Piedmont Housing Alliance Gains Crucial Funding for Friendship Court Redevelopment We are excited to announce that Piedmont Housing Alliance has received the backbone financing for the Friendship Court redevelopment. On Wednesday, June 19, the Virginia Housing Development Authority (VHDA) awarded $15,888,440 in tax credits from the U.S. Treasury Department’s Low-Income Housing Tax Credit (LIHTC) program. These tax credits will enable nearly $15M in investment from an equity investor. VHDA administers the LIHTC program for the Commonwealth. The program helps fund affordable rental housing development across the country by providing federal tax credits that are then sold to investors with large tax burdens. With this financing in place, groundbreaking is expected in spring 2020. The LIHTC funding will be used for construction-related costs for the housing portion of Friendship Court’s Phase 1 redevelopment. It will not cover the cost of the planned onsite Early Education Center.

What’s Happening Around Town? Albemarle County Fair Welcomes Entries The Albemarle County Fair Board is gearing up for the upcoming 2019 Albemarle County Fair July 25, July 26 and July 27. The Albemarle County Fair will

be held at the outdoor pavilion and grounds of James Monroe’s Highland in Charlottesville. Hours of operation will be Thursday, July 25 from 4 to 9 p.m.; Friday, July 26 from 10 a.m. to 9 p.m.; and Saturday, July 27 from 10 a.m. to 9 p.m. This fun and festive Old-Time Country Fair will be a three-day agricultural celebration, complete with over 100 farm animals, exhibits, baked goods, crafts, family entertainment, events, a livestock sale, and country fun. There will be live music, food vendors, and educational programming throughout the day.

For two weeks, 18 students from 10 area schools came together at St. Anne’s-Belfield School for a SPARK! Launchpad experience. Designed by co-coordinators of the School’s Computer Science Program, Zach Minster and Kim Wilkens, Launchpad is a deep dive into all things computer science, including skill building, design challenges, and field trips to local tech companies and organizations. “We’re making stuff,” said Minster of the overall theme. “We’re making stuff happen, learning how to make stuff, learning how to teach ourselves to make stuff, learning how other people make stuff. It really all centers on making stuff.” Particular emphasis was placed on exploring graphics, web, game design and development, pathfinding and AI, and data science. “Not all schools offer computer science like we do,” noted Wilkins.

“SPARK! Launchpad allows participants to find others with interests similar to their own. They have a thirst for taking their skills to the next level. We offer a little help, and then having that community around them is important as well.” To ensure that participants understand how what they are learning at Launchpad relates to the real world, field trips to Room Key, Linden Lab, and WillowTree introduce them to local companies and help expand their networks. “I’m excited about going to WillowTree since it’s such a big tech company in Charlottesville,” said Anna Rosner, a rising freshman at Albemarle High School. “I’m also looking forward to learning more about different coding languages.” With such a broad range of skills and topics, SPARK! Launchpad appeals to students with a variety of interests and experience levels. “If you have any interest in computer science or game design or coding, anything like that, this is a great experience,” said Ben Lawson, a rising sophomore at Tandem Friends School. “Whether you have a lot of experience or no experience at all, it’s great for everyone,” agreed Elijah Witt, a rising sophomore at Western Albemarle High School. “You learn a lot while having fun.” Thanks to support from sponsors WillowTree, the CFA Institute, and the University of Virginia Research Park, the program was available at cost with scholarships. St. Anne’s-Belfield School is a co-educational preschool through grade twelve day school of nearly 900 students and more than 150 faculty and staff, with a boarding program in grades nine through twelve. vidence of expansion and growth in the commercial market is everywhere. Agents report activity from downtown—where 300 thousand square feet of office space will be coming online over the next several years—to mixed use developments and retail projects like Dairy Central now under construction on Preston Avenue. And there is good reason for continued optimism. Research shows consumer confidence in our region is strong and that we have positive expectations about the future. This is no doubt due in part to our low (2.8 percent) unemployment rate, better than both the state (3.2 percent) and national (4.1 percent) figures. Of course, our strong economy is bolstered by a wealth of colleges and universities, from UVA and the Medical Center to Mary Baldwin in Staunton and JMU and Eastern Mennonite in Harrisonburg, that shield us from the ups and downs often experienced elsewhere.

And people have many reasons to visit our area. They come for the universities, the mountains, the food scene and sporting events and often decide to stay, especially when they realize our mild climate has four seasons. Some are alums who return to fulfill their dream of retirement in a place they love with its plethora of outdoor and cultural activities that also attract businesses and the employees who work for them. And just about everyone (even those who live in rural areas) can enjoy a lifestyle that includes short commutes to work, shopping, recreational and entertainment possibilities.

Strong Commercial Market Agents describe lots of commercial activity as well as widespread growth with many interesting projects. The market is “very strong,” says Benton Downer, Owner and Principal Broker at Downer and Associates. Construction is happening downtown, he says, but the suburbs are also active. He believes the bullish economy will

persist through 2019 and looks forward to continued growth into 2020. There is not a lot of inventory he says, and suggests if your plans include buying a commercial property—and you find one you like—take action as soon as possible. Another reason to move forward is the current favorable interest rate environment. Steve Melton, Broker with Virginia Land Company agrees saying many banks now offer “special deals” to

qualifying borrowers purchasing commercial properties. He and others have noticed an increase in the number of business owners buying rather than leasing. There is “lots of good stuff happening” in the commercial market agrees Bill Gentry, Principal Broker and owner of Jefferson Land & Realty in Madison County. He explains that several segments of the market are “thriving” and describes activity from multi-fam-

It doesn’t work for everyone, he says, but if it can take care of its customer base, it often makes sense for a business to move further out. There is a “ton of stuff” happening in this market, says Bill Howard, Bro-

The downtown location with access to restaurants and shopping is a big plus as well. Others don’t know the difference between an ale and a pilsner, but love a cold, foamy beverage on a hot, humid day. Whether we’re hops-wise or malt-ignorant, satisfying a curiosity or just slaking a thirst is easy around here with so many cool brews at so many craft breweries in such easy driving distance. Nationwide, iconic beer brands produced by giant corporations have been losing market share, displaced by an ever-growing selection of creatively conceived and imaginatively named brews lovingly produced by the little guys. “The Charlottesville craft beer scene has led the change in Virginia,” says Justin Castelhano, beer buyer for Beer Run, a Charlottesville restaurant with over 1,400 craft beers, meads and ciders. “Places like South Street, Blue Mountain, Devil’s Backbone, and Starr Hill especially, were pioneers in the craft beer movement here.” Given the natural beauty that already makes this area a wedding and tourist destination, Castelhano notes, “you have a lot of travelers coming here on a weekend,” sampling the local product and giving the locals encouragement to produce more. And we already have almost 200 craft breweries, with another dozen or so in the works. ABC laws alone, it would seem, prevent the appearance of pop-up tap rooms and brewery stands on every corner in Charlottesville.

Charlottesville Brew Houses The newest brewery and taproom in the city is Decipher Brewing, on Broadway near the Woolen Mills district. The four owners are veterans and former codebreakers, and beer names like Binary Blonde, Broken Logic IPA, and Scytale Stout—named after a cryptography tool used by the ancient Spartans—recall their careers in espionage. Castelhano is partial to the team’s malty, semi-sweet Scottish Ale. Out at Wood Ridge Farm Brewery in Lovingston, the philosophy is “From Dirt to Glass”—the farm itself supplies most of the ingredients, including the spring water and grains. Wood Ridge’s 15 brews range from Honey Gold, a light golden ale with almost a half-gallon of raw local honey per keg, to Barrel Aged Sour, a beer fermented with homegrown yeast, blended with blackberries, aged for 18 months in Francois Freres French Oak barrels, then served in a goblet. Close by the Shops at Stonefield, the taps at one of the city’s newest brewer-

ies, Reason Beer, are open seven days a week. Named one of the best new breweries by online magazine Beer Advocate, Reason’s four flagship beers—Blonde, Pale, Black, and Saison—are relatively low alcohol content concoctions, the better to bring out their complex flavors. An extensive event space, a highend restaurant, a coffee and wine shop, and a craft microbrewery to be called Selvedge Brewing—they’re all coming to The Wool Factory, a new 12,000-square-foot project opening soon on the site of the 19th-century textile mill in Charlottesville known as Woolen Mills.

Out in the Country—The Brew Ridge Trail Take the self-guided Brew Ridge Trail tour on a sunny day, and you’ll follow Route 250 and Route 151 through Nelson and Albemarle Counties into Charlottesville, enjoying views of the Blue Ridge Mountains. Five award-winning breweries—Blue Mountain Brewery, Blue Mountain Barrel House, Devils Backbone Brewing Company, Wild Wolf Brewing Company and Starr Hill Brewery—are along the way. Brewing came to Nelson County when Blue Mountain Brewery opened in 2007. Today Blue Mountain grows Cascade variety hops in Afton and Arrington for beers including its signature Full Nelson strong pale ale. Its Afton Brewpub includes a full-service restaurant, and also offers local wines, ciders, and kombucha. In 2011 Blue Mountain found a 15-acre spot in Arrington with stunning mountain views and opened Blue

Mountain Barrel House. The production facility there, one of the largest on the East Coast, is specially built for barrel-aged beers like Dark Hollow Artisanal Ale, actually a stout aged in bourbon barrels. Take a vacation, discover a passion. Devils Backbone Brewing Company co-founders Steve and Heidi Crandall were skiing in Italy about 20 years ago when they tried a German beer called Weihenstephan. That introduction to craft beer sparked an interest that led them to open Devils Backbone Brewing Company in 2008. Today in addition to that original taproom and restaurant in Lexington, Devil’s maintains a 48-tap “Basecamp Brewpub & Meadows” in Roseland. Mother and son team Mary and Danny Wolf turned a 100-year-old Nellysford schoolhouse into a restaurant in 2011, built a brewery next door, and opened Wild Wolf Brewing Company. Nowadays Danny brews the beer: six year-round beers, over a dozen seasonal beers, and the single-batch creation. Mary runs the business, including the dog-friendly shaded biergarten, with a koi pond and a fountain. The first brewery in the area to bottle its beer and sell it off premises was Starr Hill Brewery, which opened in 1999 in the facilities formerly used by Blue Ridge Brewing Company, itself the first brewpub in the state of Virginia when it opened in 1986 in Charlottesville’s Starr Hill neighborhood. In 2005 the brewery left that small downtown storefront for the former ConAgra Foods plant in Crozet, where its taproom has 24 rotating taps. In 2020 Starr Hill will again open a Charlottesville taproom, in the Dairy Market food hall coming to the historic Monticello Dairy building at Preston and Grady Avenues.

More Beer on the Way Out in the scenic unincorporated community of Etlan in Madison County, folks at Shotwell Run Brewing Company are preparing to open this summer. Back in Charlottesville, Beer Run is fermenting one beer produced in collaboration with Blue Mountain, and another made with Devil’s Backbone. In the local brewing biz, collaborative efforts (and celebratory release parties) like this are “extremely common,” Castelhano says, “one of the very unique things about the industry—people who are going head to head in the market basically shaking hands and saying ‘Let’s brew something fun, and let’s do something unique that will help all of our businesses.’” It’s an “everyone’s in it together mentality,” says the biggest beer buyer in town, that celebrates “the camaraderie of craft beer.”
