Our area’s new home growth reflects a national trend. Lawrence Yun, Chief Economist for the NAR (National As-

sociation of REALTORS®) predicts new home sales could “rise to a 13-year high in 2020,” an 11 percent increase, the most since 2007. Local agents predict a strong 2020 market as well. “The builders are still very busy and demand remains high,” Guthrie continues. “The only thing holding back the market are lot supply constraints…and production capacity,” which “lengthen delivery times and can impact sales,” Slater notes, adding that “demand continues to be strong.” A number of factors are responsible for these impressive sales. An active resale market, which
showed a 5 percent year-over-year increase at the end of 2019, reflects a national trend resulting in dwindling inventories of resale homes. At the same time, continuing low interest rates bring previously reluctant buyers into the marketplace further depleting inventories. Frustrated by the lack of resale listings, buyers often decide to check out new homes and decide to take advantage of their many benefits such as significant energy savings, low maintenance features, cutting edge design elements and flexible floor plans. And buyers who can afford new construction have much to choose from.
Homes with one-level living, popular with Boomers and Millennials alike, are available as single family dwellings and villas (duplexes with garages sandwiched between the living units). Those with growing families can explore the larger floor plans available throughout our region. In the past it may have been common for move-up buyers to purchase increasingly larger homes. But that is not necessarily the case today. Suzie Pace, Broker with with Pace Real Estate Associates, says her clients frequently request only as much space as they will use. An example is elimination of formal rooms, which allows for “flexibility in design” that lets homeowners recon-
figure space as required to accommodate changing needs. Interestingly many Millennials join Boomers in wanting efficiently designed one-level homes with less square footage, Guthrie says. Homes like these allow both generations to have more free time to enjoy hobbies and other interests such as outdoor activities or volunteer work. Other popular “easy living design,” elements are “larger doorways, stepless entries from the front and/or garage, and open and functional plans that are designed for every season of life,” Akers says. These seasons of life could describe aging homeowners who use a wheel chair or walker to get around, as well as a teen-ager sporting a cast on her leg after a skiing accident, a mom on crutches after meniscus surgery or a dad entering the front door with groceries in one arm while pushing a toddler in a stroller with the other. First floor master suites are also in demand, especially by buyers with knee and hip issues that make stair climbing difficult. And for townhome buyers who find stairs a challenge, many builders offer elevators, which “are becoming more and more popular as customers look to age in place,” Ammons says. Amenities like these accommodate right sizing and allow home owners to live more comfortably for the duration of their stay regardless of their age. In addition, when it’s time to sell, their house will be more marketable because of its wide appeal.
Livable Floor Plans Ideas about what is a livable floor plan change with our lifestyles, and builders are ready to lend a hand. Remember the time when homeowners couldn’t imagine life without a formal dining room to entertain guests at dinner parties or during the holidays? Today’s less formal lifestyle encourages guests to linger in the kitchen, which may be open to another popular gathering space, the family room. “We’re seeing some parts of the market shift away from ‘Formal Dining’ that may be tucked away from the kitchen to a ‘Casual Dining’ or ‘All Day Dining’ concept that offers a large dining room space right off the kitchen,” says TJ Southmayd, with Nest Realty and Craig Builders. One example is converting what may have once been a bedroom into an office, which is increasingly common as more people telecommute or have a home-based business. Mud rooms that double as a place to enjoy hobbies are gaining in popularity, Pace says. Or if the home owner is also a dog lover, this room may feature a canine sleeping area or even a special shower where the family dog can spruce up before joining the family.
Low Maintenance Means More Free Time Folks who want time for pursuits such as volunteer, recreational or social activities often favor a home that is low maintenance. Popular amenities to facilitate this busy lifestyle include maintenance-free decks, quartz countertops and HardiPlank® siding along with smaller yards. And with a new home, buyers can select the features that fit their budgets and their lifestyles. “Low maintenance exteriors [such as HardiPlank®] give our home owners more time to enjoy life versus constant upkeep,” says David Boisvert, Sales Manager for Atlantic Builders. Energy Savings One of the best ways to enjoy maximum energy savings is to buy a new home, agents say, citing examples of houses that are 1,000 square feet larger than similar resales but cost less to heat and cool. Going solar is another option that appeals to energy conscious buyers, and while the panels can be installed on existing houses, the most cost-effective time is during construction. “Solar is getting some traction,” Guthrie agrees. Of course, with today’s very low interest rates, it costs less than when mortgages were more expensive.
Design Trends New homes open the door to customization of everything from paint colors to tile to outdoor living spaces. You also have the opportunity to be on the leading edge of design.
Today’s buyers love great rooms with “glass, windows and light,” Pace says. True, Southmayd agrees stating that often his customers comment on the number of windows we use since “bringing natural light into the home is very important to them.” Another way to enjoy more light is to bring in the outdoors by taking advantage of rooftop terraces on some townhome plans, which are especially popular in locations with a great view. Decks, porches and patios are other ways to do the same. And sometimes these features come with extras such as kitchens, fire pits or screened porches that in some instances feature a two-sided fireplace. Other popular design concepts are rustic accents such as old barn wood, hardwood floors and sliding barn doors. “The latest design change for us has been a shift from craftsman style architecture to the modern farmhouse style. As we have introduced these plans into our product offerings they have been very well received,” says Chris Sylves with Nest Realty and Stanley Martin Homes. Like other design elements, color preferences change from time to time. While white is still popular, Amy Hart
with Dovetail Design is noticing a move to “more warm woods such as oak and hickory, with grey tones that add warmth and an organic feel.” Occasionally clients even tell her “anything but white!” She calls the resulting design “more courageous, with more personality.”

hen the U.S. Air Force transferred Major Paul McArtor from Hanscom AFB near Boston to Rivanna Station just north of Charlottesville seven years ago, he and his wife, Jenn, zipped into town to house shop. They spent a hectic four days looking at nearly 40 properties everywhere from Greene County to Fluvanna. “We picked Southside because of its potential, being close to downtown and because it’s not crowded,” recalls McArtor, now retired from active duty and a REALTOR® with Avenue Realty. “You can get places quickly, it’s close to Interstate 64 and not that far to Route 29.”

Where Exactly is Southside? There’s no official delineation for this area, but it’s generally considered the portion of Charlottesville just north of I-64 plus parts of Albemarle County to the south. Rough boundaries are the corridors of Fifth Street Extended and Avon Street Extended and the area between. Southside is easily accessible to Charlottesville and businesses and organizations in the region. McArtor points out that UVA is a top local employer including the University itself and its healthcare system. There is always employee turnover which means there is related turnover in housing.
What is the Allure of Southside? “There’s housing that fits,” observes McArtor. “One of the things that makes it really attractive to people is there’s a good mix of established neighborhoods and some new construction.” Redfields, Foxcroft, Mill Creek, Lake Renovia, Willoughby, Avinity Park, Mosby Mountain and Avon Park are just a few of Southside’s developments. Some are single-family home neighborhoods, other are made up entirely of apartments or townhouses, and still others include a mix of dwellings. “There are some communities under construction now,” says McArtor, “and some limited construction on unbuilt lots in existing developments.” He says the area is largely built out, although there are areas off Fifth Street with potential. “There’s a good price point in Southside,” continues McArtor. “There’s a pretty affordable variety of house types, ages, and costs. First-time homebuyers find a starter place then move up—often in the same neighborhood. At the same time folks whose children have moved out are downsizing—again often in the same neighborhood.”

It is gradually being transformed as a model of a neighborhood redevelopment process that doesn’t displace the existing community.

The PVCC Dual Enrollment program allows eligible high school students to earn high school and college credit simultaneously tuition-free. Currently, more than 1,200 high school students participate in this program—a great way to get a jump on college requirements and expenses.

Many Southside youngsters attend Cale Elementary School which is in the process of being renamed Mountain View. “Cale has a fantastic reputation and environment,” McArtor says. His wife, Jenn, is president of the PTA. He explains that Cale’s well-respected Spanish-English language immersion program evolved from many students— especially from Southwood—for whom English is not their first language. Native English and native Spanish speakers are placed in the same classrooms with half of each day taught in the respective languages. “At the end of six months or a year, these students are very well integrated,” McArtor says. Other schools in the area have good reputations, too, from Walton and Burley Middle Schools to Monticello High School. Piedmont Virginia Community College (PVCC) is also close by, offering
Southside parks include the City of Charlottesville’s Azalea Park off Old Lynchburg Road with a fenced dog park, baseball field, basketball court, children’s playground and garden plots to rent. The Rivanna Trail, which runs along Moore’s Creek and through the park, continues around most of the City of Charlottesville. Check the Rivanna Trail website for maps, trail descriptions, and a downloadable app about the trail. More significant, however, is Albemarle County’s Biscuit Run Park-to-be, a once-private 1,200-acre property slated for the development of more than 3,000 homes, but acquired by the state in 2009 as parkland. In 2018, the county entered at 99-year lease with the state. Potential park development is awaiting funding and long-term plans include parking, adventure courses, camping and picnicking areas, and more
Today many adjacent developments and homeowners have informal access to the mostly forested land in the Biscuit Run property. Existing trails are already used by neighbors for hiking, biking, birding, wildflower gazing, and simple personal renewal in nature.
New Shopping The development of Fifth Street Station has augmented the area’s previously skimpy shopping opportunities. Anchored by Wegmans grocery story, there are a number of eateries, some national chain stores, local small businesses, and an urgent care clinic. It has also created a convenient connection between Fifth Street and Avon Street so residents no longer have to travel into the city to cross over on Elliott Avenue. “Now you can get groceries, restaurants, and movie theaters without going to the other side of town,” points out McArtor. “It’s also created a town center that connects Fifth Street and Avon.” That makes it the finishing touch for Southside. Southsiders Marilyn Pribus and her husband have access to Biscuit Run from the rear of their property. They enjoy occasional Biscuit Run visitors including raccoons, possums, and deer. Bears? Not so much.
