It’s true that sometimes a horse owner is more focused on the needs of the horses, than she is on herself. And the right REALTOR® knows exactly where she’s coming from. She says, “If someone calls about a horse farm, I already know what they’re looking for— enough acreage to support the horses, facilities and fencing, pastures, water sources, and being able to open the gate and ride off the property.” Because she’s an experienced equestrian and REALTOR® who specializes in equestrian properties, the potential buyer doesn’t need to say all that. It’s understood. Since Central Virginia is such a natural for horse farms, there are quite a few REALTORS® here that are also horse experts. In addition to Lyman, John Ince, REALTOR® with Wiley Real Estate, is another. “My career prior to real estate was managing and training for horse farms in California, Texas and finally here in Charlottesville. I’ve kept horses on my property since I moved here in 1982 and now have a field of happy retirees.”

It’s About the Land “It’s not about schools; it’s about the land” says Pam Dent, REALTOR® with Gayle Harvey Real Estate Inc., who also specializes in horse farms and estates. As a former horse seller and buyer, she found herself travelling to and familiarizing herself with horse properties throughout Virginia. She knows these farms in Central Virginia and in the Shenandoah Valley because she’s been on most of them. And, like other agents specializing in horse farms, she understands what a horse owner requires. Ince agrees that horse farm buyers won’t compromise “when it comes to the land underneath it all. They will be looking for well drained land with soils that support good pasture. Our gently rolling topography is ideal in most cases, which is the reason there are so many horse farms around.” Add in our temperate climate and you have a winning combination that offers what horses and their owners need in order to thrive. After the land, then the “dependencies” come into play. Lyman says this includes “first, the facilities and fencing. What’s the capacity of the stable?

Is the fencing specific to a horse’s needs? Is there an indoor riding arena? What other sheltered areas are there for the horses and equipment, like tackle and feed rooms, or storage for hay?” Another consideration is the availability of water. “Equally important is what’s adjacent to the property. Don’t underestimate how critical it is for a rider to not have to transport her horse to get in a good ride,” says Lyman. “Buyers want an assurance that they will be able to access adjacent properties, whether public lands like Shenandoah National Park, or an agreement with an adjacent property owner. Particularly for smaller properties, this can be what makes or breaks the deal.”
Wide Range of Properties Do you have $29 million to spare? How about $135,000? These are the range of prices for “horse farm” listings in early April in central Virginia. Dent’s experience is that land listed as a horse farm can mean “anything from
professional and Olympic-class operations with large stables and indoor arenas to small hobby farms.” A horse farm buyer isn’t necessarily looking for a lot of land. Ten to fifteen acres is sufficient. Ince notes, “It would be rare to see 100 acres used entirely for horses since horse owners are pretty hands on with their animals and generally want them close. More than likely, just a portion of a large farm is used for horses while the rest of the farm is put to its best use like grazing cattle or making hay.” Because of that, Ince says, “A small or medium sized horse farm in a good area is a great listing and might appeal even to buyers who don’t have horses. The outbuildings can be versatile and useful for other hobbies too. Larger, professional horse farms with extensive stabling and indoor arenas can be a tougher sale as the interested buyers shrink to those rare professionals who can take advantage
Another reason horse farms are so popular here is that buyers aren’t just buying a chunk of land that works for the horses. They are really buying into an entire community of horse lovers with a rich history. The equestrian community actively supports a wide range of events that include trail-rides, polo, competitive showing, roping, and even jousting. And the fox hunts that Thomas Jefferson and George Washington enjoyed, can still be found today, with four active hunt clubs within 30 minutes of Charlottesville. Lyman fox hunted and had a horse farm. “A recent client from Northern Virginia was looking for property and considering land that wasn’t quite going to work. I was able to show her other areas near Free Union and Keswick more suited to her needs. Orange and Louisa also have some really lovely horse properties.” That experience is the difference between a generalist and someone that has spent much of her lifetime in the saddle. The Virginia Horse Center, in nearby Lexington, is also a draw. A world class facility hosting regional, national, and international equestrian events, the Center has more than 600 acres with nine show rings, eight schooling rings and a 4,000-seat coliseum. Although the Center usually has events each week, it is closed through June 10 due to Governor Northam’s Executive Order related to Covid-19. Ince says “There are so many ways to participate in the horse world here. Horse racing is enjoyed by thousands of spectators each year at several steeplechase events like Foxfield and Montpelier. Colonial Downs has an active season of track and turf racing. Besides racing, the show horse world is vibrant with three-day eventing being one of the more challenging disciplines. Hunters and jumpers are shown at several venues in the area, most notably at the annual Keswick Horse show,” which is traditionally held in May but will be postponed this year.
Foxfield Spring 2020? All the equestrians, horse lovers, socialites, and lovers of a good time have crossed out April 25 and have now saved June 13, 2020. Everyone’s keeping their fingers crossed that the Foxfield Races will be able to go on; nobody more than Race Director W. Patrick Butterfield. This will be his and the Foxfield Racing Association’s final race in the event’s

30-year history before transferring the reigns to the newly formed Foxfield Racing, LLC. Butterfield was a volunteer outrider when the race first started, then moved up to Race Starter and eventually Race Director. In his 30 years and 58 races (he only missed two), Butterfield has many fond memories and some that can only be enjoyed knowing they turned out well. Twenty or so years ago a micro-burst struck the day before the race, shredding all the tents, sending a porta-john through the paddock, and downing live power lines across the track. “When I contacted Virginia Power the morning of the race their response was ‘Can’t you just postpone it?’ I replied that ‘30,000 people are going to be here in three hours!’” Eventually, through some local connections and some hustling volunteers, the power line and the paddock were repaired, and the race went on as scheduled. If all goes as planned, tens of thousands of people will be at Foxfield enjoying Butterfield’s final race on June 13.
