The project came to the office as a preliminary design with some deficiencies, most of them related to property boundaries separation, property maximiun range of coverage, lack of spaces for recreation and insufficient parking spaces according to the law.

3D SCHEME
This proposal offers three and a half parking levels which have a strategy of access control depending on the users, whether visitor or employees.
VOLUMETRIA GENERAL
In the first floor, it has one generous lobby area, three spaces for large meetings and an associated terrace. It also has three retailing spaces next to the sidewalk, the idea is to complement the office center with activities which can be taken in advantage for people who will work in there. There are restrooms and a fully controlled reception area to provide security. In the fourth level there are two exterior terraces supplied with furniture, one local for a cafeteria, another meant for a gym and there is a room available for breast-feeding purposes too. The three superior levels as the last one, have the restroom area, an exterior terrace and the offices spaces which have been thought to enable different renting options, whether individual offices or complete floors for larger companies.
The total area in this project is 18800 m2.

AESTHETICS PRINCIPLES
As the head architect it was my responsability to find the best way to arrange the client’s necesities on the field and oversee the whole development. The main challenge had been the complex shape of the property which complicates the fullfillment of the range of coverage because of the required boundaries separations.
The concept and the materials were intended to be sober. The idea was to maintain the natural resource in the main facade as the strong gesture while working with shades of gray in the rest of the facade surfaces. In the other hand, the crsytal gables let feeling like the roof was floating above the walls while also the parasols complement the plastic composition with a simple detail.
After the masterplan proposal, it was my duty to give form to the building, in other words, to complete the design development. Then we started the construction documents. In this part of the project, I have to coordinate with the engineering consultants to give solution to different situations as part of the process, for instance, air conditioning system, pipelines, lighting design, electrical and mechanical rooms, also to find the best places for potable watertank, rainwater restraining tank, etc. As a result of the building configuration, the structural design turn out to be very complex, so there were necessary frecuent reviews of the structure against the architectural design. It was my responsability to check up the correct bim modeling strategy for this project and to follow up the development of the construction documents , technical annotations and details as well.

In the exterior, the idea was to use a marble detail in the main facade and to maintain the language with the complex. I proposed a brown siding ribbon around the second floor, enclosed by two concrete lines which will help framing the volumes.

MAIN FACADE PROJECT DESCRIPTION
This project consists of a familiar condominium which has five houses, all of them were built at the same time under my technical inspection.
This particular house reaches 500 m2.
It’s a two story house in which the private areas are in the superior level except for the masterroom because the client wished for a place in which she can enjoy her adulthood without any movility limitation. The social area were meant to be spacious, there is a large terrace with a bbq space, and there is also an exterior firepit back of the house . In the second floor there is a study room, a big television lounge and four more bedrooms .

TECHNICAL INSPECTION
As the other four houses in the complex, I had to check up the construction documents, technical specificacions and the details to be able to follow and improve the construction process, activities an results. The client asked for a bigger laundry yard space and they wanted to expand the terrace to put a full supplied bbq area. For this project there were also some changes in the exteriors and materials, mostly in the main facade.
ARCHITECTURAL PLAN - FIRST FLOOR CONCEPTUALIZATION
The client’s wishes were having a place in where the different spaces of the social area could connect through wide opennings on the walls. They also wanted the stairs to be the focal point in the livingroom, so there was a rethinking and complex excercise of fitting it into the available space while pleasing the wishes for a wooden floating steps stairs. The idea of having a surrounding ribbon enclosed by two concrete lines in the second floor helped improving the composition. In the lobby, I sugggested a full wooden square fitted in glass as the front door.

In this case the house comprehends 400 m2.
It’s also a two story house in which the private areas are in the superior level too. There is an office space which was thought to permit settling another secondary bedroom in the future on the first level with the same purpose, to ease any future movility issue for the clients. Besides, in the first floor there is a big L shaped terrace which allows having two different environments. In the other hand, on the second floor there are a little television lounge, two secondary bedrooms and the masterbedroom with a large balcony aside.

FACADE FROM OCEAN VIEW PROJECT GENERAL DESCRIPTION
This was a private competition in which the architectural firm has to develop a preliminary design for the residential component of a beach resort under the brand Waldorf Astoria, most specificly, 25 branded residences. The project scope required the masterplan for two different areas inside the whole property. The complexity meant to arrange 25 houses inside these two areas, ten houses had to have 2 bedroom, then ten more houses needed 3 bedrooms and the last five houses, 4 bedrooms. The requirements asked for 20% of roofed terrace, 14% of uncovered terrace, 4% of pool area and the rest 62 % included the other spaces as the livingroom, bedrooms, kitchen, diningroom, etc.
SOCIAL SPACES IN THE PROJECT LAS BAULAS RESIDENCE- 4 BEDROOMS PROPOSAL In the first floor of this house, there are 2 parking spaces and the garage is flush with the road. Then, there is a wide open shared space for the kitchen, dining room and living room. In the lower level this house has 1 master bedroom and 1 secondary bedroom, there is a jacuzzi and a bathtub in these spaces respectively, eachone has 1 bathroom too. Then in the lowest level, there are 2 secondary bedrooms, also both with 1 bathroom. The main terrace is next to the social area in the first floor, however, there are secondary terraces in front of each bedrooms as balconies. The concept maintained a visual axis from the entrance upto the main view, throughtout the plan and also in the 3 leves, this generates a crack in the middle of the project, so the gesture was encourage by gaps and by interrumptions on the floor and by a central glass stripe which crops the volume from the bottom upto the roof.

In these case, the proposal had to arrange the residences as duplex houses because of the limitation of the available space in the site.
The design accommodated the program in two levels.
In the first one, next to the road, there is one parking space and a visitors restroom, both next to the front door. The social areas share an open space with full view aligned to the ocean position. Besides, the uncovered terrace and the pool surround the livingroom and those other spaces. In the lowest level, as in the previous house, the master bedroom has a jacuzzi, a full bathroom and a walking closet, while the secondary bedroom has a complete bathroom with a bathtub.
The project area is 385 m2.
FACADE FROM OCEAN VIEW GENERAL CONCEPTUALIZATION OF THE RESIDENCES There were 6 ideas to maintain while developing the project. The first one was to give residences the best view they could possibly have in their spot, because of the ocean proximity. That’s why the idea of having a visual axis since the momment people passes the front door. Second, to offer the possibility of having a place where social areas could be transformed in one big open plan with different moods. The third idea was to try affecting the topography as less as possible. Also the necessity of having the parking spaces next to each house was important because of the project standards. The materiality was thought to be a reminder of Guanacaste’s old typical architecture. At last, the proposal took some of the square meters of terrace to give a part to each of the private spaces as a more private balcony.
VOLUME AND EXTERIOR DETAILS MATERIALS AND DESIGN INSPIRATION
Residences are inspired in nature from Costa Rica. Reclaiming the landscape colors and traditional materials, with a modern approach. In honor of the nature filled context, residences are named after three main National Parks which sorround the site: Palo Verde, Santa Rosa and Las Baulas.

PROJECT DESCRIPTION
CONCEPTULIZATION OF THE BUILDING AND APARTMENTS
As an architect, I was part of the initial conceptualization of the building, when we took the task of arranging the different activities and zones, from looking for the best parking basements distribution till find the best way of placing the two towers and their units proportions. At the same time, we were designing some facades proposals.
This project is a 25000 m2 building which includes 3 parking basements, a comercial plaza and 2 towers, one of these is an apartments tower and the other was thought for a hotel.
Then, the whole direction of the project was assigned to another architect of the office while I was working for some months in the development of the apartments distribution the one that we had been working on.
The project includes 113 apartment units and the hotel 123 keys. In the first floor, the comercial one, where there are 7 locals for retailing, there is also the lobby for the apartments and at the left hand, it is placed the hotel entrace, where the lobby, the meeting rooms and the restaurant are located.
I was part of the conceptualization and distribution of the first two apartmenst units approches. The idea was to offer an open space apartment which could satified the needs of people who work near the zone and who where looking for a place to buy or rent.
There is an amenities level in the second floor, in which the two towers arrange their own facilities. For the hotel, there is a pool, an uncovered terrace and also a roofed terrace. In the other hand, for the apartments, there is another pool, a coworking area, a bbq terrace, a gym, and a spa.
The apartment distribution started by concentrating the service programme (laundry, kitchen, tv, desk, etc) along one of the sides of the space, because of the elongated shape of it, that way we could keep most of rest of the space free; and with that, the resulting furniture volumen would be an interesting architectural gesture all along the space.

At this time, there are two structures which operates as separate hangars, one next to the other, both are under the administration of the same client. The needs of their owner basically started with the acquisition of a new big airplane which was imposible to storage in there because of its size. Because of that, the project should give space to each airplane, helicopter and plane that belongs to the client, all of them, under the same roof structure. Basically, the goal was to unify both structures and programs following the new law requirements of the National Civil Airfcraft Direction (NCAD).
COMPLEXITY OF TECHNICAL VARIABLES As the head of the project, I should get all the information related to implementation of structures inside an airport, for instance, regulations, laws, airplanes technical details like measures and weight, NFPA and Fire department requirements. The biggest concern while the permits procces had been the constant reviews by the technical department of the NCAD, mostly about the boundaries from the roads and runway. I was in charge of doing the bid paper and checking the bid regulations for choosing the company that will build the project. Also, I’ve been involved in the strategy of construction because of the complexity of the spot where its located the project inside the airport.

The need here was to cover and an existing rooftop because the client wanted to use the space no matter how the climate could be. However, the design shouldn’t result as a barrier for the panoramic view and it should keep the language of the existing residence.

The final desing included an electric-retractable roof and a surrounding crystal facade which gave solution to the requirements. It also had an overhanging crystal roof in the perimeter which results as an useful plastic and funtional element that previously was used in the lower levels of the original design.

The project came to the office as the intention of refreshing the interior design of the space because through time, the original conceptualization of the place lost concordance with the actual digital appearance.

I visited the office because it was necessary to addapt the new concept to the existing structure and electromechanical outlets and also to learn a little about the dynamic inside the workplace. The guidelines asked for a place with more comfortable work stations and with different moods too.
Location: Hangar World Wide offices Ulloa, Heredia, Costa Rica
One of the most important facts was making a more safe place to work during coronavirus, with the correct distances between work stations and providing the place with sanitizing areas all around the building.

FURNITURE The selection of the furniture and work stations was under the same plastic conceptualization described above. Modules were thought to be like cubes arranged according to the grid, most of them for indivual work and some others for full protected work in pairs or groups, of course with the correct distance between seats. DESCRIPTION AND COMPLEXITY
This project consists in the renovation of the social areas in an existing residence and also includes the creation of a new roofed terrace. The client wanted to convert the interior garden in a living room space with a new terrace aside. The design also offered the client some extra ideas like adding a bar space, a bbq area and an exterior firepit zone.
BUILDING PROCESS
The materials were meant to be sober like: cast in place concrete, rocks, corten steel and wood; the client also wanted to include plants as part of the design. I was in charge of oversee the whole development of the architecture and interior design proposal and also to lead the construction process.

This company asked for an intervention in the lobby area which basically is the face of the television channel, where visitors and employees arrive at first place. They wanted to renovate the image of the entrance with simple actions, in fact, one of the requests was to don’t touch anything of the actual distribution and walls location.
LOBBY - RENDER
Because of that, the proposal suggested a change of the ceiling material for a more dynamic one and also propossed different lights details on the ceiling and on the walls. The concept involves using the walls and lights along the halls to show the company’s history through pictures and photos.

CONCEPTUALIZATION PROJECT DESCRIPTION
TE | Residence Placement Verde Style Residences (Two Bedrooms) These masterplans are the preliminary design for the Sauma Arquitectos - SD Proposal residential component of a beach resort under the brand Waldorf Astoria which includes 25 branded residences.
NCES - PUNTA CACIQUE - GUANACASTE
The project scope required a masterplan for two different areas inside the whole property. The complexity meant to arrange that amount of residences inside these two areas and then, to decide which could be the best place for the different kinds of houses, arranging them by type or finding a convenient and logic combination of them. The first place has 5423 m2 and the other has 18475 m2. Both are so close to each other and they are also placed at the south zone of the complex.

Because of the available space in each site, the best decision was placing the first ten smaller houses in the smallest place, with that, we could assure that there will be as much free space as possible for all the houses. In the first case, I started by pointing the best view from the zone and then splitting it in equal parts. Second, I checked if it was possible to have every unit at the same level by giving a logic proportions for them. Once it was checked, I draw the circulation around them and then the most reasonable access point from the principal road. After that, I looked for the best place for placing the parking spaces. By last, I took the climate conditions and the topography as guides to propose a possible shape and height for the houses, then it became the start point for the specific design of the units.

be placed the circulation throughout the zone because of the complexity of the topography, so I started by choosing the level Sauma Arquitectos - SD Proposal curve which could start at a logical point near the existing road and at the same time, one which could cross near the best areas to place the houses, it means, the flattest ones. It was so important to prevent places where the slope is to steep and where the runoff of water natural flows to avoid big infrastructure considerations as bridges or big earth-moving activities. After that, there was a search for the best spots to place each house, by analizing the road slope, distancing between units and the best possible view. By last, there was a thinking process in which I had to optimize the ways of accessing each unit with the purpose of keeping only twooptions of units as the two typologies of residences which should be arranged there according to the requests.

DESCRIPTION The City Hall asked us for an intervention of this park to make it more atractive so people could visit it more frecuently and with that, the security of the zone would improve. We bet on keeping the concept of a clearing among the woods, because it is very rooted to the place, but we also added some textures and furniture in that center to motivate its use. We decided to keep the corners accesses and to add a perimetral circuit where people could run, ride their bikes or just walk around the place. Furthermore, we added a dog park, benches where people could seat and talk properly, outdoor excercising equipment and also we kept the soccer and basket fields in their actual locations. Finally, we study the trees and plants located in the place to decide whichone to keep, which one should be replace and which new plant or tree could be a good and reasonable idea to add, acoording to the whole concept.

Some years ago, the University of Costa Rica was lacking of classrooms for many of the courses, not only for common carrers but also for the english lessons which they offer and for the older adults’ courses that they also provide. Besides, there were insufficient professor’s offices and parking spaces around property number 1.

PROJECT DESCRIPTION
This project consisted of a codominium inside an actual condominium. It was a project that required 10 houses for people who will like to live near the beach. I decided to propose two units typologies, one with two bedrooms and two levels and other with just one bedroom and one level. The client asked for giving the best beach view possible to every unit and he also wanted to offer an extra feature, which was selling a condominiun that could be environmentally friendly, that’s why he came to us offering the project idea.

COMPLEXITY
In addition to the variables that designing a condominiun requires, as distances from the limits, minimiun areas for children, social spaces, gardens and a maximiun occupation of the property land, there was also the complexity of solving the climate issues in a technical and ideal way, such as the sun exposure, well ventilated spaces and finding the conditions for a properly confort temperature inside. The project also took into consideration, to place solar panels and a sustainable treatment plant.

For the specific condition of the topography and its excessive slope, it was a challenge solving the access and emergency exits throughout the levels of all the units, and also placing the parking areas without causing any incovenience for the users.

When carrying out an assessment before the design stage, based on the spatial and theoretical variables of the object under study, the thought process for the development of the intervention is justified, that is, the implementation of architectural strategies and guidelines for the required improvement of the spaces which offer the different health services.

RESEARCH METHODOLOGY
The methodology had three stages, the first one of recognition, then analysis and the lastone, the schematic design.
METHODOLOGY DIAGRAM
The first two stages were developed by using four sources of information: the user, the specialists inside the hospital, the vission of the researcher and the guidelines obtained from the construction of a ideal model, which was based in succesfull previous cases. All the information were catalogued in three areas of research, the functional part, the social part and the bio-psychologial part. All the information obtained was an input for the final design.
GENERAL PROBLEM
The general problem in this investigation shows the negative effects produced by the poor composition and configuration of the space, over the user’s health and confort. By users, the research means the pacients, visitors, and employees.
ACTUAL DISTRIBUTION SCHEME PROPOSAL
The final layout took in consideration the importance of the synergy between services, in other words, how the clear physical conections from one service to another not only improves the tasks but improves the appeareance and recognition of the space. The other important thing was thinking about the waiting phenomenon, how the time someone spends inside a hospital affects in many ways his mood and health, this was why the consideration of biopsychological aspects were so important.

PROJECT SCOPE
This is a matrix which explains the scope of the research and project, it shows the different services offered in the hospital and how every concept explained in the theoretical framework affects and describes the situations around them, with that, the stage of analysis stayed organized and there was coviction about the veracity of the holistic approach composed by all these edges.
MATRIX OF VARIABLES WORKFLOWS AS THE MAIN PROBLEM
I spent several days and hours watching closely the operation of every service around the hospital, and because of that and also by the interviews realized to each person in charge in all the services, I could find several failures while the activities took place in the space. Mostly there are mistakes about the layout, it means the location of specific areas are not consistent with the actitivities flows, and it causes interruptions and discrepancies between them. For instance, people have to go in and out from one service to another to be able to receive one only medical examination. Also, as another example, there are contrary flows like dirty clothes or equipment which have to circulate by the same places than sterile material and pacients.
ACTUAL LAYOUT OF EMERGENCY DEPARTMENT WORKFLOW SOLUTION
The solution uses the perimeter of the builidings to separate the flows. It also rearrange the location of the areas to simplify the circulation of patients and to sort out the processes . In adittion, the proposal opened passages between different services when there was an activity in which both parts had to take responsability within the task.
