I first became a believer in reverse mortgages almost 20 years ago...
(before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home. I am very patient when I speak to clients and take my time explaining everything face to face with absolutely no pressure to move forward because I remember how much my parents appreciated it when the person that they worked with showed them the same respect. I have never experienced the Sunday night blues of knowing that you are going back to work the next day as some people talk about. My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.

verything seems to be going up these days. If you’re talking about demand for commercial real estate, that sounds like a healthy market. But if you’re talking about prices for commercial real estate, hmm, maybe not so good. And that’s exactly where we find ourselves at the start of the second quarter of 2020. Plenty of demand, higher pricing, and changing skylines. Whether you’re looking at the cranes in Charlottesville, watching Scottsville come into its own, or seeing the price
for industrial land skyrocket, the commercial real estate market in the area has always been strong, and, according to Jenny Stoner, Associate with Cushman & Wakefield Thalhimer, it continues to be strong.
See Those Cranes? Get used to them. When they aren’t blowing over, cranes symbolize growth and development. And there’s plenty of it going on in and around Charlottesville, as in more than 300 thousand square feet of office space under development.
According to Bill Howard, Broker with R.E. III Commercial Properties, very little existing office space is available in and around Charlottesville. “What is there is priced fairly high in Albemarle County and even higher in Charlottesville, so we’re seeing lots of new construction to accommodate the demand.” The CODE Building on the Downtown Mall has 60 percent of its nine-story building pre-leased. Expect this crane to be gone prior to a summer 2021 move-in. The flexible space will attract a variety of retail and commer-
cial operations to this LEED Gold certified high efficiency building. The crane at 323 Second St. S.E. in Charlottesville, is in support of building 3Twenty3, a five-floor office building atop four levels of parking. Restaurant space and a pedestrian plaza will occupy the ground level and software provider CoConstruct and law firm McGuireWoods will lease space above. Apex Clean Energy broke ground in the ACAC Downtown parking lot on Garrett Street this month. Riverbend Development, William McDonough, and Hourigan Development will join Apex in an eight-story, 187 thousand square foot office building. Keep an eye out for this net positive energy project coming out of the ground quickly as Virginia’s tallest mass timber building with a mid-2021 target completion date.

already open. And soon you’ll be able to burn off that Grit latte or Riverbirch Affogato with a cardio dance workout at AKT Fitness studio. Two additional small spaces are left in the building with lease-up ahead of schedule. “Given the flux in the retail market as online buying continues to make inroads into buyers’ shopping preferences,” Stoner is seeing “a shift toward experiential retail happening in Charlottesville.” She says that there is significant early interest for the upcoming retail on 29 North in the Brookhill neighborhood currently under construction. Brookhill will have it all: pool, gym, community center and, once the Friends of the Ice Park raise enough funds, the new home for Cville Ice. With up to 1,550 residential units, there will also be 130 thousand square feet of commercial real estate. This will include a restaurant, brewery, and amphitheater. Riverbend President Alan Taylor has been quoted as saying this will be “like a couple of blocks of the Downtown Mall.” More retail and an altered skyline are also coming to Harris Road. McIntire Plaza will see a 166,800 square foot mixed-use building with ground floor commercial space and 105 apartments. City council cleared Woodard Properties to exceed the by-right height limit and allow the project to come in at six stories. Four Wawa gas stations and convenience markets are coming to Albemarle County, with the first under construction near the Charlottesville-Albemarle Airport. Pantops at Richmond Road and Stony Point Road, and Rio at the intersection of Greenbrier Drive and 29 North will be the next two sites, with a fourth to follow.

Scottsville and Fluvanna Gaining Momentum There is energy in Scottsville that is gaining momentum. Veteran-owned maker space, The Space, offers pottery, woodworking, coding, and 3-D printing. Nearby, the Hyosung Tire Plant, idled in 2009, is being re-imagined. Its 60 acres tucked out of sight just off the main retail corridor, might accommodate 100 apartments and plenty of commercial space. The old Scottsville bus depot is slated to become a restaurant and Airbnb by the summer of 2021. The James River, its small-town appeal, and rich history make Scottsville a growing tourist destination. On Valley Street, recently opened restaurant, The Batteau, is already serving the increasing number
of people wanting to live in and visit Scottsville. As Zion Crossroads evolves, the Zion Station Industrial Park is seeing more interest. Bryan Rothamel, Fluvanna County Economic Development Coordinator reports the Park will be home to the new Foothill Irrigation headquarters, which is moving from Earlysville. And near Lake Monticello, a nearly 20, 000 square foot Tractor Supply Company store will be coming to South Boston Road.

Positive Absorption is Key Remember that quote about a couple of blocks of the Downtown Mall being reproduced at Brookhill? Fortunately for the Downtown Mall, all of that new office space on or nearby the Mall will be filled with office workers who drink coffee and other beverages, eat breakfast, lunch, and dinner, buy stuff, go to concerts, and look for places to spend their money. This positive absorption (meaning more space is leased up than vacated) is the key to success in the commercial real estate market. Yes, there may have been wringing of hands when WillowTree, Inc. announced it was leaving the City for Albemarle County. And their 12,600 square feet has yet to be leased as of this writing. But, in the balance, the scale is heavily skewed towards positive absorption and, as a bonus, the entire area will benefit from having The Wool Factory rehabbed and reused. Stoner says, “Finally we’ll be able to deliver the population and customer base to support all the businesses on the Downtown Mall and in Charlottesville. An influx of new people doing more and doing things differently will continue to lead to growth and a vibrant business community.”
Unfinished Business As Peter Wray, with Triangle Realtors, says, “2019 was a fantastic year for commercial real estate and 2020 is just as hot. There are still some things Charlottesville is trying to figure out, like what to do with the old mall and Kmart.” And the nightmare on Water Street. Look at any aerial view of the Downtown Mall and there it is, smack dab in the middle. Dewberry Living, or what most locals call the Landmark hotel, continues to cast its long depressing shadow over the Downtown Mall. It
has been open to the weather since construction was halted in 2008. While the City of Charlottesville investigates strategies to gain control over the building through negotiation, eminent domain, or the blight ordinance, at this writing there is no clear path forward. For a truly healthy business environment, it’s imperative to find a resolution for this skulking concrete skeleton, because the alternative that it continues to haunt the Mall is simply unacceptable. Now, close your eyes and picture the skyline of Charlottesville in a few years. The cranes are gone and there are a couple of new eight and nine story buildings fully leased with workers supporting local businesses. A wrecking ball or negotiation has done its work on the Dewberry/Landmark behemoth. Phase 1 of Dairy Market is jumping and Phase 2 is underway. Somebody even figured out what to do with Fashion Square Mall and the old Kmart. Picture Scottsville. It still has that quaint, everybody knows everybody, small town appeal, and the old tire factory has been repurposed into a vibrant mixed-use development. A hundred new households call Scottsville home and are enjoying the new and old businesses in town. The shifting between cities and counties that takes place as businesses expand left room for new businesses. As Howard says, “that’s how growth happens in the real estate world. Families upsize or downsize and sell their homes to other families. Businesses outgrow their space and others come in behind them. It’s a sign of a healthy business cycle.” That’s a regional commercial real estate environment we can all get behind. And the good news is that we are closer now to those imagined skylines becoming a reality than ever before. nce upon a time, weddings occurred in churches, wedding chapels, or city hall. These days they happen at wineries, on beaches or boats, and even in barns. Sans cows, sheep, and horses, of course. And folks often opt for outof-town ceremonies, a.k.a. destination weddings. This area is a “hot spot” for destination weddings, declares Barbara Lundgren, owner of Barb Wired Events Management in Charlottesville. “It’s become really popular in the last 10-15 years, mostly because of the wineries.” Many of those wineries have staff wellversed in wedding arrangements. “Charlottesville is a mecca for weddings,” agrees Jennifer Hamlin, owner of Charlottesville’s Events with Panache. “On most lists, it’s one of the country’s top five wedding venues. We’ve got wineries and unique venues and vendors from photographers to caterers to transportation services.” Hamlin notes that we are centralized for New York and D.C and, in fact, her clients are mostly from out of town. Direct airline connections to CHO have increased in the past decade and accommodations range from B&Bs to Airbnb to boutique hotels and national hotel chains, which happily set aside a block of rooms for wedding parties. More recently the cideries and breweries and even distilleries have been hosting smaller events, including weddings, Lundgren says. People also like the historical aspects of the region and often a wedding blossoms into a full weekend event. “Destination weddings bring considerable revenue to our area,” notes Brantley Ussery of the Charlottesville-Albemarle Convention & Visitors Bureau, “especially during the spring and fall.” This, he points out, provides a nice lift to the economy, as weddings generate more room nights, plus increased sales for restaurants, attractions, and shopping. In fact, recent research reveals weddings are among the top ten ways firsttime visitors hear about our area, which leads to repeat visitation. Indeed, people who have attended a friend’s wedding in our area remember its beauty, charm, and possibilities when planning their own ceremony. In addition, the University of Virginia draws many former students back. “We now have upwards of 35 wineries and many host a significant number of weddings throughout the year,” Ussery continues. “People also plan weddings at our unique historical ven-

ues, such as James Monroe’s Highland and Montfair Resort Farm.” “We have lots of exposure,” Hamlin explains. National wedding websites such as The Knot and Zola offer tempting information about Charlottesville including links to local venues, planners, and related businesses complete with beguiling photos of actual weddings. Feature stories in magazines such as Southern Living and bridal publications often highlight our region.
How do I Plan? “There are all sorts of approaches from plan-my-own wedding to finding wedding planners with lots of experience,” notes Hamlin, noting some local planners are internationally known. “There are all different levels,” she continues. “You can open the purse strings or have a budget wedding.” While some weddings include hundreds of guests, others may be family and close friends only. The attendance list, of course, has a major influence on the venue. “More and more,” points out Hamlin, “the ceremony and the reception are at the same property so finding the right venue is important.” Lundgren points out the value of a wedding planner, particularly for folks from out of town. “There used to be
about five of us wedding planners in the area,” she says, “now there are maybe 100.” An experienced planner can pull together photographers, caterers, transportation, lodging, officiants to perform the ceremony, music, and potential rental of chairs, tables, tableware, lighting, tents, and much more. Venue searches, for example, can be overwhelming. “A local planner can save both the couple and the venue owners a lot of time,” she says. “You don’t want to waste both parties’ time by looking at a venue that just won’t work.” Our area is home to a whole spectrum of venues from a winery with beautiful vistas to a brewery with food trucks or pizza ovens in the parking lot, to the Colonnades Club on the UVA grounds or The Paramount Theater on the Downtown Mall, historical homes such as James Madison’s Montpelier near Orange or the Woodrow Wilson Museum in Staunton. An interesting tidbit: at some historical sites a portion of the rental is paid to a foundation and as such, can be deemed tax deductible. Most hotels and many local restaurants have private rooms for rehearsal
dinners or receptions. In fact, some hotels have a WEDDING tab on their websites and offer inducements such as wedding package deals with a dedicated website for a couple’s guests. Having all the events at a hotel means no concerns about designated drivers. (On the other hand, one bridal couple, with the friends’ and family’s safety in mind, arranged busses to carry guests to and from the wedding site about a half-hour’s drive from the hotel.) In addition, there are experienced caterers in the area who can present anything from a folksy buffet with plastic cutlery to a multi-course sitdown dinner with linens, crystal and candlelight. Add in a choice of bakers for the wedding cake, florists for the bride’s bouquet and table flowers, and designers for individual table décor. All ingredients for the perfect wedding. “People come here and fall in love with Charlottesville,” concludes Lundgren. “We have the views and the value. It’s just a perfect destination for a wedding.” Marilyn Pribus and her husband live in Albemarle County.
