NAVIGATING "UNCHARTERED WATERS" If the data is anything to go by, Perth´s property market seems to be stabilising and even rebounding in some areas. Still, these are volatile times; with the threat of the coronavirus and ongoing economic uncertainty, who knows what the immediate future will hold? None of us know for certain. However, what we can report from the coalface is that we are engaging with buyers who genuinely want to buy. We´re experiencing strong levels of enquiry from those who are ready to take action, and buyer attendances at our home opens are growing. One of our agents, Michael Mort, was almost quite literally knocked over in the rush of people keen to attend his recent home open, with no less than 48 potential buyers attending the showing in Shenton Park. Michael went on to write up 8

offers across two properties during the course of that weekend and he negotiated an outstanding result for our clients, who were ecstatic with the outcome. From the outside looking in this, outcomes like this might look "easy" to achieve. But what isn´t immediately apparent is the months and months of nurturing our buyers; the concise marketing effort and expertise; the weeks of preparation and liaison with property sellers, all of which goes into achieving these outcomes. It demonstrates the true value of our highly skilled and experienced agents, which, when coupled with our finely honed systems and processes, helps us to deliver strong results. We´ve been achieving great outcomes for our clients for many years, right through the downturn, and we continue to strive for win-win scenarios as the market rebounds. There are no guarantees in real estate, however when you have a team who invests real time into learning and upskilling, brilliant results are entirely possible - even in these "unchartered waters".

RENTAL REVIEW TENANTS OFFER ABOVE-ASKING RENTS In the last 12 months, Perth´s rental market has been slowing strengthening. In the confirmation that Perth landlords have been waiting for, the data is now showing that the city´s rentals are officially beginning to rebound. Perth´s median rent increased by $10 per week to $360 in February, reports REIWA, marking the first increase in rents we have seen since January 2017. REIWA President Damian Collins said this is "a significant step in the WA property market, and one we have been waiting a long time for". "This increase can be attributed to Perth´s vacancy rate dropping to 2.2 percent, which is the lowest it has been since March 2013,
