Introduction The Resident Handbook answers many commonly asked questions regarding living at CampusOne. In addition, the Resident Handbook describes policies that act as an addendum to the policies laid out in your Lease Agreement. The Lease Agreement and the Resident Handbook are important guides that you should be familiar with throughout your time at CampusOne. You are expected to comply with both the Lease Agreement and Resident Handbook rules and regulations in addition to all applicable municipal, provincial, and/or federal laws. As a Resident, you are required to read the Resident Handbook in its entirety. Management reserves the right to amend or change the rules and regulations at any time by posting the changes throughout the community.

Simon Zarzour | General Manager Szarzour@studenthousing.com The GM has the overall responsibility for managing the staff, the business operations, and facilities. They have an open-door policy and is very willing to help you in any way possible. You should always feel comfortable with approaching your Residence Life Don first when trying to solve a problem.

Courtney Desjardins | Assistant General Manager cdesjardins@americancampus.com The AGM oversees the day to day operation of the property. Part of the AGM role includes the 1st and 2nd Floor Desk, Financial accounts and a liaison with the UofT Food Services. In addition, the AGM assists all departments.

Cristina Aranda | Residence Life Coordinator lsoto@studenthousing.com The Residence Life Coordinator is responsible for supervising Dons, establishing a successful community, and managing the on-going training and student development portfolio. Laura Vitch | Leasing Manager lvitch@studenthousing.com The Leasing Manager is responsible for supervising the Leasing Coordinators and Leasing Assistants, ensuring the correct process is completed for all signed lease agreements. They also oversee the marketing and social media of CampusOne.

The Senior Residence Life Don works closely with the RLC and Don team. They oversee the mentor teams and help facilitate floor and building programming. You will see your Dons frequently! The Don is a full-time student living at CampusOne. Your Don acts as your contact for building information, events, programming, lock-outs, maintenance issues, roommate issues, neighbor issues, and emergency assistance. The Dons play an integral part in our daily operations. They are charged with responsibility for maintaining community standards and safety, performing administrative tasks, working as a team player, and developing a sense of community.

PERKS AND REC LEVEL 2 Located on the 2nd floor, between the staff offices and the dining hall, this open concept floor provides space for numerous activities including: a fireplace lounge, an arcade, an innovation lounge, and a quiet study room. Relax by the fire overlooking College Street. Challenge your roommate to a game of foosball. Work collaboratively in the innovation lounge or individually in the quiet study room. Level 2 is where it’s at!

AMENITIES ACCESS Management reserves the right to close or adjust the hours of operation for all amenity spaces. Residents are responsible for any intentional or unintentional damages they (or their guests) may cause to CampusOne property. Guests are not permitted in any amenity space without being escorted by a Resident. Residents and guests must abide by all posted rules and signage.

BIKE STORAGE ROOM Residents may store their bikes in one of the two bike storage rooms located in basement and loading dock. Residents must provide their own locks. Please be sure to register your bike with CampusOne so we can provide you access on your keycard to these areas. CampusOne is not responsible for any damaged, lost or stolen property.

CAMPUS CONNECT Every month, Residents will receive an electronic monthly newsletter from the CampusOne staff via email. The Campus Connect newsletter will contain important building information and programming updates.

COMMON KITCHENS Common kitchens are available on every even floor. Residents must responsibly use the facilities and clean up after themselves. Residents should never leave their cooking/baking food unattended. All food placed in common refrigerators should be labeled with the resident’s name and the expiration date. Old or unlabeled food will be thrown out. attending cooking food, using proper ventilation, etc. Common Kitchens are shared spaced and the property of other’s should be respected. CampusOne is not responsible for any lost/stolen food or supplies.

EQUIPMENT RENTALS AND SIGN OUTS CampusOne has a variety of items available to sign out at the Concierge Desk on the 2nd floor using a photo ID. A list of equipment will be available at the Concierge Desk on the 2nd floor.

FITNESS AREAS Residents will be able to maintain a healthy lifestyle through access to variety of fitness areas, including the fitness centre on the 2nd floor, the yoga/dance studio with Fitness on Demand on the 17th floor, and the aerobics studio on the 25th floor.

LAUNDRY CampusOne features a card-operated laundry facility, found on Floor 2A. Residents must ensure they are following the instructions provided to prevent overflow and damage to the laundry equipment. If you are unsure how to operate the washer/dryer, contact the office or a Residence Life Don for instruction.

Residents must ensure they empty the lint trap in the dryer before each use. For any issues or concerns that may arise with our Laundry Services, please contact our provider: Coinamatic at 1-800-561-1972

MAIL ROOM The mail room is located on 2nd floor. All mailboxes are shared by unit number. Please ensure you regularly check your mailbox. Do not open any mail that is not addressed to you. CampusOne is not responsible for lost, stolen, damaged or opened mail. When oversized mail/packages arrive, CampusOne staff will sign for the item and contact the recipient for pick-up at the 1st floor Security Desk. Residents will be contacted via email. Cashon-Delivery and packages containing food or cannabis will not be accepted by property staff. Oversized mail/packages will be stored for five business days before they are returned to sender. RESIDENCE LIFE PROGRAMS The Residence Life Dons plan a variety of residence life programs throughout the year, which help create a community conducive to healthy living, personal growth, academic achievement and personal success here at CampusOne. We endeavor to provide a diverse programming model to engage our residents in topics surrounding health and wellness, employability, financial awareness, academic support, mental health awareness, diversity and inclusion awareness and community engagement. ROOM BOOKING Common area amenities may be reserved at the 2nd floor service desk on a first-come-firstserved basis. Lounges may be booked for 45-minute blocks; these include: TV Lounges, Ping Pong Lounges, Fitness Studios, Arts and Crafts Rooms, Playrooms, and Huddle Rooms. Please see the 2nd Floor desk for more information. During exam periods (December and April) room reservations will be suspended. CampusOne reserves the right to suspend or cancel room reservations at any time.

SKYLINE6 The Skyline6 is located on the 25th floor of CampusOne. Floor to ceiling windows reveal a one-of-a-kind view of the Downtown Toronto Skyline. The Skyline6 is open to all residents. It is subject to closure for special events.

BUILDING ACCESS The Security Desk is located on the 1st floor. Residents will be required to use their keycard to access the front door, first and second floor elevator lobbies, and elevators.

CAMPUSONE OFFICE Our leasing and management office is located on the 2nd floor. Residents address any concerns with management, or stop by for a chat. The office is open Monday – Friday from 9am – 5pm; the office is available for leasing related inquiries on Saturday – Sunday from 10am – 4pm.

DINING SERVICES All CampusOne Residents are welcome to enjoy the dining services offered on the 2nd floor. Residents with a meal plan need to remember to bring their T-Card or meal card. The full year’s amount of meal plan dollars are loaded on the card from the first day. If a Resident loses their meal card, they must contact the University of Toronto Dining Services via phone (416) 978 – 1735 or email food.beverage@utoronto.ca to cancel their current card and obtain a replacement. Refer to the University of Toronto CampusOne Dining Book for further details about the meal plans and food offerings.

MOVE IN/MOVE OUT Residents are required to follow the move in schedule established by CampusOne. Within 48 hours of move-in, Residents should complete the Unit Condition Form found in the Welcome Kit. Failure to submit this report will result in CampusOne assuming the leased premises is in perfect condition. Residents will vacate the premises by 12pm (noon) on the final day of tenancy unless they have renewed the lease agreement for the next term. The leased premises should be left in clean, undamaged condition with all personal effects and trash removed. Should CampusOne be required to clean the premises as a result of Resident’s failure to comply, charges may ensue. Additionally, if Resident’s failure to comply delays a new occupant from moving in, Resident shall be liable for charges associated with the new occupant staying elsewhere in the interim.

RENT INSTALLMENTS Rent should be paid in the form of pre-authorized payment or post-dated cheque on or before the 1st day of every month. Authorized form of payment include: personal cheque, money order, cashier’s cheque, cash and credit/debit card via RentMoola. Amounts must be paid in Canadian Dollars. Should a payment be returned as insufficient funds (NSF), the Resident will be charged the NSF fee as charged by CampusOne’s financial institution (minimum $20).

INSURANCE Prior to move-in, all residents must provide proof of rental insurance. Keys will not be provided until proof of the policy number is obtained. Residents are welcomed to choose the Insurance Company they prefer.

SECURITY CAMERAS Security is a priority at CampusOne. There are numerous security cameras around and inside the building’s common spaces, including, but not limited to: corridors, common areas, and elevators. At no time will a Resident be granted access to view security camera footage.

WORK ORDERS If a repair is needed in your unit, Residents are required to inform the office immediately via the online work order form on the CampusOne website, phone, visiting the 2nd Floor Desk, or reporting the issue to your Residence Life Don. Failure to report items in need of repair may result in financial responsibility for the necessary repairs and/or subsequent damages. After-hours emergency repairs (i.e. leaks) must be reported immediately to the on-call Don at (647) 389-7068. If there is no answer on the Don phone, call security at (647) 288-0827 x. 6. Except for normal wear and tear, Residents are responsible for all repairs/replacements in the premises/leased premises, including common areas of the Residents unit. Should a Resident cause damage to another Resident’s belongs (knowingly or unknowingly), the perpetrator will be held responsible. Prior to arranging any repairs, Residents must obtain approval from CampusOne. Repairs will be made by CampusOne or by a CampusOne approved and/or selected tradesperson.

FUMIGATION & PEST CONTROL Furniture, furnishings and personal effects of the Resident brought to the premises/leased premises are subject to inspection by CampusOne and may require Resident to fumigate some or all of these items. From time to time, inspections may be done by CampusOne to determine if fumigation is needed. If you notice a pest issue, you must report it to the office immediately so we can help remedy the situation. Residents must also comply with recommendations from the pest control company and prepare for treatments as required. Treatments cannot be refused. Residents will be responsible for any costs associated with pest control as a result of their actions.

UNIT ENTRY With reasonable notice (typically 24 hours), CampusOne has the right to enter the premises/leased premises for the purpose of performing health and safety inspections, preventative maintenance, complete a work order, or other necessary work. Entry is typically made during the hours of 8am – 8pm. Repairs made that are found to be the responsibility of the Residents (see “Work Orders”), or cleanliness issues noted (see “Cleanliness”) may be charged to your account. In cases of emergency, CampusOne may immediately enter the leased premises at any time without notice.

UTILITIES The following utilities are included with your lease agreement: water (hot/cold), electricity, heat, A/C, and Wi-Fi. Internet access will be provided through a third-party provider. Any issues with internet access must be addressed through the third-party provider, Single Digits at 1-833-576-6279.

Here at CampusOne, we believe that Residents have the right to an environment in which they can excel academically, personally, socially, and live comfortably. Alcohol Consumption of alcohol must comply with all federal, provincial, and municipal legislation. Alcohol is only permitted in a Resident’s personal living space. Alcohol is not allowed in the common areas of the community in any form or container. The following list provides further guidelines for alcohol consumption on CampusOne property: 

Possession and/or consumption of 'common source' alcohol (e.g. kegs, mini kegs, beer balls, 'swish barrels' and other large containers of alcohol, etc.) and/or the participation in activities to promote mass consumption of alcohol/drinking games (e.g. funnels, beer bongs, century club, beer pong, etc.) are not permitted

Cleanliness and Trash Removal All garbage, refuse and other types of waste must be disposed of using receptacles/chutes on each floor. No trash or other waste may be disposed of or stored on the grounds of the property, kept by an entrance door/hallway, or placed in improper containers anywhere in the community. Trash should be disposed of promptly and properly. Oversized refuse will require a work order.

Each Resident is responsible for cleaning and keeping the assigned unit and all furnishings in a clean, safe and sanitary condition at all times. If excessive garbage is found during unit inspections (i.e. move out, room transfer, quarterly), Residents will be notified and given time to rectify the issue. If the issue remains, Residents will be charged an excessive garbage removal fee.

Damage to Property CampusOne property is to be respected. Residents will be held responsible for any costs associated with intentional or unintentional damage as a result of their actions. Stickers, adhesive tape, nails, screws or hooks may not be used on floors, walls, woodwork or doors.

Thumbtacks, pushpins and non-marking adhesive materials are permitted in

moderation. Vandalism is defined as the willful or malicious destruction of CampusOne property. Tampering with Security cameras, fire safety systems, and life-saving equipment is strictly prohibited. Any vandalism directed towards an individual or individuals may also constitute harassment.

Fire Safety Students are not to use fire exits or in any way tamper with fire doors except in an emergency. This includes the propping open of floor entrance doors. Do not discharge, tamper with or operate any fire equipment (eg. Sprinklers, Fire Extinguishers) or detection equipment for any purpose other than in the case of a fire. DO NOT use sprinklers/sprinkler heads to hang any item. Always leave any Residence facility during an evacuation (this includes but is not limited to fire alarms and/or drills) Personal living spaces should be kept in such a manner that escape during an emergency is always possible (i.e. doorways/exit pathways should remain clear).

Guests Residents are responsible for the behaviour of their guests at all times. A guest is any nonCampusOne Resident. Failure of a guest to comply with the Community Standard will result in the host Resident being held fully responsible for any infraction. It is the host's responsibility to inform their guests of CampusOne’s Community Standards. 

Guest Access o

Residents must escort their guests at all times.

Guests Limit o

Residents can have a maximum of 5 guests at a time and must notice previously their roommates in case of planning to be in the common areas of the Unit. All roommates must be comfortable with the visitors inside the Unit.

Long-Term Guests o

Guests can stay overnight for a maximum of five nights (three nights in a row) per month, in mutual agreement with their roommate(s). For Residents planning on having a guest longer than the previously stated maximum, the Residence Life Coordinator must approve the extended stay.

Per the lease, “only you can live in the Premises. You may not permit another person to live in the Premises or in the Apartment.” Management will evict any Resident who persists in violating the limitations on the visitation policy.

Inappropriate Behaviours Residents are required to conduct themselves in a respectful manner at all times. The following will be considered inappropriate behaviour infractions (Note: This list is not exhaustive): 

Rude or aggressive behaviour towards CampusOne staff, other Residents, and property.

Misuse of CampusOne amenities and equipment. This will result in the adjustment of Resident’s privileges/access to the property’s amenities and equipment.

Gambling

Unauthorized sports/physical activities (i.e. football, ultimate Frisbee, hockey, skating, soccer) in common areas outside of fitness amenities

Creation and dissemination of obscene content

Running a business or solicitation on CampusOne property

Throwing/launching projectiles from any part of the CampusOne property

Nudity/lack of footwear. Residents are expected to wear appropriate clothing (ex. top, bottoms, and shoes) when in common areas of the building.

In efforts to provide a safe and secure environment to all our Residents, CampusOne will reserve the right to contact authorities and law enforcement should the misconduct require. CampusOne reserves the right to determine what constitutes inappropriate behaviour within reason. In some cases, CampusOne reserves the right to evict based on the severity of one infraction, especially if the inappropriate behavior interferes with another Resident’s reasonable enjoyment of the premises.

Keys/Access Cards and Locks Residents are to keep their access card/bedroom key in their possession at all times. Access cards/bedroom keys are not to be in anyone else’s possession. If a person other than the Resident is in possession of the Resident’s access card/bedroom key, it will be confiscated. Residents shall not alter the locking system on any door giving entry to the premises/leased premises, during the term of the lease, without written consent from CampusOne. In the event CampusOne believes Resident safety is compromised, a lock change may be completed immediately. Residents are not permitted to make copies of keys to the premises/leased premises or to lend their keys to any other person. All keys issued at move-in shall be returned to CampusOne upon lease termination. Residents will be held responsible for the cost of all replacement keys/cards including bedroom keys, mailbox keys, laundry cards, and/or access cards. If a Resident loses their meal card, they must contact the University of Toronto Dining Services via phone (416) 978 – 1735 or email food.beverage@utoronto.ca to cancel their current card and obtain a replacement. Access cards/bedroom keys should not be altered in anyway (i.e. Punching a hole in the access card).

Noise To facilitate an environment conducive to academic growth, CampusOne has a 24-hour courtesy policy. Any behavior or noise that may be disturbing to another Resident must cease upon the request of other Residents or any member of the CampusOne staff. Specific Sound Equipment Regulations: 

Subwoofers are not permitted.

Amps are permitted with the use of headphones.

Noxious & Offensive Odour Policy A noxious odour is ANY smell of such an intensity that it becomes apparent and/or offensive to others. Any odour can become noxious or offensive when it is too strong. Some examples are cigarette, cigar, or pipe smoke; incense; perfume; poor personal hygiene; air freshening spray; excess amounts of garbage; large amounts of dirty laundry and marijuana smell (smoked or not smoked). Furthermore, because incense and candles present themselves as a fire hazard as well as a source of potentially noxious odor, it is prohibited at CampusOne at all times.

Smoking CampusOne is a smoke-free facility. Smoking inside is strictly prohibited anywhere on the CampusOne property and within a nine meter radius of all entrances/exits. This includes, but not limited to, cigarettes, vape pens, e-cigarettes, marijuana, and hookahs.

Violence and Harassment Every individual has the right to an environment characterized by mutual respect. Every individual has the responsibility to treat all members of the CampusOne community with respect and without harassment or discrimination. Inappropriate comments or behavior relating to a person’s race, religion, sexual orientation, age, sex, gender identity, nationality, ability, and all other prohibited grounds as outlined by Ontario Human Rights Code will not be tolerated. Violence, acts of aggression, or threats will not be tolerated. Physical aggression is defined as violent or physically aggressive behaviour. These behaviours of assault include but are not limited to hitting, punching, slapping, kicking, biting, pushing, pulling, fighting, spitting, bullying, or sexual in nature, etc. Communicative violence is defined as any form of communication which is violent in nature which includes but is not limited to verbal, written, electronic (telephone, texting, computer, social media, videos, pictures, etc.). Harassment is defined as any attention or conduct, whether it be oral, written, graphic or physical by an individual or group who knows or ought to reasonably know that such attention or conduct is unwelcome, unwanted, offensive or intimidating.

Any fee payment will be deferred until the appeals process is completed. Fee charges are subject to change. CampusOne reserves the right to assign fees and charges within reason for infractions not listed in the above Violation Outcomes. For any infraction that breaches the community standards, CampusOne reserves the right to contact the Guarantor to notify them of a breach to the lease agreement and the steps that have been taken to rectify the situation. Frequent documentation of infractions may result in eviction. In some cases, CampusOne reserves the right to evict based on the severity of one infraction. Personal Safety


We would like you to be aware of some important guidelines for the safety of yourself and the property. We recommend that you consider following these guidelines, in addition to other common-sense safety practices:

While Inside Your Unit 1. Lock your doors at all times. 2. You have deadbolt locks on the doors; use them while you are inside your room. 3. When answering the door, first determine who is there by looking through the peephole. If the person is unknown, first talk with them without opening the door and don’t open the door if you have concerns. 4. If the person says they work for CampusOne, please feel free to call the office to confirm it's an employee needing into your room. All staff will be identifiable by CampusOne uniform and nametag. 5. Make sure to keep your windows locked when you are not in your room and at night. 6. Do not give or lend your keys, your ID, access card, or mailbox key to anyone. 7. Do not put markings on your key ring to identify your name, address, or phone number. This includes your apartment/room number. 8. If you are concerned because you have lost your key or because someone you distrust has a key, ask to have your locks changed. You have a statutory right to do so, provided you pay the cost of the lock change in advance. 9. Dial “911” for emergencies. Immediately following, please call the office or Don so they may take appropriate measures. 10. Frequently check your door locks to make sure they are working properly. 11. Immediately report to the office in writing or complete a work order any malfunction of other devices outside your room, such as broken gate locks, burned out lights, blocked passageways, broken railings, etc. 12. Mark or engrave identification on valuable personal possessions, such as your computer or bicycle.

While Outside Your Unit 1. Lock your doors and windows every time you leave your apartment regardless how long you will be away. 2. Tell your roommate where you are going and when you will be back. 3. When walking at night, please walk with another person. 4. Let your Don and your roommate know if you are going to be gone for an extended period of time.

Around the Community 1. Room and apartment doors should be locked at all times. Residents should always keep their keys with them even when leaving for a short period of time and/or when your roommate is in the apartment and not expected to leave. 2. Valuables should be kept locked and out of sight. 3. Residents should practice being aware of their surroundings and being a good neighbour. This can be done by knowing the other Residents and reporting to management staff any suspicious person(s) seen around the property. 4. Please call 911 if your personal safety or the personal safety of another is at risk. If it is not an emergency, you can call the Toronto Police Department’s non-emergency number at 416-808-2222. 5. CampusOne does not allow soliciting. Please report those individuals to security. 6. Lost keys should be reported immediately to your Don or 2nd Floor Desk. Please remember there is no such thing as a completely safe system. Even the most elaborate of safety precautions are not guarantees against crime. You should always proceed as if such systems do not exist. All systems are subject to mechanical malfunctions, tampering, human error, and personnel absenteeism. CampusOne makes no expressed or implied warranties of security. The best safety measures you can take are the ones you can perform as a matter of common-sense and habit. *CampusOne is not responsible for any personal damages or thefts. Maintenance Q/A

Q: How do I put in a work order request for maintenance?


A: Via the online work order (Click Here), email, phone call or a visit to the front desk, management offices, your Residence Life Don.

Q: How do I use my thermostat? A: As part of our Silver LEED certification, the majority of thermostats in the building are programmable. To program, select MORE and then SCHEDULE. From here, you can program your thermostat using days and times. You can always contact your Residence Life Don for help.

Q: How long will it take for my work order to be resolved? A: We strive to complete within 48 hours… yet at times we may require additional parts, supplies, or 3rd party repair personnel.
