irginians love horses, and we have since the time of the first Colonists. We love to ride them, to show them and to race them. And if we don’t own horses ourselves, we still enjoy the Montpelier races in the fall and the Foxfield races every fall and every spring. We also love to just be around our horses, to watch them and appreciate their strength and their beauty. Donna Patton with Keller Williams Alliance, an equine enthusiast herself, understands why horse property buyers often express a desire to be able to see their animals from the house. “It’s very relaxing to watch them graze, very peaceful,” she says. Horses are big business in Virginia, with an estimated economic impact in excess of $1.2 billion according to a study conducted for the Virginia Horse Industry Board (VHIB). The same study found that horse related activity adds more than 16,000 additional jobs to the economy, which in turn generate more than $65.3 million in state and local taxes. And these figures don’t include the thousands of dollars horse owners add to the economy when they buy a home here. If you are a horse owner who would like to join them you can look forward to lots of company. Virginia is home to over 215,000 equines and the site of 1,200 events, shows, trail rides and other horse-related activities that attract nearly a million visitors annually. It’s after they enjoy a few visits here that many of these folks decide to stay permanently buying properties where they can ride their horses or just watch them from their deck or front porch. Fortunately, Central Virginia has REALTORS® who specialize in rural properties and understand their needs. If you are ready to buy a place your horses will appreciate as much as you do, now is the time to go for it. Interest rates continue to be historically low and while the market for rural properties is recovering, agents say it still somewhat favors buyers. Don’t wait though. Inventories are low and prices are rising. Call your REALTOR® today and get started on your search. Your horses will thank you.

tendees at the spring race are described as “vivacious.” Family-friendly activities in the fall feature special events for children and draw a “more subdued” crowd.

Virginia’s lifestyle and economy have been enriched by horses from the start. Back in 1610, the first Colonists arrived bringing their favorite horses from England. They soon discovered Native Americans owned equines which the VHIB describes as “short stocky native horses,” likely descended from those brought by even earlier explorers, the Spanish Conquistadors. Eventually, the crossing of these bloodlines produced the American Quarter Horse. And while these animals and their owners no doubt enjoyed racing for fun, it is believed they first competed in official races in Henrico County in about 1674.

Our area attracts horse people for many reasons starting with the relatively mild climate the beautiful scenery and the rolling hills. Great medical care is a plus as are the area’s social and cultural amenities. Charlottesville’s reputation as a foodie town with a growing tech sector are also important, bringing alums—who have long dreamed of moving back— and newcomers alike.

Like their owners, horses served in the military during the four years of the Civil War during which 100,000 of them were lost. Today’s Virginians don’t take their horses to war, but enjoy them mostly for recreation and trail riding. However, equine-related events from fox hunting to dressage, polo and racing are all popular activities as well. Charlottesville’s Foxfield Races, which take place this Saturday April 27, and on Sunday, September 29, are a good example. The 25,000 plus at-

Horse owners are especially impressed by the rich pastures and terrain whether they are retirees looking forward to keeping a couple of horses at home, show people who participate in events year around, or professionals who offer riding lessons and boarding services They also appreciate the ready availability of resources necessary to keep their animals healthy and happy. are among the essentials. Their availability plus our area’s equine history and tradition, help horse owners feel welcome and at home here. Of course the demand for these resources adds much to Virginia’s economy. On average a Virginia horse owner spends $4,060 per horse every year, says the VHIB, which amounts to a total of $873 million statewide. Many of these horse property buyers are young retirees in their 50s, Patton says. Some have been living in town and boarding their horses, and can now afford a place where they can keep them at home. Others are “event people,” typically a younger crowd that participates in races, dressage, polo or fox hunting. Some are relative newcomers, Patton adds. These are the people who have always wanted to own a horse or two and can now realize that dream by purchasing the property they need to keep their new family members happy. Other buyers are into hunting or showing who want enough acreage for a few horses and where their dogs can run free. These are typically folks who want to take advantage of a rural lifestyle while they are still young enough to enjoy it, says Bunny French with Loring Woodriff Real Estate Associates.

Good Horse Properties Happy horses are ones whose owners are tuned into their special needs. For this reason, it is essential for buyers and sellers to work closely with a knowledgeable REALTOR® familiar

These agents also understand the complexities involved in moving a family that includes horses. It’s like “bringing a whole village,” Patton says. The new owners must move furniture and personal possessions for their own use, while they also make arrangements to transport their horses with all of their specialized equipment. Unlike in a more typical real estate transaction, horse buyers can’t (for example) negotiate a deal that involves a temporary rental because their seller

needs extra time to move out. These buyers must be able to move in all at once with no delays, which is why it helps when agents on both the buyer and seller side of the transaction understand horses. Agents who represent these families also know that “a serious horse person” has different priorities from other buyers, says Pam Dent, with Gayle Harvey Real Estate, Inc. Their first priority is to be sure the land works for their animals. If not, there’s no point in looking at the house.

Common concerns include the quality of the pasture and whether or not there is enough of it for the household’s equines. Horses can “wear out” insufficient pasture, French says, eating all the grass and leaving only mud behind. Buyers also evaluate “the topography of the land,” since rolling—but not steep—hills with flat, open areas with lots of grass are all important. Of course they will scrutinize the barn as well. A fox hunter may be happy with a run-in shed, Dent says, but show horses, who stay in more, need a nicer barn. Their owners also prefer

smaller paddocks because the animals don’t go out in big groups where they may be injured. A ring with good footing would also be considered a plus, Dent adds. Good water is high on the list of essential features and Dent’s website provides resources for getting it tested urging buyers to follow through. She also suggests evaluating the quantity of water and whether there are “sharing rights or if a neighbor has priority. “You don’t want to invest in farmland only to discover that it’s dry or you only have enough water to use a quarter of your acreage,” she observes.

Automatic waterers that work year round are a real benefit, adds Geri Russell with Roy Wheeler Realty, Co. These are something any buyer would prefer when evaluating a property. Another horse owner concern is the right kind of fencing. “Horses are very delicate,” French says, and barbed wire is not usually a good choice, although “high strung Thoroughbreds” are more likely to get in trouble than draft horses. Similarly, trail riders will look for different fencing than do those who participate in other types of events. “It’s a very specialized field,” Patton adds.

A property with the right attributes can sell quickly. Jane Fogleman with Roy Wheeler Realty, Co. describes one listed for $8 million that sold as soon as it came on the market. It featured an historic home with privacy and great views protected by a conservation easement. Most importantly for these buyers, though, is that it was in “impeccable shape” with a lovely barn and an indoor arena. The bi-annual Foxfield Races is one of many horse-related events that together bring in an excess of $25 million in annual revenue to Virginia’s economy. Foxfield is one of the Commonwealth’s biggest offerings and always scheduled for the last Saturday in April and the last Sunday in September. Dent helped paint the fence in time for the first race back in 1977. Foxfield’s Race Director, Patrick Butterfield, was also there adding, “we all did everything we could to help.” Foxfield is “a great family activity,” where attendees interact with horse loving friends and family while they enjoy the race. It’s definitely an event that “people plan around,” Dent says. Foxfield is part of the national steeplechase circuit, a sport that dates back

to 1752 when legend says two Irish friends settled a bet on who had the best horse by racing to and through a nearby church during a funeral. The sport spread to England and then the United States. This race is a great opportunity to watch horses running as well as “jumping in a more natural setting,” which is very different from seeing them on a race track, Patton notes. Butterfield encourages everyone to come out and enjoy the fun stating, “it’s a great way to spend an afternoon.” The race brings people from all over, including UVA alums who never missed it when they were in school. A big part of the fun is tailgating, Patton says, and some even compete in judged contests of who has the best-looking spread. This year’s spring race is on Saturday, April 27. The fall race, featuring activities for families and children (such as pony rides and games), takes place on Sunday, September 29. Visit the Foxfield Races website for more information, to watch videos of former events and to purchase tickets. If you and your horses need a place to call home, our area has everything you need from great properties to dedicated horse-loving agents, equine related goods and services, and a host of events like the Montpelier and Foxfield Races. f you ask Google to search for ways to beautify your home with tile, you will be amazed at what you find. Tile is no longer something you install only in kitchens and bathrooms. Today you will find uses for it all over the house from dramatic entry walls to shower stalls, backsplashes and floors. You will also be surprised at the variety of colors, textures and designs available, from plain white subway tiles to others you would swear are made of leather, wood or even alligator skin.

explains, he has to turn the tile over and look at the back to see if it is porcelain or real stone. Of course, there is a big difference in price between the two, adding to the popularity of porcelain. Craft describes porcelain tile as “bulletproof,” extremely durable. “Properly installed it will last forever,” he says. Other trends include large tile pieces and large patterns, explains Amy Hart with Dovetail Design and Cabinetry. She emphasizes the functionality of tile along with the many color choices and styles. A great use for tile is in creating a backsplash behind your stove, an area where heat and grease make maintenance challenging. This area is also a place to get creative with patterns, colors, shapes and sizes or to form an eye-catching mural. Since it is waterproof, tile also works well in other areas of your kitchen and baths. For example, Craft suggests using tile to create a dramatic accent wall in your shower. Or how about a whole wall elsewhere in your home such as your entry? Visit your local tile showroom to get an up-close view of the options. The variety will amaze you.

HOUSE & HOME

Tile’s Popularity There are lots of reasons so many home owners choose tile. Ease of care is a big one Popular forms of tile such as ceramic or porcelain are both durable and stain resistant, which means they require very little in the way of upkeep other than water and a little mild detergent. Tile is also cost effective. A study conducted in 2005 by an independent research group compared the costs of various floor coverings such as ceramic and porcelain tile, hardwood, carpet, marble and laminate. Costs included everything from labor and materials, to maintenance and even the expense of removal at replacement time. Ceramic, porcelain and other forms of tile were the least expensive of the 17 floor covering types considered in the study. Tile’s durability and the way it resists mold, dust mites and bacteria and doesn’t emit VOCs (Volatile Organic Compounds) makes it a great choice if you are someone who appreciates a “green” product. And it is especially beneficial for those in your household who may suffer from allergies or chemical sensitivities. Wayne Craft (a tile and stone installation expert with over 40 years of experience) with Sarisand Tile on Harris Street describes one of his company’s projects that is a good example. Impressed with tile’s versatility, the clients decided to use it throughout their entire 12,000 square foot house out of concern for family members with allergies. Use of easy-care tile is also consistent with another major trend in housing, the growing preference for smaller, greener dwellings that allow owners to age gracefully in place and have plenty of time for pursuits other than cleaning and maintaining their homes. Boomers downsizing from large suburban homes to smaller more efficient dwellings closer to town are in this category as are Millennials who have similar interests.

Styles, Patterns, Colors Of course it helps that tile clients can choose from a wide array of colors and textures to create the perfect designs to suit them. It used to be, Craft says, that tile designs were silk screened. Now manufacturers use laser jet printers giving them more flexibility to create patterns and colors with greater variety and that are original and in keeping with current trends. For example, are you someone who likes the look of hardwood, but prefers ceramic or porcelain tile for its easy care and durability? The good news is you can pick from a variety of tile op-

tions that look just like wood in all of its variations. If the trend towards wider plank widths appeals, you will find much to choose from including an array of colors from blond, to trendy greys to dark walnut in wood grains ranging from rustic and antique to sophisticated and polished. Or choose narrower planks if that is your preference. Marbleized designs in light colors are popular now, Craft adds, while sandy tans are less so. Another favorite is a porcelain tile that looks like Belgian bluestone. The technology is so advanced and the design so realistic that even with his years of experience, Craft

When it’s time to get serious, your best bet is to get professional help with tile design and installation. If you are building a new house, determine what your allowances are and schedule a time to talk with your tile pro about what choices make sense in your situation, Craft advises. Then come to the show room with your plans, pictures, relevant fabric swatches and paint colors for a pre-construction discussion. If you are doing a renovation, bring a sketch with accurate dimensions in place of house plans. Whether you are building a new home or remodeling your existing one, consider the benefits of tile. You will be intrigued at the variety and quality of options available to transform your living space into something spectacular. n Celeste Smucker is a writer and blogger who lives near Charlottesville
