DON´T BELIEVE EVERYTHING YOU READ... Despite all the negative press and scary headlines about the property market, the reality for those of us with "boots on the ground" in the market is that we have a very different story to tell. Contrary to predictions of massive property price falls, our sales executives are reporting a renewed surge in interest and enquiry levels in the property market. At Caporn Young, we have seen a dramatic lift in enquiries (up 115%), inspections (up 95%) and home opens (up 32%) in the week ending 31st May compared to the week prior - and with the new $25,000 government stimulus for new homes and renovations just announced, this is a trend we expect to continue. Across the state, the latest data from REIWA indicates that there was a 9.8% increase in sales in the final week of May

with a total of 636 sales. This is almost double the number of sales (383) recorded four weeks ago, and confirms that confidence is returning to consumers and property buyers as we emerge from the coronavirus pandemic.

That said, it seems that plenty of sellers are sticking to the sidelines and delaying their property decisions, with stock levels tightening across the city. REIWA figures show an almost 4% drop in new housing stock coming to market. What does this mean for those who are considering selling their property? Put simply, there is growing demand for property, but fewer homes to choose from - which means sellers have a great opportunity of selling in this market if price aligned. Low stock levels paired with high buyer interest could make for a very interesting few winter months ahead in Perth´s property market, so if you´ve been considering listing your property for sale, this could be the ideal to time to contact our team for an up-to-date appraisal.

RENTAL REVIEW MARKET ACTIVITY INDICATES GROWING OPTIMISM As May draws to a close and we begin to see life returning to a new normal, it´s been very pleasing to see plenty of activity in the market to keep our team on their toes. Despite the challenge of restrictions and social distancing requirements, in May, we saw a 30.7% increase in enquiries received (over 1,200 enquiries), hosting 122 home opens, and showing 432 prospective tenants through available properties. We have processed 48 applications and leased 33 homes this month, and our landlords are benefitting from our quick turnaround time when it comes to finding new tenants, with rental properties spending an average of just 21 days on the market before they´re snapped up.

Currently, our vacancy rate is sitting at 1 per cent, well below the industry average of 2.4 per cent. Of course, it´s only natural to look to the future and ponder what the next few months will look like for the real estate industry.
