I first became a believer in reverse mortgages almost 20 years ago...

(before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home. I am very patient when I speak to clients and take my time explaining everything face to face with absolutely no pressure to move forward because I remember how much my parents appreciated it when the person that they worked with showed them the same respect. I have never experienced the Sunday night blues of knowing that you are going back to work the next day as some people talk about. My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.

St. Anne’s-Belfield School will host a Girls’ Geek Day for area elementary school girls on Saturday, February 15. That wish list didn’t sound like it was coming from a typical couple approaching their later years. hen it’s time to buy a house your first thought may be to begin researching available listings followed by walking through your top choices in search of your dream home. Unless you are a cash buyer, however, your best first step is to get pre-approved by a lender so you know how much house you can afford. While you can go online to learn about mortgage interest rates and programs, avoid the temptation to get your home loan from an online source. While doing so may seem like a quick and easy option, when you’re ready to get serious, it makes sense to contact someone who knows the Charlottesville market and is accountable, not only to you, but to the REALTORS® and other real estate pros in the area.

Find Someone Local If it’s been awhile since you bought a house, or especially if this is your first purchase, you may find the amount of information available to be overwhelming. In this situation, it’s tempting to pursue online promises of the lowest mortgage rates, or fastest closing times just to get it done. Unfortunately, people (especially those new to the real estate process) often aren’t skeptical enough about the validity of what they read online, explains Julia Morris with Fulton Mortgage. She urges borrowers to start by checking out reliable sites like those of the VHDA (Virginia Housing Development Authority) and Piedmont Housing Alliance (PHA). These sites are good starting points and can help refer you to reliable loan officers. Other sources of good local lenders are friends or family who have recently bought a home and used someone they like and trust. Your REALTOR® can also assist, as they will have a list of loan officers they work with regularly and communicate with well. Once you settle on the right individual, get started immediately, even if you just signed a lease or don’t plan to move in the next few months. Your loan officer will request info about your finances, run a credit report and, if you are a good candidate for a loan, will say so in a pre-qualification letter. On the other hand, if you encounter problems, such as a credit issue, most

loan officers will work with you to get them straight, even if it takes a few months or even a year to do so. For example, Jamie Yowell, with Bank of the James Mortgage has seen credit reports with small unpaid collections (one as small as $26) that the buyer had no idea were still outstanding. Regardless of your situation, working with a loan officer you trust and with whom you have a good relationship is critical. Your best bet is someone you can meet with face to face, and who has a genuine interest in helping you unlike, say, a voice on the phone in some distant—and unknown—place.

Contract Negotiations When you have a pre-approval letter from your local loan officer, your REALTOR® can help you view homes and pick the one you love best. They will also help you structure an offer for the seller that includes the letter proving you are a serious candidate who can borrow enough money to buy the house. No seller wants to put a sold sign out front unless they have confidence the buyer can obtain a mortgage. Having a pre-qualification letter from a local lender their agent can vouch for, goes a long way to convincing the sellers to accept your offer.

Imagine being in the midst of packing up your house or apartment in preparation for your big move and getting an email or voice mail from someone at your online mortgage company you’ve never heard of. You respond with questions, but they don’t reply to messages from you or your REALTOR®. You learn the closing has been delayed because this issue is holding up the loan. The online stranger (what was their name again?) who took your financial info may be working with clients all over the country with no particular local ties. They may or may not even be a mortgage professional. Their job is to sign you up, turn the file over to a processor to get it ready for closing and move on to the next prospect. They won’t be someone with whom you have a relationship and who feels accountable to you or your REALTOR®. Jay Domenic with Movement Mortgage once chose to refinance his mortgage with an online lender. Unfortunately, the individual who took his information failed to request correct documentation and then could not be reached for follow up. In fact, Domenic never spoke to that person again. Thanks to his long experience in the industry he was able to get things straight. You may not be so lucky. It’s scary to think about a situation where you’ve promised the buyers of your house to be out by a certain date (or given notice to your landlord) and yet can’t move into your next one because you can’t reach the right person at your mortgage company. Local loan professionals live and work in your community. They have trusted long term relationships with area REALTORS® and are accountable to them as well as to you the client. They respond to your calls, answer your questions and are invested in getting your loan approved in a timely manner. When you’re ready to buy a home, choose a local loan officer. Doing so could be the difference between being stuck in your current living situation and moving into your dream house with minimal stress and delay.
