Regardless of who wins at the polls in May, one thing is certain: the mere fact that we are in an election year has made an impact in the property industry. Many potential investors and homebuyers are sitting on their hands and waiting for the election to be over, with plans to take action on their home ownership dreams once the dust has settled.

It´s not just the election that is influencing demand, either. Time - or the lack of it - is a crucial contributing factor. With the recent spate of interruptions to our regular schedules via a cluster of public holidays, including Easter and ANZAC Day, and the school holidays, many of us are busily playing catch up. For those who are house hunting, returning to a normal routine offers more time to monitor the market and make big decisions.

This is a very common response during election times, especially when there are policies on the table that could directly impact the real estate market. Historically, however, this always results in a very busy period of activity post-election, and we´re anticipating things to be no different this time around. In fact, we´re expecting pent up

THE APPLECROSS JACARANDA FESTIVAL The Jacaranda Festival is hosted by the Applecross Rotary and is supported by its members and sponsors. The day itself is a massive day, and with over 10,000 people through the event. It is held annually on the last Saturday of November each year in the Applecross Village Precinct, it hosts over 160+ stalls ranging from gourmet food, entertainment for kids, clothing and much much more. This will be its 19th year and we are expecting another massive turn out in 2019. It is very strongly supported by many community groups, all funds raised are largely donated back into the local community and broader community groups. Applecross Rotary is the local club that organises and runs the day. Rotary is an awesome initiative that has been around since 1905, helping out on a global scale and also a local scale. Globally the focus for Rotary is to bring together business and professional leaders to help focus on humanitarian services, and to advance the goodwill and peace around the world. Applecross Rotary is always seeking community support, including membership of its club, of which I am a proud member. RENTAL REVIEW TAX POLICY CHANGES ON THE TABLE Australia will soon head to the polls for the federal election. What could the outcome of this election mean for home buyers, investment property owners and tenants? There are some significant policy changes on the table, particularly Labor´s plans to wind back negative gearing on established properties. If they win the election, Labor will scrap negative gearing for investors who purchase existing or second-hand properties, effective January 2020. It´s important to note that any change to negative gearing policy will be grandfathered, meaning it won´t affect those who are currently own an investment property.
