This week... From the editor Dear reader, are you okay? Just checking in because it’s been a pretty tough year to date. Feels like we’ve been lurching from one crisis to the next, with rare moments of respite. Despite this, I’ve still enjoyed those memes requesting to reboot the year because 2020 has a virus in it, or apologising to 2019 for all the things we said about it. Then there’s the song parodies, such as My Corona (to the tune of My Sharona), COVID-19 (to C’mon Eileen) and local satirists Shortis & Simpson’s Sounds of Virus (to Sounds of Silence), whose line about seeing “a dog sniffing its own bum” made me laugh out loud. Plus there are Sammy J’s Covid-yoga classes. It helps me to find the humour in situations, when you can. And as our wellbeing writer, Wesley Smith, sagely says in his column this week (page 25), it also helps to take time to appreciate the beauty that surrounds us still, in spite of everything that’s going on. I’m reminded to relish a brisk walk on a bright autumn morning, the sight of golden trees glowing in glorious sunshine, the mellifluous sound of birdsong, the tartness of a crisp apple, the cosiness of eating hot pumpkin soup on the sofa while binge-watching Netflix favourites. I’m grateful for all these things, and especially appreciative of all the frontline health services personnel, and all those involved in Australia’s food supply chain. - Julie Samaras

Tourists asked to stay away from regional areas Pleas post bushfires for people to visit rural and regional areas have become cries of “stay away” as those considering a getaway are urged to holiday at home this Easter to prevent the spread of COVID-19. “I have had a number of concerning calls and emails from constituents, who say people are ignoring the advice and still holidaying in our towns, including Jindabyne and Thredbo,” said NSW

Member for Monaro John Barilaro. “This tough time is not an opportunity for a holiday, or an opportunity to work remotely from a holiday destination.” This is a view shared by Federal Agricultural Minister David Littleproud, who likened caravans to “cruise ships of the outback” in an interview on Radio National Breakfast on 1 April. “They’ve got to appreciate

that there are finite resources health resources - in these small communities. And they’re not just putting themselves at risk; they’re actually putting these little communities at risk,” Mr Littleproud said. The plea comes ahead of the Easter long weekend and the ski season, which is the busiest time of the year for many communities in the Monaro. “Unfortunately we are going to miss out on much-needed tourism dollars, but now is not the time to be encouraging people to the region, and any business that does so is putting the health of their community at risk,” Mr Barilaro said. Those who opt to ignore the ‘stay at home’ message could face hefty fines under the NSW Public Health Order. In the case of an individual, the maximum penalty is $11,000, or imprisonment for six months. NSW Police also have the power to issue onthe-spot fines of $1,000 for an offence.

While the ACT Government acknowledged the need for people to keep in contact with friends and loved ones, their advice is to stay at home as much as possible. “Businesses such as tourism and hotel operators are aware of their obligations to help stop the spread of COVID-19. Access Canberra is continuing to support local businesses to inform them of their responsibilities and offer assistance where they can,” the spokesperson said. People can support Canberra tourism remotely by discovering what’s inside Canberra’s top attractions with an online tour, video, blog article or podcasts instead. news Hotel offers home office away from home Working from home has its challenges – poor internet, noise, lack of motivation, to name a few – but for when you really need to knuckle down, one Inner South hotel is offering a solution with rooms for hire. Hotel Realm in Barton doesn’t usually offer day use rooms; but with the accommodation sector facing a dramatic drop in visitor numbers, the hotel has adapted their offering to the current climate. Director of Hotels for Doma Hotels, Patrick Lonergan, said the new service might not be one people use daily, but could be an investment once a week, fortnight or month for some respite or a change of scene from working from home. In addition to their home office offering, Doma Hotels is selling grocery boxes featuring fresh produce or essentials, while Ostani, their in-house restaurant, is offering takeaway meals. “Through these initiatives, we are about keeping as many people as we can on the books and employed,” Mr Lonergan said. “We are trying to do everything we can do to keep ourselves active.” However, the sector faces a tough challenge following a summer of bushfires, smoke haze

and now COVID-19. Australian Hotels Association (AHA) ACT Branch general manager, Anthony Brierley, said there was a significant drop in leisure and conference visitation in January and while there was a rebound in late February, before coronavirus hit, the current situation is “pretty dire”. “If you want venues to be there on the other side, we need people to support them as much as they can now.” While hospitality has adapted by pivoting their business to a takeaway or delivery model, Mr Brierley acknowledged it is not as simple for accommodation providers. “If you are in accommodation there is not a lot you can do to trade differently during this time,” he said. “Hotel Realm has made their rooms available as office suites, others are catering for self-isolating guests … but there is no replacement for real visitors.” Overall, Mr Brierley said it’s likely the sector will see some closures. In the interim, the AHA is encouraging their members to put themselves in a position to be able to scale up once some

normality returns, including accessing the federal government’s JobKeeper initiative. While the sector has faced a tough 2020 to date, it’s not expected to get any easier, especially with the ACT Government’s decision to cancel Floriade this year. Mr Brierley said the decision is “one that we can all wholeheartedly understand … the ACT Government has been really proactive and responsive to this so far”; however, on the other side, the government will need to increase tourism marketing and consider what other events can be held to bring people back. - Allison Turnbull

news 26,000 ACT casual workers ineligible for wage subsidy Analysis by the ACTU and UnionsACT has shown as many as 26,000 casual and migrant workers in the ACT are ineligible for the Federal Government’s JobKeeper wage subsidy scheme. A survey of 1,000 ACT workers conducted as part of the analysis showed a fifth of surveyed workers had lost their job, while another fifth had lost income or work shifts. The ACT has approximately 48,000 casual workers, with that figure excluding informal, cashin-hand, contractors, labour hire or temp workers. The Federal Government’s JobKeeper wage subsidy scheme excludes casual workers not continuously employed for more than 12 months, and all migrant workers excluding New Zealand citizens. The subsidy provides $750 per week to employers as a subsidy for wages paid to workers. The average weekly lost income due to the coronavirus crisis is $884 per week. Secretary of UnionsACT, Alex White, said casual and migrant workers have been forgotten by the Federal Government. “There are 26,000 workers in the ACT whose jobs and income should be protected by the wages subsidy but aren’t.

“Migrant workers in particular do not qualify for social security, so face potential destitution and homelessness if they lose their job due to coronavirus. “What’s more, thousands of casuals in the hardest hit industries – hospitality and retail – are not eligible for a wages subsidy, either because they don’t have 12 months continuous employment, or because their employer broke the law by paying them ‘off the books’,” she said. 21,000 university jobs at risk nationally The ACTU and UnionsACT analysis showed the bulk of job losses, stand-downs and reduction of shifts for workers are concentrated in the hospitality, retail and education/training sectors. Universities Australia Chief Executive Catriona Jackson said a conservative estimate of the revenue decline that will hit the sector is between $3-$4.6 billion, while they brace to lose as many as 21,000 jobs nationally in the next six months. The sector supported a total of 259,100 full-time jobs and contributed $41 billion to the Australian economy in 2018. On 5 April, Treasurer Josh Frydenberg announced that charities registered with the national regulator will be eligible for JobKeeper if

they have suffered a 15% decline in turnover as a result of the coronavirus. It was then later clarified that universities weren’t eligible for the 15% threshold, despite all of Australia’s 37 public universities being formally registered with the Australian Charities and NotFor-Profits Commission. Ms Jackson said the sector is disappointed to have been excluded. “As not-for-profit charities, we welcomed the Treasurer’s announcement about amendments to JobKeeper that would have seen most universities included. It would have backed our ability to reduce job losses.” She said they will continue to discuss support for universities with government. “Now it is clear that there will be a significant decline in second semester international student enrolments due to the virus. We are also asking government to maintain funding levels for homegrown students, even if enrolment levels drop for a short time. “It is crucial universities remain viable today so they are able maximise their contribution to Australia’s economic recovery tomorrow,” Ms Jackson said.

Pregnancy is usually a time of joy, but for many expectant parents, the COVID-19 pandemic is creating a sense of anxiety and stress which is reflected in increased calls to the Perinatal Wellbeing Centre. CEO Dr Yvonne Luxford said the Centre had already experienced a significant rise in clients – almost 15% since the start of the year. More recently, they’ve seen an upturn in new enquiries and contact from regular clients who “are obviously experiencing significant elevation of anxiety”. “We are seeing an increase in antenatal clients and we expect that to significantly increase over time due to the [maternity] restrictions in place,” Dr Luxford said. “We are also expecting to see probably more clients postnatal if they haven’t had the opportunity to debrief from a birth that didn’t go as planned.” As an organisation that relies heavily on providing group support allowing people to connect and share experiences face-to-face, the Centre has been forced to adapt. Dr Luxford said they have had to close their face-to-face groups while increasing the level of phone and email support “and looking at mechanisms to provide opportunities to connect online”. They are also holding Facebook live presentations every Monday and Thursday at 2pm which will

cover a variety of topics including mindfulness, self-care, etc. In terms of helping people manage their anxiety, Dr Luxford said “certainly one of the things we are advising people is to limit their access to media, especially social media … that they might only look at two news reports a day”. The organisation has received a welcome boost to help them continue to provide their services thanks to funding from the ACT Government Community Support Package. The package commits additional funds to the Centre and other organisations as frontline community service providers. “This will make a big difference in helping us to implement changes to the delivery mode of our care and support, coupled with increased service provision in an environment of greater demand,” Dr Luxford said. The announced boost of investment also means the Centre will be able to continue to assist the increasing client load. Dr Luxford said it is especially welcome as their annual fundraising event, Cake Off, has been postponed to 2021, resulting in a significant financial shortfall over the coming months. For expecting or new parents who are feeling concerned and would like to speak with someone, Dr Luxford said they can contact the Perinatal Wellbeing Centre, Beyond Blue or Lifeline. The Centre also has links to helpful information regarding COVID-19 on their website perinatalwellbeingcentre.org.au to help families. In addition, the ACT Government is establishing an early pregnancy and parenting phone line to provide support with early pregnancy, maternal and child health, breastfeeding and emotional wellbeing concerns. -Allison Turnbull

Petrol prices fall amid COVID-fall out

Petrol prices in the ACT are continuing to fall, according to the most recent quarterly petrol price report from comparethemarket.com.au. The report, which looks at the average cents per litre (cpl) of unleaded petrol in major capital cities around Australia, showed the ACT had the most expensive petrol in the country over the March quarter, paying

You might not expect podiatrists to be cheerful about their work, given all the feet, but Charlie Reynolds and Ben Haggett certainly are. “It’s enjoyable,” says Ben. “You can have a patient limp in with a lot of pain and after 20 minutes, they walk out with that pain substantially reduced.”

The duo met while studying in Newcastle, becoming firm friends as well as colleagues. Since then, they’ve handled some complicated cases: “A regular patient came in for general nail care,” says Charlie. “I could see

Corns feel like walking on stones, so 25 is huge! I cut them out and debrided his callouses. Now he comes in regularly to get his feet tidied up. Charlie adds: “It can be a simple fix. Or it can take six months to learn what’s going on and create an orthotic that’s brilliant, so they can walk properly. I saw a patient yesterday who originally come in around four months ago. She was almost in tears with issues she’d had for years. Since then, we’ve made many small adjustments, pulling apart six or seven pathologies and progressively knocking them off the list. Yesterday she said she was feeling fabulous – very happy and comfortable!”

The ACT Government’s decision to temporarily remove the right to trial by jury has been condemned by the ACT Law Society and ACT Bar Association. The decision is part of new temporary measures to support the ACT’s operational response to the COVID-19 pandemic. Announced on Thursday 2 April, the COVID-19 Emergency Response Bill 2020 temporarily amends 20 pieces of legislation. All of the amendments will have a sunset clause, meaning that they will phase out once the community and economy has recovered from this crisis. One of the operational changes that will be made as a result of this Bill is to allow ACT courts to change the way evidence may be presented in court and to allow judges to decide how trials may be held. This will allow ACT courts to adhere to social distancing requirements in their operations. While it is acknowledged that there is a need to reform existing laws and processes to allow the continued functioning of the courts during the COVID-19 emergency, concerns have been raised about the changes. ACT Bar Association president Steve Whybrow

said the Association and the ACT Law Society “strenuously opposed this unnecessary and dangerous precedent. The Legal Aid Office and the Human Rights Commissioner have also voiced their concerns”. “The justifications for this change are said to be the adverse consequences of delays in finalising criminal proceedings. The delays in the ACT are already amongst the shortest in the country. No other jurisdiction in Australia has taken the extraordinary step of revoking an accused person’s right to trial by jury. In circumstances where there will be no shortage of accused who have and likely will consent to trial by judge alone, there is simply no justification for this legislation.” Mr Whybrow anticipates the change could result in legal challenges by accused persons forced to undergo their trial by judge alone, and inevitably appeals from any convictions obtained in such circumstances. He called on the ACT Government and the ACT Supreme Court to engage in discussion as to how the business of the courts is best managed. “There are better solutions to the problem that do not result in abandoning fundamental rights,” he said.

Carrot cake

Serves: 6-8 For the cake 250ml extra virgin olive oil

1 tsp ground ginger

225g raw (demerara) sugar

5 large cloves, ground

4 eggs

Pinch of pepper and sea salt

300g wholemeal wheat flour or spelt flour

400g carrots, grated

Grated zest of 1/2 orange

100g pecans or walnuts, broken

2 tsp ground cinnamon

Butter, for greasing

2 tsp ground nutmeg

Flour, for dusting

2 tsp baking powder

For the topping 200g cashews, soaked overnight in cold water or in hot water for 1–2 hours

Food for thought The latest in foodie news, events and products. Start with the topping. Drain the cashews and pat dry with paper towel. Place in a food processor or blender, add the syrup and blend until smooth. Add the salt and yoghurt and blend until smooth and creamy. Spoon into a small bowl and place in the fridge. Preheat your oven to 180°C and prepare two 18–20cm round cake tins. For the cake, beat the oil and sugar together in an electric mixer for 5 minutes. Add the eggs, one at a time, beating well after each addition. Add a teaspoon of flour with the last egg to prevent the mixture from separating. Add the orange zest, spices and salt, followed by the grated carrot. Mix well with a spatula. Mix in the remaining flour and the baking powder until the batter is well combined. Finally, stir in the nuts. Divide the batter between the two tins. Firmly tap the tins on the bench to distribute the batter and remove any air bubbles. Bake in the middle of the oven for 35–40 minutes, then test the cakes with a skewer – if it comes out clean, the cakes are ready. Allow the cakes to cool completely before assembling. If you’ve made the cakes a day ahead, place them in the fridge 1 hour before decorating. Spread or pipe one-third of the topping over the bottom cake layer. Add the second cake layer and spread the rest of the topping over the cake. Decorate with whole and chopped pistachio nuts or marzipan carrots. Place the cake in the refrigerator after assembly if you’re not serving it immediately.

How Canberra arts are going digital in the COVID-19 era Over the course of the last month, the ramifications of the COVID-19 public gathering requirements have caused a significant shake-up in the local arts scene. In spite of what it’s meant for live performances and physical exhibitions, a number of Canberra institutions and performers have adapted on the fly, finding ways to share their work with the community in accordance with the restrictions by broadcasting online. The Canberra Symphony Orchestra led the charge locally, cancelling their opening mainstage event Llewellyn One and instead recording Saint-Saens’ Organ Symphony – the centrepiece of the original program – without an audience, and then distributing it online. As of 7 April, the performance has enjoyed an audience of over 3,000 ‘virtual subscribers’ on YouTube. Below are two other instances of innovative digital arts initiatives that have been undertaken locally. Museum bridges the distance The National Museum of Australia has established a national platform to record shared experiences of the COVID-19 pandemic, as part of an integrated community outreach program in this difficult time. 22

Australians who wish to share their experiences, stories, reflections and images from the pandemic are invited to join the Museum’s Facebook group, Bridging the Distance - Sharing Our COVID-19 Pandemic Experiences, and to take part in a national conversation around an event that is unprecedented in our times and which is already a defining moment in the nation’s history. The Museum will hold the content shared on this platform as a record of these times and look to develop an exhibition based on the stories it contains. The Museum’s director Dr Mathew Trinca said they are committed to recording the stories of this pandemic, which is redefining the way Australians, live, work, share and communicate. “The story of this coronavirus calamity is still unfolding but our memories and recollections of the pandemic will resound for many years to come. “We hope to both help bridge the isolation many of us are feeling right now and assist Australians to help make sense of this period when they look back on it in years to come,” he said. The Museum’s broader digital initiative #YourMuseum also includes online chats with

curators, online gallery tours and video object profiles; nma.gov.au Craft ACT chronicles a journey of a thousand miles “In light of COVID-19, many of us have been forced to slow down and have found a renewed appreciation of walks around our own city and surrounds,” said Craft ACT programs director, Kate Nixon. “With the very real prospect of this freedom being taken away, wayfaring is more precious than ever.” Craft ACT’s new online exhibition Wayfaring features work by four artists who have created carefully crafted jewellery and objects about walked journeys, memory and place. Meaning ‘to travel by foot’, Wayfaring is a creative collaboration tour of three Australian cities and features work by artists with close associations to Tasmania: Bella Dower, Sara Lindsay, Sarah Stubbs and Zoë Veness. With social distancing measures firmly in place, Craft ACT has embarked on its own journey – to take exhibitions online to a virtual audience. “We have refocused our work to digitally connect Australia’s high-quality studio practice to the world and are delighted to host the work of these talented and thoughtful artists in the ambitious Wayfaring exhibition,” said CEO/ artistic director of Craft ACT, Rachael Coghlan. The first iteration of Wayfaring took place at the influential Radiant Pavilion, Melbourne in September 2019. The second instalment of Wayfaring at Craft ACT builds on the Melbourne show with new work developed by each artist to test materials and processes, combinations of objects and display configurations. The Guest List is a clever homage to the Golden Age murder mystery, with a group of wedding guests isolated on a windswept island off the Irish coast and murder afoot. However, while we know that someone will be murdered, we do not know who and why until the final pages. Instead, Foley gives the reader an array of secrets and potential motives for murder, and skilfully uses shifting viewpoints, alternating timeframes, lots of foreshadowing and clever little deceptions to maximise the mystery and the suspense as we wait for mayhem to occur. Highly entertaining, with a very surprising ending.

After US Marine Ray Garrison (Vin Diesel) successfully completes a mission, he goes on holiday in Italy with his wife where they are promptly kidnapped. Ray awakens in a cybernetic enhancement lab, headed by Dr Emil Harting (Guy Pearce) and is put to work. For the best part of a century, DC Comics and Marvel have led the comic-book publishing charge. A former Marvel editorin-chief founded Valiant comics in 1989, the year Tim Burton’s Batman set off the comic-book movie adaptation craze. Not content with their cinematic rights limited to Spider-Man, with Bloodshot Sony looks to kickstart their own Valiant cinematic universe. Little known outside fans of Valiant, the movie serves as an introduction to and origin story of the titular hero.

Fiona McCallum is one of Australia’s most popular authors and The Long Road Home is another inspiring tale about rebuilding your life and taking chances. A continuation of A Life Of Her Own, it follows the re-invigorated Alice Hamilton as she reconnects with her former husband, Rick, who is struggling with the dilemma of whether he should stay on the family farm, or not. Although he lacks the connection to the land that his father had, Rick is reluctant to give up the farm and what it symbolises. A heartwarming and timely book, it deals sensitively with issues of toxic masculinity, rural isolation and emotional repair.

Like Wolverine, Bloodshot is physically enhanced with no idea of his past and is treated like a weapon. Shades of Terminator and Robo-Cop abound, as Garrison battles his own lust for revenge against those who wronged him at the cost of his own humanity. Finding a sympathetic companion in newly enhanced team member KT (Eiza González), Garrison is assisted in digging to the bottom of the conspiracy of his kidnapping. Verdict: Franchise maestro Diesel (Fast and the Furious, Riddick and Guardians of the Galaxy) is in fine form as this comic-book hero, however it seems Bloodshot has little to go on outside of this origin story. Perhaps the next Valiant outing, Harbinger, will bring new conflict. 3 stars. - Luke McWilliams themovieclub.net Bloodshot is streaming on Amazon Prime and iTunes.

Peter Swanson is a master of the twisty, unpredictable thriller and his latest book is an enjoyable tale about a serial killer who is using a list of crime fiction’s most devious, foolproof murders to concoct their own perfect murders. Told through the eyes of a very unreliable narrator, mystery bookshop owner Malcolm Kershaw, this is an engaging mixture of murder mystery and serial killer thriller. The story moves along at a good pace, helped by Kershaw’s engaging voice and a steady succession of twists and surprises, and interesting reflections on the crime genre. A terrific long weekend read.

Finding pleasure in a time of upheaval A dear client of mine checked in with me last week to see how Live Well was going in the midst of the current upheaval. He remarked that despite the sadness and tumult of the last couple of weeks, at least the weather had been wonderful. I had to admit that I had been too caught up in the frenzy of events to really notice

the weather, and thanked him not only for taking the time to write, but also for reminding me to not take this beautiful autumnal weather for granted. It wasn’t long ago that, as we came out of the bushfire induced smoke-filled haze, I said to myself that never again would I take the pristine Canberra air for granted.

How quickly I forgot. I’m guessing I’m not the only one. One thing I’ve noticed in the last week or so is how many people are getting out and about for walks and bike rides and runs. It’s probably the result of gyms and other places of recreation being closed and the need to stave off cabin fever after a stressful day of working from home or home schooling, or even worse, both! I’m making a mental note to appreciate the clean air and autumn’s delightfully mellow character. Whilst we are all suffering at the moment, let’s remember to take pleasure in the small things that are still available. Maybe it’s too soon to search for silver linings to this current hardship, but for me personally, I’m predicting that once the current restrictions are lifted, I may for a long time afterwards be more acutely aware of the

sweetness of the company of friends and family who for now are off limits. And in the interim, whilst we wait out this period of constraint, may we find joy in the sometimes overlooked simple pleasures that remain.

Be bold and grow your own In light of recent challenges in our world as we know it, there has never been a better time to grow your own food! Anyone can grow some vegetables, herbs and leafy greens, no matter the space or experience you have. Start small and keep it simple. Visit local garden centres to see what’s in season and ask resident experts about preparation and reliable performers for starting out.

Soil preparation In pots: Pots should be filled with premium standard potting mix. Around 10% quality organic matter can be added when growing productive crops. Avoid using garden soils as they become compacted and are poorly drained. In ground: Before getting started, assess your soil by carrying out: Soil pH testing. Soil pH indicates the relative acidity and alkalinity of a soil and affects the availability of nutrients to plants. A Manutec soil pH kit is a simple, accurate and economical way to gauge soil pH. Soil drainage test. Dig several straight-edged holes 30cm wide and deep in the area to be assessed. Fill with water and leave to drain overnight. Re-fill the holes the following day,

measuring the depth with a tape measure and straight edge for accuracy. Continue measuring the level hourly until the hole is empty. To calculate the drainage rate, divide the volume of water drained by the number of hours taken. The optimum rate is 50mm per hour. Improvements can be made through measures such as incorporating organic matter and/or raising bed heights. Soil texture analysis using jar method. Collect a sample of soil from minimum 10cm depth. Place on a sheet of paper, remove organic matter and crush any lumps. 1/4 fill a straight-sided jar with the soil sample before 3/4 filling it with water. Add a squirt of detergent, screw the lid on tightly and shake thoroughly. Observe over 1-2 days. To calculate the percentages and identify your soil type using soil textural triangle, divide the depth of each layer by the total soil depth in the jar, and multiply by 100. (nrcs.usda.gov/ wps/portal/nrcs/detail/soils/ survey/?cid=nrcs142p2_054167). Once assessed and any improvements made, judiciously cultivate soil. Don’t ‘turn’ soils; only ‘loosen’ them to preserve structure. Avoid digging into subsoil as you will compromise drainage. Raise the existing soil

Organic fertilisers are ideal as they encourage beneficial soil life, optimum and resilient plant growth, and superior nutrition in food crops. A combination of liquid and slow release fertilisers meets both the immediate and long-term needs of plants. Liquid fertilisers can be added fortnightly when plants are actively growing, and slow release fertilisers, seasonally.

Weekly market wrap Rising property values have established Canberra as the third strongest performing national property market, with increases across both houses and units. The trend in housing values remained positive throughout March, with the CoreLogic national hedonic index rising 0.7% over the month. Although housing values continued to rise, the second half of the month experienced a weakening in the growth trend as confidence slumped and social distancing policies took effect. The national March reading emerged as the lowest monthly gain since the market lifted in July last year. CoreLogic head of research Tim Lawless said “although Australia’s housing markets have begun to enter a period of disruption, they are coming from strong foundations”. Over the month, housing values rose across every capital city apart from Hobart (which declined 0.2%), while over the March quarter, every capital city recorded a rise in housing values. Sydney had the highest growth over the quarter with values up 3.9%, followed by Melbourne at 2.9% and Canberra at 1.7%.

The lowest quarterly gain was in Darwin and Adelaide, each increasing 0.6%; a similar story occurred across the regional areas of each state with values higher over the month and quarter. However, Mr Lawless noted that recent trends in the market have become less relevant as we move into a period of unprecedented uncertainty, which is likely to impact further on household confidence and drag Australia’s economy into a recession for the first time in almost 30 years. “The housing market won’t be immune to a drop in sentiment and weaker economy, however the extent of the impact on dwelling values remains highly uncertain,” he said. “Capital growth trends will be contingent on how long it takes to contain the virus, and whether additional constraints on business or personal activity are introduced.” From a transactional perspective, Mr Lawless said “we are expecting the number of residential property sales to fall dramatically over the coming months – a consequence of tanking consumer confidence, a rising jobless rate, and more cautious lending practices. Arguably, the longer it takes to contain the virus and bring economic operations back to normal, the higher the downside risk to housing values.”
