NEWS & VIEWS Local Real Estate News Michael Guthrie’s Analysis of CAAR’s 3rd Quarter Market Report

People ask all the time “where is the best place to invest in real estate?” I always answer with a statement shared with me early in my career. “Buy something that is ahead, or in the way, of future development.” The recently released Charlottesville Area Association of REALTORS® (CAAR) market report shows this once again to be the case. Home values have increased so much in the Charlottesville and Albemarle urban core that more and more purchasers are choosing to travel out a bit to get more house and a bigger lot for a lower price. After a significant improvement in the 2nd quarter, Greene had a small increase (2 percent) in the number of homes sales, while Fluvanna (26 percent) and Nelson (34 percent) showed robust sales activity. Another reason buyers may be looking farther out is the lack of inventory in areas closer to Charlottesville. The low inventory is putting upward pressure on prices within local markets, a trend that is pushing home buyers out into other regions across Central Virginia. That is why you are seeing more developments in the outlying areas that are providing the type of amenities consumers want. Buying in these areas now can contribute to appreciation in the future as demand increases for those areas Home Sales prices continue to increase throughout the area. Overall, the median price of a home sold in the 3rd quarter of 2019 is now over $300,000 with Albemarle County leading the way at $380,000.

If you remove the new construction median price of $468,000, the median price for existing homes is reduced quite a bit meaning you can still find a home to buy for less than $300,000. Interest rates remain low so those who are having a hard time finding a decent rental home really should consider buying at this time. If you pay more than $1,200 a month in rent and have a good credit score, you certainly can qualify for a loan amount that will allow you to purchase a home. Contrary to what many might tell you, you can buy a home even if you haven’t got a lot in savings for a down payment. Obviously, sellers are happy prices continue to increase but there is a silver lining in this for buyers as well. As prices rise, investors have less of an appetite to purchase. Therefore, a first-time home buyer will have fewer investors to compete with when they find the right home. If you are thinking about selling your house, the report says you might want to get it on the market sooner than later. Many folks will advise you to wait until early spring rather than dealing with it over the holidays. Given that the number of homes on the market has decreased, selling now might not be a bad idea.

Local nonprofit, The Sum, facilitates the Power of Difference Brown Bag Series The Sum, will be facilitating the Power of Difference Brown Bag Series in the coming weeks. Three series will be offered. The Monday Series is called: Cultivating the power of difference within ourselves and our organizations and

continues on November 25 and December 2. The executive director of The Sum Study Center, J. Elliott Cisneros, says “This series will introduce and explore various dimensions of diversity within ourselves, focus on the relationship between these internal dimensions and the organizations/relationships around us and introduce and practice skill development related to race, sexual orientation, gender, class, religion, disability, and culture.” The Wednesday Series is entitled: Facilitating diverse groups—and will happen on November 20, 27, and December 4. It is intended to support those who facilitate or want to facilitate groups. “Our working assumption is that ALL groups are diverse. The sessions will focus on self-exploration of the above dimensions of diversity, will offer research-based information related to diverse groups, and will explore how to support both diverse groups and to how to manage and support others in their relationship to diverse groups.” The Friday Series, Exploring my whiteness, will continue on November 22 and December 6. “This series is intended to support those with ‘skin privilege’ in examining our whiteness, without blame and shame, but with a growing recognition of response-‘ability,’” Cisneros says. It will introduce the topics of skin privilege, white fragility, and white supremacy. “Our focus in this series” says Cisneros “will be on the white supremacy inherent in white ‘progressivism’ in its prevalent form here in Charlottesville. We will examine internal fears and structures related to power and race; the gap between our intentions and our impact across race, and provide an opportunity to look ahead and create a plan to support our own learning edges.” All sessions will be held noon to one at The Sum Study Center at 914 E. “Here’s an example relating to playability and reward: we try to keep the fairway at least 40 yards wide at the landing areas, but typically we’ll start to narrow down to 30 when we get out to around 300 yards. That requires long hitters to be accurate too—if you don’t want them to be able to bomb the ball out there anywhere and expect to be in the fairway. “At the same time, you also like to see a really good drive rewarded. So some fairways—such as No. 15 at Spring Creek—are designed to add ex-

tra run to a drive if you reach certain spots. I call them ‘Speed Slots’—where your ball will actually carry a little bit extra yardage and reward you for carrying the hazard. We’ve incorporated that into quite a few of the holes at Spring Creek.” A recent guest likes what he found, describing the course “as close to PGA Tour golf as one can get,” with “absolute pristine conditions from tee to green.” Another praises club and course for “best customer service ever!” Private individual lessons, private group

lessons, and clinics are available too, in the Spring Creek practice facility.

Safety and Smart Investments Two things that draw golfers and non-golfers alike to Spring Creek are its safety and prices. “We’re in Louisa County, so real estate prices and taxes are low compared to, let’s say, Albemarle County, or where they’re coming from, like Fairfax or Loudon County. You can get a lot more bang for your buck, so to speak, in Louisa,” Girouard says.

Girouard moved to Spring Creek himself a couple of years ago, but he’s been selling homes there since 2010. “The average size for Spring Creek lots is a third of an acre, but they range from a quarter to a half,” he says. “By the time you build your house you’re going to have a front yard, a side yard, and a nice little back yard. The houses are spaced out enough so that you have a little breathing room and elbow room between homes so to speak. They’re not stacked right on top of each other.” “We basically have three different types of lots,” he notes, “depending on the setting that the end user is looking for: neighborhood, golf, and conservation lots. We have what people call interior lots; we refer to those as neighborhood lots. On a neighborhood lot, you’ve got neighbors all around you. “The golf lots front directly on the golf course, so you have a beautiful view of the course itself. Golf lots are the premium lots, though some conservation lots are larger in size. On a conservation lot, your lot fronts conservation land. Sometimes it’s open, but most of the time it’s wooded and protected, so your back yard is a beautiful protected forest. Those lots carry a little bit of a premium, but not quite as much.” Prices for golf and conservation lots start in the $80 thousands. Many people who purchase lots in Spring Creek take advantage of its Buy Now, Build Later option, which puts

t’s that time of year again; the abbreviated length of day, in addition to lower light levels, cooler weather, and the fact that nature seems to be in the process of hibernation, can make even the jolliest of people a bit sad. While there are several options to combat the winter blues, as well as seasonal affective disorder (SAD), a growing number of people have advocated the use of indoor plants to help individuals struggling with the change that winter brings. According to WebMD, SAD is a mood disorder that affects certain people at the same time every year— starting in fall or winter and ending in spring or early summer. The prevailing theory about the condition is that less sunlight during autumn and winter triggers the brain to decrease production of serotonin, a chemical linked to brain pathways that regulate mood. The lack of serotonin in these pathways causes them to function abnormally, resulting in feelings of depression, lethargy, increased appetite, and trouble concentrating. While plants on their own don’t cure either the winter doldrums or SAD, research suggests that they provide an uplifting environment that can help. In 2006, a Kansas State University study found that surgical patients recovering in hospital rooms replete with plants were more upbeat, suffered less anxiety, and recovered far faster than those in rooms devoid of plants. Moreover, a 2007 Norwegian survey showed that indoor plants kept office workers healthier and more productive, especially during the winter months.

that we associate with spring and summer. In fact, a recent Rutgers University study found that flowers have an immediate impact on happiness. A particular favorite is the Peace Lily—a natural air purifier—which is easy to care for and lovely to look at. Its glossy dark-green leaves and large white flowers provide a calming presence. They thrive in high or low-light situations, require little maintenance, and take the guesswork out of when to water them, by wilting when they’re thirsty. Notoriously famous for being easy to care for, Anthuriums tend to thrive best from February through March, when many people feel winter is at its most gloomy. The vividly colored flowers they produce are red, white and pink. They can tolerate all levels of indirect light, however, those subjected to low light will produce fewer flowers and tend to grow more slowly. One of the most popular indoor flowering plants is the African Violet, which is easy to propagate and maintain, making it ideal for beginners. Indigenous to Tanzania, its brilliantpurple flowers bloom year-round and thrive in moderate to bright, indirect light. Often given as a gift, Cyclamen is one of the most popular indoor plants sold during the holidays. They are excellent winter plants that flower for an extended period of time, with a growing season that is opposite from most other types of indoor plants—they bloom in the winter and lie dormant in the summer. They require bright—but indirect light—and should be placed in an east facing window. There are also an abundance of non-flowering plants that can help uplift your sprits during the chill of the winter months. If you’re lacking in floor or counter space—but want a larger plant—the Snake Plant is a robust option that will stay green all winter. It is much taller than it is wide, making it ideal for smaller spaces, like the bedroom. Its leaves have attractive yellow veins and accents to help bolster your mood. Ferns are one of the most popular indoor plants; and for good reason. They thrive inside, are a rich green color, and are relatively easy to care for. They are also known for their ability to filter out toxins while increasing the humidity in the air, making it a perfect house plant in the dead of winter, when interior air is at its driest. Simple to care for—and often smaller in size—succulents flourish in dry rooms, are perfect for windowsills, and

can be watered very infrequently. They come in a variety of types and colors, which can be combined in one large planter for a creative grouping. For those of us who lack a green thumb, Philodendrons are another good option. Known for their drought-tolerance, they only need to be watered every two weeks or so, and thrive in rooms with bright, but indirect sunlight. If you tend to keep your themostat turned all the way up in the wintertime, the Wax Plant—also known as a Hoya—is ideal. They have thick, waxy leaves and rope like stems that make them tolerant to hot temperatures by storing water in their succulent parts. By reserving water this way, the Hoya is consistently prepared for drought, meaning it can be watered less often. Don’t despair—winter will be over before you know it. In the interim, these lively indoor plants will brighten your seasonal outlook, and bring vibrancy and warmth to your winter home.
