news Calls to be storm and bushfire ready ACT residents are being urged to be both storm and fire ready now, with severe weather events usually occurring in Canberra between September to March each year. The ACT State Emergency Service (ACTSES) is encouraging the local community to repair previous storm damage now and prepare an emergency storm plan and kit. Rolling out the government’s Be Storm Ready campaign this week, ACT Police and Emergency Services Minister Mick Gentleman reminded residents of the hard work of ACTSES volunteers during the January hailstorm, urging Canberrans to have a storm ready plan to assist them. “ACTSES, ACT Ambulance Service, ACT Fire & Rescue and ACT Rural Fire Service worked together to respond to over 4,000 requests for assistance from the Canberra community [following the hailstorm],” he said. “Our ACTSES volunteers work hard to help the Canberra community before, during and after major weather and storm events; you can help them by ensuring you and your property are storm ready.” Other storm ready tips from the group include maintaining your yard and balcony by securing or removing items that could blow around in strong winds. The ACT Government also warned residents not to become complacent when it comes to bushfire preparedness, especially following recent rainfall in the Territory.

The Australian Seasonal Bushfire Outlook: September – November 2020 shows while recent rainfall removed the drought threat, grass fire risks may not become clear until the coming months. “The upcoming fire season will be driven by different climate conditions than the previous two fire seasons, according to the outlook released today by the Bushfire and Natural Hazards Cooperative Research Centre,” Mr Gentleman said on Tuesday 1 September. “We saw wet weather across winter with more forecast for spring, increasing the risk of grass fires in the ACT.” Acting Chief Officer ACT Rural Fire Service, Rohan Scott, said all Canberra residents, not just those living in bushfire-prone areas, should be reviewing their Bushfire Survival Plans now. “For the outlook period, normal fire conditions are expected, even though the ACT received sufficient rainfall to remove the residual drought that was posing a raised forest fire threat for the coming fire season,” he said. “As the effect of the rains on grass fire risk may not become clear until the end of spring or early summer, our level of preparedness will remain high; we will continue to monitor conditions over the coming months and will take action to mitigate those risks.” For more information on being bushfire ready, visit esa.act.gov.au

One in three ACT males keen to cut alcohol consumption Almost one-third of men (31%) in the ACT have reported wanting to cut down their alcohol consumption in the next 12 months, a Foundation for Alcohol Research and Education (FARE) survey has found. Following these findings from the survey of 500 ACT residents conducted in February, FARE and the ACT Government have rolled out a health promotion campaign, TOM. Standing for ‘Third of Men’, TOM is a digital initiative with online resources to help men reduce their drinking, raise awareness for safe alcohol guidelines and connect with like-minded males. FARE deputy chair, mental health professional and TOM ambassador, Jono Nicholas, said the online resources covered a wide range of information and tips on cutting down alcohol consumption. 8

“TOM helps with things like knowing how much alcohol’s in a standard drink, keeping track of how many drinks we’re having, setting goals to reduce drinking, and tips for getting some extra support from people in our community,” he said. Other results from the survey found men in the ACT were twice as likely as women to consume alcohol at least four times per week. FARE CEO Caterina Giorgi said this was the main reason the health campaign would focus on males, particularly those between the ages of 25 and 55. “With men drinking at riskier levels, this campaign is helping to support men to reduce their drinking, with the Australian Guidelines to Reduce Health Risks from Drinking Alcohol in mind,” she said. The campaign will focus on raising awareness

of the National Health and Medical Research Council’s alcohol guidelines, after only 23% of both men and women report being aware of its contents. ACT Health Minister Rachel StephenSmith stated her support for the campaign and encouraged all Canberrans to access the resources on the TOM website. “The TOM campaign aligns with the ACT Government’s commitment to supporting the health and wellbeing of the community,” she said. “TOM may be a partner, brother, neighbour, friend or colleague – I encourage everyone to visit the website for more information and advice on supporting men to make positive lifestyle changes for themselves, their families and the community.” For more information, visit fare.org.au/TOM/ - Danielle Meddemmen

Riding in style for Tour de Kids

Local university student Steph Schultz will be doing something unique (and very impressive) to raise money this September. Taking part in the Starlight Children’s Foundation’s Tour de Kids, Steph has her sights set on riding 120km over the month … on one wheel. Receiving her first unicycle at 12 years of age, Steph describes herself as someone who is always looking for a challenge or something new to try. “My family ride bikes a lot so we would always ride to places like church,” she said. “I got quite good at riding a bike and was doing a lot of no-handers, so I decided to move onto the unicycle. “It’s something that I really enjoy doing, but as well as that, it’s something other people enjoy as well. Sometimes I’ll just have it with me or ride past a kid and I can see a smile light up their face.” Studying Occupational Therapy at the University of Canberra, Steph said she has always had a passion for working with kids. Children’s Foundation through deciding to participate in the Tour de Kids, she now aims to raise $1,000 for the worthy cause. “I knew bits about how they granted wishes for sick children but basically looked them up more when I decided to take part in Tour de Kids,” she said. “I think it’s a great cause to be raising money for and I have always been really passionate about working with kids and letting kids be kids.” So far, there are 1,165 cyclists signed up to take part in the challenge, with over $300,000 raised. To reach her goal, Steph needs to ride 4km per day – rain, hail or shine - throughout September. “It doesn’t sound like much for a bike, but I only have a 24-inch wheel so I only ride 8km an hour. Police urge continued compliance on Father’s Day ACT Policing are reminding Canberrans of their responsibility to help stop the spread of COVID-19 in the lead up to this weekend’s Father’s Day celebrations, Sunday 6 September. As at Monday 31 August, the ACT Policing COVID-19 Taskforce had conducted 777 compliance checks during the previous seven days, including on the 254 people in quarantine in the ACT. Taskforce member Detective Superintendent Mick Calatzis said he was pleased to see the high level of compliance, which had remained steady over the approximate 4,400 compliance checks carried out in the ACT so far. “This is again a terrific result for the ACT. Residents are complying with the health directions and taking their quarantining responsibilities seriously,” he said. To date, ACT Policing have issued 15 cautions and four criminal infringements in response to COVID-19 restrictions, including to three individuals and one business, and have made one arrest. As at 1 September, the ACT has not had a confirmed case of COVID-19 reported for over a month. However, ACT Policing are urging businesses and individuals to remain vigilant during their Father’s Day celebrations this

coming weekend. “I would encourage ACT residents to consider contactless ways to wish their elderly relatives a happy Father’s Day this Sunday,” Detective Superintendent Calatzis said. “Celebrating family is important, but please remember the risks close gatherings can pose for certain members of the ACT community, so consider what health precautions you can take when you visit.” Current restrictions in the ACT allow one person per four square metres in a public venue, with a total of 100 patrons in an indoor space. The ACT Government has announced $376,251 worth of ACT Heritage Grants Program 2020-2021 funding to 21 projects that preserve or promote the Territory’s heritage. The largest grant is a $35,860 commitment to the Wakefield Garden Housing Precinct, followed by $28,973 for Cuppacumbalong Homestead and $27,200 for Canberra Tracks. Other projects include conservation works on St John’s

Anglican Church stained glass windows, sign restoration in the Yarralumla Heritage Precinct, short films, development of a signage network in Lyneham to encourage pedestrians to take their own heritage walks, and conservation of the famed murals at the Free Serbian Orthodox Church in Forrest. WorkSafe ACT issued 14 improvement notices and four prohibition notices on Tuesday (1 September) at four residential construction sites in North Canberra, after inspectors identified serious safety breaches. WorkSafe ACT inspectors identified a number of concerns such as: fall from height risks due to non-compliant scaffolding; slip, trip and fall risks due to poor housekeeping; insecure fencing allowing unauthorised access to dangerous work sites; and no toilet facilities for workers. Work Health and Safety Commissioner, WorkSafe ACT, Jacqueline Agius, said these types of safety breaches are far too common and should not be occurring. “We are continually seeing the same types of safety issues at residential construction sites across the ACT,” she said.

“We will continue working with industry to help improve the safety culture in residential construction, but we will also keep issuing notices to companies who blatantly disregard their legal obligations to maintain a safe workplace. “Every employer and worker should be prioritising their safety – not only on worksites, but in every industry.” WorkSafe ACT has said it will remove the prohibition notices once the principal contractors have rectified the identified safety issues. The latest blitz comes a week after 11 building sites belonging to one local construction company were shut down, with WorkSafe ACT Inspectors finding more than 50 offences across the sites including fall from height risks, site security, lack of housekeeping and electrical safety issues. The company has not been named.

Reminder to respect healthcare workers An ACT Government campaign will roll out across the Territory, reminding Canberrans of acceptable behaviour when dealing with nurses and midwives. The Be kind and respectful to our nurses and midwives campaign will feature awareness-raising videos and resources to call out aggressive behaviour to healthcare workers. ACT Health Minister Rachel Stephen-Smith said while most

Canberrans showed respect and appreciation for healthcare works on the front line, they were still experiencing occupational violence. “Occupational violence is not just physical. Yelling, name calling, sneering, rude gestures, intimidating body language and other non-physical behaviours are also aggressive and can significantly impact the safety and wellbeing of healthcare workers,” she said.

Pialligo upgrades promised ACT Labor has promised muchneeded major road, pedestrian and parking upgrades for Pialligo, if re-elected in October. The upgrades would include new footpaths on Beltana Road, formalised parking and a new left in/left out intersection with Pialligo Avenue on the corner of Beltana 14

and Kallaroo roads. There are also plans for new landscaping, and an investigation into traffic calming measures for Beltana Road. ACT Labor said the improvements are part of the party’s plan to create more than 250,000 jobs in the Territory by 2025.

Why business is every Canberran’s business

T

imes have changed. Once considered a public service town, Canberra is now home to over 30,000 private sector

businesses. Many are global leaders in their field, and around 99% are small or “micro” businesses. Two-thirds of the ACT’s jobs are now found in the private sector. Our community now relies on businesses for job creation, recovery from the economic impact of COVID-19, and our future economic prosperity. So, as we rapidly approach an ACT election, it is critical for all Canberrans that parties and leaders demonstrate their commitment to local businesses, creating local jobs, and growing the ACT economy. Canberra Business Chamber this week released our election manifesto, a 20-step plan to recover, re-energise and reform the ACT economy. Those 20 actions fall within four broad priority areas. Our first challenge is to drive economic growth and diversity. We need a comprehensive strategy for economic recovery, policies that encourage private investment, programs that support the rapid growth of emergent industries like cyber security, and ongoing investment in major infrastructure projects. The ACT and surrounding region need the right workforce and skills for the future. That requires a comprehensive ACT skills and workforce strategy, targets for growth in key industry sectors, and plans to develop skills locally or incentivise workers to move to Canberra. We must make it easier for ACT

businesses to start up, grow and compete. Entrepreneurs risk their labour, ideas and money to create new opportunities for our community. Every piece of red tape, tax, or fee that disincentivises business is a potential barrier to our economic success, and job creation. There is scope to reform the way businesses are taxed and still deliver a sustainable revenue base for the ACT.

Finally, we need to support our local small businesses. Our members are acutely aware that NSW, Queensland and other jurisdictions have given small businesses cash support, as well as the waivers and deferrals provided in the ACT. For small businesses impacted by COVID-19, that cash support could mean the difference between recovery or closure. Business owners also need support to handle the stresses they have dealt with for months and continue to manage, and in advisory services to innovate and plan for the future. Next week, the Chamber hosts a Political Leaders Election Forum with Chief Minister Andrew Barr and Opposition Leader Alistair Coe. At this event, our members will have the opportunity to join a live discussion and hear directly from each leader on their policies and commitments for business and the economy. Two-thirds of working Canberrans are employed by Canberra businesses. Will our government for the next four years help small business, create real jobs, and diversify our economy for the future? Huawei calls time on Raiders sponsorship Due to the “continued negative business environment”, the Canberra Raiders’ major sponsor Huawei this week (31 August) announced that 2020 will be its last year supporting the NRL club. The Chinese technology giant has been the Canberra NRL side’s major sponsor for nearly a decade, pulling out on a twoseason deal made in June 2019. Canberra Raiders CEO Don Furner said the club was proud of the work it had achieved through its collaboration with Huawei and was sad to see the sponsorship come to an end. “This relationship has been about so much more than just a logo on a jersey; we have worked with Huawei on a number of very important community initiatives and fundraising opportunities for very worthwhile causes,” he said. “We are very sad that they will be stepping back as major sponsor of the Raiders but we are very proud of all that we have achieved together and we hope we can finish this season off successfully.” The Huawei logo is set to remain on the Canberra Raiders jersey but will be relocated to the back. Meanwhile the company will retain naming rights over the new Huawei Raiders Training Centre in Braddon. Canberra Raiders head coach Ricky Stuart said the partnership had been more than just a sponsorship deal. “While some people talk about having strong partnerships, they don’t mean very much until you go through bad times together and back each other up,” he said. “We at the Raiders supported Huawei Australia through a difficult period and Huawei

supported us through a very difficult time as well. “Huawei and the Raiders went well beyond simply being a commercial arrangement, we forged a very strong relationship that became very personal and it is one which we will always be grateful for.” In a joint statement, the sporting club and the technology company stated the “continued negative business environment” has had a larger impact on Huawei’s revenue stream, forcing the end to the collaboration. Huawei Australia chief corporate affairs officer, Jeremy Mitchell, extended his thanks to the Canberra side’s unwavering support. “It is so disappointing that it has ended this way but are very proud of the small role we have played in this great NRL club,” he said. “Our near decade as major sponsor of the Raiders has been one of the most successful in Australian sport and we are very sad that it has come to an end. “Even after the Turnbull Government banned us from 5G, we managed to find the resources to continue the sponsorship, but we just can’t financially support it any longer. “We have stuck with the Raiders through the very tough times and they have stuck with us too during our recent tough times; we have formed friendships and memories that will endure forever.” At the time of going to press, the Raiders had not made any further announcements on alternative sponsorship arrangements. - Danielle Meddemmen

First all-female referee team in NPL1 A team of three referees made history last weekend, being the first ever team of all-female refs to officiate a National Premier Leagues 1 (NPL1) Men’s match. Referee Georgia Ghirardello and assistant referees Lauren Hargrave and Delfina Dimoski officiated the match between Canberra Croatia and Tuggeranong United last Sunday at Deakin. Ghirardello has 13 years of referee experience, spending two seasons in the Westfield W-League as an assistant and then stepping into the middle during 2019-20. Hargrave refereed in the Westfield W-League 2016 season and was the central referee for the Tasmania NPL1 Men’s competition last year. Dimoski was named NPL Women’s and NPL Men’s Referee of the Year in 2019.

Cavalry ready for new season The Canberra Cavalry are gearing up for the 2020/21 Australian Baseball League (ABL) season following the release of the Australian Conference schedule last week. Chaat masala potatoes with yoghurt and tamarind Serves 4 as a side

Preheat the oven to 220°C fan.

750g baby new potatoes, cut lengthways into 1cm-thick slices 2 Tbsp olive oil 1 tsp chaat masala 1/2 tsp ground turmeric 250g Greek-style yoghurt 1/2 small red onion, peeled and thinly sliced into rounds on a mandolin, if you have one, or by hand (45g) 1 green chilli, thinly sliced into rounds (10g) 1 1/2 tsp coriander seeds, toasted 1 1/2 tsp nigella seeds, toasted Salt Coriander chutney 30g fresh coriander 1 green chilli, deseeded and roughly chopped (10g) 1 Tbsp lime juice 60ml olive oil Sweet tamarind dressing 1 1/2 Tbsp shop-bought tamarind paste, or double if you’re extracting it yourself from pulp 1 1/2 tsp caster sugar 1/4 tsp chaat masala 28

Put the potatoes and 2 teaspoons of salt into a medium saucepan and top with enough cold water to cover by about 4cm. Place on a medium-high heat, bring to the boil, then simmer for 6 minutes, or until they’re almost cooked through but still retain a bite. Drain through a sieve and pat dry, then transfer to a large parchment-lined baking tray and toss with the oil, chaat masala, turmeric, 1/3 teaspoon of salt and a good grind of pepper. Roast, stirring once or twice, for 35 minutes, or until deeply golden. Meanwhile, make the coriander chutney. Put all the ingredients and 1/4 teaspoon of salt into the small bowl of a food processor and blitz until smooth. Set aside until needed. For the tamarind dressing, whisk together all the ingredients in a small bowl with 1 1/2 teaspoons of water and set aside. Spread the yoghurt out on a large round serving platter. Top with the coriander chutney, swirling it through without completely incorporating. Drizzle with half the tamarind dressing, and top with the potatoes, onion and chilli. Drizzle over the remaining tamarind, then sprinkle over the seeds and serve.

300g strawberries, hulled and halved lengthways (or quartered if they’re larger) 50g caster sugar 1 lime: finely grate the zest to get 1 tsp, then juice to get 1 Tbsp 200g blueberries 150g cherries, pitted Put the yoghurt and salt into a medium bowl and mix well to combine. Line a colander with a piece of muslin large enough to hang over the sides and place the colander over a bowl. Transfer the yoghurt to the muslin and fold over the sides to completely encase the yoghurt. Place a heavy weight over the muslin (a few tins or jars will do), and transfer to the fridge to drain for at least 24 hours (and up to 48). Meanwhile, put the oil into a small saucepan, for which you have a lid, on a medium heat. Heat gently for about 7 minutes, or until tiny air bubbles form. Remove from the heat, add the thyme and orange strips, then cover with a lid and leave to infuse, ideally overnight, though half an hour will also do the job. The next day, put 50g of blackberries, 100g of raspberries and 100g of strawberries into the small bowl of a food processor along with the sugar and lime juice and blitz until completely smooth. Put all the remaining berries and the cherries into a large bowl along with the blitzed fruit and gently combine. You can serve it straight away or leave it in the fridge for a few hours, bringing it back to room temperature before serving. Spread the labneh out on a large platter. Spoon over the berries, then sprinkle with the lime zest. Drizzle with 2 tablespoons of the infused oil, along with a couple of the orange strips and the extra picked thyme leaves.

Prolific local playwright develops Barren Ground Set on Christmas Island detention centre, Barren Ground opens with the very high profile SEIV-221 shipwreck at Flying Fish Cove in 2010 and takes us through to the end of 2018 when the centre was declared closed – though not for long it’s since turned out. The third and final First Seen work-in-progress at The Street for 2020, Canberra-based playwright Helen Machalias’ new work merges elements of the plot, dialogue and characters of Shakespeare’s The Tempest with media reports and first-hand accounts of refugees on Christmas Island. “I’m calling it a talking back to The Tempest rather than an adaptation,” Machalias told Canberra Weekly. The work centres on four characters similar to

those who appear in The Tempest, three of whom are Iranian refugees, the fourth a Christmas Island local of Chinese-Malay heritage. Machalias pitched Barren Ground to The Street last December and wrote it between April and July this year. “When I pitched the concept of Barren Ground to the Street Theatre in late 2018, I couldn’t have imagined that in 2020 Christmas Island would again be in the news for being reopened,” Machalias said. “It’s a play that draws upon the timeless themes of The Tempest, but I also hope will have particular potency with The Street’s audiences because of its currency.” She said while developing the work, her interest in Christmas Island has led to it effectively becoming the

fifth character in the play. “It’s a place with a fascinating history … When I started researching Christmas Island, it was occupied by the Japanese in WWII, there’s a mine there, it’s got that detention centre aspect to it obviously, but it’s also really promoted as a tourist destination as well. “It’s got incredible natural beauty, there’s a huge mass crab migration that happens there every year that’s a symbol in the play of human migration as well and those parallels. “That magical setting of The Tempest I thought translated well to Christmas Island and that contrast between the brutality and the natural beauty,” Machalias said. The work is also a pressing, current exploration of the plight of asylum seekers in Australia. “Because I started work as a journalist, I’m always interested in what’s kept secret, and there’s a lot of secrecy around offshore detention and the way that mainland Australians’ access to the refugee population is controlled,” Machalias said. “That’s got the effect of deliberately trying to dehumanise the people in those centres.” Machalias said the work grew from her own interest in sharing the stories of refugees, but that she developed it conscious of the fact she doesn’t have a refugee background herself. “I’m good at interpreting things through Shakespeare and there was a similarity with The Tempest around both stories starting with a catastrophic shipwreck and the main character of Prospero being someone who had been in a powerful position, exiled from his homeland,” she said. “That was a really rich starting point, and the more I researched and looked into Christmas Island and the Tempest itself, the more parallels I could see.” Machalias said the entirely online-driven development process has been an interesting learning experience. “You need to embrace the excitement and the challenge of it, and really have a sense of adventure,” she said. “All the creative team I’ve met so far have an interest in exploring what an online Zoom performance means for them but also for the audience. “I’ve had the experience now as an audience member seeing a few readings on Zoom and I’ve been surprised by how engrossed I’ve been in the work; I haven’t felt distanced as an audience member, which surprised me,” Machalias said. Canberra composer Michael Sollis hasn’t slowed down since COVID-19 restrictions heavily disrupted arts across the world in March. Between facilitating the Canberra Artists Action Group and helping dozens of local artists navigate their way through the turbulence of the pandemic, Sollis’ role at Musica Viva has also led to him enlisting 60 of Australia’s finest musicians to perform over 300 online interactive concerts for students across the country. He has also been working on a new, ground-breaking performance with the Griffyn Ensemble, titled Songs from a Stolen Senate, that will premiere online Friday 4 September 7pm, with additional performances on 5 September at 2pm and 7pm. Griffyn Ensemble’s Songs from a Stolen Senate will premiere works by six different First Nations composers, all from different

backgrounds, each telling their own story. “It’s inspiring to be able to translate their stories of witnessing youth in custody, having people they know get shot by police, their reflections on climate change, solar generation, and the words of Indigenous politicians,” he said. Part of this process involved recording the works and accompanying video footage at Mulligans Flat, a significant site for the region’s Ngunnawal people. “We worked with local Ngunnawal custodians to perform at Mulligans … we’ve done filming out there just recently for the project,” Sollis said. “It sent shivers down your spine to bring these Indigenous voices to Canberra and share them in these three online performances.” Visit the Griffyn Ensemble website to register for Songs from a Stolen Senate.

Outreach program brings healthcare to the patient

Health Plus General Practice’s outreach service, ROMS (Residential Outreach Medical Service), has been designed to bridge the gap between residential aged care and general practitioners (GP). A collaborative service between GPs, nurses, pharmacists and the aged care facility, as well as the patient and their family, ROMS is about proactive, preventative and holistic healthcare. Health Plus GP, Dr Ming-Chien Li, says the service has greatly benefited patients, as well as their families and the facilities, who have appreciated Health Plus’ proactive approach to healthcare management and their ability to respond to requests within 24 hours. Dr Li has been involved with the program since its inception, and is the Senior GP working alongside 34

the ROMS team to treat patients at the request of the facility or their families. He conducts weekly visits and health assessments, coordinates treatments with pharmacy and nursing staff, and meets with patients and their families to discuss any and all aspects of their care. “Not many GPs can do regular check-ups for their patients in a nursing home,” he says. “We’ll have a good conversation with the patient about any issues they’d like to raise and we look into everything all together. It’s full coverage of the person, instead of just one issue at a time.” Dr Li also performs additional and afterhours visits, at the request of the patient or their carers, and regularly meets with families to gain a better understanding of the patient and their needs.

Dr Ming-Chien Li says ROMS has greatly benefited patients, as well as their families and the facilities, who have appreciated Health Plus’ proactive approach to healthcare management.

“If the patient cannot raise the issue or cannot fully understand what kind of concern they have, then we will meet with their family members so we can get the whole picture,” Dr Li says. Minor procedures and vaccinations can also be performed

Post-baby exercises

Close friends of mine have just had their first baby. This is one of the most amazing times in a parent’s life, and for mums, with the amount of change to the body, things can get a little bit scary. It’s important to take it easy on yourself, and now that you have a new little person in your life, enjoy these wonderful early days. A return to workouts and fitness will come soon enough, and you do need time for your body to recover from the experience of giving birth.

• Leg slide: Lying flat on your back, bend legs with heels close (but comfortable) to your buttocks. Keeping one leg bent, slide the other leg forward until your leg is flat (to the count of five seconds) and then slowly slide it back up. Change legs. Try five leg slides for each leg. • Tummy squeezes: Lying flat on your back with your legs bent, contract/squeeze your tummy tight for 10-30 seconds. • Hip raises: Lying flat on your back with your legs bent and your shoulders flat on the ground, raise your hips up off the ground slowly until they are in line with

your knees, and lower back down. Start off with five reps. To modify: Bring your hips up off the ground to halfway and hold for 10 -20 seconds. • Modified plank: Lying flat on your tummy (if comfortable), place your elbows under your shoulders. Raise up onto your elbows and lift your hips at the same time, keeping your knees on the ground. Try this five times, holding for 10-30 seconds each time. • Knee rolls: Lying on your back, roll your knees slowly up to your chest and then roll them back out straight, to the count of five seconds. Try repeating this one five times.

Take your time, and your body will let you know when it’s ready. • Walking is what I recommend for every new mum; it’s also great for getting out of the house and taking in the fresh air. • Keep hydrated all the time by drinking plenty of water, and make sure you’re eating plenty of fresh and nourishing foods. • Try to work out within a timeframe for the first few weeks, in line with yours and your baby’s routines. • Rest when you feel like it; this helps with recovery! Weekly market wrap Blinded by the obvious One of the advantages of actively working in the market is hearing buyer feedback directly. Being connected provides an opportunity to listen and understand what perceptions are on the ground. As a national anomaly, strong market performance in Canberra is playing tricks on unsophisticated participants. So much so, by perceiving the wrong market risks they could end up being crushed by compounding month-on-month growth. Sales results for housing exemplify the state of the market. In most areas there are far fewer opportunities to choose from with a pool of buyers who have significantly greater firepower to pay higher prices created by exceptionally low borrowing costs. Auction results by Domain show Canberra had the strongest capital city performance nationally during August, achieving an average clearance rate of 78.8%. Median auction price can be an early indicator of where the market perceives prices heading. The

median on Saturday 29 August was $1,035,000. This shows buyers have adjusted their price expectations upward and are likely frustrated by a lack of buying opportunities; especially as interstate and overseas migration remains limited, causing people to stay in their homes for longer. In the off-plan market, lack of stock combined with significant demand from people seeking to receive the HomeBuilder Grant and stamp duty concessions or discounts has seen sales volume increase over the last 60 days. For the last year, I have noticed investors had opted to be passive market participants, however, have reasserted themselves during the last couple of weeks. Low cost debt combined with high rental yield, low vacancy rates and the comfort of seeing values of their homes increase have helped investors be confident in acting now. Greater depth in the pool of buyers seeking off-plan properties is great for property developers and agents, however, creates challenges for first home buyers, especially those

with any uncertainty as opportunities evaporate around them. I have found a large proportion of buyers choosing to sit on the sidelines are doing so because they are genuinely confused rather than from having any concern about their circumstances now or into the future. National media have played a leading role exacerbating their confusion by choosing to circulate fear from promoting wildly inaccurate forecasts of the property market in Canberra. Ironically, favourable market conditions allow buyers to feel comfortable choosing to sit on the sidelines. When choice is removed by genuinely undesirable economic conditions, there are few buyers with both the resources and internal fortitude to make confident decisions.
