Building Goodness Foundation Celebrates 20 Years of Building Community and Improving Lives Announces 2019 Skip Wootten Volunteers of the Year On Saturday, November 16, 2019, Building Goodness Foundation (BGF) celebrated 20 years of building community and improving lives. Over the past 20 years, more than 1,600 volunteers have donated 142,052 hours on projects at home and internationally. They have designed and built six health clinics, nine schools, ten community centers, and more than 1,100 homes in Central America, Haiti, and Liberia. Here in the U.S., our volunteers built a community center in Pearlington, Mississippi in the aftermath of Hurricane Katrina and renovated more than 60 nonprofit facilities and 120 homes in the greater Charlottesville area. Today, BFG endures; vital and productive, and committed to building lasting structures and thriving communities here and around the world. “What I love about BGF is that we

do our work in community with others. The strategic partnerships we form help deliver what is best needed in the communities we serve,” said founder Michael Cernik. “Looking ahead, I see bright days for Building Goodness. Building on our past successes, the ripple effect of our work will continue to reach and impact countless lives in the communities we serve and will serve in the future.” The recent event also commemorated the recipients of Building Goodness Foundation’s 2019 Skip Wootten Volunteer Service Award. Francis “Skip” Wootten III was a master carpenter and a long time BGF volunteer, participating in numerous work trips in the U.S., Haiti, and Guatemala. Whether it was working with BGF, the Boy Scouts, his church, or neighbors, Skip embodied the spirit of community and volunteerism. He was a craftsman of the highest quality and embraced each project with great enthusiasm, consideration, and dedication. He passed away unexpectedly at age 54 in 2008. Since then, BGF has used this award annually to recognize the outstanding service of volunteers who embody Skip’s approach to life, community, and service. This year BGF paid tribute to two volunteers. Architect Candy Smith, a staple of the Charlottesville design scene for decades, has been involved with BGF since 2013. She’s designed two birthing centers in Haiti and has been to the country with BGF several times. A thoughtful, human-centered designer, Candy’s contributions to BGF and our beneficiaries are invaluable. Local contractor, Michael Pleasants, is a new volunteer to BGF this
year but he’s already taken two trips to help build a school in rural Guatemala and worked on several projects locally. Attention to details, creative problem solving, and value-driven are some of the traits that make Michael such a valuable volunteer. “Volunteerism is at the heart of BGF. By working together towards a common goal we achieve far more than we ever could as individuals,” said Board of Directors President Dan Fagan, “We thank Candy and Michael, on behalf of the entire BGF family, for their tireless commitment to BGF’s mission and to those we serve.” As Building Goodness Foundation reflects on the past 20 years and looks toward the future, we envision a time in which all communities have the building they need to thrive. From renovating homes for seniors, to designing medical clinics for families, to building schools for all our children, BGF continues to work with those who share our commitment to building communities here and around the world. Building Goodness Foundation is a Charlottesville-based nonprofit construction organization which connects skilled volunteers from the design and construction industries with communities in need at home and abroad. In partnership with the highest-quality NGOs and domestic nonprofits, we build, renovate, and repair critically needed schools, health clinics, community centers, and more. When you donate now, you will double your gift! We have an exciting donation challenge for all early givers to the campaign: the first $60,000 raised will be matched, dollar for dollar, by two local AHIP supporters. Give now and help jumpstart our end-of-year challenge to raise $300,000 by December 31. Together, we will reach our critical fundraising goal to ensure home repair services will continue strong for lowwealth neighbors, working families, and our elderly homeowners in need. Because things like sound floors, reliable heat, modern plumbing and electrical systems, and a roof that keeps out the rain should not be luxuries. entral Virginia may not feel very urban, but there are four first class cities (population greater than 10,000) in our immediate area. Harrisonburg is the largest, with a population of 55,346; Charlottesville comes in next at 49,093; Staunton at 24,438; and Waynesboro at 22,784. Add to those, a handful of small towns that dot our eight-county region, and that makes nearly 200,000 people that choose an urban, or at least town-based lifestyle, rather than one in the suburbs or rural Virginia countryside. What is it about living in or near downtown that appeals to so many? Is it easy access to theatres, arts venues, and restaurants? Or are people just trying to avoid a long commute to work? Maybe they’re trying to ditch the car all together and walk, bike, or

use transit. Others may get a charge from being part of a vibrant community of people that live or work close-by. Even with all those advantages, people still need to be able to recharge with green space and natural areas. The best downtown localities offer those as well. Whatever the reason, to those almost 200,000 people, the urban life-
style is compelling. But not perfect. Living downtown also comes with its problems. Achieving just the right balance for the most people is key to making downtown living work.
Lights, Camera, Action! Downtown is the place to be to see the best shows, hear the best music
and talks, and eat the best food. Last month’s Virginia Film Festival and this month’s TEDx Charlottesville, and upcoming holiday light festivities are perfect examples of why people want to be downtown. This concentration of entertainment, energy, and enlightenment is most often found there. Pair the theatre or concert with a delicious meal. Warm your hands with a hot chocolate as you walk amongst the crowd. Feel the energy in the air. These are the makings for great memories. But for those who live downtown, they’re not one-off occasions. They can be the regular rhythm of life.
Commuters Delight What does a day look like without having to drive a distance to work? Or without a long bus ride for the kids? What if a walk to work checks off a couple of boxes, like aerobic exercise

and time for calming and clearing your head rather than stressing about traffic on 250 or the Interstate? All these are possible when downtowners reclaim that chunk of time that most people have to spend commuting to work. By living in a compact environment in which a walk to work or school is easier than starting the car and figuring out where to park, a workday gets less busy and less stressful. And by trading time behind the wheel for an active commute (like walking or riding a bike to work), maybe there’s no need for the time or expense of a gym membership.
portation (H+T) costs as they relate to household income, buyers can see how affordability is impacted by location. The accepted benchmark is to keep the combined H+T costs below 45 percent of household income. In the CAAR reading area, every city has pockets in which these costs are below that 45 percent target maximum, indicating pockets of affordability. borhoods, this may mean a car isn’t necessary at all for day to day activities. A Housing + Transportation map for cities in the CAAR readership area shows that about one third of the city of Charlottesville falls within that affordable range. Harrisonburg, Staunton, and Waynesboro have even less than one third of their geographic area affordable when both housing and transportation are analyzed.

commute at all and even those who commute OUT of town to get to work. Grier Murphy, Associate Broker with Nest Realty, sees it and lives it. People are after the lifestyle. She says that one of the biggest draws for her family is the ability to be spontaneous. There is never a shortage of things to do even if they only have an hour. A short walk takes her and her family to visit neighbors, the finest restaurants, shows, and out for a drink. Yes, she typically rides her bike to work. But on a Sunday evening, she’ll realize that they have had a jam-packed weekend and the car hasn’t moved. That lifestyle, with easy access to all things social, entertaining, and recreational, is just as important as not having to drive to work. The downside is that as the preference for a more urban lifestyle trends upwards, Murphy says, many first-time home buyers or those with limited budgets can be priced out of the market. Typically, there is a direct correlation between home costs and distance from downtown. If higher real estate
prices aren’t offset by significantly lower transportation costs, it can be tough to make the numbers work.
Going Up? The recently completed C&O Row on East Water Street in downtown Charlottesville is emblematic of downtown living and new construction. Each of the twenty-five units has four stories and an elevator. According to Tom Ridley, VP of Sales with Evergreen Home Builders, “Downtown living is always in demand. The lack of buildable lots continues to push prices higher.” But it’s not only the prices that continue to rise. With new construction, the buildings themselves have a smaller footprint and higher profile. Ridley says, “Hence the verticality. There was no way to get 25 typical suburban homes in that space. But the four-story brownstone model with elevator matched the geography and the history of the space perfectly.”
“The Ballet of the Sidewalk” Admit it. There’s something intriguing about watching people walk,
Is Green Space Only in the Country? It’s ironic, but some of the best green space is actually in our cities. Maybe none of them can compete with the grandeur of Shenandoah National Park or the natural areas of Wintergreen and George Washington and Jefferson National Forest. But there
Gypsy Hill Park and Wilson Park flank the northern and southern ends of the major downtown district. Charlottesville is home to two infamous parks due to the controversial Civil War statues onsite. But the presence of these parks and other green and open space may someday be reiterated to evoke more pleasant and calming emotions. And these parks will then be put squarely back in the asset column of downtown living.

eat, talk, and live their lives. It’s fun to watch and be part of the action. Author and activist, Jane Jacobs, called this human interaction “the ballet of the sidewalk.” There’s no better front row seat than downtown. Sit on a bench on the Downtown Mall or on a sidewalk café, and just enjoy the show. Or if you live downtown, be a part of it.

dissatisfaction and conflict can creep in. A transplant from Glenmore to Charlottesville’s Belmont neighborhood recently took to the social media app NextDoor to complain about noise during a music festival at nearby IX Park. An energetic online discussion ensued. One resounding message was that if the complainer didn’t want to hear music from a nearby concert venue during the day, she shouldn’t have moved within a couple of blocks of a music, arts and concert venue. A reasonable expectation is that some noise and disruption come with the territory. If that is unacceptable,

are some pretty incredible spaces in or adjacent to downtown areas that contribute to the draw. Like many urban areas, a river flows through Waynesboro. Fronting South River, Constitution Park takes full advantage of its proximity to the downtown area and its river access. The park is home to the farmers market, festivals, concerts, and the Waynesboro Arboretum. Recognizing how this green space contributes to their downtown, Waynesboro recently upgraded and expanded Constitution Park. Staunton also sports two major parks just off of their downtown area.

the better option is to not move to a downtown neighborhood. Loi Patkin, REALTOR® with Long & Foster Real Estate, works with her clients to help them understand everything that downtown living entails. Especially if this is the first time they will live in an urban setting. Her goal is happy clients and that will only happen if their expectations are in line with reality. Patkin has taken potential buyers to a property at different times of the day to be sure they understand traffic patterns, noise from passing trains and what it really feels like to live in an incredibly dense neighborhood, perhaps one with no yard. Coming to this level of understanding before making the move is critical to enjoying life downtown.
netic? What can inject the gaiety, the wonder, the cheerful hurly-burly that makes people want to come into the city and to linger there?” Music. Arts. Shows. Education. Energy. Vibrancy. Diversity. And people; lots of people. Yes, there will be noise. And traffic. Managed within reasonable limits, these and other inconveniences will be an acceptable trade-off for all of the benefits. The whole point of the downtown lifestyle is to enjoy the rich, variegated, busy, compact tapestry. And the beauty is that downtown provides something for everyone. Carla Huckabee is a writer who helps healthy living services and vendors work to increase real estate value.
More Gaiety. Not Less. One of Patkin’s older clients is getting ready to move into her new unit at C&O Row. Most people her age buy that sort of property because it has an elevator. Not this gal. Popular Vibe
“I
BY MARILYN PRIBUS
love the vibe Belmont offers,” declares REALTOR® Grier Murphy of Nest Realty in Charlottesville. “I’ve lived in Belmont for more than 20 years and there have been many changes!” She particularly likes the broad range of socio-economic households, ethnic backgrounds, and familial make up. “I do, too,” chimes in 21-year resident Janice Kavanagh, also with Nest Realty. “Many folks who bought their Belmont homes in the down market are improving those old homes, turning them back into beautiful properties on tree-lined streets. The neighborhood is now a true mix of locals, young families, professionals, and downsizers.”
History
The Belmont neighborhood comprises a little over 400 acres bounded on the north by the CSX Railway, 6th Street SW on the
west, and Moore’s Creek on the south and east. It’s a mix of housing, eateries, churches and parks, with small businesses scattered throughout. Belmont was once a farm estate owned by the nephew of a boyhood friend of Thomas Jefferson. There was a substantial growth spurt back in 1905 when the original Belmont Bridge was built over the railroad tracks. That bridge was replaced in 1961 by the New (!) Belmont Bridge. In the late 1990s the neighborhood was designated a “priority neighborhood for improvements” resulting in new sidewalks, planters and trees in the Downtown Belmont area.
Great for Families “Belmont’s a great neighborhood for kids,” observes Murphy. “My two boys [9 and 11] have loads of playmates they go to visit or who stop by our house, which is terrific. Most kids can walk to Clark Elementary School—and they do.” Youngsters living
in Belmont’s southern area attend Jackson-Via Elementary School, which requires a ride on a school bus. Many people have dogs and while there’s no dedicated dog park, there are sidewalks everywhere, so it’s a common sight to see people out walking with their children and pets. In fact, walkability is a definite positive here. “I love the walkable access to most all of the things we need or want on a daily basis,” Murphy continues. “We walk to parks, to attractions on the Downtown Mall, or to the gym.” She also walks or bikes to her Garrett Street office. “I’ve ridden my bike regularly to the Market Street Market for basics.” She adds that with a vehicle, you can be to larger shopping options like Fifth Street Station in under 10 minutes.
Lifestyle “You simply can’t ignore the caliber of restaurants that are available in downtown Belmont,” says Murphy. Kavanagh agrees that the eateries in Belmont have taken off in the last 10 years. “Not all residents are happy about this increase,” she concedes. “There’s more traffic, tight on-street parking limiting spaces for residents, and increased noise levels from late-night pedestrians and music.” On the other hand, she sees this increase in restaurants as instrumental in putting Belmont on the map of desirable neighborhoods.
structure or adds an additional floor. In some cases, older places in poor condition are simply razed and new construction begun. This can mean a strikingly modern home in the midst of older, more modest bungalows. “Not everyone wants an old house-remodel project,” observes Kavanagh, “so well-designed new homes are filling a very real need.” In particular, she says, downsizers and retirees want city living, but aren’t at the “small

condo” step in their life. “They still want a small yard, but don’t want the upkeep of an older home.” Until recently, there weren’t many new single-family homes available— just a few here and there on random vacant lots. “New housing in Belmont is primarily on infill,” Kavanagh says, “either on a single lot or in areas like the townhomes at Belmont Station and single-family homes at Belmont Point.” She explains that buyers coming from metropolitan areas often want to keep their metropolitan lifestyle. “Many buyers want new construction, but don’t want to be out in the county,” she says. For many, Belmont is the perfect blend of that metropolitan lifestyle with a small-town neighborhood flavor.

Case in point: The Bridge Arts Building. “It’s transformed itself a few times over the years,” Kavanagh says. “Today, it offers many events: live music, plays, speakers, local-artist displays, and their popular holiday ‘pop-up shop’ with crafts. It’s just a wonderful place to support local businesses and artists while getting together with neighbors.” “If there’s a negative,” says Murphy, “it’s that Belmont traffic has increased significantly as development has increased.” She’s also concerned that people will be priced out of the neighborhood as larger companies come to the downtown area. “It’s hard to know how to avoid that when people want to live close to where they work and have the salary to be able to afford it,” she says.

“I believe that if these eateries hadn’t happened, Belmont wouldn’t be as popular as it is today with young families,” she points out. “Residents can walk out their door to meet friends for coffee, good food, and entertainment within a few blocks. Most of the streets have sidewalks and many of the homes have front porches, so it’s a great way to get to know your neighbors.” Other neighborhood-y establishments add to the charm of Belmont.
