As we delve into Spring, Perth´s real estate market continues to be well positioned, both figuratively and literally given our safe isolation. We´re grateful for our strengthened stability, especially as the Eastern States remains vulnerable to the pandemic. While the nation comes to terms with experiencing a recession for the first time in three decades, Federal Treasurer Josh Frydenberg reported in the Western Australian newspaper as being thankful to Western Australia for its strong mining sector. No doubt you´ve heard the news reports about WA keeping its borders closed until health advice recommends it´s safe to join the rest of the country, who plan to open their borders by Christmas. Our unique situation continues to drive our economy forward and WA Premier Mark McGowan recently commented, "Unlike
the rest of the country, WA is not currently in a recession." The evidence is in the numbers, and while property stock levels are 23% lower than this time last year, according to REIWA, sales activity has increased by 11% for the week ending 6th September. We´re not the only ones to recognise our prosperous state either. Tech billionaire and Atlassian´s founder Mike CannonBrookes has called for investment in renewable energy initiatives such as the $22 billion Sun Cable project to power Australia with the electrification of east to west solar cables. By focusing on renewable energy, Cannon-Brookes envisions a bright future for our under-utilised and potential-filled state. Resilient in our economy, there are many exciting innovations in the pipeline. While we value the importance of erring on the side caution, our sunny state has many things to celebrate, including our isolation working to our advantage. RENTAL REVIEW LEASING ABOVE ASKING RENT In the last couple of weeks our team has held two home opens for an executive East Fremantle home, which attracted a significant amount of interest and two applications. All interested parties mentioned the lack of high calibre homes in the market - and this is feedback we are hearing over and over again right now.
In terms of locations, Melville apartments are in hot demand with two-bedroom, two-bedroom apartments moving quickly. We recently listed two apartments in the same building and had a total of 55 enquiries and 25 groups through - with both owners experiencing little to no vacancy.
Perth´s rental market continues to tighten and the lack of quality properties available is becoming more evident. Most of our wellpresented listings lease within the first 10 days of marketing and many properties are achieving higher than the asking price.
A North Fremantle home was also leased to a professional couple, and a Fremantle character cottage attracted 30 groups through, ultimately leasing for $40 above asking rent.
REIWA reports yet another drop in the Perth vacancy rate, down to 1.6 percent, while the Caporn Young vacancy remains at just 0.3 percent.
