inish school; get married; buy a house. That’s sooo last century! Many of today’s firsttime home buyers are not following the same path as those of 20 or more years ago. According to the 2019 National Association of REALTORS® profile of home buyers, compared to buyers in the 1990s, this current batch of first-timers are more likely to be forming a new household, less likely to be married, and more likely to be living in someone else’s house (possibly their parent’s basement?), rather than being a renter. That doesn’t mean that none of today’s first-time home buyers take the school-marriage-house route. But it does mean that they reflect the overall rise of nontraditional households in the past 20 to 30 years. Unfortunately, all the traditional barriers to buying that first home still exist, and then some. The problems of saving money, finding the right house, and rising home prices all combine to make the buying process challenging. Add in crushing student debt and basic misconceptions, and buying a house

seems as insurmountable as the struggle to sit atop the Iron Throne. But, it’s not; if you have the right experts helping you through the process. And the two most important experts to enlist are a trusted local lender and an experienced REALTOR®. With these two guides, you can make buying your first home a great move.

Use a Trusted Local Lender Step number one is to find a lender. Don’t be fooled into thinking that they’re all the same. Look for one that

is knowledgeable on the wide variety of resources for first-time home buyers. The best lenders will evaluate your current situation and determine where the barriers are and what resources take advantage of your assets and shore up your liabilities. If you have been living with your parents and have saved up a sizable fund for a down payment, you can use a different loan product than someone who hasn’t been able to save any money yet. Or if you’re renting, have two

kids, and haven’t been able to save any money, don’t assume that you’re out of luck. Many people are able to buy a home with very little or even no money down. So don’t give up before you even get started! This may be unimaginable for the generation that grew up with the internet, but Terry Beltz, Senior Mortgage Loan Officer with TowneBank Mortgage, says “stay OFF the internet in your search for a lender. Some online lenders may promise you the moon, but often the hidden fees or upfront costs are exorbitant. Instead, use solid local lenders that have been recommended by friends and family and have proven themselves to be trustworthy and knowledgeable.” Ken Mextorf, VP/Sales Manager at George Mason Mortgage, LLC, agrees. The most important factor is trust. For a transaction this important, Mextorf says “make sure you are working with someone whose number one priority is looking after your best interest.” Talk to several lenders to get a perspective on their level of customer engagement and experience with first-time home buyers.

Make sure you talk to at least one lender that is an approved VHDA (Virginia Housing Development Authority) lender so she can determine whether VHDA loans and interest rates are a good match for you. These VHDA-approved lenders have been completely vetted and participate in continuing education to keep up to date on program details. One pitfall that Beltz warns against is falling prey to unscrupulous lenders. Telltale signs of a predatory lender are teaser interest rates and unusual loan terms. Beltz recalls his experience with a woman who could not qualify for a traditional loan, so he laid out a long term strategy for her to recover her credit and eventually qualify. Unwilling to put in the time and effort, she emailed him later that he was wrong and she did find a loan. Unfortunately it was with an online predatory lender that took much of her money upfront, leaving her to struggle to make too high payments. A trusted local lender will work with you to help you qualify for a mortgage, reduce or eliminate your down payment, and lower your monthly housing costs. The sooner you engage her services, the more options you will have available.

If you are likely to qualify for VHDA programs, choose an agent who is a member of VHDA’s Real Estate Agent Connection. They have completed a specialized training program, receive regular updates about loan programs, and understand how to address the special concerns of first-time home buyers. The best agents can anticipate many of your needs but also listen closely to what’s important to you. REALTOR® Janet Bradley, HomeSell Realty, has helped more than 100 first-time home buyers. And she is patient. “You may find the right house the first day or need to see everything in your price range for several months. Whatever it takes, this is about you.” Before you begin looking in earnest, your REALTOR® will want you to be pre-qualified by a lender. This gives

you a rough idea of what you may qualify to buy and what it will cost you. The goal is to think big picture. “Identifying what will support your best lifestyle comes before looking for a house. Where do you need to be to live the life you want? After sorting through and prioritizing those issues, only then are you ready to think about the actual house.”

Don’t Wait Make time work for you, not against you. With enough time, problems such as a low credit score, a need for housing counseling, and basic homebuyer education can be addressed. So when you get that first inkling that you want to be a homeowner, start talking to professional lenders. The combination of good advice from a lender, REALTOR® and time will help you be strategic. The pre-qualification process is your roadmap to specific targets you need to reach, such as minimum credit score

and savings for a down payment, which may be $0. Mextorf has seen potential buyers pay down debt and improve their credit score significantly in just three months. Van der Linde agrees. Clients may be pre-qualified to pay up to $200K now, but if they take these few steps, they may be able to afford $250K in six months. “There’s a big difference in what you can buy with that additional $50K, and where you can buy it. The buyer has to decide whether it’s worth the wait, but getting started early helps.” Enrolling in a housing counseling program through Piedmont Housing Alliance or another provider pays off. At the very least, plan on taking a homebuyer education class. While this class can be completed online, the onsite class includes local lenders and REALTORS® as instructors, and can be a great way to connect with a local professional. Beltz suggests that you take the class as soon as you start thinking about buying. The certification lasts for two years and is required by many of the loan programs.

Alphabet Soup USDA, VHDA, FHA, VA, MCC … The multitude of programs to help buy your first home is mindboggling. They all have specific eligibility requirements. Some can be used together. Some are limited geographically. Both the house and the borrower have to meet a host of requirements. There are limits on the home price; and loan maximums, credit score minimums, and income and asset limits for the borrower. Fortunately, you don’t have to know all the details. Your lender does. One popular program is the VHDA Loan Combo. This combines a down payment grant up to 2.5 percent of the purchase price; tax credits for mortgage interest paid, and free homebuyer classes. The tax credit is only available at the time of the VHDA loan and can’t be used with non-VHDA mortgages. So it is important to talk to a VHDA-approved lender. Keep in mind that there is more to compare than interest rates. As Beltz says, “The bottom line is not the rate, it’s the effective payment.” These details can be incredibly burdensome and

Finally, the House You’re feeling pretty good about the prep work you have done and know what your acceptable price range is. Time for the fun stuff—looking for just the right house! The key to success is to have reasonable expectations and to have gone through a consultation process like van der Linde offers. Explore what locations will support your desired lifestyle and be willing to go where your limits take you. That means if you’re relying on a USDA loan, stop looking at downtown Charlottesville listings. If you have a maximum of $250,000 available, forget about the five bedroom brick home on the country club golf course; at least for now. But van der Linde is optimistic about the upcoming market. She sees home price, condition, and location aligning in a good way for buyers. “If a buyer can be patient, they won’t need to overpay for a quality home in a location that works for them. “T

oday’s buyers want homes that are open and uncluttered,” declares Kelly Ceppa of Charlottesville’s Nest Realty. “Built-ins make a home look ‘finished’ or custom built.” By “built-ins” we mean permanent installations of anything from shelving to bunk beds. They can be space savers or space makers, adding convenience, value, and personality to a home.

Where Can I Find Space? There’s no such thing as too much storage space, yet it’s easy to overlook places to add it. For instance, shelving as little as six inches deep can be installed going up a staircase or along one side of a long hallway to store books, artwork, and other items. A shelf running around a room a foot below the ceiling can display collectibles or other seldom-used objects.

In fact, the most common built-ins are shelving and cabinets. “Custom cabinetry is always a positive asset for a home because it allows more storage with less clutter,” Ceppa observes. “For example, walk-in closets with built-in cabinetry can eliminate the need for dressers in the bedroom.” In any room, but especially in kitchens or laundries, deep corner cabinets can be made much more efficient with Lazy Susans. Framing a doorway with shelves provides an interesting architectural feature and framing a window with shelves 12-18 inches deep also provides space for a window seat. Fireplaces offer another opportunity, since hearths usually extend a foot or more into a room. Adding shelving the same distance from the wall can be very effective, providing storage for firewood as well as games, books, and art. The area under a stairway is another great place for shelves or draw-

ers. Wherever there is an unused 4- to 6-inch space, install narrow rollout shelving with inch-high edges to keep things from slipping off. Depending on the room, it can be used for toiletries, canned goods, or hobby items. Space between wall studs can also be used to create recessed storage. This is best done on interior walls, so you don’t interfere with insulation. If this is a DIY project (and there are ample online primers) be careful of wiring, heating, or plumbing installations behind the wall surface. Today’s well-balanced pull-down beds are excellent space savers, especially in a guest room. They are easy to use and when closed can present plain wall panels or securely mounted artwork. Bunk beds are another bedroom space saver. Layouts can include generous drawers under the lower bunk or can have parts of the bunks overlap to provide floor-level space for desks or toy storage. A home entertainment center is another great built-in. Big screens and related equipment can be concealed behind doors or panels which, when closed, hold artwork such as paintings, posters, or prints. Some panels can even be motorized. A dining room classic is a corner cupboard. Unfinished corner cabinets—ready to paint or stain—are available in a wide range of open shelves,

glass-doored shelving and cupboards. In the kitchen or dining area, builtin banquettes eliminate the need for chairs. The area beneath the seating is perfect for large, infrequently used items with access provided under a hinged seat or from the end of the seating through a small door. Entryway built-ins are wonderful and can be constructed without losing much space. Ideally, each family member can have a shallow floor-to-ceiling “cubbie” with hooks for jackets and packs, shelves for hats and other items, room below for boots and shoes, and perhaps a small compartment for gotta-remember items like car keys, school permission slips, or books due at the library. Open storage is best here, to give contents good air circulation. Instead of using a crate, pet owners may create a built-in sleeping area for a dog in a laundry or family room, perhaps under a table, window seat, cupboard or staircase, depending on the size of the pet. Cats, of course, often prefer the security (and superiority) of a high perch. Carpeted climbing shelves can give access to a retreat atop bookshelves or in a specially installed cat chalet. While cabinetry and shelving units are often built to order, a surprising variety of ready-to-install items is available at home supply stores—in fine woods or unfinished. A thrifty alternative is to purchase second-hand shelves or chests and secure them with attractive moldings for a built-in appearance. One local woman, for example, acquired a used entertainment center for a mere $25. She turned it on its side, secured it to a wall, then painted it the same color as the wall. Voila! Beautiful built-in shelving that looked like a custom installation. “Well, it was,” she points out happily. “Custom made by me.” The Habitat for Humanity store in Charlottesville has an ever-changing inventory of shelves and furniture that can be viewed on their website. Regional thrift stores and antique malls also have treasures to be found. With some TLC, these items can become distinctive additions to any home and often can be installed with a built-in appearance. One thing to be aware of is that unusual, difficult-to-change built-ins may lessen the eventual marketability of your home. With canny planning, however, built-ins can lessen clutter and add extra value. Marilyn Pribus and her husband live in Albemarle County near Charlottesville. They used tile to top built-in window seats on the south side of the house giving their houseplants a sunny winter home.
