How’s the Huntington Beach Market?
Despite a Spike in mortgage rates to 7.31%, the available homes are still selling well. We are now experiencing Balanced Market Conditions due to the low supply of homes on the market.
Days of Supply* is the best overall indicator of the strength/weakness of the real estate market. From late 2020 until the 1st Quarter of 2022, the Days of Supply reached as little as 20 days… this was the strongest “seller’s market” on record. But, as mortgage rates spiked in mid-2022, the Days of Supply reached a peak of 97 days in October 2022.
In Spring 2023, a “record low” number of new listings resulted in the Days of Supply falling into the 40s again. On October 2, the reading was 60 days, which indicates we have trending into a “Balanced Market”. Conditions still slightly favor sellers despite mortgage rates reaching a 22 year high.
*Days of Supply is defined as the number of days required to sell all the homes currently on the market at the present rate of home sales.

OC HOUSING REPORT: SLUGGISH, YET NO SLIDE AHEAD

With sky-high rates and a collapse in home affordability, many wrongly conclude that there will be a wave of foreclosures and it is just a matter of time before the housing market crashes. Wrong, there is presently No Distress in the market and No Crash in Housing being predicted by experts. Collectively, homeowners across the U.S. are healthier than ever before (Their payments are low because most refinanced below 3.5%), which will prevent distressed sales and a housing crash.
Housing• The active listing inventory in the past couple of weeks decreased by 13 homes, down 1%, and now sits at 2,340, its lowest reading since the start of July. It is the second lowest mid-September reading since tracking began in 2004, with only 161 more homes than 2021, the lowest level by far. In September, 37% fewer homes came on the market compared to the 3-year average before COVID (2017 to 2019), 1,114 less. Last year, there were 3,646 homes on the market, 1,306 more homes, or 56% higher.
• Demand, the number of pending sales over the prior month, decreased by 60 pending sales in the past two weeks, down 4%, and now totals 1,414, the lowest end-of-September reading since 2007. Last year, there were 1,598 pending sales, 13% more than today.
• With demand falling faster than the supply, the Days of Supply (the number of days to sell all OC listings at the current buying pace), increased from 48 to 50 days in the past couple of weeks, its highest level since the end of January. It was 68 days last year (so the market is stronger now for SELLERS than a year ago).
