PERTH PROPERTY: PERCEPTION VS FACT At the risk of using an overused word, uncertainty is the key driver impacting property markets right now. This is really important to consider, because it exposes a deeper truth, which is that perception rather than facts can have a bigger impact on our economy and property markets than we previously realised. The last two months are the perfect case study for this. At Caporn Young, we have experienced an increase in enquiries and a corresponding uplift in genuine buyer inspections. This is against a backdrop of low stock levels, with very few sellers entering the market as they´re not confident they´ll secure a good price. Maybe the perception is the market is falling or property prices are on their way down, but we are only seeing a small shift in values. If a property is in the selling zone-it will sell and if it´s not it won´t-

While its true that sales activity is down the most recent REIWA figures show a reduction of just over 7% - there are still plenty of qualified buyers in the market who are ready to take action on their real estate goals. Many sellers may be thinking that this is not the time to sell, with instability around the economy and employment. But with mortgage relief measures that have been put in place until October, together with Job Keeper and Job Seeker packages, which are putting a safety net around loss of income, it´s our view that we´ll see property values hold certainly in the short term. Furthermore, with less property owners deciding to list their property on the market, competition for good stock is low meaning whilst sellers are thinking this is not the time to sell, this may be the exact right time to sell!
