Carolina. Crowds from everywhere also come for popular annual festivals. In August, Lockn’ Music Festival is at Infinity Downs Farm in Arrington. Maureen Kelley, Nelson’s Economic Development Director, reports that over 70 percent of visitors who participate in this annual event are from out of state. Festy, also at Infinity Downs, happens in October. Known for its laidback vibe, Festy is a community gathering where everyone can “come and sing along,” a place for friends and family to gather around the bonfire and “laugh ‘til the sun comes up.”

With its central location, Nelson is a favorite of individuals who commute to Charlottesville or Waynesboro/ Staunton for work. It also works well for two-career couples with jobs in different nearby cities. The area also appeals to families who want to spread out. They appreciate the local schools, which offer a variety of amenities including classroom sizes small enough that teachers can get to know their students. Second home buyers are a big part of the home buying population making up as much as half of Nelson’s real estate market, Hall says. At Wintergreen on the mountain agents estimate the number is closer to 85 percent. The availability of high quality medical care is a plus for families and retirees alike. Both Sentara Martha Jefferson and UVA have satellite clinics in the area while Augusta Medical Center is just a short drive away. Nelson is also a good choice for first time buyers Allen says. She especially recommends properties off the Route 29 corridor where prices are more favorable than near Route 151. Are you ready for a change of pace? Residents and visitors also enjoy a host of outdoor activities from hiking and canoeing to golfing, tennis, skiing and snowboarding. In hot summer months when the ski slopes are empty, golfers flock to the Devils Knob private course at Wintergreen. Not only do they enjoy the scenery but they sigh in relief at temperatures that are 12–18 degrees cooler than in the valley. Weather permitting, golfers can play the public course at Stoney Creek year round. During warmer months, lunch, dinner and Sunday brunch are available at the Stoney Creek Bar and Grill adjacent to the course. Wintergreen Nature Foundation is a Nelson gem and non-profit that “encourages and enhances understanding, appreciation, and conservation of the natural and cultural resources of the Blue Ridge Mountains of Virginia.” The Foundation sponsors educational activities for all ages and maintains 30 miles of hiking trails at varying degrees of difficulty. Despite its rural and spread out nature, residents report Nelson has a genuine community feel where fami-

elson County is known for a peaceful lifestyle and amazing scenery available just a short drive from Charlottesville.
