NEWS & VIEWS Local Real Estate News Habitat for Humanity Celebrated Eight New Homeowners at Lochlyn Hill On Saturday, June 1, eight families, who are purchasing homes from Habitat for Humanity, were honored at a dedication ceremony in the new Lochlyn Hill mixed-income neighborhood in Charlottesville. Combined, these homebuyers contributed a total of more than 3,300 hours of sweat equity on six job sites and completed extensive homebuyer education and financial counseling to purchase their new Habitat townhomes. These new homeowners come from many different backgrounds and work in a range of occupations in our community. Their common bond is a commitment to each other and their neighborhood, clearly demonstrated over the past 15 months as the families helped build each other’s houses, cooked for one another, advocated for each other and forged relationships with their new neighbors. Habitat began constructing homes in Lochlyn Hill in early 2018 in partnership with Milestone Partners LLC. The Habitat homes at Lochlyn include three- and four-bedroom houses. Holly Wood and Damon Shelton will call Lochlyn Hill home thanks in part to a donation from Belk department stores. In honor of the University of Virginia football team playing in the 2018 Belk Bowl in Charlotte, N.C., Belk donated funds to Habitat for Humani-

ty of Greater Charlottesville to sponsor the Wood-Shelton’s home and fly their family to enjoy the game. “Working alongside these eight families as they have built and purchased their homes is part of our larger goal of providing affordable housing opportunities throughout our community,” says Dan Rosensweig, President and CEO of Habitat. “We celebrate these eight families at Lochlyn and look forward to partnering with other families who want to achieve the strength, stability and independence that homeownership provides.” About Habitat: Habitat for Humanity of Greater Charlottesville brings people together to build and rebuild homes and communities while catalyzing new pathways to safe, decent affordable housing. Construction, which he supervised from Washington, was begun in 1806, during his second term as President of the United States. Recognized as an architectural masterpiece, Poplar Forest is currently undergoing preservation, restoration and archaeological excavation. Tours of the house and tours of the grounds focusing on the lives of the estate’s enslaved laborers are available through December 30 from 10:00 a.m. until 5:00 p.m. The last tour is at 4:00 p.m. Admission will be free for fathers all day from 11:00 a.m. to 4:00 p.m. on Father’s Day, June 16.

during what is now known as the Battle of Lynchburg. Hunter used a Federal-style home built in 1808 as his headquarters during the battle, which took place on June 17–18, two miles outside of the city. Today the home holds a museum with displays and a surround-sound theater. Fort Early at Fort and Memorial Avenues, an earthen structure constructed in 1863 to defend the city, was successfully defended on June 18. The Old City Cemetery on Taylor Street, founded in 1806, was the site of 2,200 Confederate burials, and has been restored and augmented with explanatory signage. The Pest House Medical Museum at the same location was a quarantine building for Confederate soldiers and today offers a glimpse of 19th–century medical practices. The Cemetery Center includes a museum featuring antique mourning items and a small gift shop.

Lynchburg itself was later home to a lesser known but no less remarkable figure, the Harlem Renaissance poet, civil rights activist, teacher, librarian, and gardener Anne Spencer. Spencer’s poems, centered on biblical and mythological themes, or inspired by nature and her own garden, won her the friendship of leading intellectuals and cultural figures, including Langston Hughes, W.E.B. DuBois, Marian Anderson, Paul Robeson, Thurgood Marshall, and Zora Neal Hurston. Spencer helped found the Lynchburg Chapter of the NAACP, worked as a high school librarian, and served on committees devoted to improving life for African Americans. While her home became a salon for visiting notables, and a fortuitous lodging for African American travelers unable to find hotel accommodations due to Jim Crow, she found her own refuge in her garden, and in the cottage her husband built for her there. Twenty-first century Americans can learn much of this history by visiting the Spencer home and garden, located in the two-block long Pierce Street Renaissance Historic District. The garden, which includes an arbor, a pergola, and a pond, is open, free of charge, every day from dawn to dusk. Individual and group tours of the two-story modified Queen Anne style shingle house are ticketed and by appointment. Students of military history will find Lynchburg a rich area to explore, with twelve Civil War sites alone. D-Day National Memorial The town of Bedford, less than 30 miles southwest of Lynchburg, is home to the D-Day National Memorial honoring the Allied Forces who crossed the English Channel to Normandy on June 6, 1944, to retake France from Hitler’s troops.

Bedford had a population of only 3,200 or so in 1944, but more than 30 of its men took part in this daring and successful operation. Twenty-three never made it home, making Bedford’s losses the greatest in the nation proportionately, and the town a fitting site for a memorial paying tribute to the heroes of this largest seaborne invasion in history. Conceived of by a D-Day veteran, J. Robert “Bob” Slaughter, the 88-acre memorial sits at the base of the Blue Ridge Mountains. At its center are a forty-four-foot-tall arch and a reflecting pool encircling a scene symbolizing the soldiers’ dangerous trudge up Normandy Beach upon landing. The D-Day National Memorial is open daily from 10:00 a.m. to 5:00 p.m. Ticket sales end at 4:30 p.m.

Scottsville The little town of Scottsville—population 600 (almost)—is proud of its historic roots. First Native American Monacan canoes, and then bateaux boats and packet boats, ferried supplies along the James River.

as a destination for Sunday outings. Sure enough, Crabtree Falls is a real place in Nelson County; six miles off the Blue Ridge Parkway near milepost 27, it’s the highest vertical-drop cascading waterfall east of the Mississippi River. That’s because Crabtree Falls is made up of five major cascades and several smaller ones that total 1,200 feet from top to bottom. The first overlook is easily accessible from the upper park-

ing lot. The same 2.5 mile, moderate to strenuous loop trail continues on to four more overlooks offering breathtaking views of the falls and the surrounding Tye River Valley and passing through an oak and hickory forest and a thicket of rosebay rhododendron. Allow 1.5 to 2.5 hours for the whole hike. Wooden stairs and gravel paths at the base of the falls lead to a spectacular, arched 100-foot bridge over the Tye River. From the upper parking lot it’s a short hike to the Appalachian Trail, where the hikes south leads to Spy Rock, a rock dome on the east side of Maintop Mountain offering spectacular 360-degree views. The four-season Wintergreen resort is a good starting place for a hike. Some of the most popular are to Humpback Rock, The Priest and White Rock Falls. Folks who’d rather drive than sweat can take the Nelson Scenic Loop, a 50mile tour along Route 56, Route 151, Route 664, and the Blue Ridge Parkway (built as a WPA project in 1935). The Route rises in elevation from 850 feet in the foothills of the Piedmont to 4,050 feet in the Blue Ridge Mountains, and breweries, cideries, farm markets, restaurants and historic structures including an 1830s manor house beckon along the way. After a day of history, hiking, or just taking in the sights, it’s “Home again, home again, jiggety jog” to rest and remember. And to plan the next day trip.

The hungry and the less intrepid will find comforting Italian specialties at Amicis Italian Bistro, and classic American fare at Tavern on the James and Luv N Oven. Beer lovers can sample brews like Double Dunk (a dunkel) and River Rat (an IPA) at James River Brewery, located in a 19th century brick warehouse in the historic district, just up the street from the river.

George Washington surveyed and planned the James River and Kanawha Canal that flows past Scottsville along the James that was constructed from 1785 to 1851 but never completed. Jefferson practiced law in the old courthouse. And it took forty years to recover from the havoc wreaked by Union army troops led by Major General Philip H. Sheridan in just one day in 1865. Scottsville Museum, housed inside the former Disciples of Christ church built in 1846, features exhibits on James River transportation, the Civil War, Native American artifacts, school life, and theater, plus clothing, furniture, and toys. Scottsville’s Canal Basin Square is a park situated on the site of the old canal basin that is devoted to the history of Scottsville transportation, with signage and a replica of a packet boat. The 34th annual James River Batteau Festival, featuring as many as 25 authentic batteau replicas and period-costumed crews, will stop in Scottsville on Wednesday, June 19. The Hatton Ferry, 5.5 miles west of Scottsville on the James, began operating in the late 1870s and is the last hand-poled ferry still operating in the United States. What to Ask Your ® REALTOR Before You Buy a House

e all understand that buying a home is a major financial commitment. Just as important, though, it is a major emotional investment. The longer you live in a home, the more it becomes a refuge, full of memories and sentimental value. These are reasons it is essential to locate the right REALTOR® when you are ready to buy. You need someone who listens carefully and understands your concerns, and also has enough experience to guide you through the complex process of negotiating the contract, answering your questions and getting you to the closing table with minimum stress. In addition, it is critical to work with an agent who is currently active and familiar with the ups and downs of today’s marketplace. Otherwise, you may lose out in contract negotiations to someone with a savvier agent.

Choose the Right REALTOR® You can be sure that there are many successful agents to choose from so how do you go about finding the one that suits you best? If you have friends or family members who have recently purchased a home, start by asking their advice. Would they recommend their agent? Did they answer their questions and get back to them in a timely fashion? Did their transaction go smoothly, and did their REALTOR® do a good job of

managing the ups and downs? You can also find agents online by visiting sites like realtor.com or Zillow and searching by area and REALTOR® name. The search provides info on how long the agent has been in the business, the price range of their recent transactions and if they have specialties like new construction or working with seniors. Someone who specializes in selling farm and estate properties may not be the best choice if you are a first-time buyer looking for a home in town. When you find some good prospects interview them to see if they are a fit for you. For example, how long have they been active in the local market and do they work alone or with a team that may include buyer agents and assistants? Someone with a team may mean you get more attention. It may be especially important to find an agent who enjoys working with first time buyers if you are in that category, or if it’s been a long time since you bought a home. Working with first timers takes a special kind of agent, one with the patience to answer basic questions and hold your hand as needed. If you plan to look at new construction, find an agent familiar with the building process to represent you. You can visit open houses and get ideas and info about home prices and floor plans from a builder’s site agent, but they represent the builder and can only give you limited representation. They won’t be able to help you with concerns such as whether to have the

home inspected or how best to select upgrades that make sense for resale, advises Candice Van Der Linde, with RE/MAX Realty Specialists. Don’t be shy about asking agents what they offer in the way of services. Do they keep on top of new listings and let their buyers know as soon as new ones come on the market? This is especially important in today’s market with its limited inventory and lots of competition for good listings. Do they have a buyer specialist on their team who is available for quick showings as homes come on the market? What hours do they work? Will they refer you to a list of lenders, home inspectors, closing agents and attorneys? Your transaction will be easier if your lender and other supporting professionals are familiar with and work well with your agent. Most REALTORS® have lists of good supporting professionals to choose from. Ultimately, choose an agent who is experienced and competent and who you feel confident will represent your interests. That way, if the time comes to make a quick decision you won’t hesitate to follow their advice. Once you have hired the right REALTOR®, it is critical to “put trust in them” as the expert who has helped many others through this complex process, says Jamie White with Jamie White Real Estate. That means rely on your agent rather than (for example) well-meaning

family members who last bought a house 20 years ago.

Be Prepared Today’s market with its limited inventory can be especially challenging for buyers who often need to be prepared to act quickly when they find the perfect house. Market conditions impact many aspects of your transaction from how an agent presents the sales contract to how they negotiate on your behalf during the home inspection. Prior to house hunting, be sure your agent is clear about your preferences and your ability to pay and that you have been pre-approved by a lender. Most sellers won’t consider a purchase contract without proof of your ability to access the funds you need to pay for it. An experienced agent will also give you reliable advice when dealing with your home inspection in terms of what repairs to ask for and when it is best to fix something yourself rather than lose out to a competing buyer. When it is time to buy a home your choice of REALTOR® is critical to your success. Be prepared to ask enough questions to assure you have a confident, experienced professional on your side who truly understands your concerns. (before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home.
