If you’re an East Fremantle local, you’ll be familiar with the sights, sounds and delicious smells of the George Street Festival. It’s been the highlight of the East Freo community calendar since the 1980s, and in 2019 the event is set to be better than ever.

It’s an all-day extravaganza, beginning at 11 a.m. and continuing on into the evening, winding up at 7 p.m. Best of all, entry is totally free! The easiest way to get there is by public transport, although if you’re planning on driving there will be parking available on the East Fremantle Primary School oval nearby.

The festival is a fantastic example of what happens when the local community, small businesses and government come to together to achieve a common goal, and there really is something for everyone. There’s always a great range of stalls selling original art pieces and handcrafted clothing, jewellery and homewares, so it’s the ideal place to stock up on gifts ahead of the Christmas season. What better way to say “Merry Christmas” than a one-ofa-kind, locally made item with true East Fremantle character? The East Fremantle community is renowned for its passion for environmental sustainability, so there will be plenty of eco-friendly goods for sale, along with experts offering up tips and tricks for reducing your footprint at home.

If you attend the festival, be sure to stop by our Caporn Young stand with the kids for free balloons and face painting, and grab one of our CY caps. RENTAL REVIEW RENTS RECORD STRONGEST GROWTH IN 6 YEARS This year has seen market conditions across Perth´s rental market continually improve for landlords, and as we prepare to welcome in the new decade, this trend looks set to continue.

We are finding that over 75% of our tenants are renewing their leases, and Domain reports that Perth´s vacancy rate continues to tighten, falling by 70 basis points (0.7%) during the past year.

Leasing activity remains very high. In fact, according to the Domain Rental Report for the September 2019 quarter, Perth rental prices have recorded their strongest annual growth in six years.

This means that we need more properties to meet the influx of new tenants who are flooding our office with enquiries. If you are considering investing in Perth´s property market, or you´re upsizing/downsizing and you´re not sure whether to sell your existing home, this could be the ideal time to take advantage of market conditions and become a landlord in Perth.

Median asking rents for Perth houses have grown 5.7% in the year to September, reaching $370 per week, while units grew 3.3% to hit $310. For landlords, this could be an opportunity to review local market conditions, and consider whether there is scope to increase the rents on your investment property?
