CKNW’S LYNDA STEELE’S HERITAGE LOFT RENOVATION An oasis in Yaletown by award-winning maison d’etre

hen she purchased a heritage loft in Yaletown, award-winning journalist and host of CKNW’s “The Lynda Steele Show,” Lynda Steele, loved its juxtaposition of brick walls, reclaimed-fir floors, and timber beams with modern glass walls and concrete, but she recognized that the 100-year-old warehouse which had been converted to condos, needed some updates. Lynda wanted to honour her home’s heritage, while creating a Zenlike oasis to unwind in. “My job is stressful and exciting,” she says. “I wanted a calm, relaxed space.” She chose maison d’etre to renovate the two-bedroom-plus-den loft, re-designing the interior and selecting furniture, fixtures, finishes, and final décor touches, transforming it into a one-bedroom, two-office condo, better suited to Lynda’s lifestyle. Created by the Western Living advertising department in partnership with maison d’etre

Although the space presented challenges, maison d’etre creatively resolved them to convert the loft into the tranquil space Lynda wanted. “With so much brick, cement, and glass, there’s nowhere for wires, so installing lighting is tricky,” explains Lynda, “but maison d’etre offered great solutions, even managing to install the fireplace I’d long been pining for—on a brick wall with no electrical outlets or gas line.” By adding drop-down ceilings and cabinetry to contain electrical wiring, maison d’etre was able to provide Lynda with the lighting she feels greatly contributes to her home’s serenity. “It’s a harmonious mesh of heritage and modern,” says Lynda, “and when I get home after a busy day, I take a deep breath and feel peaceful in this space.” Post-renovation, Lynda is completely satisfied with maison d’etre’s renovation, and there isn’t a thing she would now change in her home.

GREAT THINGS ARE POSSIBLE IN SMALL SPACES
W
ith more homeowners living in condominiums rather than detached homes, clever use of small spaces is crucial: homes may be getting smaller, but you don’t need to sacrifice style or storage. California Closets’ designer Kimberly Knight has worked in homes of all sizes. A recent project brought her to a 500-square-foot bachelor condo that had a small den/storage room and closet, closed off from the rest of the home. Knight came up with a clever plan: one of the den’s walls would come down, creating a new space and making the entire home feel more open and spacious. A self-described minimalist, the homeowner needed a place to tidily store bed linens, but he also wanted some display shelving. Furthermore, having removed the closet in the original den, he needed to make up for lost storage space. Knight designed a highly versatile wall unit – one with built-in storage, display, and a twin-size Murphy bed. The area melds with the rest of the home’s sleek living space, the bed concealed and folded into the unit. By night, bed down, it’s a cozy nook for the homeowner and his beloved dog, the unit equipped with a pullout shelf that acts as a bedside table, a spot to rest a glass of water, book, or cellphone. This gives the homeowner the best of both worlds: function and beauty. “We wanted a functional, practical design, but we also wanted to feature elements and finishes to complement and enhance the rest of the condo,” Knight says. “A lot of people think of Murphy beds as something to have for guest use, but it was really appealing here to be able to have that livable space when he’s not sleeping. He loves it.” As with all California Closets projects, the designer worked closely with her client to make sure all of his objectives were addressed, meeting in person at his home and at the showroom. Together, they considered factors like physical logistics and purpose along with his personal taste and budget. The result is a home that is even more functionable than when the client first purchased it, a space that suits his unique needs and that is as beautiful as it is comfortable. The process meant working with a whole new world of ideas. “Often times, you can be so fixed on what you currently have that it can be hard to see a space in another shape,” Knight says. “A lot of people are used to prefabricated, straight-out-of-the box solutions or they don’t realize how custom you can go. We have so many ways we can offer more storage, or better storage. The most important thing is to maximize space by customizing it to specific storage needs. “You might not think it, but proper storage is life-changing,” she adds. “Our clients rave all the time about how a design has improved their daily life.” As this project proves so beautifully, California Closets does much more than closets; the company transforms dens, offices, bedrooms, garages, and other areas in a completely personalized experience. As someone who finds so much joy in putting on her pajamas at 8 p.m. to binge-watch the weirdly soothing Japanese reality show Terrace House, sometimes I’m a little surprised to find myself on the road as often as I am. It’s just hard to say no when the invite for a new adventure floats my way. So this spring I found myself in Boston with some girlfriends, riding a bike down the esplanade, eating ice cream on the steps at Harvard and living it up at a local drag hot spot…and then, the next day, I hopped on a plane to Munich for a last-minute work trip, on the hunt for the city’s best cocktail bars. (A tough job, but somebody’s gotta do it.) A few weeks later, it was a jaunt to Victoria with my best friend to eat our way through the city and gab too loudly in the mineral pools at Willow Stream Spa before bundling myself off to a cabin on the Sunshine Coast for a weekend of sipping local cider and laughing at overwrought board game instructions. And now I’m shaking off the jet lag from a whirlwind mother-daughter Italy trip: two weeks in the height of the summer heat, hiking town to town in Cinque Terre, exploring ruins and sharing pizza at every opportunity. I’m lucky to have the resources and flexibility to get away so often, I know—no complaints here about this kind of busy schedule. But oh man: right now, it feels good to finally be home. Yes, chores and life administration quickly take off the sheen from a homecoming (how does the vacuum work again?), but there’s nothing like being reunited with your own pillow or cooking on your own stove. (And I guess it’s nice to see my friends and husband again, too.) As corny as it sounds, out of all the magical places in the world, the little corner we make for ourselves is always going to be the most special. And I have a feeling the homeowners of the amazing spaces we’re featuring in this issue would agree. The pretty-in-pink four-bedroom condo in Yaletown (page 48), the hotel-cool townhouse (page 56), the minimalist laneway home (page 30), the condo custom-made to accommodate culture and comfort (page 40): these thoughtfully built and lovingly curated spaces all prove there’s truly no place like home.

Mix and match backsplash material. Exposed brick works well behind the sink, but it wouldn’t have been able to withstand the mess from cooking; Ashmore opted for a durable, easy-to-clean matte concrete finish from Caesarstone for the counters and the wall behind the cooktop.
Double up on cabinets. To take advantage of the condo’s 11-foot ceilings, Ashmore installed two styles of cabinets—one a weathered oak, the other a matte-grey painted lacquer—for a two-tiered look. “The space is quite narrow, so we wanted to create as much storage as possible.”
Leave room to breathe. An open peninsula keeps the space from feeling too cramped and allows for extra seating.

Jake Fry, principal of Smallworks, is no stranger to dreaming big on a small scale: about a quarter of the houses his design-build firm makes are laneway homes. “We encourage people to approach laneway as a unique form,” he says, “not just take a big home and make it smaller.” So for his latest project, a laneway for Vancouver homeowners Janet Willson and Chris Zuberec, Fry teamed up with architects Marianne Amodio and Harley Grusko (MA+HG Architects) to push the boundaries of what living small can be. The result is what Fry calls “a little jewel”—though others see the striking modernist building in another light: “The neighbours call it an iceberg,” laughs Amodio. Here’s how this small wonder came together.
STEP 1
FIND SOME SURPRISING INSPIRATION Homeowner Janet Willson practises a form of movement education called Feldenkrais, which provided an interesting jumping-off point for Amodio. “I realized that Feldenkrais is all about structure and bones…so it was a bit of a no-brainer for this laneway house to reveal the structure with a literal spine down the middle,” says the architect. To create it, she installed an oversized Douglas fir glulam beam with fir glulam joists that stretches from one end of the building to the other. 30 FALL/WINTER 2018 westernliving.ca/CONDO
STEP 3
TAKE IT TO THE EDGE Willson wanted a laneway house that could accommodate plenty of visitors—whether for Willson’s annual wreath-making party or the couple’s wine and cheese fundraiser—so Amodio and Fry took advantage of a bylaw allowing one-storey laneways to take up a larger footprint and pushed the square footage to the limit. Then they took the function to the edge of the building to create a wide-open space inside with plenty of flexibility: a kitchen was installed on the perimeter, and a compact washroom and Murphy bed are hidden behind sliding doors when not in use. Tall ceilings help visually expand the room, too, playing on a traditional gable structure to show off the beautiful beams.
STEP 4
…BUT DON’T FORGET TO NOD TO NATURE The laneway is enveloped in the garden, with plants peeking through every window to bring a hit of nature in. The shrubs also help create some separation from the main house: “We wanted it to feel private for everyone,” Willson explains.

ADD THE FINISHING TOUCHES “People visiting the space are surprised that although it is modern and completely white, they almost universally walk in and say it feels nice and comfortable and inviting,” says Willson. A concrete floor features in-floor heat and is coated in white epoxy with a mottled finish, and a Marimekko bench in the bay window adds just a hint of colour to the otherwise all-white space. They’re small details but ones that add a sense of warmth.
STEP 6
EMBRACE THE ART OF LIVING SMALL The complete laneway acts as a guest suite right now, but its primary purpose is to give the couple flexibility for the future. “At this stage of life, when your kids are sort of leaving the nest, there’s a freedom in the idea of having less stuff, less to look after,” says Willson. “My friends walk inside and a lightbulb goes on.”

KEEP IT CLEAN The white-on-white finishes create an extremely minimalist space, but it’s one designed to feel “soft and peaceful,” says Amodio. The millworkers at Momentum crafted built-in storage to line the room, so everything is easily tucked out of sight. “You walk in and feel like you can breathe and expand into the space,” says Willson. “It just has a really good feeling.” FALL/WINTER 2018 westernliving.ca/CONDO

Designer Secret #3 Avoid clutter at all costs. A home designed with sufficient storage feels calming, organized and spacious. Haeccity opened up the front hall to build an offshoot from the entryway where the homeowners could leave their shoes and keys without creating a cluttered first impression.
Clever architectural adjustments turn a basic condo into a multi-purpose master class. When Travis Hanks and Shirley Shen of Haeccity Studio Architecture started this redesign in Richmond, they didn’t realize how thoroughly the theme of “transition” would guide the project. At surface level, it was obvious: the homeowners were transitioning from Vancouver to Richmond, from full-time work to retirement and from single-family home to hassle-free condo. But accommodating the couple’s needs meant creating multi-functional spaces that physically could transition and transform, too: each room and corridor built to adapt. At 1,500 square feet, this three-bedroom, three-bathroom penthouse was a block from the SkyTrain, close to the airport and surrounded by amenities—plus, it featured mountain views. The homeowners knew the unit’s location would suit them long term, but they needed a design that could do the same, something that went beyond the suite’s original design, which Shen called “a bland idea of luxury”: the Miele appliances were high end and the finishes were polished, but overall it was deeply impersonal. So Shen and Hanks set out to swap cold and impersonal for elegant and intentional. And the first step was getting to know their clients’ needs. A visit to their Vancouver home alerted the designers that the owners had a lot of stuff—storage would be a main priority—and their Chinese heritage needed to

be considered. The duo found themselves focused on the entryway and hallway: “In their culture, you exchange your shoes for house slippers; there’s a ritual of changing at the front door,” says Hanks. He and Shen opened unfinished space to the right of the door and added drop-down storage, creating room for the homeowners’ shoes and keys without cluttering the hallway. One transitional need satisfied, they moved on to the next. “We didn’t want the staircase to be an empty place between the places you wanted to be,” says Shen. So she replaced a utilitarian banister with solid wood in a soft cherry finish, routing LED lights underneath “to light the path to the kitchen,” and upgraded a grey carpet to a merino wool number to keep joint impact to a minimum. “A lot of condo buildings tick the boxes, but don’t think in-depth about how the human body engages with the space,” Shen explains. Bocce lights—an iconic Vancouver touch—add warmth to the dining room. Upstairs, they wanted to add interest and function into an otherwise blank corridor. They built a puzzle of cabinets with cherry-wood accents leading into the bedroom—which needed some love of its own. “There were a lot of protrusions in the space; it was generous but choppy,”

Designer Secret #4 Furniture doesn’t need to stand still. For a couple in transition, flexibility was especially important. Building a desk on a track that could shift with the needs of the room meant they effectively gained an office and a third bedroom.
says Shen. “And the owners were concerned about feng shui around the bed.” Haeccity smoothed out the walls and carried the bed’s colour palette throughout, but storage remained a concern—and since most walls were glass, there wasn’t much to work with. Haeccity built cubbies here and there, capitalizing on every inch. The owners didn’t like seeing hardware, so drawers got integral pulls—a feature replicated in every room. Back downstairs, the kitchen’s transition was minor (those high-end Miele appliances stayed put). A zebrawood veneer was traded for refined bamboo finishes, and customized inserts were added in cupboards and drawers. Which brought Haeccity to a final transitional space: the owners couldn’t choose between a home office or a guest room, so Haeccity gave them both, building a desk on a track that slides out of the way depending on need. Fast-forward to today, and while the homeowners’ lives may still be in transition, this penthouse redesign is complete…and ready for whatever life changes come next.

inding a four-bedroom condo in downtown Vancouver is becoming a bit like discovering a unicorn—so when designer Kat MacInnes and her husband came across a 2,146-square-foot home in the heart of Yaletown, they could hardly believe it. “A four-bedroom downtown is kind of unheard of,” says MacInnes, “so we jumped on it even though it wasn’t my favourite design.” The four-level townhouse had been renovated just a couple of years earlier and had plenty of room for their three young children (and, later, two cocker spaniels). But while the size and location of the space was a dream, the decor was far from extraordinary. “It felt very cold and dark to me,” says MacInnes. “I remember saying to my husband, ‘I wonder how long it’s going to be before this feels like home.’” After moving the family from Winnipeg into their new West Coast digs, MacInnes decided it was time to work some magic of her own. The previous owners’ renovation had left the home a plain white box—think concrete, high-gloss cabinets and stark white walls. A homemaker and designer by passion, MacInnes (known as @her.styling on Instagram) knew those walls were due

Gold is a good neutral alternative to red or pink, as well as wood floors: “They bring a lot of warmth,” says MacInnes.
for a makeover: “I’d be looking at a wall for too long and think, ‘Okay, that needs something.’” When three kids plus two dogs equated to zero chance of another renovation, she chose instead to do some extreme redecorating. MacInnes started by covering the chilly white walls with a light grey paint, softening the space while keeping it bright. She made the marble fireplace the focal point of the sunken living room, placing white bookshelves filled with books and flowers on one side and her favourite calming print (Tulum, by Max Wanger) on the other. After dismissing a few potential colour palettes for the kitchen (blue was too cold; red would look too military with the white counters and grey cabinets), MacInnes found an unlikely winner: pink. A couple of bright fuchsia rugs transformed the space, and she soon dismissed her initial worries about practicality: “With the kids, I was thinking, ‘They’re going to throw spaghetti on it; I shouldn’t get a rug,’” she recalls. “But when I put that pink rug in there, it changed everything.” The designer gave life to a boring stairwell in the same way, hanging a quirky gallery wall full of photos and prints denoting

She warmed up the master bedroom with gold curtains and gold-accented nightstands, hanging another beachy Max Wanger favourite above the gold West Elm bed. White geometric lamps give the soft space structure, while a peacock chair and faux fur throw add texture and break up clean lines. For MacInnes, keeping her six-year-old daughter’s room bright and full of energy was a must. “She loves unicorns and rainbows,” MacInnes says, “and I wanted to make it a really cheerful, happy room.” She kept the decor playful with a gold polka-dot feature wall and a display of her daughter’s favourite books next to the bed. If MacInnes had designed this townhome to sell, it wouldn’t be quite as bold. “I would have done it a little more neutral,” she says, noting that the pink rugs and gold accents were choices made with her family in mind. This downtown domicile’s unique colour palette and eclectic artwork spread warmth from the inside out. And not unlike the aforementioned unicorn, this home is not afraid to stand apart from the crowd. “I wanted it to have character,” says MacInnes. “I wanted it to be different.”

Designer Secret #1 Get reflective. “I’m a huge fan of mirrors,” says designer Charlotte Fenton, like the Roche Bobois one she used here. Not only does it reflect light and make the space seem bigger, but it also has an art element. “It’s not like you’re losing visual interest,” Fenton says, “because you can get these funky mirrors.”

t 1,341 square feet, walking into this penthouse condo in Yaletown is a spacious surprise—almost like a hotel lobby. And that’s the point. Much like a boutique bolthole, it’s a downtown Vancouver “crash pad” for its Calgary-based owner, says designer Charlotte Fenton of Form West Interiors. “Luxurious and sophisticated…swanky but also welcoming.” A hotel lobby at home. But originally, what this two-bedroom condo had in space, it lacked in style. When Fenton’s client bought it a couple of years ago, he enlisted another designer to do a full gut, which Fenton then took over. She inherited an

established palette of grey tones, which was “a really good jumping-off point because it was very neutral,” she says. In the otherwise blank slate, the only thing that stood out was a huge yellow sofa (essentially a permanent fixture in the living room; at one point, a crane was considered to get it inside). Fenton was inspired by its big-and-bold punch of yellow, “flipping that into gold and metallics.” She played off that glitz with navy blue to create a new glam palette. That vibe greets you just beyond the front door, where Fenton’s client (whose extended family uses the condo as an out-of-town base) wanted a revamped flex

Designer Secret #3 Keep things simple. “Be minimal in a smaller space,” Fenton says. Don’t over-clutter, and instead layer textures and finishes for visual interest. And if you don’t like the minimalist look, bring in less obvious decor elements, like textiles and pillows.
space to serve as a third bedroom, office and TV room—all in one. “I just kind of thought ‘lounge,’” says Fenton, “and it’s also right as you enter.” Because her client travels frequently and loves luxury hotels and their martini bars and posh lounges (“He’s kind of a masculine flip on glitz and glam,” the designer says), Fenton wanted to recreate that feeling: a relaxing vacation getaway but also a cool entertaining place for cocktail and dinner parties. “That was the whole inspiration for me,” says Fenton, “mimicking the swanky hotel-lobby vibe,” and then adding “little pockets of outdoor space that are

really relaxing oases,” just like a retreat-atop-the-city hotel deck—think W Hotel. Fenton’s client loved the concept (his response to her concept was simply, “Boom!”), and other than asking for a few functional pieces, like a desk for working remotely and a sofa bed for extra guests, he gave Fenton free rein. She went with blue velvet for the sofa bed, funky wallpaper and swish elements—from gold coffee tables to smoky Roll and Hill sconces. Other sleek accents include a sinuous Gweilo lamp, a spiky Roche Bobois mirror and high-gloss black-piano-finish custom shelving (millwork with a loungey look that also hides an awkward point).

Designer Secret #4 Scale it down. “Scale is my number one,” says Fenton. “I see so many people buy furniture that’s way too big for their space, and it’s so easy to do because you go into a furniture store and see this sofa, and it fits—technically—in your space. But take it out of the showroom, which is big, and into your 500-to-600-square-foot apartment, and suddenly it’s this giant thing that takes over the entire room.” So pay attention to scale and take advantage of condo-sized furniture lines.
The reflective quality of the mirror and shiny surfaces all bring in the luxe factor while lightening up and further expanding the space. These lustrous pieces are then tempered by quieter accents like matte-black bathroom fixtures and 3D tiles in the guest bedroom, grounding everything in a masculine feel that ties into the industrial backdrop (an exposed concrete ceiling) and adding subtle variations to the overall grey (including some 15 shades of black tiles). Even that blingy wallpapered wall is toned down in a matte black and white.

“It’s a fine line doing metallics and also making them masculine enough,” says Fenton. But winks—quiet yet bold, glam but grounded—are everywhere. Like the curvaceous office chair made out of seat belts. “I just wanted little cheeky areas where you turn a corner and are like, ‘Whoa, what?’” says Fenton. Her client now likens the space to a masculine oasis. “I feel like I overuse ‘laid-back luxury,’ but it’s really at the forefront of the whole concept,” says Fenton. “Welcoming and not pretentious.” Like walking into that dream-hotel lobby.
