Also giving the market a boost was the news last week that the Reserve Bank has lowered the cash interest rate to an all-time low of just 0.75%. You might be wondering why you would even require a building inspection in the first place. Buying a property could be the biggest investment you will ever make, the last thing you would want is to find a major problem with your new home. By engaging SMART Building Specialists to carry out a comprehensive and detailed building inspection of your new home is the SMARTEST move you can make. We identify any structural issues the property may have and provide a fully detailed report on the general condition of the property outlining any structural issues and maintenance issues for your reference. You can then budget for any issues in the future.
Do I need an electrical inspection? The answer is YES - By engaging an electrician to carry out an electrical inspection prior to buying a home is very important. The inspection will identify the current condition and any dangerous electrical situations that are hard to see. A certificate of currency will be provided by the appointed electrical contractor giving you peace of mind.
Do I need a smoke detector? The answer is YES - Smoke alarms are compulsory and must be installed in every residential building, on or near the ceiling of every bedroom. They must be located in a position designed to wake sleeping occupants. Smoke alarms must meet the Australian Standard AS 3786 and complying models can be found at most electrical appliance or hardware stores. Smoke alarms must be connected (hard wired) to the building’s consumer mains power source and have a battery back-up. No smoke alarm can be older than ten years old.
Do I need a pest inspection? The answer is YES - Don’t be fooled by a pretty exterior. A pest infestation can be hard to identify and can damage and drastically decrease the value of a property, as well as, threaten the structural integrity of a building. Our inspectors will assess the exterior and interior of the building to gauge for any signs of an infestation and the extent of any damage done if found.
