This week... With last Tuesday being a public holiday, our usual deadline was moved forward 24 hours to Monday, so the winners of the 2021 Australian of the Year awards were yet to be revealed at time of going to press. (We’ve since uploaded details online at canberraweekly.com.au.) A quick poll in the CW office saw us voting ACT Australian of the Year, Professor Brendan Murphy, most likely to take out the top gong for his leadership in the early stages of the pandemic as Australia’s then Chief Medical Officer. It is widely believed his expert advice to close Australia’s international borders in those early days helped prevent the first wave taking hold back in March. Whoever wins, they’ll no doubt be a deserved winner. We’re also very proud of Patricia Anderson AO, the 2021 ACT Senior Australian of the Year; Tara McClelland, the 2021 ACT Young Australian of the Year; and Timothy Miller of Lids4Kids, the 2021 ACT Local Hero. You do us proud. news Canberra is Australia’s most expensive city to rent The Canberra rental market is in crisis. More expensive rental prices and competition for accommodation are putting homes out of ordinary Canberrans’ reach, and community organisations fear the consequences if this continues. For the first time in a decade, Canberra is the most expensive city in Australia to rent both houses and units, according to Domain’s December 2020 rental report. Average house rents rose $20 to $600, and unit rents to $495 a week. The supply of available housing is low, and almost all is expensive. The estimated number of vacant rentals is 24% lower than last year, Domain stated, while less than 5% of accommodation on the market is affordable housing, according to the Real Estate Institute of the ACT. Would-be renters are waiting weeks for a unit, and bidding above the asking price to secure a home. Others are moving out of the ACT altogether. “This clearly shows that the market is failing renters in the ACT,” Deb Pippen, executive officer of the Tenants’ Union ACT, said. “The situation is that there are simply not enough rental properties.”

Historically, Ms Pippen said, the ACT market was always tight at the start of the year, as students and workers move to town. Some had expected this year to be different, with fewer overseas students – but the demand is still there. The price of rentals is causing severe financial stress, according to the ACT Council of Social Service (ACTCOSS). Last year, 9,500 out of 22,000 low-income rental households in the ACT (43%) spent 35% of their income on keeping a roof over their heads. A welfare support recipient on the Disability Support Pension, JobSeeker, Youth Allowance or Parenting Payment Single would not be able to afford any private rental in the ACT or Queanbeyan region without the Coronavirus Supplement, according to Anglicare’s 2020 Rental Affordability Snapshot. The ACT Government is well aware of the problem. “Canberra’s higher-than-average incomes mask the challenge we face in providing affordable private rental housing for families on lower incomes,” a government spokesperson said. The government, Ms Pippen argued, should acknowledge that the market was failing, and
build more public and community housing. “Unfortunately, this is not an instant fix, but the commitment has to be made because the problem will not disappear. People will continue to move to the ACT and seek housing.” Investment in social housing, ACTCOSS states, has not kept up with population growth and community need. The ACT has a shortfall of some 30,000 public housing dwellings; and more than 2,700 people are waiting on average three and a half years for social housing. Last year, almost 1,600 Canberrans were homeless (based on the 2016 Census; the government estimates that only around 50 are sleeping rough). That figure could rise. “The high cost of housing, the shortage of social housing, and the low level of JobKeeper and other Commonwealth income support payments means that there is a high risk that more Canberrans will find themselves facing poverty and homelessness,” Dr Emma Campbell, ACTCOSS CEO, said. - Nick Fuller Visit canberraweekly.com.au for more.
Australian National University (ANU) researcher, Dr Jillian Guthrie, has been appointed a Member of the Order of Australia (AM) for her significant service to Indigenous health and justice reinvestment policy. Dr Guthrie is a descendant of the Wiradjuri people of western NSW and has lived on Ngunnawal country, in Canberra, for over 20 years, working on health-related research projects with a particular focus on the relationship between criminal justice and health. Dr Guthrie says she was surprised but thrilled when she was told she would be receiving the Order of Australia for her work. “I acknowledge that these awards really recognise and represent all the people that I’ve worked with as well around these projects that I’ve been involved in,” she said. “I feel that I was just simply doing what I set out to do.” In March 2009, Dr Guthrie was appointed as a Research Fellow at the Australian Institute of
Aboriginal and Torres Strait Islander Studies (AIATSIS) in Canberra. She is also a member of the NHMRC-funded Indigenous Offender Health Research Capacity Building Group (IOHR-CBG). During her time at ANU and in her other appointments, she has researched and written extensively about the need for more efforts to be made by states and territories to divert Indigenous offenders from prison. One of her most recent projects with ANU explores the potential of justice reinvestment in Cowra, NSW. Dr Guthrie was the principal investigator and worked with the communities to gain an understanding of what that might mean to them. “It is about communities being enabled to not send their people away, particularly their young people, for crimes that are low level crimes … That’s one project that I guess I am most proud of in recent years.” Some of her other work includes volunteering for Orange Sky Laundry, a mobile laundry and shower

news Financial support for solar power and EVs in budget More Canberra households will be able to install solar panels on their rooves and household battery storage, switch from gas to more energy-efficient appliances, and get interest-free loans for zeroemission electric vehicles (EVs), ACT Chief Minister Andrew Barr announced last week. These initiatives are part of the ACT Government’s plan to make Canberra a zero emissions city by 2045 – as Labor and the Greens promised at the last election. Speaking at the SolarHub warehouse, Mitchell, on Thursday 21 January, Mr Barr and Shane Rattenbury, Minister for Water, Energy and Emissions Reduction, announced the government would invest $307 million over the next five years to deliver their climate agenda, beginning with this year’s Budget. “Canberrans have made it very clear that they expect the government to take the lead on climate action,” Mr Rattenbury said. “The initiatives are designed to help Canberrans make the transition away from the fossil fuel past to the clean energy future.” Last year, the ACT became the first jurisdiction outside Europe with a population of more than
100,000 to achieve 100% renewable energy; at the same time, it reduced its greenhouse gas emissions by 45% on 1990 levels. The government intends to further reduce emissions by 50-60% by 2025, and to zero by 2045. Emissions from transport and burning fossil fuel gas remain the Territory’s two biggest sources of greenhouse gas, Mr Rattenbury said; the initiatives will help Canberrans to adopt environmentally friendly power sources. According to Mr Barr, the biggest obstacle to most ACT households transitioning to clean technology was the upfront financial cost. The government will establish a $150 million interestfree loan program, the Sustainable Household Scheme, so that middle-income Canberrans can borrow up to $15,000 to install rooftop solar panels, household battery storage, zero-emission vehicles, and efficient electric appliances that are cheaper to run and better for the environment. This was an election promise last year. Households should be able to register their interest in April. Although a small number of loans will be issued this year, Mr Barr said the vast bulk of the scheme would be undertaken over the
following three years. A third of the ACT’s population could take part; Mr Barr expects a minimum of 10,000 applicants, and possibly as many as 60,000. Ben Masters, chief executive of solar equipment supplier SolarHub, welcomed the government’s investment in the industry. “It’s great to see the government support all areas of this market. They’re obviously very ambitious with their respects to renewable energy. “I think this money will open the door up for people who weren’t able to purchase [equipment] previously – people perhaps on slightly lower incomes who didn’t have $10,000 lying around to invest in a solar and battery system,” he said. A 6.6 kilowatt system varied from $6,000 at entry level to $10,000 for a premium system, which would degrade more slowly, lasting up to 25 years. news Mimi the cat is putting a paw down and saying something needs to change as cat containment laws prevent her from being walked around her neighbourhood. Mimi’s owner, Emerson Riley, has been walking her feline using a cat harness for over four years and she is petitioning ACT Chief Minister Andrew Barr to change to the Domestic Animals Act 2000 so she can walk Mimi in her suburb. Ms Riley started using a cat harness after adopting Mimi from the RSPCA in 2016, when she realised her cat wanted to explore the outside world. After moving into a new apartment in a cat containment area, Ms Riley was informed by City Services that walking Mimi around her suburb using a harness could incur a $1,600 fine. “About a year ago I wanted to buy my own apartment … I called Domestic Animal Services
to check to see could I walk her on a lead. They said, ‘Absolutely you can walk her on a lead or on a harness, she is contained, that’s fine’,” Ms Riley said. “I went ahead and purchased the apartment, moved in November and just recently they told me that she’s not allowed to be out in a harness at all; she needs to be contained in the home. I would never have bought there if I had known, because she loves being outside so much.” Designed to protect native wildlife and pet cats, the Domestic Animals Act 2000 states cats in cat containment suburbs are always to be contained on their owner’s premises. For the cat, it means they need to be kept in a completely or partly enclosed space that they cannot escape from. It is recommended that the cat is kept totally in indoors but building an outdoor enclosure or “cat proofing” the backyard are also acceptable options. However, Ms Riley has no outdoor area for

news Draft cat plan to review containment legislation The subject of cat containment is being considered by the ACT Government, including community comments on a draft cat plan. According to the Draft ACT Cat Plan 2019-29, the expansion of cat containment is an objective the ACT Government has committed to investigate, including options for increasing the containment areas. The plan also includes a review of definitions of cat containment in legislation to allow cats to be contained “on leash”. “Any potential changes to relevant legislation will be made in the best interests of the domesticated animals and the ACT’s broader natural environment,” said a Transport Canberra and City Services spokesperson. According to RSPCA ACT CEO,
Michelle Robertson, keeping cats contained night and day keeps them and native wildlife safe. “Keeping cats inside reduces the risk of them getting sick, being hurt or dying in an accident, reduces the risk of strays, minimises the potential or harming or killing of other animals and gives them the better chance to enjoy a longer, healthier life,” she said. Ms Robertson said where options are limited for the pet owner and the cat is happy to be walked on a harness, outdoor exercise using a harness will meet the cat’s specific needs. However, there are some risks. “Cats do not behave the same as dogs on a lead,” she said. “Walking outdoors can expose cats to unfamiliar scents they find threatening, expose them to
frightening experiences including dogs, strange people, loud noises and cars … When alarmed, most cats will likely attempt to flee. “If collars and incorrect harnesses are used, cats can easily slip out or may choke if they escape and become entangled.” Where possible, RSPCA ACT recommends providing your cat with a cat-proof enclosure or enclosed yard with cat-proof fencing. Creating a secure outdoor area that is both escape-proof and animal-proof can allow the cat to choose where they spend their time. “Cats will still need plenty of enrichment, scratching posts, food and water as well as protection from weather to ensure they are kept safe and healthy,” she said. “The main things your cat

needs to keep them happy and healthy are choice and variety in these five basic resources: resting and hiding places, food, water, toileting areas and places to scratch. “All you have to do is offer more than one choice for each resource, then let your cat decide for him or herself. - Erin Cross

cover story As a high-income, well-educated and well-resourced community, the social disadvantage of Canberra’s 8,000 children from low-income households can sometimes be overlooked and with the new school year ramping up, so too can the costs. In response, the national charity GIVIT is calling for community donations to ensure our vulnerable children have everything they need to be happy, healthy and confident at school. GIVIT ACT engagement coordinator, Kristi Clark, said without the basic supplies such as uniforms, shoes, workbooks, lunchboxes and various technology, children can suffer mentally and emotionally in the classroom. “Showing up on day one without a backpack, lunchbox or an adequate pair of shoes leaves
them with the feeling of exclusion, isolation and increased anxiety,” she said. “Something as simple as a lunchbox sets a child up for success with the nourishment they need to learn and grow. “Thousands of children in the ACT go hungry every day. A family receiving a lunchbox and bag as a donation means more funds are available to fill that bag with nourishing food.” Ms Clark said despite the ACT’s relatively stable economy during the coronavirus recession, the Capital Region still faced an increased need for support and GIVIT were bracing themselves for the impending lowering of welfare payments. On the GIVIT website, there are over 1,000 items needed for disadvantaged Canberra families
facing various complex factors of poverty. Ms Clark said some of the most in need were international students and non-citizens ineligible for government support and single parents living in transitional housing after escaping domestic violence, which has increased during the recession. Among GIVIT’s clients was an Indigenous family with five children who were struggling to make ends meet. “This indigenous family have a complex past and have thrived even when they have been faced with many challenges,” Ms Clark said. “The parents have mental illness and strive to ensure their children (aged between 12 and 16) attend school and maintain their education. “Their children would appreciate assistance with school uniforms and

Early birds ‘win the day’ at new Canberra club Canberra photographer Emily Davidson wasn’t always a morning person; she tried all sorts of different alarms to help her hop out of bed in the past, including asking friends to call her mobile first thing in the morning. That changed when she founded The 5:30am Club Canberra, inspired by the first iteration of the early morning coworking trend that began in Sydney and has since spread to major cities along the east and south coasts of the continent. Rising before the sun three days a week, the Canberran club meets at Braddon café Eighty/ Twenty for an ‘hour of power’ from 6am on Monday, Tuesday and Wednesday mornings. It’s free to attend and there’s no need to RSVP or commit to attending every meeting – show up when it suits and look for the table with a toy llama called Kuzco. Miss Davidson said the club has grown steadily since it kicked off in the first week of January 2021, attracting people from different walks of life who share a common desire to
reclaim a few hours of the week to do something they care about. “What I find is that when I’ve been to The 5.30am Club, I’m on a high for the rest of the morning and that flows onto the rest of the day as well,” she said. “If you start your day off on a positive foot then you’re going to have a good day.” Miss Davidson said attendees focused on whatever took their fancy, be it journaling, reading, studying, or catching up on emails. “There’s no age limit, you don’t have to be in a particular industry or anything like that. “I think as long as you’ve got a positive attitude and you want to be there then that’s all you need.” In between focused work, the crew orders a steady supply of hot drinks and smoothies and get to know one another. “One person is launching a start-up at the moment, one is working on their studies, another just loves to read. “Our motto is ‘Win the morning, win the day’.” - Rosa Ritchie Find an extended version of this story at canberraweekly.com.au

sport Cavs sweep Blue Sox in Lismore The Lifeline Canberra Cavalry was at full strength for the first time this Australian Baseball League (ABL) season and it showed as they took a convincing 4-0 series win against the Sydney Blue Sox in Lismore last weekend. The Cavalry dominated the first contest against the Blue Sox on Friday 22 January, scoring six runs in the opening two innings to set up a 9-3 victory. The Cavs kept on rolling in the double header on Saturday 23 January, winning both games 7-1 and 3-1. The best game was saved for last, but the Cavs were still too strong to round out the perfect weekend with an 8-6 triumph. The Cavalry outscored the Blue Sox 27-11 over the four games.

Did you get an air fryer for Christmas? Well, once you’ve done the obligatory chips and hash browns, try your hand at something a little different! Our food writer Libby Kimber has found some recipes that will make you fall in love with your air fryer, and you can even get the kids involved, too. Mac ’n’ cheese
Firstly, cook the penne in a saucepan of salted boiling water for 3 minutes. Drain the pasta and transfer to a round baking dish that will fit in your air fryer.
Serves 4
Melt half the butter in a small saucepan over medium heat, then add the breadcrumbs and stir well. Turn off the heat and let the mixture cool a little.
300g dried penne 75g butter 80g fresh breadcrumbs 3 Tbsp plain flour 1 tsp mustard powder 1 tsp smoked paprika 300ml warm milk 150g grated cheddar 100g buffalo mozzarella, roughly torn 50g (1/2 cup) grated parmesan Finely chopped chives, to serve
Place a large saucepan over medium heat and add the rest of the butter. Let it melt, then add the flour and stir for about 20 seconds. Sprinkle in the mustard powder and smoked paprika, then remove from the heat and add the milk while stirring constantly. Return to medium heat and slowly bring the mixture to the boil – take your time and enjoy the process, watching as it gradually thickens. After a couple of minutes, add the cheddar and stir until it melts, then stir through the mozzarella. Pour the oozing cheese sauce over the penne and sprinkle the buttery breadcrumbs and parmesan over the top. Once everything is in, transfer the dish to your air fryer, crank it to 180°C and cook for 15 minutes. This will look (and taste) absolutely to die for, so all you need to do now is scatter over some chives and serve.
Tip: You can serve the mac ’n’ cheese with a salad of green leaves and cherry tomatoes. Make a simple dressing by combining 3 tablespoons of olive oil, 1 tablespoon of red wine vinegar, 1 crushed garlic clove and 1 teaspoon of mustard. Add a side of garlic bread and you’ll be high-fiving yourself. You can also make a big batch of this and freeze portions to eat later in the week.
250ml (1 cup) milk 1 egg 2 Tbsp melted butter 150g (1 cup) self-raising flour 1 Tbsp sugar 6 flat-bottom ice cream cones 1 kids’ medicine syringe 3 Tbsp chocolate–hazelnut spread (or more if you’re a rebel) 2 Tbsp icing sugar, sifted I love using my protein shaker for this recipe, so crack the lid and add the milk, egg, butter, flour and sugar. Now shake it up so that the mixture looks like a thickshake – this will take about 2 minutes. If you don’t have a protein shaker you can whisk the ingredients in a bowl. Sit the ice cream cones upright on your work surface and pour in the muffin mixture until you get 2cm from the top. Remember, these bad boys will rise and we don’t want them to cause a mess. Pop the cones upright in the air fryer, turn the dial to 175°C and cook for 7 minutes. Now comes the wow part. Grab the medicine syringe and, using kitchen scissors, snip the top off so you have a bigger hole. Put the syringe in the chocolate–hazelnut spread and suck it up – you should have about 5ml of spread. Now stick the syringe into a muffin and inject the chocolate– hazelnut spread into the centre. If you’re a rebel, repeat the process again; otherwise, move on to the next muffin cone. Dust the icing sugar over the top of the cones and eat them. Tip: It’s okay to add two, three or four lots of chocolate–hazelnut spread into the muffins, just don’t tell anyone. If you don’t want to use chocolate–hazelnut spread, you can melt some dark or white chocolate instead. Peace out.

Bentspoke’s Crankshaft IPA has taken out the number one spot in the 2020 GABS Hottest 100, an annual beer poll where craft beer lovers cast votes for their favourite brews of the year. Bentspoke head brewer and co-owner Richard Watkins said “Crankshaft holds a very special place in our hearts as one of our original beers on tap when we first opened in Canberra in 2014. Warehouse Circus back with an ‘Interrobang’ Being performers of their ilk, it makes sense Canberra’s Warehouse Circus could traverse the host of obstacles presented to them over the past 12 months while developing their new show, Interrobang. Premiering at Belconnen Arts Centre’s black box theatre at the end of this month, the 55-minute show will take audiences into the attic of Warehouse Circus’s history and their achievements over the past 30 years. “The idea is it’s set in an attic, and these longforgotten ideas and concepts that the tinkerer’s been playing with, some of them are old circus ideas and some of them are old costumes,” Interrobang codirector Idris Stanton told Canberra Weekly. “It’s similar to Toy Story, these concepts have become sentient and interact with each other.” A non-standard punctuation mark, an interrobang, ‽, is a combination question and

exclamation mark; a mixture of awed bemusement and excitement, which sums up circus nicely. A self-devised show from their 17-member performance troupe cast, Interrobang started development in January 2020. Then, at the height of COVID restrictions, the entire production moved to Zoom before the cast were able to recommence rehearsals in person come July. Since then, it’s been a case of refinement and rehearsal while waiting for restrictions to ease to the point where performing for a live audience was becoming viable again. “To be able to work on a show for that long with no end date, because we didn’t have an end date until quite recently … These guys have just trooped through,” Stanton said. Stanton and fellow co-director Ashley Cox have taken charge of the show here in Canberra since Warehouse’ artistic director Tom Davis has been in Melbourne during the pandemic. Stanton said the 17-member cast of performers aged 10-22 are all highly talented and capable and will be even better for the experience of performing Interrobang. “We’ve got a really wide range of skills and to a really high level … it’s rivalling some full-time touring circus ensembles and in multiple areas,” he said. “We’ve got really high-level jugglers, acrobats, aerialists, everybody’s got a really good level of acrobatics. “Then to perform in a theatre of that calibre
before you’ve even left school is such a headstart for these guys.” Paying tribute to Warehouse Circus’s 30-year history, Stanton said Interrobang’s development involved going into the archives to revive routines and costumes of yesteryear. “Because it’s our 30th anniversary we’re trying to pull ideas and inspiration from things that have happened,” he said. “A lot of us didn’t know a lot of it, so it was a really good way to start conversations with previous performers and staff. “We’ve got all of the old archives, lots of old footage and old photos … it’s been really fun going through the photos and going ‘oh, I know that guy, he’s with Circus Oz or he’s travelling the world now’.” Plunging through the costume room was at once fun and inspiring, with the team digging up a wild array of outfits from a giant pie costume to medieval chainmail shirts. “We had a bit of a free-for-all seeing what would fit and what people were inspired by and then going ‘oh, that’s from this’ and just really connecting everybody with what’s come before and what’s possible,” Stanton said. “You can forget what’s possible when you’re in the training room all the time, so it’s nice to go through the theatrical side of things.” Interrobang will be performed at Belconnen Arts Centre Theatre, 30 January-6 February; belcoarts.com.au - Denholm Samaras

The National Gallery of Australia (NGA) will unveil Skywhalepapa, the companion piece to artist Patricia Piccinini’s iconic 2013 hot air balloon sculpture, Skywhale, by Lake Burley Griffin in the early hours of Saturday 6 February. Commissioned by the NGA, with the support of The Balnaves Foundation, Skywhalepapa will fly alongside Skywhale for the first time at the world premiere of Skywhales: Every heart sings. Numbers are strictly limited for the free, family-friendly event at John Dunmore Lang Place in Parkes, near the NGA. With registrations essential, first release tickets were made available Friday 22 January and were snapped up quickly. Second release tickets were made available at 10am Wednesday 27 January. It is Christmas, in Denmark, where Marie (Kirsten Olesen) cancels her annual lunch with her best friends Vanja (Kirsten Lehfeldt) and Berling (Stina Ekblad) for the third year in a row. Marie is busy with her accounting firm that she shares with her husband Henrik (Peter Hesse Overgaard). On Christmas Day, the duo is gifted a trip to Italy to learn how to make local cuisine. Henrik, however, declines, telling Marie that he would like a separation instead. The movie establishes that its characters in the 1960s were a very tight group that has loosened over the years. Now in their 60s, the three women have had lives of their own and are each facing an identity crisis: Vanja still grieves the loss of her husband; Berling is trying to hold onto her youth; and Marie
must think of herself now that she does not have a husband or job. Perhaps a trip to Italy to learn about preparing the local fare will serve as a time for reconnecting and to redefine themselves, and each other? Italy is captured beautifully, with sumptuous images of food and wine. Different members of the food group represent young love, differing opinions of life and an opportunity for new love. It is in this environment where Marie struggles with her metamorphosis, pushing her friendships to the brink as she painfully faces the reality of her life and emerging possibilities. Sophie Koh from Optometry Australia says all children should have a full eye exam with an optometrist before they start school, followed up with regular visits every two to three years as they move through primary and high school. She says any vision issues, if left unattended, could severely impact kids in the classroom. “From having trouble reading something on the whiteboard, to concentrating, there are a range of ways vision problems can affect learning and confidence.” It’s important for parents to take the lead on eye health, as children may be experiencing
vision problems without knowing it, Sophie says. “Some children are inaccurately labelled as slow learners, lacking confidence or even troublemakers when they actually have an undetected vision condition which can be identified and corrected with a simple visit to the optometrist.”

For most adults, eye exams are recommended every two years. “For those aged 65+, yearly eye examinations are recommended, and for those with specific health conditions, more frequent eye testing may be necessary,” Sophie says. “If you notice any changes

or irregularities in your vision, you should see your eye health professional immediately.”
At home
It’s also important to take care of your eyes in between visits to the optometrist, too. “We need to ensure we are eating a range of nutritious foods that form a balanced diet,” Sophie says. “And when it comes to the eyes, there are certain foods we can eat to help us retain good vision for life.” These foods include: berries and citrus fruits; fi sh; nuts; whole grains; leafy greens; and dark chocolate with 70% or more cacao. If you’re using devices, give your eyes a regular break using the ‘20/20/20’ rule: after every 20 minutes of screen time, shift your eyes to look at an object around 20
metres away, for at least 20 seconds. Sophie says myopia, or short sightedness, is growing at “astonishing rates” globally, with a recent Chinese study fi nding more children than ever are at risk of developing poor vision through a variety of factors, including increased screen time and decreased time spent outdoors. The sun, too, can also damage the eyes, and Optometry Australia recommends Australians wear UV protective sunglasses when outdoors, especially in summer. Protective lenses with category three or four protection are best, and prescription options are available. “Close fitting wrap-around sunglasses or styles with wide temples (arms) provide the best protection for light entering from the side of the face.”

Building momentum in 2021 Are you wanting to feel healthier and happier this year? After a very challenging 2020, I’m sure a lot of us are feeling ready to upgrade to a better year in 2021. Beyond outside forces, we know the way we feel is largely influenced by our own choices – whether we get enough sleep, eat well, exercise adequately and so on. The challenge is when we feel great, we’re much more likely to keep doing the things that make us feel good, and when we don’t feel well, we find it hard to make healthy choices. Wouldn’t it be wonderful if the more out of balance we got, the more motivated we were to take care of ourselves? Unfortunately, the opposite is true. So, if you find yourself stuck in a rut healthwise, it does require some grit and determination to set out on a new path. Nevertheless, there are ways to make this path easier. When it comes to making changes to support feeling better, there two kinds of things you can do. You can reduce or remove things from your life that are draining your wellbeing or causing harm, for example you could quit smoking,
reduce your alcohol intake, give up junk food, etc. This path requires considerable willpower and the danger is that in the face of stressful events, your resilience can crumble and you will go back to your old ways. An alternative starting point is to add things into your lifestyle that boost your wellbeing, which can be as simple as walking for 30 minutes every morning, having a fortnightly massage, drinking more filtered water, getting to bed 30 minutes earlier, etc. The benefit of this ‘value adding’ approach is that it requires less willpower as initially you’re not giving anything up, plus the new habit you introduce starts to build your wellbeing. That’s not to say removing or reducing unhealthy habits is not just as important; it’s just that feeling better is all about momentum. The better you feel, the easier it is to continue to take action to nourish and support your wellbeing. So, if you find yourself stuck in a rut or you just want to feel better this year, start by thinking of one thing you can add to your daily routine that will set you on your journey to feeling better.

My obsession with stationery began in primary school and has only grown with age. After my annual school supply shopping trip, I would spend hours covering my exercise books in coloured contact, personalising my pencil case and packing my backpack to perfection in anticipation of the new school year. This is a common story for lovers of stationery, of whom there are many; we even have our own name – “papyrophiles” for lovers and “hallmaphiles” for collectors. Not to forget pens. In grade three we had a class pen licence competition; I remember taking it very seriously and being thrilled (and furious) to be the second recipient in my class. As an adult, I stick stubbornly to cursive writing and am extremely picky about my pens, they must be the correct weight and shape and have the perfect ink texture. A pen in a box is still the most amazing present I have received. This passion for pens makes me a true “stylophile”. I enjoy browsing office supply stores the way others enjoy hardware or clothing stores. I could spend all day shopping for stationery, and if not for my pesky rent and utilities, all my pay 32

Weekly market wrap Multi-unit dwellings see values increase Maintaining a consumer facing presence daily with Canberra’s property market has been advantageous to writing this column. Access to insights analysts who can only hypothesise about days, weeks and months ahead of time is a significant competitive advantage when working with clients on strategy and execution of sales campaigns for off-plan multi-unit developments. Recently I have noticed a divergence in data where it appears houses are outperforming apartments and townhouses. There are many instances where sales data is not available due to the settlements having not yet occurred, resulting in opinions and forecasts which appear to miss the mark. It can take one to three years post exchange for sales data to become public. By the time sales results become public, market conditions are likely to have changed, diminishing their usefulness. Multi-unit stock is far easier to draw like-forlike comparisons than houses as floor plans are often the same and located within metres of one
another. Commercially minded vendors remove emotion from the sales process as their primary focus is to transact property in line with market conditions. This doesn’t mean all apartments and townhouses generate the same results. However, in many instances across Canberra sales data supports that quality apartments and townhouses with unique selling features have significantly outperformed the market. According to CoreLogic’s Housing Index, Canberra multi-unit dwellings increased in value by 4.09% in 2020. After reviewing 11 transactions of like-for-like dwellings in projects with unique selling features across Canberra, from one-bedroom apartments through to fourbedroom townhouses, it became evident market demand is driving significant price growth. For townhouses, the lowest recorded annual increase with direct comparison was 4.23% and the highest, a different dwelling type in the same development, was 20.01%. Apartments generated even bigger gains varying from 7.07%

to 19.35% with double digit gains recorded for one-, two- and three-bedroom plan types with direct comparison. Of the 11 instances where transactions occurred with a direct comparison, the average increase in value was 10.52%. Every transaction was off-plan, requiring a 5% deposit with no burden of holding costs until settlement. Those considering an off-plan purchase may find it difficult to cut through the myriad of pretty pictures and glossy brochures to differentiate what the unique selling features really are. In my experience, the most valuable unique selling feature is demonstratable quality. It often comes with a higher cost which can be perceived as a deterrent for some. Off-plan purchasers who look past price and make decisions based on value are benefitting most from current market conditions.
ACT HomeBuilder uptake exceeds expectations The uptake of the Federal Government’s HomeBuilder scheme has exceeded expectations in the ACT, with more than 1,800 grants taken up so far. Master Builders ACT CEO, Michael Hopkins, said the positive impact of the scheme has been felt by the residential construction sector in Canberra, largely made up of small and family businesses. “It’s given that sector of the industry a future pipeline of work and that means they can plan ahead for 2021 and … it gives their teams, their workers confidence that there’ll be employment for them long term.” Of the 1,891 grants taken up in the Territory, 1,371 apply to new homes and 520 for rebuilds. “I think the 1,891 applications in the ACT, that would have exceeded our expectations,” Mr Hopkins said. “There was initially a slow uptake of the program, but that, we believed, had more to do with the normal home building process, which often takes quite a few months in the early stages to lock in designs and approvals and finance before the actual grant could be paid or
the application could be made.” Local developer JWLand has felt the impact of HomeBuilder, with their Braddon development SOL at Founders Lane eligible for the scheme. “Since HomeBuilder was introduced last year we saw an increase in sales activity,” said JWLand’s project marketing manager, Nick Babic. “The HomeBuilder program also helped generate a lot more enquiry in the market as buyers needed to determine which developments were eligible for the grant.” He said sales for SOL largely came from first home buyers taking advantage of the grant, $25,000 for contracts signed before 31 December 2020, and $15,000 for those signed before 31 March 2021. “We ended 2020 with strong sales results and have had a very positive start to 2021 as well.” Mr Babic said the strong sales numbers have also boosted developers’ confidence in starting construction. In order to be eligible for the HomeBuilder grant, building work must commence within six months of the contract date. Nationally, there are reports people are
missing out on the $25,000 grant due to builders being unable to comply with the scheme’s regulations, namely the six-month timeframe, a concern that’s been raised by Federal Labor’s shadow housing minister, Jason Clare. “We were nervous before the announced extension of HomeBuilder that it was creating a last-minute rush,” said Mr Hopkins. “Locally that [extension] smoothed out a lot of those potential issues.” - Libby Kimber
