A POSITIVE START TO THE NEW YEAR It´s hard to believe that the first month of 2020 is already behind us: It feels like we were only just celebrating Christmas and all of sudden here we are in February, a whole new year stretched out before us, full of opportunity and promise. I don’t make this comment lightly; if you own an investment property in Perth, then it seems like 2020 might finally be the year that the market turns in your favour. I know that Perth property owners have been on a rollercoaster ride the last few years, but we´re seeing strong evidence of a turnaround, in a number of ways. For instance, stock levels have reached lows that we have not seen for a very long time. Property that has been listed on the market pre-Christmas has all but sold, and has not been replaced, with
December 2019 quarter stock levels down 18% on the same quarter in 2018. This may change now that school holidays are over, however in the short term, this could indicate that the pendulum is swinging in favour of sellers. Demand remains strong, and with almost 20% fewer properties on the market, sellers have a captive buyer market looking to secure their next home or investment property.

RENTAL REVIEW VACANCY RATES SLICED IN HALF As the first month of the year comes to a close, we´re happy to report some good news for Perth landlords. After many years of struggling amidst employment woes and a slow economy, Perth´s rental market is bringing renewed confidence for investors, as vacancy rates drop and returns increase. According to the Domain Rental Report for the December quarter, median house rents are up 2.8% and unit rents are up 3.3% over the past year. "It looks like [the market] is at a turning point," says Domain economist Trent Wiltshire, "or at least bottoming out."

He also reported that vacancy rates were lower, dropping to 2.5% from 3.5 per cent in the year to December 2019, and well below the peak of 5 per cent from 2017.
