Originally built in 1968 as an office building for New Orleans' booming oil industry, the historic ODECO building sat vacant for a decade after Hurricane Katrina. Campo Architects worked to renovate the building into New Orleans’ first dual-branded Marriott hotel. Floors two through six consist of Springhill Suites guest rooms, and floors seven through thirteen contain TownePlace Suites guest rooms.

artists and holds monthly gallery openings to promote the city’s vibrant art scene. Campo Architects worked with the Louisiana State Historic Preservation Office to have the ODECO building listed on the National Register of Historic Places. This building’s iconic structure was the first hybrid steel and concrete skeleton in the city of New Orleans. As a result, the project qualified for historic tax credits. Campo’s team secured these tax credits by utilizing their combined experience in designing to meet strict preservation standards.

Together, the two hotels will host a wide range of guests. The TownePlace Suites and Springhill Suites will share all amenities, including a lobby, cocktail bar, breakfast buffet, and Quiet Zone on the first floor. The fourteenth floor penthouse was converted to a rooftop bar and garden, which provides sweeping views of the French Quarter and Mississippi River. The hotel lobby features artwork from local

This historically significant masonry and steel-frame skyscraper is positioned on what is locally known as the “Heaviest Corner on Earth.� The Empire Building was converted into an Autograph Collection Hotel by Marriott, and adopted its new identity as the Elyton Hotel. This adaptive reuse venture met the strict Alabama Historical Commission and National Parks Service Standards for Rehabilitation.

terracotta facade. The identity of the Autograph Collection Hotel brand is centered around offering a unique setting to guests, with no two hotels being alike. The age and historic character of the building made it a perfect host for the brand; each luxury guest room, bar, and lounge is one of a kind.

Renovations and design for the hotel were carefully completed, as the Empire Building has been listed on the National Register of Historic Places since 1982. The hotel offers dining options for locals at The Yard, nestled into the Elyton Hotel on the first floor. The Elyton boasts a speakeasy-inspired rooftop bar called Moon Shine. Guests are treated to magnificent views of downtown Birmingham framed by the details of its ornate

The rehabilitation of this historic mid-century modern structure brought new life to a building that had been vacant for over 30 years. Formerly known as the Rault Center, the building was converted into a boutique Joie de Vivre hotel, including a full service restaurant, meeting spaces, and a rooftop bar. Campo Architects worked closely with the Louisiana State Historic

The Troubadour won a Louisiana Landmark Society Award for Excellence in Historic Rehabilitation and a Preservation Louisiana Award.

Preservation Office and National Park Service to preserve what remained of the building’s historic features, re-create the building’s original chevron shaped aluminum cladding, and match the original historic window profiles. Campo Architects designed a new metal canopy and entry plaza for the hotel, allowing an accessible approach and outdoor seating. The guest rooms were designed to take advantage of the building’s expansive windows, providing

Campo Architects partnered with New Castle Hotels & Resorts and DonahueFavret Contractors to convert the historic Interstate Electric Company Building into a custom Fairfield Inn & Suites by Marriott. The design team coordinated with Louisiana’s State Historic Preservation Office and the National Park Service to conserve the building’s historic features.

With the robust structure uncovered, optimal ceiling heights were achieved; the first floor boasts sixteen foot ceilings while the guest rooms offer a lofty twelve foot ceiling. Campo Architects’ design for this Fairfield Inn & Suites won the 2016 Associated Builders and Contractors National Award for Excellence.

The exterior facade was fully restored to its 1904 concept. A new steel and glass canopy was added to the front entrance in order to match the building’s original aesthetics. The first floor was completely demolished and reconfigured to include an open concept lobby, business center, lounge, and bar. The existing heavy timber structure was exposed throughout the public spaces and guest rooms to serve as a reference to the building’s storied past.

Originally constructed in 1921 and infused with historical significance, the Cotton Exchange Hotel is an eight-story masonry-clad building. Campo Architects converted the building into an AC Hotel by Marriott. Renovations included 220 guest rooms and a first floor remodel with a buffet, bar, and lounge. The design team coordinated with the Louisiana State Historic Preservation Office and National

By coordinating with an interior designer and carefully consulting Marriott design standards, Campo Architects developed a “floating bar and backbar” concept. The Pere Marquette Hotel has been a significant landmark in downtown Peoria since its construction. Designed by architect Horace Trumbauer, the fourteen-story hotel was completed in 1926. Rehabilitation of the Pere Marquette consisted of an exterior facade restoration, the conversion of 287 guest rooms, and the renovation of public areas. These refreshed public spaces

developed under Campo Architects' guidance. The historic tax credit program offers twenty-five percent of a project’s qualified rehabilitation expenses in state tax credits. The project won a Preservation Alliance Landmark Illinois’ Richard H. Driehaus Foundation President’s Award in 2014.

In keeping with the original hotel developers’ desire for a high-end hotel in Peoria, the Pere Marquette provides an elegant environment for its guests. The ground floor of the hotel was transformed into an upscale lounge and bar. These renovations constituted the pilot program for Illinois’ Historic Tax Credit Program,

Campo Architects was tasked with creating a new Operations Center to represent the future image of Resource Bank. The building’s site location and shape took form from the constraints of existing trees over 50 years old. The local vernacular included both traditional and modern architecture, which led the design concept to merge both

a large conference room to accommodate the company’s various training and team building events. The second level includes offices and conference rooms to serve everyday functions. Repetitive large scale windows line all four building facades to allow natural light to penetrate into all areas of the second floor.

First Premium Insurance Group’s corporate headquarters building, comprised of private and open office spaces, takes full advantage of its generous site. The oversized windows provide an abundance of natural light to almost every space, minimizing the need for artificial lighting while increasing employee productivity. The extended roof overhang provides shading from direct sunlight and deters rain from reaching the face of the building. The entry lobby’s double height brick tower fosters a sense of arrival and ensures that the building is seen from afar.

The concept for this corporate office building in Mandeville, Louisiana was mediation between the public street front and private employee courtyard. The building was designed with only two stories to respect the surrounding neighborhood context. The use of full-height glass provides work areas with an abundance of natural light.

The atrium fills the center of the building with natural light, while combining the material palettes of both the public street front and the private courtyard. Steel and concrete materials are adopted from the public concept, while the more natural wooden elements relate to the landscape surrounding the courtyard.

The versatile open office space, break areas, and conference rooms are adjacent to the northfacing courtyard facade, allowing for impressive views, a flood of indirect natural light, and access to the expansive employee courtyard. Private offices are located along the opposite side of the building, at the public street front. The orderly window pattern of the public facade permits controlled privacy and allows for the southern sun to be mediated accordingly.

The St. Charles Surgery Center project was completed in multiple phases which included the renovation of an existing historic building circa 1929. The space originally served as a car dealership and more recently a restaurant. The first phase saw the renovation of the existing building into an ambulatory surgery center, with specialized focus on restorative breast surgery.

The surgery center features a fitness room, multi-purpose room, and six patient rooms. Preand post-operation rooms have artificial skylights to put patients at ease. This project won the 2009 Award of Excellence in Architecture and the 2009 Award of Excellence in Healthcare from South Central Construction.

The second phase of this project consisted of a new construction, two-part building complex expansion to the already existing facility. The final phase for the St. Charles Surgery Center consisted of master planning the adjacent lots to include a central plant facility, a parking garage, an imaging center, and a mid-rise medical office building. The total campus building area exceeds 61,000 square feet.

This project converted an existing Ruth’s Chris Steakhouse into a new Community Health Center for Tulane University. The Center strives to provide high-quality, cost-effective, neighborhood-based care to all. The Center’s focus is on keeping people healthy so they can contribute to a more equitable and thriving city. The new facility includes a community room for meetings, exercise classes, and educational forums so patients can develop life skills for success. This project was designed within the guidelines for LEED Silver Certification.

Campo collaborated with EXCELth, Inc. to develop a community health clinic in New Orleans East. EXCELth’s primary mission is to provide affordable healthcare for a community, regardless of their ability to pay for services. This tenant build-out provided EXCELth with three fundamental resources: a medical suite, a dental suite, and an administrative suite. The facility also includes a conference room with a folding glass partition. This element allows the conference room to expand when EXCELth hosts community outreach programs for the neighborhood.

The focus of the Bogalusa Readiness Center was to establish a new facility using pre-engineered building systems to serve the Lousiana Army Reserve National Guard 205th Battalion of Engineers. The facility is comprised of a readiness center, a training area, an unheated storage building, flammable materials storage,

The Bogalusa Readiness Center meets Sustainability Criteria for Gold Level SPiRiT, a Sustainable Project Rating Tool used by the military. The project was also completed three months ahead of schedule with a design-build partner.

INSTITUTIONAL | Joint Force Headquarters
This project included the construction of a new Adjutant General’s Office (AGO), a new Dining Facility (DFAC) and a new Joint Force Headquarters (JFHQ) located within the historic Jackson Barracks campus. There are three major components to the Student Union’s program: the Student Center, the Executive Center, and the Community Health and Wellness Center. The Student Center contains a bookstore, recreational facilities featuring a bowling alley, movie theater, and fitness center, and an indoor jogging and walking track.

The historic Camphor and Hartzell residence halls are located on the Dillard University campus in New Orleans, Louisiana. Hartzell Hall was constructed in 1935, while the adjacent Camphor Hall was built in 1947. The pair sat vacant for several years after sustaining flood damage in the aftermath of Hurricane Katrina.

The project included the reconfiguration of the interior to house residential areas, community spaces, classrooms, and offices to serve both students and faculty. Nottoway Plantation was built in 1859 by John Hampden Randolph and is the South’s largest remaining antebellum home. The plantation was converted into a bed and breakfast during the 1980s; however, it fell into disrepair in later years. In 2007, Nottoway Plantation launched an effort to restore the beautiful location to its original grandeur. The mansion is now a member of Historic Hotels of America.

The redevelopment and renovation of 200 Carondelet addressed two immediate needs for the city of New Orleans: the preservation of architectural history as it relates to cultural tourism, and housing for displaced citizens after Hurricane Katrina. In the original layout, banks occupied the ground floor and mezzanine, while law offices and other businesses occupied the upper floors.

the apartments remained affordable and upscale. During the renovation, preservation of architectural heritage was of the utmost importance. Treatment of architectural details and building finishes was evaluated by Campo Architects, the developers, and local, state, and federal agencies.

Occupancy decreased over the years, and by 2000 the building was vacant. It was neglected for five years before Hurricane Katrina. The aftermath of the 2005 hurricane was the catalyst for the two-part renovation and redevelopment. A team of nonprofit organizations converted the building from a bank and office tower to a mixed-income residential development. By coordinating efforts with Campo Architects and the Louisiana Housing Finance Agency (LHFA),

The plant’s 176-foot tall smokestacks are important features in the Savannah skyline and will be carefully preserved.

The development will also add a quarter mile of new River Walk along the waterfront.

The Residence Inn on St. Charles Avenue was the first project in which Campo Architects provided both architectural and interior design services. The design for the guest rooms uses an open suite layout to maximize the views from the room’s wall-towall, floor-to-ceiling windows. Each suite contains a full kitchenette, living room, desk, bathroom, and sleeping area. The Interior Design team is diligent in meeting project schedules and budgets. The team develops an integrated schedule for all disciplines in order to establish the critical path, milestones, and duration of the project. Working FF&E budgets are distributed at each stage of the project to review conformance with the owner’s project budget. Strategy Campo Architects has formulated specialized “Intelligent Interior Design Concepts,” or the “IID Factor,” which uses Historic Tax Credit guidelines to maximize a project’s Qualified Rehabilitation Expenses. These concepts include strategies for analyzing and modifying furniture and fixture attachments to meet requirements for QREs. Campo’s unique approach allows FF&E to become a contributing factor to a client’s bottom line.

Campo Architects provided interior design services for the renovation of Varnado Hall, an important landmark on Northwestern State University’s campus. Varnado Hall contains NSU’s first residential college for the creative and performing arts, which includes student housing as well as flexible performance and exhibition spaces, a recording studio, music practice rooms, and 24-hour art studios.

The residence hall and grand ballroom, originally built in 1939 as a women’s dormitory, were updated to meet the needs of the school’s Living Learning Community standards. The project complied with the Secretary of the Interior’s Standards for Rehabilitation, and was awarded both State and Federal Historic Tax Credits. By striking a balance between traditional architectural styles and a more contemporary approach to the renovations, Campo’s design team preserved the building’s character while also creating a hub of creative energy.

Campo Architects designed a custom screen unit to divide the dormitory rooms, offering both privacy and storage. New flooring was selected to compliment the historic wood millwork. This blend of finishes creates a warm yet contemporary color palette for Varnado Hall’s young residents. 2

The conceptual design for this custom Tribute Guest Room responds to the structure’s unique architectural footprint in a youthful yet sophisticated manner. Bright pops of color in the guest room’s finishes and furnishings are selected to be both timeless and tasteful. To highlight the brand’s focus on social spaces, the guest room offers an enhanced seating area with a built-in banquette sofa and enlarged coffee table, suitable for both entertaining or relaxing.

Fueled by early interests in both Math and Art and underlined by trips abroad, Janina knew from an early age that she would study architecture. After graduating from Louisiana Tech University with a Bachelor of Architecture, Janina tackled the Architectural Registration Exam to become the youngest licensed architect in the studio. Janina brings a fresh outlook on design and a thorough understanding of Building Information Modeling (BIM), making her progressive voice an asset to the Campo team. For Katherine, bringing new design ideas to a city with a rich historic fabric requires sensitivity to the integrity of the existing built environment. Katherine joined the Campo team in 2010, bringing her strong sense of graphic design to the firm. Originally from Queens, New York, Bryan moved to New Orleans in the summer of 2014 to attend Tulane University. While working towards his Master of Architecture degree, Bryan was an active member and leader in the school’s chapter of the National Organization of Minority Architects. He became a member of the Campo team during the summer of 2017 as an architectural designer with design experience in institutional, residential, and transportation buildings. As the AIA Associate Member Director, Bryan has provided licensure study opportunities for the New Orleans Associate Members as well as social events aimed at keeping members involved in the community and with the profession. To whom it may concern, Since 2008, NewcrestImage and John T. Campo & Associates, Inc. have nurtured a successful relationship, working together on projects involving both architectural and historic tax credit services. Campo Architects has successfully completed two past projects for NewcrestImage and is currently working on another historic hotel renovation in downtown New Orleans. The firm is an effective team member in the design and construction processes. The Campo team diligently addresses Ownership concerns, navigates complicated existing building variances with the Authorities Having Jurisdiction in order to help overall renovation costs, and coordinates with the contractor to explore and implement cost-effective building techniques. Campo Architects also successfully converted the historic New Orleans Cotton Exchange Building into the first AC Hotel by Marriott in the United States. Under a design-assist scenario, Campo and the General Contractor completed renovations to this eight-story, 220 guestroom hotel within seven short months; previous contractors had provided a timeline of at least ten months. Campo and NewcrestImage worked together to complete the Historic Preservation Certification process for this building and obtained approximately $11 million in historic tax credits for the project. Currently, Campo Architects and NewcrestImage are working together on another downtown New Orleans historic renovation with a construction value estimated at $15 million. The project, which is a Marriott dual-branded high-rise hotel, is currently in the permitting phase. NewcrestImage would highly recommend the Campo Architects team and looks forward to continuing their professional relationship with the firm.
I have had the pleasure of working with Campo Architects since August 2015 on the design of a new 240 key high-rise hotel in downtown New Orleans. As a first-time client working with the Campo team, I have been continually impressed by their level of professionalism and commitment to achieving an outstanding project. November 13, 2017 To whom it may concern, I am writing to recommend the services of John T. Campo & Associates, Inc. My relationship with Campo Architects began in 2013, where we worked side by side to rehabilitate the existing 346 Baronne Inn & Suites in New Orleans, Louisiana into a custom Fairfield Inn & Suites by Marriott. The building was originally constructed in 1904 with a heavy timber structure which provided some unique challenges and opportunities for the design. The project scope included a complete redesign of the 1st floor public spaces, widespread upgrades to the 103 guestrooms, and a new mechanical system including a chiller and vertical fan coil units. Campo Architects acted as the Architect of Record, as well as the historic tax credit consultant for this renovation. This dual role proved critical to the success of the project, allowing me as the Project Manager, to focus my time and efforts elsewhere instead of continually overseeing that the two disciplines were coordinated properly. Because of Campo’s dual role, the project was seamlessly approved by the Historic Agencies without hesitation. Additional to Campo’s hospitality expertise, they brought to the table a greater understanding of the code challenges faced by historic buildings. Campo was able to successfully navigate numerous existing building conditions that did not meet current code requirements by offering equivalencies that saved our Client a great deal within their strict budget. One specific example included the reuse of a historic stair where many of the dimensions were not up to code. Campo worked closely with the Authority Having Jurisdiction to provide several equivalent life safety measures so that the stair could be reused as a second means of egress, sparing our Client from having to install an expensive new stair shaft. I feel confident in recommending Campo Architects, and am looking forward to our next endeavor together.
