As the real estate market continues to trend in the right direction, you may decide to sell your home. Even if you plan to sell some time in the future, this step-by-step checklist will help you get it sold faster and for top dollar when the time is right. The Decision to Sell Once you decide to sell, the next step is to choose the right REALTOR®. Get recommendations from family and friends and think about the REALTORS® as applying for the job of selling your home. Expect them to come prepared with their resume, marketing plan, and references. If you are moving locally, your REALTOR® can also show you properties that meet your needs, and you’ll appreciate working with someone who already knows you and your family. Are you thinking of selling your home on your own? I would still recommend you meet with REALTORS® to get their ideas. Many agents are happy to provide this service with the hope you will contact them if your home doesn’t sell and you decide to list. Get Prepared Your agent needs lots of information such as your deed, appliance warranties, mortgage payment book, tax bills, assessments, Homeowners’ Association fees, restrictive covenants, and any other guarantee or legal documents about the property. Having this information saves time and alerts you to the various obligations that may be on your house. Also, if you have done recent work on your house, providing written verification can increase the home’s value in your buyers’ eyes.

Be sure to show your REALTOR® your home’s special features and be open to their advice about getting it ready for sale, both inside and out. First impressions of a house are so important. Therefore, do whatever work is needed before the home goes on the market. Great “curb appeal” is critical. Remember, you and your agent are partners working together to establish the best marketing plan for your property. Once you have gathered the information and made the improvements needed, you come to the most critical step: effectively pricing your home. This is particularly important if your house is in direct competition with new construction. Where to Start First, ask questions. Second, have your agent provide a Comparative Market Analysis (CMA), a critical report that shows homes like yours that are now on the market or have recently sold. Do not underestimate the importance of this report. Determining your “asking price” is the most important step in preparing your house for sale, and the best resource for this is your REALTOR’S® experience in selling homes similar to yours. While some sellers may want to test the market with a higher than recommended price, this strategy can be detrimental to your bottom line. Homes that are priced too high miss their target market. Qualified buyers who might find the home just right for their needs won’t see yours. Alternatively, if they see an overpriced home when it comes on the market, they’re not likely to revisit it once the price is lowered because they’ve already eliminated it as a possibility. Some home sellers forget that there is still quite a bit of competition and that buyers are generally well-informed consumers. A property receives its best exposure during the first three to five weeks after it is listed. After this, many agents lose their enthusiasm as new (and better valued) listings come onto the market. That’s why a well-priced home often sells quickly once it goes on the market. And, national statistics show that the longer a property is on the market, the lower the selling price. The home becomes “stale” and price reductions result.

So it is as easy as this: Choose the right REALTOR®, make sure your property is in the best condition possible, find the right price, and then “patiently” wait for the right buyer to come along.

Habitat for Humanity of Greater Charlottesville targets home affordability by participating in a new national advocacy and housing solutions campaign Habitat organizations across the country are mobilizing to influence policy and system changes and create a broader range of innovative and responsive housing solutions at the federal, state and local levels Nearly 19 million households across the United States are spending at least half of their income on a place to live, often forgoing basic necessities such as food and health care to make ends meet. Half of Charlottesville residents pay more than they can afford for housing. As a result, the stability that housing should bring continues to remain out of reach for many people. Today Habitat for Humanity of Greater Charlottesville joined Habitat organizations and partners across the country to launch a new national advocacy and housing solutions campaign. The Cost of Home is aimed at improving home affordability for 10 million people in the U.S. over the next five years, including making significant strides here in Charlottesville. To commemorate and announce the launch of the campaign, Habitat hosted a Cost of Home Campaign kickoff event on June 12 at CitySpace in partnership with the Charlottesville-Albemarle Affordable Housing Coalition (CHAAHC), a group of local nonprofit housing organizations: Thomas Jefferson Area Coalition for the Homeless, Charlottesville Redevelopment and Housing Authority, Albemarle Housing Improvement Program, Habitat for Humanity of Greater Charlottesville, and Piedmont Housing Alliance. The event was attended by more

than 60 people, including public officials, beneficiaries of housing programs, non-profit providers and others eager to learn more and play a role in reducing the Cost of Home. Dan Rosensweig, President & CEO of Habitat for Humanity of Greater Charlottesville, opened the event by providing a national and local perspective on affordable housing. He noted that 1 of 6 American families pay more than 50 percent of their income for housing, and affordable housing interventions are needed for 12,000 households in our area. Solving the problem will require dynamic housing solutions along the “housing ladder,” a continuum spanning from emergency shelters, to permanent supported housing, affordable rental and homeownership through market-rate rentals and homeownership. And, it will require collaboration among community organizations and policymakers at the federal, state and local level. “Habitat for Humanity is a can-do organization, and we’re partnering with similar can-do organizations to find solutions,” Rosensweig said. The highlight of the event was a panel discussion featuring area renters and homeowners who have faced the challenges of navigating our housing system and finding a safe, decent, affordable place to live in our community. Cheryl James, now a resident of The Crossings, a permanent supportive housing community, recounted her experience with homelessness. “Safety was the biggest issue for me,” she said. If not for moving to The Crossings, she says she would be “in jail, dead or homeless and still suffering.” She encouraged attendees to see the humanity inherent in homelessness. “Homeless people are people too,” she said. LaTita Talbert discussed her journey from Charlottesville public housing to an Albemarle County apartment secured through a housing voucher. “It was a challenge for me,” she said, “I had to have a determination to continue to move forward.”

International Rescue Committee and Cville Alliance Football Club Host World Refugee Day Celebration The International Rescue Committee (IRC) in Charlottesville, in partnership with the Cville Alliance Football Club (FC), hosted a World Refugee Day Celebration at the Charlottesville High School Turf Field, the home field for the Cville Alliance FC on June 20. June 20 is recognized internationally as World Refuge Day to bring awareness to the greatest humanitarian crisis in modern world history, the displacement of more than 70 million people worldwide. Communities all over the U.S. recently hosted events to educate their communities about the crisis and to highlight the achievements of refugees resettled in the U.S. Refugees have overcome incredible hardship, fleeing violence and persecution. “Our refugee neighbors work hard to rebuild their lives here in Charlottesville, to provide for their families, and to integrate into the community. The World Refugee Celebration in Charlottesville was an opportunity to come together as a community and stand in solidarity with refugees right here in Charlottesville and throughout the world,” says IRC Development Coordinator, Diana Cole Connolly. The event kicked off with a pregame celebration featuring music, pick-up soccer games, face painting, popcorn,

Now Vice-Chair of the Board of Commissioners for the Charlottesville Redevelopment and Housing Authority (CRHA), Talbert called for more community support and education about housing resources to help people with low, very low and no income find homes. Silvan Kasondwa fled his native country, the Democratic Republic of the Congo, for Uganda, and then emigrated to Charlottesville in 2016. He and his wife stay in Charlottesville because of its high-quality educational system and the opportunities it provides for their five children. Despite their two incomes, however, they wonder if they will ever be able to purchase a home large enough for their entire family in Charlottesville or Albemarle County. “The houses I found would take my whole salary for one month,” he said. He has expanded his search area, despite the transportation challenges moving further away from the city would bring. Pastor Kendrick Edwards, a homeowner in Charlottesville’s Belmont neighborhood for more than 30 years, has watched his neighborhood change. “Belmont used to be an area where you could purchase a house on a decent salary,” he said. But now he has seen many long-time residents forced to sell their homes due to rising property taxes. He compared the current Charlottesville housing market to properties in the board game Monopoly: “There aren’t many Baltics and Connecticuts in Charlottesville,” he said. “We have a lot of Park Places and Boardwalks.” Edwards called for a re-examination of city tax policies. In closing the event, CHAAHC member and Piedmont Housing Alliance Executive Director Sunshine Mathon described the Cost of Home campaign as having a “national lens with a focus on local community solutions.” Fundamental to those solutions is the idea that people want choices. “That requires all kinds of housing for all kinds of people in all kinds of places,” Mathon said. violin sonata recalls a klezmer band, Italian Renaissance paintings become a three-movement orchestral suite, and a Norman Rockwell portrait turns cinematic in Nelson County this summer as the annual Wintergreen Music Festival comes to the mountain from July 7 through August 4. Transformation is the theme: the transformation of art, life, and literature into music, and the yearly transformation of professional musicians, aspiring students in the Wintergreen Summer Music Academy, and a grateful audience into one community that makes the Festival, in Artistic Director Erin Freeman’s words, “unlike another musical experience.” Set among the beauty of the Blue Ridge Mountains, the Festival mixes adventurous bills of classical favorites, lesser known masterpieces, and contemporary contenders with a handful of classic pop and jazz performances. Pop-up concerts at local wineries, cideries, and breweries take the music

to the neighbors. Daytime seminars enrich the concert experience, and cooking classes plus golf, hiking and other delights on Wintergreen’s 11,000-acre mountainside playground round out the experience, drawing music lovers who come for an evening, a day, or an entire month. Jazz, klezmer, and Indian folk music are the agents of transformation when they meet the Western chamber music tradition on opening night, Tuesday, July 9 at 6:30 p.m. Featured will be Wintergreen Music concertmaster Elisabeth Adkins, principal clarinetist Charlie Messersmith, and pianists Peter Marshall and Eddie Newman. A party will follow. Come the weekend, the Wintergreen Festival Orchestra takes the stage, with woodwinds, brass, strings and percussion. A symphony orchestra is a marvelous thing: a flexible machine, a cooperative community, a finely honed collective capable of whispering or roaring, sighing or shouting for joy. The Orchestra plays eight weekend MountainTop Masterworks concerts each year, Saturdays at 7:30 p.m. and

Sundays at 3:30 p.m. This year’s first, on July 13 and 14, entitled Art Becomes Music and conducted by Stephen Mulligan, perfectly illustrates 2019’s theme. Ottorino Respighi’s Three Botticelli Pictures (1927), based on three paintings by Sandro Botticelli (c. 1445-1510) held by Florence’s Uffizi Gallery, marries the composer’s interest in ancient music with the coloration he learned from studying with the great Russian orchestrator, Rimsky-Korsakov. “It’s such a cool piece,” Freeman says, “very vibrant, colorful, and listenable. Orion Weiss plays Beethoven’s triumphant Piano Concerto No. 4 in G Major, Op. 58 (1805-6) in the second MountainTop Masterworks program, Saturday and Sunday, June 20 and 28, led by longtime Wintergreen conductor Victor Yampolsky. Beloved today, and lauded as “the most admirable, singular, artistic and complex Beethoven concerto ever” after its public premiere in 1808 with the composer himself at the piano, it was neglected for nearly three decades before its revival by Felix Mendelssohn. A grand view calls for a grand musical gesture. When Yampolsky first came to Wintergreen, Freeman remembers, the piece he most wanted to do was Vaughan Williams’ Symphony No. 5. “It sounds,” he said, “like this view looks.” Composed between 1938 and 1943, at the height of Williams’s Romantic period, the symphony borrows

many of its musical themes from his then-unfinished operatic work, “The Pilgrim’s Progress.” Radiant and lyrical, it has been called “symphony of the celestial city.” Vaughan Williams refused British knighthood but accepted an Order of Merit. Among today’s composers, whose work will be cherished in perpetuity, Pulitzer Prize winner Jennifer Higdon, as Freeman puts it, “is one of today’s ‘It’ composers.” Each movement of her Concerto for Orchestra (2002) highlights a different section of the orchestra. The “String” movement (to be heard on this program) was inspired by the velvety string sound of the world-renowned Philadelphia Orchestra. “She starts them all pizzicato; they almost sound like percussion instruments,” Freeman says. “Through this relatively short piece they become those lyrical, gorgeous strings that you would expect. A setting of Psalm 55, it was especially popular in Britain during the Victorian era. It’s “choral candy,” Freeman says. “It’s just one of those pieces that gives you a hug with instruments and voices.” French Romantic composer Louise Farrenc’s Symphony No. 3 in G Minor, Op. 36 (1847) caps the program. “I was working on Bizet’s Carmen a couple of weeks ago in Richmond while I was also studying Beethoven’s Fifth Symphony, and I kept remarking to myself how similar Bizet and Farrenc are,” Freeman says. “Her music has the drama of Beethoven and the melodic lilt of Bizet. So if you like Carmen and Beethoven, you’re going to love her music, because it sort of crams them together. Of course, it’s underperformed, because it wasn’t appropriate for females to be composers. They had certain roles—they were allowed to be teachers but not composers. Farrenc wrote some incredible music, but it got buried. Now it’s having a resurgence. “We are featuring her music in three different concerts over the summer: one of her violin sonatas (on Wednesday, July 10), her nonet (on Saturday, July 21), and this symphony.” Between the fervent Mendelssohn and the bold Farrenc, Freeman leads the Sing with Us! Chorus in Bach’s majestic Cantata No. 71 (Gott ist mein König). The cantata is a setting of Biblical texts, including several sections of Psalm 74. It was first performed in 1708, when Bach was only 23 years old. Composed of members of the Richmond Symphony Chorus, the Oratorio Society of Virginia, and assorted enthusiastic volunteers, Sing with Us! becomes a full-fledged chorus under Freeman’s tutelage, rehearsing the notes, fine-tuning the pronunciation, and coalescing into a mellifluous whole. “We have lots of rehearsals, and then by the weekend they’re a full-on chorus,” Freeman says. “We’ve done the same model for the last two years, and it’s really sort of miraculous to experience something like that. Because a group of singers who have never sung together come together starting Tuesday or Wednesday, and by the weekend are an ensemble, and they sing well, and they sing with dynamics and passion. So we call it the Sing with Us chorus.” The 2019 Festival’s crowning illustration of music’s transformative powers comes in the MountainTop Masterworks season finale, Pictures at an Exhibition, conducted by John Morris Russell on Saturday and Sunday, August 3 and 4. The modest Mussorgsky masterwork of the same name, hugely popular

in both its original 1874 piano version and as orchestrated by Maurice Ravel in 1822, was inspired by an exhibition of paintings done by Viktor Hartmann, a close and recently deceased friend. Hartmann’s work as a painter and architect is forgotten today, except as memorialized—transformed—by the grieving composer. Tan Dun wrote his Contrabass Concerto after reading the epic Chinese novel Wolf Totem, on the dying culture of the Mongols and the parallel extinction of their sacred animal. A traditional concerto in three movement format, Dun’s own Wolf Totem in his words, “weaves the ancient techniques of traditional Silk Road instruments together with those of the modern Western orchestra.” “Last year when we did a concerto by Daron Hagen, people were so fascinated by the colors that they were still talking about it after the festival,” Freeman says. “This is that kind of a piece. “It has a lot of references to Chinese folk melody, and it also has that large, cinematic scope. When Joseph Conyers (Wintergreen Artist in Residence and assistant principal bassist of the illustrious Philadelphia Orchestra) said that he’d always wanted to do this piece, I said, ‘Let’s do it.’ Anything that features Joseph Conyers is a miracle.” The concert opens with a musical retelling of Norman Rockwell’s portrait of JFK by the contemporary composer Stella Sung, entitled The Peace Corps. “If you turned on a trailer for a political biopic, this would be the music that would come out,” Freeman says: “sweeping lines and big horns. “It’s sort of like music that you would hear in an Aaron Sorkin television show. It is cinematic in nature. This concert has a huge orchestra for every single piece, so every piece is go-

ing to knock the audience’s socks off.” While the Wintergreen Festival Orchestra provides the thrills on weekends, the Festival offers richly rewarding music in a range of other formats and settings during the week. Seven violinists join the Academy string section to play Mozart, Vivaldi, a world premiere by Hagen, and a sonata by Farrenc as part of the Fresh Perspective Series on Wednesday, July 10 at 7:30 p.m.

Fiery Fridays kicks off on July 12 with a movie night, featuring Buster Keaton’s hilarious Haunted Mansion (music by Academy composition students) and the 1920 classic Dr. Jekyll and Mr. Hyde starring John Barrymore (music by Hagen). Classical music gives way to classic pop on Friday, July 26, when Virginia Beach’s Motown Madness with Masters of Soul hits the stage with a 90-minute, stylishly costumed and fully choreographed show. Three male and three female vocalists backed by a tight-knit four-piece band will pump out hits by Gladys Knight, Marvin Gaye, Smokey Robinson, Diana Ross, the Temptations, the Four Tops, Barry White and James Brown and others. One of the four family friendly, Pay What You Want Sunday morning concerts, on July 28, is set for Devils Backbone, where the brewery’s signature brew, Vienna Lager, will pair well with Mozart. CURB APPEAL IS CRITICAL, even in our region’s current limited-inventory market. After all, houses don’t just sell themselves—they must compete with other similarly priced properties. Those in price ranges competing with new construction must be especially careful. So what exactly is this “curb appeal” that definitely affects the marketability of a property? In some ways, curb appeal is like a beauty pageant because people have different ideas of “beauty.” But for a property it generally means it is well landscaped, neat and tidy. No matter what the architecture or location, the dwelling must be ship-shape and inviting. In fact, that may be the word that says it all—inviting. Recent studies show if a home is not appealing in this way, many buyers won’t even get out of the car. An estimated 80 to 90 percent of people do online reconnaissance and potential buyers may reject a property based on the listing photos alone. Since curb appeal is critical, we’re offering some easy and, in many cases, inexpensive tips. For

starters, you want the property to look clean, welcoming and comfortable with that certain “something” that attracts potential buyers. Fortunately, that’s relatively easy to provide in most cases

An Appealing Yard We sometimes tend not to “see” things that are always there, like a slightly dented mailbox or a rusty downspout on the gutters. Take time to walk around your property as if seeing it for the first time. Study it critically for places to spruce it up. The yard itself offers prospective buyers their first impression, so be sure it’s in top shape. Consider replacing your mailbox or at the very least repainting it. Straighten your rural mailbox post and paint it to match your house or front door. You can even plant a small garden around the post. Remove dead branches in trees and shrubbery. If landscaping is overgrown, do some judicious pruning or hire experienced yard workers. Perform any trimming at least six weeks before putting the property on the market so bushes don’t look recently scalped.

Ensure the lawn is fresh and green. At least a month before the first showing, refurbish it with quick-acting fertilizer, reseeding, or replacing bad spots with sod. Be sure to keep it nicely mowed and tidily edged along the driveway, sidewalk and gardens. If you already have blooming flowerbeds, apply fresh mulch. If you don’t, spring for some hanging baskets or handsome containers with cheerful seasonal plants by the front door. And always be sure the yard is clear of “stuff” including children’s toys, bikes, garden tools, hoses, and trash cans.

Best Foot Forward The front door is your home’s face to the world, so be sure it’s spotless. Give it a fresh coat of stain or paint for around $30 or $40. Zillow statistics show black or charcoal grey have replaced red as the color most likely to appeal to buyers and—nice bonus—increase the final price. Be sure the doorknocker, doorbell button, and lockset are shiny and match each other and the house’s style. A seasonal wreath

Consider your front sidewalk, steps, and porch. If there are cracks, can they be repaired? Are your walkways well lighted for evening showings? Inexpensive solar lighting can provide an inviting pathway to the front door. Are there mossy bricks or mildewed concrete to scrub or pressure wash? In fact, pressure washing is a good way to freshen up not only driveways and sidewalks but also the house itself including decks and porches. Pressure washers are easy to use and can be rented by the day. Be sure the garage door is clean. If the door requires repainting, opt for the same hue as the house, but in a slightly darker shade. Here’s a statistic to note: replacing a garage door has one of the highest returns on investment of any home improvement. Highlight any attractive and distinctive features your home already has. For example, touch up the trim and shutters if you have them. It you have a dramatic chimney, be sure it’s free of ivy and the mortar is fresh. If you have a water feature, you’ll want the water to be fresh and clear. Buyers cast suspicious eyes on the roof because of the expense of replacement so be sure there are no damaged or missing shingles, and no mossy, or mildewed areas.
