The Huntington Beach residential real estate market performed remarkably well in February 2021. It was a month that had 171 new listings and 150 properties sold. A year ago, those respective numbers were 188 and 127. The Average Days on Market was 32, last year it was 38 days.

Remarkably, the List/Sold Price ratio for February 2021 closed homes was 99.9%. So, most homes are selling very close to asking price. The Average Sold Price for all Huntington Beach homes was $1,104,308, an increase of 13.66% year-over-year reflecting strong price appreciation.

The property at 901 Huntington Street was listed during 2020 for 180 days, but it did not sell, so the seller turned to Scot Campbell to get the job done. The property was prepared for the market and the HDRI enhanced photography came out beautifully. A Virtual Tour was created using a high-resolution 3D camera, and an aerial 360 drone video was uploaded so buyers could see the neighborhood and proximity to schools, parks, & the beach! A Game Changing Virtual Tour Platform has emerged… let me tell you about it. Before I tell you about it, I wanted to mention that I hope that you are your family are well. Also I wish to express my continued sincere appreciation for the healthcare workers in our community on the front lines fighting the COVID-19 virus. There are now countless platforms for interior home Virtual Tours. All the systems have excellent 3D images provided a quality camera is used. Some systems have tiles along the bottom to move through the house, others have circles or arrows. One of the best Virtual Tour features is the “doll house” view (made famous by Matterport). Some systems can also generate a 2D floorplan, which buyers have relied on for years. But, what these systems all lack is the detailed information about the upgrades and features of the home that many buyers would like to know as they “walk through”. And, “live” simultaneous communication with the Realtor (similar to the traditional open house experience), has not been available in the virtual tour systems.

The NEW Virtual Tour Platform I implemented for my three most recent listings has all the functionality that was missing in previous virtual tour platforms:

I can now annotate the upgrades in your home inside the tour giving URL links to features like your new wood flooring, built-in refrigerator, air conditioning, and anything else you want the buyer to know about.

There is also a 2D Floorplan drawing inside the platform.

Most importantly, I can now “Live Walk” the buyer though the home tour… it is like a Zoom Meeting inside of the tour platform.

Like Zoom, multiple buyers on separate devices can be on the “Live Walk” through the home. Perhaps the husband is on an iPhone watching the kids play at the park, the wife is at home on a desktop, and the grandparents were invited to participate on their tablet. Either myself, or any one of the participants can manipulate the movement through the various “3D Views” of the house. I believe Coldwell Banker - Campbell Realtors is the only real estate brokerage in Huntington Beach using these two advanced tour systems. California Homeowners Can Realize Significant Annual Property Tax Savings Starting April 1st 2021 Prop 19 removes location and price restrictions to allow homeowners who are 55 or older, severely disabled, or victims of wildfires or natural disasters to:

- Purchase a replacement home anywhere in California and transfer the taxable value of their current home, allowing them to realize significant annual property tax savings. - Move closer to family or medical care, purchase a home that better meets their needs, replace a firedamaged home, or retire or relocate anywhere in the state without a tax increase. - Save substantially in annual property taxes when moving to a replacement home, even if the replacement home is more expensive than the original primary residence (with an adjustment upward to their tax basis if the replacement property is of greater value). - Transfer the low property tax base of their original home to a new home up to three times.
