What Sellers Say About Peggy...“Peggy did an excellent job of marketing my property. She did a good market appraisal prior to listing and provided her perspective on the value of my property to other similar properties. She had a number of open houses, and she provided good suggestions on price adjustments based on where the market moved while the property was listed. In the end I entered a contract for sale that achieved almost 98% of my initial listing price.” ~Mike K.

DESIGNING THE
P E R F EC T
OUTDOOR KITCHEN
Summer is here so now is a perfect time to start planning the outdoor kitchen you’ve always dreamed of. If you love cooking and entertaining outdoors, you’re in luck. With these following tips and the help from your local outdoor design company, your outdoor kitchen will be in full swing by summer. START FROM THE GROUND UP
A show-stopping outdoor kitchen needs a quality stage that can stand up to heavy foot traffic and everyday kitchen mishaps such as dropped utensils or spilled sauces. High-performance, woodalternative decking is durable and easy-to-maintain – just a simple soap and water cleaning can take care of any common party foul. It delivers the natural aesthetic of wood without the back-breaking and time-consuming upkeep, so outdoor chefs can focus on what they love most – preparing delicious meals.
FACTOR IN FUNCTION
Plan for adequate storage to eliminate back-andforth trips inside your house. From pull-out trash bins to hidden ice chests for chilled drinks, find cabinetry that provides indoor convenience outside. You can even get customized cabinets for televisions and entertainment systems.
SHINE SOME LIGHT
Double the time spent enjoying your outdoor kitchen by installing adequate lighting for cooking and entertaining well after sundown. For safety measures, put task lighting over countertops used for slicing and dicing, as well as near stovetops and other appliances that use heat or flame. To set an understated, sophisticated mood, add ambient lighting where your family and guests will wine and dine.
THINK BEYOND THE GRILL
While outdoor cooking once meant a basic grill and a bag of charcoal, today’s outdoor kitchens are more elaborate and equipped than ever, featuring a range of appliances including professional-grade cooktops, refrigerators, sinks and dishwashers, as well as specialty features like brick ovens and fully stocked bars. Grills, too, have been upgraded to handle more than steaks and burgers – think whole turkeys, smoked meats and rotisseries. Your appliances will determine the outdoor kitchen dimensions, so consider how the appliances you want will fit within your design.
CREATE COMFORT
To welcome and accommodate your guests, your outdoor kitchen should be inviting and have ample seating and bar areas. For added comfort, integrate interior-inspired accents like decorative cushions and pillows made of weather-resistant materials. Additionally, your outdoor kitchen should incorporate enough counter space not only for food prep and serving, but also for creating a communal environment so guests can chat with the chef. By working with the professionals and using these tips for inspiration, you’ll be hosting an awesome outside soirée as soon as the weather turns warm.

tips for
FINDING THE
PERFECT
HOME YOU for
Buying a home is a major financial and life commitment that you’ll be living with for the foreseeable future. While that can sound a little daunting, being aware of this, and zeroing in on what exactly you need in a home can make the process a lot less stressful. The first step is to define what the “perfect” home is to you. Start by making a list of your “must-haves,” “would likes” and what would be nice, but not necessary. If you’re buying with a partner, make sure you compare lists to further parse them down. In addition to your lists, you’ll also need to ask yourself some questions, such as:
WHAT CAN YOU REALLY AFFORD? Before scouring the market for your ideal property, you need to know what you can afford. By getting pre-approved for a mortgage first, you’ll know exactly how much you can borrow. Your budget should also allow you to put funds aside each month for emergency maintenance. Lastly, think about any potential changes to your income you may face in the next 5-10 years, how they could affect your ability to make payments, and whether there are any safeguards you can put in place.
WHAT LOCATION? It’s not uncommon for buyers to find their perfect home, only to discover too late that the area it’s in is far from ideal. Take note of what you like about your current neighborhood and what you would change and keep this in mind. Take the time to explore the two-mile radius surrounding the property. Drive around in the daytime and at night to get a feel for it. Test out your rush hour commute to work as well. And even if you don’t have children, the school district is important for a future sale.
HAVE YOU DONE HOMEWORK? Carrying out thorough research on a property and area before you buy can take time and money, but the benefits far outweigh the cost. Look at general property values in the local area and study how they have changed recently. This will help you decide whether the asking price is fair. A professional home inspection will cost a few hundred dollars but could end up saving you thousands in the long run. If they find any potential issues with the home, you can request the seller makes repairs on the property or use it as a bargaining tool to lower the price.
ARE YOU BUYING FOR TOMORROW? A perfect home isn’t just for now, so visualize whether you can see yourself living and growing there. You also need to look for the potential in the property if you decide to expand or refurbish parts of it. You might not be planning to do this anytime soon, but it’s important to know you’ll have the option later. Ask yourself these questions, and remember, the perfect home is one you build yourself. Don’t worry about minor issues or details, there are always things that can be changed or different. And working on these things will really make your house a home.

SPACE-SAVING STORAGE HACKS FOR YOUR GARAGE All of us could probably use more storage, and its tempting to turn to your garage when you’re in need. But far too often, once people start using their garage for storage, the less it’s used for its real purpose – storing your vehicles. The last thing you want is to not have enough room to park, so if you’re looking to organize and store items in your garage, you need to develop a plan. Here are some garage storage hacks that will allow you to maximize space while keeping everything in order:
Install garage shelving. Installing shelving is one of the easiest ways to store a large number of items in your garage. The good news is that shelving systems are easy find and to assemble. A good shelving organization tip is to put the heaviest items on the bottom. This will lower the center of gravity of the shelf. Also, you’ll be able to easily access the heaviest items.
Use peg boards. If you’re looking to store your bicycles or other heavy items, you can use peg boards. First, install the pegboard on your garage wall. From there, you can install racks, hooks and even shelves that will allow you to hang any number of items.
Utilize storage bins. If you want some flexibility, then you will want to get plastic storage bins. You’ll be able to store large and small items in these bins. Also, you will be able to store these bins in several different ways.
Mount cabinets on the wall. With wall mounted storage cabinets, you’ll be able to secure items of all sizes. You will also be able to better organize your items while keeping your garage looking neat and clean. Wall mounted storage cabinets may require professional installation, but it will be well worth the investment.
Explore ceiling storage. If need to dedicate most of your garage space for your vehicles, then you may be pressed for space. However, you can store items above your vehicles with the use of ceiling storage racks. These racks are mounted from the ceiling and can hold a variety of items. It’ll take some expertise to install the ceiling rack, but it will be well worth the time for this garage storage hack.
Consider what you need to store before planning your storage strategy. Combine one or more of these hacks to make the best use of your garage space and declutter your home while you allow space for your car.
