Behind the mask of a superhero blockbuster, the film tells the story of what it is to be black and empowered by a truly innovative community. Join us to experience the magic of T’Challa, Killmonger, and Nakia all over again, this time surrounded by hundreds of fellow members of the Charlottesville community. Thanks to UVA Arts, the screening is free of charge. A donation portal will be
Life Ministries, the African American Teaching Fellows, and City of Promise. Prior to the screening, these organizations will offer welcoming remarks to introduce their missions to the Charlottesville community.
St. Anne’s-Belfield School will host a public concert as part of A Cappella Fest 2019 on Saturday, March 23 at 3:00 p.m. in Grisham Hall (2132 Ivy Road). The concert will feature the School
groups Elements of Sound and TrebleMakers, as well as a cappella groups from Albemarle County High School and Culpeper County High School, and the Sil’hooettes and Academic Village People from UVA. Dr. Tucker Biddlecombe from Vanderbilt University will be the guest clinician. “A Cappella Fest is a great tradition for the School and Charlottesville community,” said Upper School music director Will Nichols. “Not only do our students learn from each other and a variety of mentors, but the concert is a great, family-friendly way to enjoy this distinct form of music.” Tickets are now available at www. stab.org/acappella at $15 for adults and $10 for students. n

ur commercial market continues to expand and local agents look forward to more of the same throughout 2019. Evidence of growth is everywhere, from trendy retail developments—many in mixed use projects that feature apartments, office space and desirable walkability scores—to subdivisions and hotels. Agents also look forward to projects now underway that feature much-needed office space to meet the high demand especially near Downtown. There is good reason for continued optimism about this market. We enjoy an economy that is protected from the kinds of ups and downs that often impact other places. Local colleges and universities from UVA and the Medical Center in Charlottesville to Mary Baldwin in Staunton and JMU
The local commercial market is “strong,” says Benton Downer, Owner and Principal Broker at Downer and Associates. This despite low inventories of properties for sale that make it challenging to find what his buyers want. The leasing side of the market is also active, Downer adds, and some inventory is available. His clients who need 1,000 to 1,500 square feet of office space have options to pick from. On the other hand, those looking for something larger, like 5,000 square feet, will have more difficulty finding what they need, he says.

Jenny Stoner, Commercial Sales-Leasing Associate with Cushman & Wakefield Thalhimer describes commercial growth that is widespread with lots of exciting projects all over town. The commercial real estate market is “booming” in Charlottesville, she adds. The amount of development going on in town “bodes well” for continued commercial expansion over the next five years, says Mark Mascotte with Mclean Faulconer, Inc., citing a number of developments in Downtown and elsewhere throughout the region. The high demand for Downtown space and the impressive number of new projects in process make parking a growing concern that could become more acute with all the new development, Downer observes. On the other hand, some plans also provide for parking. One example, the 323 Building under construction behind the Glass Building, will offer Class A office space plus a four-level parking garage. Parking is also at a premium in another vibrant area, West Main, although less so than in Downtown, Downer adds. Much of the activity there is student-driven—apartments with ground floor shops and restaurants, for example—and this population often prefers to walk, bike or rely on public transportation rather than take a car. High end apartments are also in the works in that area. The building at 600 West Main, which will be leasing soon, features upscale apartments for professionals such as visiting university staff, Stoner says. courtyard, an art gallery, a parking garage and the Blue Moon Diner with its spruced-up exterior, now with extra seating. Shortages of office space and parking places force some business owners to look elsewhere for what they require, Downer observes, citing a recent conversation with a client who answered “no way,” when asked about considering a downtown location. This is good news for areas further out. For example, Pantops is just 10 minutes from the Mall, easily accessible via I-64 and much more parking
friendly. And business is good there for all kinds of reasons. The market here as “really solid,” says Lisa Jones, President of Pavilion Properties. She cites the demand for space at Peter Jefferson Place, her company’s Pantops-area development featuring Class A office space. Newcomers like the Nature Conservancy join an impressive list of existing tenants, many of whom are renewing or expanding their leases. The North Pantops Professional Center on Olympia Circle will be ready for occupancy by the middle of 2019, says Steve Melton, Broker with Virginia Land Company, who has several likely tenants for the first of three buildings in that project. Pantops area business owners and employees will soon have more reasons
to like working there. The soon-toopen Shops at Riverside Village—part of a mixed-use project that features condos and single family homes plus retail stores and luxury apartments— will feature Grit Coffee and a taphouse concept, full service restaurant with American fare and a great beer selection, Stoner says. Exercise buffs can choose between the upcoming boutique fitness studio at Riverside Village, outdoor walking and jogging paths at Peter Jefferson Place or ACAC’s new Pantops location on Martha Jefferson Drive. Another commercial market hot spot is the Shenandoah Valley, says Mike Pugh with Old Dominion Realty in Harrisonburg who described it as “robust, and very active.” He adds that many contractors, especially those required for large infrastructure development, are booked well into the future.

How to Enjoy a

“YOUR CURB APPEAL
is the first thing a potential buyer sees about your home,” declares REALTOR® Paul McArtor of Avenue Realty LLC in Charlottesville. “A well-maintained lawn shows buyers the house is well cared for.” But he also has a caution. “It’s important to balance a beautiful yard with lower maintenance. You don’t want potential buyers to see their weekends disappearing due to the complexity, size, or expense of what they need to maintain.” All too true. A lush green lawn is appealing, but can be expensive in terms of water, fertilizer, herbicides, and pesticides. And yes, free time. Fortunately, there are strategies to cut these expenses while still having a nice lawn and being kind to our environment for our families, our neighborhood, our community, and beyond. The Environmental Protection Agency estimates as much as 80 percent of the water falling on lawns— from rain or sprinklers—doesn’t stay there. Fertilizers help create green lawns, but it’s all too easy to use the
wrong type (which is a waste of money) or too much—like one hapless homeowner who ended up mowing his lawn every four days all summer long. A logical first step is to reduce the area of lawn. Consider instead expanding a vegetable garden or letting part of your yard revert to woodland or meadow with wildflowers to attract butterflies and birds (who will gobble up insect pests). Gradually replace grass with beds of native plants or attractive groundcovers which, compared to lawns, are low-maintenance. Take former Charlottesville mayor Kay Slaughter’s front yard, for example. The entire space is a cheerful palette of flowering trees such as lilacs and white-blossomed fringe trees plus shrubs including azalea, butterfly bush, and hydrangea. “The oak leaf hydrangea are white with pinkish touches,” she says. “I also have perennials that come up faithfully on their own starting with early daffodils. They’re followed by tulips, iris, peonies, cone flowers, daylilies, sedum, roses, and red bee balm.” Remember that native plants are right at home in our climate and pret-
ty much take care of themselves, needing less water, fertilizer, and attention. Some groundcovers particularly suited to Central Virginia include, ivy, various creeping junipers, vinca, pachysandra, and other candidates. Ask for guidance at your local nursery or Extension Service Office. Indeed, Virginia Cooperative Extension provides remarkable resources such as e-books, videos and brochures— most at no cost—with information on health, nutrition, home finance, agriculture, gardening and much more. For your yard, it offers information on protecting water resources, growing a garden, maintaining a lawn, managing pests and wildlife, and much more. Specialists, agents, and volunteers provide a variety of services. Of course, most people, including Slaughter, want some lawn area for a game of croquet or badminton and for children and pets to play. A well-kept lawn adds curb appeal to any home and there are effective steps toward getting it that way. A good starting point is—you’ve got it!—Virginia Cooperative Extension.
This excellent agency offers recommendations on soil composition and preparation, the best grass seed variety for your region and even for your particular yard depending on the amount of sun and shade you have, weed and pest management, and many other topics. For detailed information visit: www.ext.vt.edu Once your lawn is established, here’s a checklist for healthy maintenance: • Keep your mower blades sharp. Sharp blades not only help reduce mowing time, they cut cleanly. Dull blades tend to crush or yank the grass, leaving the lawn vulnerable to disease, pests, and damage from the sun. • No crew cuts. Let grass grow 4-5 inches tall, then cut no shorter than about 3 inches. Longer grass captures rain water more effectively, while mowing it short leads to shallow roots that dry out more quickly. • Leave clippings on the lawn, especially if you have a mulching mower. This lessens the need for fertilizer, especially nitrogen. It is estimated that leaving clippings on the lawn will reduce the need for nitrogen applications 20-30 percent after the first year and 35-45 percent after the second year. On the other hand, don’t leave big clumps of grass on the lawn where they can promote mold. • Water prudently. Once established, a lawn needs only an inch of water a week. If it doesn’t rain, water deeply once a week rather than sprinkling every few days. This promotes deeper roots and a healthier lawn. • Limit fertilizer. Remember that the manufacturers have a clear financial interest in persuading you to use lots and lots of their product. Instead, employ a slow-release fertilizer that will feed the lawn over a period of months. • Compost it. An even better way to feed your lawn is to apply compost 2 or 3 times a year. Compost includes nutrients like nitrogen, phosphorus, and potassium, and often has trace elements you don’t ordinarily find in commercial fertilizers. Make your own compost or buy it, and spread it evenly about 1/4 inch thick so you don’t smother your grass. Water the compost in thoroughly and mow only after a week to ten days.
