SUPER SATURDAY YIELDS AUCTION SUCCESS On March 27th this year, we attempted an almostimpossible feat – a Super Saturday of auctions, with six properties going under the hammer on the one day. I can now report that Caporn Young has achieved a 100% clearance rate for the first quarter of 2021. 5 of the properties sold at auction on the Saturday, with the remaining property selling the following day. The standout auction has to be 61 Tyrell Street, Nedlands, which drew a massive crowd of 100 people. 5 bidders battled it out and eventually sold for a record price for this type of property at $2.3million. What this hugely successful weekend demonstrates is the power of auctions to achieve fantastic prices for sellers – especially when you have a team of sales agents and auctioneers that train weekly in the art of running successful auction campaigns for our clients. RENTAL REVIEW NATIONAL RENTS ON THE RISE It´s safe to say that the COVID-19 pandemic represented the biggest shake-up to the residential rental market in Australia´s history. Nationwide moratoriums on evictions, border closures, and economic uncertainty meant things were looking pretty dire for landlords this time last year - but somehow, rental property markets around the country have remained buoyant.

Sydney was the only capital to record a rental price fall in the march quarter, with rents falling by 0.5 per cent. Perth and Brisbane both recorded a 0.7 per cent increase, while down in Hobart, rents rose by a staggering 1.1 per cent! And here in Perth, a shortage of available properties on the market looks set to put further upward pressure on prices.

The latest data from the REIA indicates that landlords in most capital cities, including Perth, are enjoying higher rents and huge competition between tenants.
