market in the area where you want to buy or sell. Whereas understanding the overall market is helpful, there remain locations that are very active and others that have stagnated a bit. Please take time to engage a real estate professional who can answer your questions and assure you have the information you need to make an educated decision before moving forward.

What’s Happening Around Town?

Results from the Charlottesville Area Association of Realtors (CAAR) recent 2nd quarter home sales report truly are a mixed bag. I can’t remember another recent time that the report could support either a positive or negative trend. This was evident in a recent conversation on The I Love Cville network where participants varied in their assessment of the Charlottesville area market. While home prices are rising, there were fewer closings in the 2nd quarter compared to the same time last year. The numbers of homes that went under contract decreased as well. Another negative trend is that it now takes longer for properties to sell (up to 54 days). This, in my mind, is a good thing because if it continues, we will enjoy a more balanced market with six months of inventory (currently it is 4.3 months) and average days on the market (DOM) of up to 90 days. them to act quickly out of fear someone else will buy the home. It would be easy to believe that we can expect to see a less than stellar second half of the year. I don’t think this will be the case for these reasons: • Interest rates will remain low. The National economy is good but there remains uncertainty about the future, causing the Federal reserve to hold interest rates steady. • There are mortgage programs available for buyers with little money for down payment and closing costs. • New construction helps keep the buyer market strong. Although there were fewer closings in the second quarter compared to the same time a year ago, a higher percentage of them were new homes, a trend I expect will continue throughout the remainder of the year. Many builders also have “ready to move in” homes available right now, which is good news for three reasons: • Buyers don’t have to wait for the home to be built. • Buyers can take advantage of surprisingly low interest rates. • Some builders are offering incentives to encourage buyers to act now rather than wait for a home to be built. The sixth annual Bio-Med TechGirls Program recently hosted a Demo Party for the public at the i.Lab at UVA. The program is a collaboration with the UVA Department of Biomedical Engineering (BME), St. Anne’s-Belfield School (Summer SPARK!), and Charlottesville Women in Tech. The

week was filled with behind-the-scenes lab tours, guest speakers, hands-on computer science learning, and a biomedical engineering design challenge. “Not school in a traditional sense,” said David Chen, UVA BME Coulter Program Director, about the program. “We use hands-on experiences to empower our learners with skills so they can address the real issues facing patients in our community.” This year, 14 young women from 11 different schools around the region participated in the program. On Monday, they were hosted at St. Anne’s-Belfield School to get hands-on with computer science tools and concepts. Tuesday through Thursday, they were hosted by UVA’s Biomedical Engineering Department to get behindthe-scenes lab tours, learn from guest speakers, and start working on their design challenge. On Friday, they were hosted at the i.Lab at UVA to finalize their projects and share them at the Demo Party. The public was invited to an open house event to see what the young women had created, learn more about the program, and enjoy refreshments. St. Anne’s-Belfield School is a co-educational preschool through grade twelve day school of nearly 900 students and more than 150 faculty and staff, with a boarding program in grades nine through twelve. Fifteen countries are represented in the student body, with 40 percent of students receiving financial aid. More information may be found at www.stab.org.

Bama Works Fund of Dave Matthews Band renewed its support for the local nonprofit, The BridgeLine, by happily writing a check to support their music therapy program. The BridgeLine is a local nonprofit that enriches the lives of Central Virginia adults with brain injuries. They provide many services to help adults recover from brain injuries including music and art therapy.
