NO WINTER BLUES AS PERTH HEATS UP With positive changes to market fundamentals and a boost in sentiment that is directly affecting property, our forecast is that this winter, our markets will perform in decidedly different ways when compared to the last few winter seasons. Perth property owners have weathered several years of slowing, sluggish market conditions - and now, finally, a number of positive factors are conspiring to add some muchneeded robustness to the market. With the recent interest rate cut and more cuts predicted in the year ahead, investors are recognising that strategies such as leaving your cash in term deposits are no longer attractive or profitable. At Caporn Young, we´re expecting to see more buyers enter the real estate market after reassessing their investment strategy, and we believe there is pent-up demand with many

waiting for the right time to buy into the market. We are also receiving a significant amount of enquiry from expatriates in Hong Kong, Singapore, the United Kingdom and Canada. The cooling winter weather is so far having little impact on the volume of prospective buyers we´re welcoming through our home opens. We have listed some fantastic properties in recent weeks, and with over 100 home opens scheduled on most weekends, our hard-working sales consultants are making connections with a wide range of qualified buyers who are ready to take action. In fact in the last weekend of May, one of our top performing teams, Craig Gaspar and Michael Mort, met over 65 buyers who wandered through their home opens on a single day. They went on to write up 4 strong offers, and secured accepted sales contracts on two proprieties. The first weekend of June was a similar story, with the Caporn Young team opening over 100 properties across both days, and calling seven auctions. There are certainly no winter blues here.

One of the original farmers’ markets in Perth, Mount Claremont Farmers’ Market takes pride in bringing together the wider community on Saturday mornings. Not only does it provide access to fresh and nutritious foods, it also facilitates personal connections between farmers and shoppers and promotes sustainability and recycling. By cutting out the middleman, farmers and artisans receive more of our food dollars and shoppers receive the freshest and most flavourful foods in their area while prospering the local economy. Stalls are filled with farm origin produce and gourmet products, hot breakfasts, barista coffee and the best Nitro cold brew in Perth, freshly squeezed juices, gourmet breads and pastries, natural handmade products, and plants and flowers. They even have nutritious handmade meals and treats for your dog! This humble Market has been recognised by the Australian Gourmet Traveller magazine and The Food Lover’s Guide to Perth, and top local chefs often source ingredients here for their restaurants. It all began in 2007 with a group of parent volunteers from Mount Claremont Primary School. Starting with just a handful of stalls, it quickly grew in popularity and was awarded the Premier’s Australia Day Active Citizenship Award by the City of Nedlands for ‘providing fresh local produce and a meeting place for the local community to connect’. To this day, the Market is successfully run by the P&C and all profits are used

for the benefit of the children at the School. Parking is available for over 350 cars for a voluntary gold coin donation. These proceeds are used to maintain the school grounds and are also regularly donated to charities and local community groups. The Market now has 55 stalls that tempt customers with sustainable produce and delicious, locally made products. You can stock up on organic and heirloom vegetables and fresh herbs, just-picked fruits from the orchard, grass-fed beef, lamb and pork, free range chicken, freshly caught seafood, olive oils, unprocessed honey, farmstead cheeses, cultured butter, hot roasted chestnuts, artisan breads, ready made meals and more! The Market caters for people with special dietary requirements such as vegan, paleo, gluten free and dairy free, and has fantastic GF granola, speciality loaves, natural nut butters, cakes and pastries. RENTAL REVIEW STABILITY RETURNS TO RENTAL MARKET Perth´s rental market is strengthening, with REIWA reporting that tenant activity increased 13% in May. An impressive 4,316 properties were leased across the city during the month, with returns remaining stable at a median rent of $350 per week. REIWA deputy president Lisa Joyce highlighted the suburbs that enjoyed the biggest boost in leasing activity, including Warnbro, East Victoria Park, Balga, Quinns Rock and Cloverdale.

"While overall rent prices were unchanged, 26% of suburbs in Perth saw their median rent price increase, with the biggest improvements occurring in Subiaco, Mosman Park, Warnbro, Dudley Park and Cloverdale," Joyce adds.
